    • Cancellations:
      The Colonial Inn is a small property where every reservation is both important and special to us. If your plans change and you must cancel your reservation, please call us thirty days prior to your arrival date for a cheerful refund, less a $35 processing fee. In the unlikely event that you must cancel with less than thirty days notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation booking, unless we are able to rebook all nights. Changes to confirmed reservations are subject to a $35 administrative fee. Cancellations made seven(7),or less than seven days of reservation date will receive no refund.

    The Barn is part of the Colonial Inn. It has rooms that can accomidate any where from 1 to 4 people. Great for the kids or girlfriend getaways.The Carousel Room 101
Named after our on site American Made Carousel, our striking Queen size room has a lovely panoramic view of Lake Meone and its fountains, with our romantic feature of louvered doors in the bathrooms that open into the room to view the lights at night over the lake. Accentuated with a Bubble Tub and Oversized Steam Shower, it is truly a romantic and delightful way to spend treasured time together. This room ranges from $99 weekday off-season rates to $149 daily summer rate.

Named after James Baremore, who built the original Smithville Inn in 1787, this spacious king room, with three pairs of eight foot windows, boasts of a beautiful view of Lake Meone and its fountains, that can also be seen while soaking in our double soaking tub, through our bathroom double louvered doors that open into the room. Named after our Historical Greate Bay, site of naval Revoultionary battles, this scenic room is located on our Lake deck side, and has on outdoor entry, as well as entry into our Common Area. This room is handicapped designed and accessible, featuring all the modern amenities to make your stay an enjoyable one. This room ranges from $99 weekday off-season rates to $149 daily summer rate.

Our beautiful cottage like room displays all the charm and beauty of an early English cottage, but with all the modern amentities to treat yourself to a truly wonderful romantic getaway. It has a private outdoor entry, as well as an entry to our Common Area, and an outdoor deck on our terrace side, to spend quiet afternoons just relaxing. Located in the Johnson Homestead Building of 1878, in our Village Shoppe area, this elegant and romantic King Suite, is nestled between our Craftsman shops and the Greene.
