Our contemporary Cape Cod style home has three large, comfortable rooms with queen sized beds, private baths, and air-conditioning, as well as two cozy cabins. We feature beautiful country views, yet are just minutes from Seneca and Keuka Lakes. Enjoy a full country breakfast in the gazebo, then relax and watch the goldfinches and hummingbirds as they flit through our flower gardens. Fill your days with all that the Finger Lakes have to offer, or unwind with a walk in our woods. In the evening, we can recommend a restaurant that suits your mood. On clear nights we can give star tours with a large telescope on our back lawn.

Our first visit here was four years ago and we keep coming back each year. They are excellent hosts, warm and friendly and they know the area whether you want to know about wineries, what events are going on or where to eat during the day.

Located in the quiet country but just a mile or two from town, it is a few minutes from Keuka Lake and nearly as close to Seneca Lake. Our room, like the others, had a private bath, TV, and wi-fi, and was very clean, comfortable, and homey. It even included a small fridge. Common areas (living room, kitchen, sun porch) give places to relax and talk with other guests if you'd like. Burnie loves to cook from scratch, and breakfasts were wonderful. Burnie and Sue are great hosts and are generous with extras. They are very knowledgeable about the area and will recommend activities based on your interests.

For first time BnB stayers we really had no idea what to expect. Well, whatever expectations we may have had were blown away by friendliness and hospitality. I felt at home from the second we walked on the grounds. Susan and Burney were helpful yet not smothering. They were very knowledgeable about the area and I felt at ease picking their brains for local gems. Their homemade breakfast and products were absolutely delectable and I would return for them alone! Overall, we had a wonderful time and would recommend Los Gatos to anyone looking for a home-away-from-home while in the Finger Lakes.

Grand Suite
Our unique Grand Suite occupies the entire upper floor, with a separate sleeping room and sitting room with TV. The hand-made quilt for the queen sized bed is an "Iris and Hearts design". The large private balcony has a beautiful view overlooking our extensive flower gardens, pool area, and the Benton Valley. The suite is air conditioned (central air), and has a private bath. A single bed can be put in the sitting room to accommodate a third person at $30 per night.

Our Sage Room is on the first floor, and has a romantic queen size sleigh bed. Our Mennonite friends sewed a "Boston Commons" quilt with rich colors especially for this room. The room also features two comfortable Queen Anne style recliner chairs for quiet moments reading, watching TV, or just relaxing by the fireplace and watching TV. The room is air conditioned and has a beautifully appointed private bath.

My partner and I stayed at Los Gatos in Penn Yan the weekend before Christmas 2012, having found a deal on Living Social. We stayed in the Blue Room, which is very spacious with a seating area, two chairs, electric fireplace, and private bath. Rooms are placed well and feel relatively private, no two sharing a common wall. A sitting room, screened porch, and kitchen/dining room (with occasional fresh treats), are accessible 24-hours. Burney and Susan, the proprietors, were personable and very helpful in suggesting tips to find local attractions and wineries to suit our taste. Burney made a delicious breakfast from scratch each morning. On our second morning we shared good conversation over breakfast with two couples in their late 20's to early 30's. Breakfast is the only meal served at this inn. We both recommend Los Gatos whole heartedly. The inn is spotless, food delicious, and Burney and Susan are great hosts.

We had a marvelous time! The food was completely homemade, even the condiments!!! Our hosts were more than accommodating, and they ensured we had everything we wanted and needed! We will definitely be back!!!!!!!!!!

Great location for the wine tour get-a-way. Rooms are clean and comfortable. Service is top notch. The hosts are very friendly and will go out of their way to make your stay the best.
