    • Deposit amount required: At the time of booking, we require a credit number to secure your reservation, followed by a 25% deposit in the form of a check or money order written out to James G. Pellegrini, received in 30 days.

    • Cancellations: When notice of cancellation is received at least 30 days prior to arrival date, we are happy to refund your deposit(s) less $25.00. Special Events Room Rental, Package Stays (i.e. Entire House Rented, Wedding Receptions, etc.) Cancellations must be made 90 days prior, and are non-refundable. No shows or less than the above notices will result in a charge equal to the first nights room charge or in the case of package plans... $125.00 per person.

    The place was very well maintained, very clean. Jim is a good cook. My only complaint was the mattress was a little worn. We had breakfast out on the deck over looking Seneca lake and also enjoyed the sunsets

    We loved the B&B and will be staying with them again. It is a very relaxing setting with a terrific view. The owner is very pleasant, and he offers an eye-appealing decor. We will recommend his B&B to others.

    We visit the wine country once a year and always stay in a b&b. We could not have been more pleased with the Fox and Grapes. Beautiful room, well kept, warm greeting, and a sumptuous breakfast. We spent our evening on the deck, watching the sunset and drinking a newly-purchased bottle of wine. Our host, Jim, was friendly, knowledgeable, and a great breakfast chef! Will definitely recommend to others.

    Jim was a great host. The breakfasts were wonderful and the rooms were very nice and the house is well kept. We were looking for a special weekend for my wife's birthday and the Fox and the Grapes helped with that.

    What a beautiful place, reminded me of my home when I was growing up and of my grandmother's as well. The staff was excellent in every way. The room was spacious and so comfortable. The side porch was my husband's favorite spot. He could just sit and relax with no care in the world. I enjoyed the large back deck that looked out over Seneca Lake. Just breath taking. Made new friends and enjoyed and evening of just playing a board game and not being on the computer or in front of the TV. Will definitely recommend this to others and will be back for sure.
