Had a very nice stay here for a weekend. The bed was comfortable, the view fantastic, accommodations were overall very nice. The only semi-negative thing I would say is that the room was TINY! I am also going to rave about the free breakfast at the Black Trumpet restaurant. The food was delicious and much more than you would expect for a complimentary breakfast. Overall I would recommend this place highly!

A girlfriend and I went on a quick overnight for our 50th birthdays to Spring Lake and stayed in one of the Grand Victorian's twin rooms. Room was lovely and very comfortable. We brought a bottle of wine and were hanging out on the sofas in the parlor and the restaurant was nice enough to give us wine glasses. The breakfast on the porch in the morning was delicious and with the weather nice enough to eat outside, it was so lovely and peaceful looking over at the ocean. We really hated to leave, and one night is definitely not enough. Nice people there :-)

The hotel is a little run down looking on the outside, but is very clean. Rooms were much smaller than expected. The bathroom is a decent size, but the shower was small. We also did not have a current flow of warm water during showers and would get 2-3 brief spurts of ice cold water. Showers were taken at off times, so I don't think it was due to toilets flushing. The area is very nice and the food in the restaurant downstairs is wonderful. Breakfast was included, so that was great. For a couple of days this hotel is nice, but I wouldn't stay more than 2 nights due to the size of rooms, etc.

My husband and I went to Spring Lake to celebrate our anniversary. The town and beach are every bit as lovely as was described to us by long-time vacationers. The Grand Victorian's location is perfect for those looking to spend as much time as possible at the beach. Having a terrific full breakfast included in the price of the stay is an added bonus.Although we didn't use them, they have beach towels and chairs there for guests to use, which is nice for those who don't want to drag their own from home. The front desk staff is friendly and helpful. On the down side, the hot water in our shower was awful - it ran too hot and then ice cold no matter what time of the day you took a shower. The shower itself was clean but very old and small. The bath towels were cheap, nearly threadbare and small and the free bath amenities are tinsy tiny (enough shampoo for one person, one time) and they weren't replenished by the cleaning staff. The much talked about restaurant has good food, but on our first night there they insisted on seating us in a room in the back near the kitchen (after we asked to sit on the porch) when nearly the entire restaurant was empty. Needless to say, we did not eat there the next night. With a few minor changes the Grand Victorian could be truly unforgettable. As it stands, we will come back to Spring Lake, perhaps not the Grand Victorian.

When you charge Manhattan prices for the rooms, I expect similar (if not better) quality, considering its NJ. The room (#25) was exceptionally small (loft conversion), not fit for tall or average size people (good thing both of us are tiny, size 0-2, and were able to fit). The bathroom is a joke, bath tub had stains allover, squeaky floors and noisy neighbors. The service was, however, pleasant. Rooms are clean.

Spring Lake is beautiful. The private beach across the street from this bed and breakfast is so nice and convenient - the hotel even offers chairs, games and towels! The staff at the Grand Victorian were great. They were very helpful and the complimentary breakfast each morning was really nice (you actually sit down and order - it wasn't like a buffet of bagels). The servers were great as well. On the down side, the shower was less than pleasant and the sink was in my bedroom rather than the bathroom. Not really a huge problem, but the room wasn't cheap. Another minus was that the restaurant (which is quite busy) was on the front porch so the guests at the hotel couldn't use that area and it's the only entrance. I'm sure this is profitable for them, so I understand, but it was a bit awkward to come back in your bathing suit covered in sand after a long day at the beach and have to walk through a rather upscale restaurant. That said, I would return to the Grand Victorian. We had a great weekend!

The front area was very cold I mentioned it and was not offered a warmer spot. One roll was offered at dinner the waiter was gruff as if he wished I had not come there. The food was good.The desert was verbal and as I was eating my desert, the bill was left on the table.

We stayed on the 3rd floor of the Grand Victorian in two twin beds and a common shared bathroom. We stayed one night for a wedding that was next door. We found it perfect for the amount of money we wanted to spend. The help was very friendly and we loved the location. Would stay there again.

The room met our expectations, the free Grand Victorian breakfast was wonderful, and the service was extraordinary. The day we arrived, Debbie at the front desk actually moved her car and gave us her parking space! And she was not the only wonderful receptionist at the Grand Victorian. The next day we found out that a dear friend had died and we needed to leave early. Anita volunteered to re-book the room and return our money for the second night as long as we were out of the room by noon. Her kindness insures that we will return to the Grand Victorian next year. while the Grand Victorian was okay, it was not Grand by any means. The room was just ok, the bathroom very small and a bit unclean upon move-in. Breakfast, which is included was good, service was lacking a bit. I wanted a front porch with rockers; almost the entire porch has been taken over by tables for the restaurant. the restaurant, however, served a wonderful dinner. The best part of our time there.

We were hoping to get a room by the ocean but nothing was available at our usual places. We tripped over the Grand Victorian and couldn't be happier. We had a lovely ocean front room (nothing fancy) but very reasonable. Perfect location and the food was exquisite. We ate dinner in their restaurant and it was out of this world Breakfast was included and it was lovely. I am planning my next visit already. The view is great and hotel is right on the beach. However rooms need repairs and staff seems a bit disinterested. I've stayed at other B and Bs in the area and had more of a relaxed experience. The restaurant takes over most of the bottom floor and porch so there is no real place to unwind. The restaurant staff is young and mostly chats about personal matters. Plus each time we ate at the restaurant there was an issue of cleanliness

The Grand Victorian is a really good value. This is one of the least expensive B&B's I've seen at the Jersey Shore and I thought it was a great value. It's right on the beach, the rooms are nice and clean, the staff is friendly, and the Black Trumpet is excellent dining with a beach view. It was a fabulous mini- vacation!

I absolutely love The Grand Victorian -- since my very first visit there early 2012. I've stayed there quite a few times summer/spring 2012 and only once this year but will be returning for 3 days in a few weeks. There was an issue with the AC in my room on my last stay but the staff addressed it and had it fixed immediately. Breakfast (included for hotel guests) at the Black Trumpet is lovely and their service is also fantastic.

We love this place! It is quaint and comfy. The staff is friendly and so helpful. It is right across the street from the beach and you really feel like you are part of the ocean! If you are looking for big, spacious rooms, this isn't the place. But if you are looking for a cozy, nautical room to rest your head, this is it. They have a restaurant downstairs which is awesome, and your stay includes a full breakfast. You can sit in their cozy lounge and have a glass of wine and play a board game. Wonderful!!

I went down to Spring Lake for a birthday weekend beach celebration with a friend of mine and hadn't been to Spring Lake before. I chose to stay at Grand Victorian for it's proximity to the beach. The inn itself was very nice, directly across the street from the beach. It's great that there's a restaurant & bar in the Inn, very convenient to be able to walk downstairs and eat and drink and enjoy the beach view. Our room was very clean with a private bathroom and comfy beds. But I'm not sure it was worth $300/night. The restaurant downstairs is an absolute gem. Don't miss dinner there!

My husband and I had a wonderful and relaxing stay at the Grand Victorian. Every morning we had breakfast out on the wrap around pouch, the food was excellent. The staff was so very nice and helpful if we needed anything. Our room faced the ocean and it was just beautiful waking up to a sunrise. The room was very clean and painted in the ocean blue color which is very rexlaxing. We were very happy with our choice to stay at the Grand Victorian, and we will back.

The bathroom in the 06 unit is way to tight. Especially the shower. We had no bathroom mat and the shower water went all over the floor and had to sop up with one of our towels. The closet is strange, also. This is our second year and we were too late to get the unit we had last year facing the ocean which is much nicer (same price!) The bed was comfy.

Our room was on the second floor up two extremely narrow flights of stairs and bears no resemblance to the photos on this page.The headboard was coming away from the bedstead leaving a large gap between this and the mattress. The wardrobe had no handles on either door. The sink was also coming away from the wall. the blinds were broken. At these prices I am sure the owners could afford to maintain a better standard. It was not quaint or full of character just shabby. The only reason I assume it can command this price would be for the proximity to the beach.

We went down for a nice quiet weekend in Spring Lake and was pleasantly surprised by how nice our stay was. The staff is lovely, the rooms are plane but very cute with all the essentials for your stay. Our bathroom was the only thing that could need some improvement as the shower was just too small to be practical and had a tendency to spew out cold water randomly. The included breakfast is exceptional and more than I was expecting. Beach passes, towels and chairs are available free of charge which was great since I live in the city and don't own these things. Overall it exceeded my expectations and I would definitely go back.

The Grand Victorian was a great place to stay during our visit to NJ to go to the Bamboozle Festival in Asbury Park. They were totally prepared with information and even helped us with the bikes we rented and giving us tips. The rooms were very clean, not that big but that's not an issue for me. The complimentary breakfast was fantastic and I would stay there again in a heartbeat.

The bath was smaller than expected, but fine for the purpose it served. Wish the room descriptions were better. Ended up booking a room that only had a partial view of the water. Would have preferred a full view since it was the same cost. Also a bit high priced considering it was off season. The restaurant on the first floor was excellent. We stayed at the top floor in a room with shared bathroom. The room seemed small on the picture but it fitted quite comfortably two people. The common shower and bathroom were really clean. Breakfast on the porch was the absolute summer delight.

My husband and I spent 2 nights at the Grand Victorian...it wasn't our first time in Spring Lake but it was our first stay at this B&B. The room was cozy and full of light, and the service was exceptional! From the staff behind the desk to the restaurant, everyone went out of their way to make our stay very comfortable. For one of the more affordable B&Bs in the area, we were very happy with our decision to stay at the Grand Victorian and will definitely be back.

We had a wonderful stay and we especially like to praise the ladies who served our meals in the morning and the help we received from the front desk. We ate one tasty meal in the evening at the Black Trumpet, but could only afford this one time experience due to prices. The food was very good at all meals. My only wish is a comfortable chair in the room. Spring Lake is a wonderful town we hope to visit again in the future.

Upgraded to avoid sharing a bathroom - room was barely adequate and the shower was 30" square. Hot and cold running water during the shower. Staff were polite. Breakfast was poor - nothing other than pancakes or fried food. Towels not replaced - just put back on the rack... thank goodness the weather was good....

My wife and I just spent a night at the Grand Victorian at Spring Lake in NJ. We stayed in a simple room with a Queen bed and bath with stall shower. The room itself was comfortable enough with relatively few frills. The Black Trumpet Restaurant is very nice. We ate dinner at the Black Trumpet and the food was very good, albeit a bit pricey. The included breakfast and beach tags were great. Overall, a good experience!

Our room was very comfortable and the inn was well run. The staff was courteous and available. We appreciated the beach towels, tags and chairs. The location was beautiful and right at the boardwalk/ocean. The onsite restaurant was super so the breakfast was great. We would have liked to have breakfast before the 8am start time.

I have stayed at The Grand Victorian a few times and each time has been a lovely experience. The staff is warm and helpful. Everything is clean and bright. I want a low key visit with a lot of beach, fresh air, exercise and rest and that is always easy for me to accomplish at this B&B. My husband and I were married here 3 years ago and as an anniversary gift, my husband decided to surprise me and take me there for a weekend getaway. The place has changed ownership several times since we were there in 2008 and we were very disappointed in the accomodations. Our room had a non functioning air conditioner which would have been fine but we attempted to open the windows and they fell right out of the casing. There was garbage left from the guests before and our towels had some mysterious brown stain on them. There was a hole under the sink in our bathroom so that I could see the guest's feet next store to us when they stood at the sink. We waited 40 minutes for our complimentary breakfast only to be given the wrong food! It was an extreme disappointment and we will obviously chose another place when we wish to return to Spring Lake.

The main feature of this place is how they seemingly strive to show active disdain for their guests -- once they have their money, that is. Utterly lacking in charm, this fine old Victorian home was gutted to install a restaurant on the porch and first floor. No charming sitting rooms, no lounging on the porch at any time to relax and watch the ocean. The breakfast is on a par with an average roadside diner. The rooms are not small, but tiny and very poorly appointed, and the staff appears to take lessons in eye rolls and deep sigh (especially when asked for an outside table or a second cup of coffee). If they offered me a 50% discount I would think I was overpaying. But, if you go to Spring Lake, the separately-run restaurant offers an exceptional dinner value -- and it is BYOB to boot. But, just to complete the them that the guests can't be catered too -- if your spouse decides just to go with an appetizer and nibble at your entree -- you'll be haughtily shown the menu warning -- everyone MUST buy an entree. There is a reason why this place has rooms available at the last minute. Walk a half-block to the beach and stay at a real B&B.

Our stay was nice, the staff was attentive and cooperative. Dinner was great meal, however breakfast was a bit of disappointment. The lone server was way over-worked and the attention to detail so evident at dinner was completely missing the next morning. This said, we would return as the overall experience was well above average.

The Grand Victorian was the only B+B that would take a last minute reservation for one night during a busy NJ shore weekend. However what my girlfriend and I got was mediocrity. Everyone was sweet in Grand Victorian, but the rooms were small and not in great shape. Also the shared public bathroom and shower were not very clean either.

The place has gone down hill since Steven left. Nancy has no clue and is not very hospitable. Lacey is great. The place will not be the same. The old Gm made everyone feel like they were part of his family. That is not the case now with this Nancy lady running around. The owner's should know. This lady is hurting your business.

My husband and I stumbled upon the Grand Victorian at Spring Lake on Labor Day. We were looking for a nice, affordable B&B at our first visit to the Jersey Shore after moving our daughter in to college in Delaware. We stopped in to the GV for lunch, then found there was availability for the two nights we wanted to spend at the shore. There was a fall special promotion as well as a lovely king room with great views of the ocean. New to the B&B experience, we were a bit dissappointed to not have the innkeeper, or other staff visible to us, for advice on directions or dining. Because it was after Labor Day, the restaurant was not open except for the one day we had lunch, and we found the breakfast less than desirable. Our shower drain did not work, so the small bathroom floor was somewhat flooded. A request for more towels was not recognized, no one even came near our room to replenish towels, water, or fix the drain. I couldn't find an ice machine, or even someone to ask for ice. Other than those rather small complaints, the experience was lovely...the location is wonderful

MY BOYFRIEND AND I STAYED FOR A WEEKEND. FROM THE MOMENT WE ARRIVED WE WERE IMPRESSED. THE PLACE WAS LIT UP AND LOOKED SO ELEGANT. WE WERE GREETED BY RYAN WHO IS GREAT. HE TOOK US TO OUR ROOM AND TOLD US OUR TABLE WOULD BE READY FOR US TO GO AND HAVE DINNER AFTER WE SETTLED IN. WE HAD A 5 STAR DINNER WHICH WAS THE BEST. THE SERVICE AND THE STAFF WERE GREAT. I have stayed at many B&B's in the past but the Grand Victorian was truly the most magnificent of all. Steven, the inn keeper,is a delight. Ryan and Kristen were extremely helpful and treated us like family. The food is high in quality and prepared to perfection. I am recommending to everyone looking for a warm and inviting place to stay. I am just arrived at home and am booking my next stay.
