Impeccable housekeeping, including plush towels. Best of all is the B&B's secluded location on 165 feet of precious Keuka Lake Beach, and the generous hospitality of the resident hosts, the Teppers. Colorful, well-tended gardens surround the property, and day-lilies line the path to the private beach. Rock serenely on their wrap-around porch. Watch sunsets enjoying your local wine purchases. Doze off in the secluded hammock. Long-time Finger Lakes residents, the owners knowledge is helpful and extensive. Delicious breakfasts include waffles, special egg dishes, apple buckwheat pancakes and eggs Benedict. Fresh baked goods may be accentuated with lemon zest, chopped pecans or coffee icing.

From NYC, Pennsylvania, NJ, Binghamton, Elmira & Corning: Follow I-86 (formely Route 17) to Bath, exit #38. Take Route 54 North about 25 miles. Look for the Branding Iron Restaurant, then The Olney Place. Exactly .2 miles later, turn left on East Lake Road and continue to Finton's Landing.
From I-90 (NY Thruway) Exit #42 go south on Route 14 to Route 54 and turn right. Pass through the village of Penn Yan, and near Pizza Hut go right onto Route 54 south 5.3 miles to our sign.
Nearest major airport: Rochester, NY (ROC-Greater Rochester Intl.) 47 miles
Directions from airport:
Go east on NY State Thruway. At exit #44, take Route 332 South to Routes 5 & 20 East. Follow for 10 miles. Look for green sign "Penn Yan 14", turn right. Follow to village, turn right near Pizza Hut onto Route 54. From McDonald's it's 5.3 miles. Turn right on East Lake Road, and look for our sign.

The Teppers, a restoration contractor and a masters-candidate designer maintained the charm. Arianne (former RN and competitive swimmer), is the daughter of a Cornell professor who often hosted international students. Doug, an exuberant former TV child performer and 33 year nearby high school teacher, serves breakfast with a flair.
