The Carriage House B&B

My family & I were lucky enough to spend four nights at the Carriage House this summer. We absolutely loved it! Phil & Kathi do an incredible job at making guests feel welcomed. Guests have full access to the guest kitchen to store food, make coffee or have a late night snack. The porch & living room are perfect to relax and read. The location is a block away from the beach or town center. The house is beautifully decorated, impeccably clean & rooms are very comfortable. To top it off, the breakfast is delicious & one can taste Kathi's extra love & hard work in every bite! We definitely recommend the Carriage House to those looking for a getaway at Ocean Grove. Needless to say, we will be coming back!

The Carriage House is a lovely B&B conveniently located in Ocean Grove, with a one block walk to the beach & 1/2 mile walk to Asbury Park. Kathi makes the most spectacular breakfasts that we've ever had. We will definitely return.

Owners were exceptionally friendly, public/shared areas very welcoming. Local area is beautiful and felt very safe out walking even at night.

We would just like to say thank you for a great weekend. It is the best bed and breakfast we have ever stayed in. The room was clean and accommodating. The breakfasts were superb. We felt very welcome, job well done and we will definitely return and spread the word to our friends and family.

Admittedly, I often choose a B and B primarily for value or scenery, at minimal cost. I found this B and B at Ocean Grove, conveniently located 1 block from the beautiful, clean ocean. I noted that Carriage House had a notably small bedroom available for a reasonable price; all I need is a bed for nighttime sleeping and a hearty breakfast to start my day. Although many of the b and bs there are Victorians, the rooms are small, so this would be no different in that respect. Upon our arrival, Kathy gave us a tour of the b and b to show us and explain the other amenities: large tv/movie area in the basement (about 100 dvds), a library, fridge storage for guests, and a sitting room on the first floor. There is an extremely comfortable porch (seen in picture) with many types of sitting areas, and she explained there was a patio, which we did not visit. The breakfast room is a lovely basement room with Victorian accoutrements and music played. If you arrive early (breakfast is served between 9 and 10) you can choose your table. Breakfast is buffet, with wonderful food that Kathy makes and Phil serves. There are plainer options (cereal) but the serving table contains wonderful, tasty foods to accommodate every palate; Kathy will share the recipes with you, if you ask. We have been to many bed and breakfasts, and this food was my husband's favorite (and he watches all of those cooking shows). Kathy and Phil allow you to proceed independently and privately for your stay or will be happy to answer your questions and help meet your needs. Ask about the discounted beach tags as well. I went expecting little but received A LOT! The room was small, but met our needs. It turned out to be in a quiet location at the end of the hallway. There is actually a small t.v. The room was clean and suitable, with great air conditioning (Room 6, the smallest room). No doubt about it- we will return! Thank you Carriage House for making my last 2 days of vacation enjoyable and memorable!

My cousin and I stayed in room 7 (twin beds). The accommodations were charming and comfortable, with a view of the ocean. The inn is tastefully decorated and the breakfasts were delicious, with different dishes every day. The innkeepers were very gracious and pleasant to deal with. The porch is a great place to relax after an evening stroll on the boardwalk or around town. We'll definitely stay here again!

The B&B is clean, quiet & nicely decorated. The location is excellent, one block from the beach and close to the town center. Unfortunately, we waited too late in booking our room and only room 6 was available, which has a double bed, chair, and dresser with TV. The room was small, but it met our needs for the weekend. The owners, Phil and Kathi were excellent hosts. Kathi's breakfasts were delicious, plus she accommodated my husband's gluten allergy with a gluten-free breakfast. Beach passes are sold at a discounted rate, and they provide beach chairs and umbrellas on first come basis. We had a very relaxing visit and plan to visit again.

We went to Ocean Grove to celebrate our anniversary on the spare of the moment and were delighted with finding room at the Carriage House. The owners were on sight, very welcoming. The breakfast spread was beautifully laid out with china and tableclothes which made us feel we as guests were appreciated. Would go back for a longer stay.

Kathi & Phil's Carriage House B & B in Ocean Grove, NJ was the perfect place for rest and relaxation from our extremely busy and tiring schedules. The house is exquisitely decorated and so warm and inviting. Phil upgraded us to a larger room...just because it was available....and at no extra charge. Our room was quaint and the ocean breezes lovely. The best part, however is the breakfast buffet, a delicious mix of sweet and savory choices that leave you completely satisfied. The fridge and freezer are stocked with goodies for late night snacks too. Carriage House is located conveniently close to the beach, (badges available at a great discount) main street, (with it's quaint shops and restaurants) and the wonderful auditorium (with all it's summer opportunities for spiritual renewal). We stayed for three days, two nights, and came away so refreshed and relaxed that we made reservations for the end of the summer too.

Stayed in room 7 - it's a perfect size for one person. The entire place was beautifully decorated and spotless. Only recommendation would be for the room to have a full length mirror. Breakfast was outstanding and the Innkeepers were both very nice. Plan to go back again. Wonderful location for a solo trip - very peaceful and relaxing.

We spent the 2nd week of our honeymoon in Ocean Grove at the Carriage House and it was nothing but perfect! Kathi and Phil are so lovely and we felt welcome and relaxed. Our room was really nice and the breakfast was outstanding. We already planing the next trip to the Jersey Shore and we want to stay at the Carriage House again.

Phil and Kathi are very gracious innkeepers. Our room was comfortable and we had a lovely stay. Note that the mattresses, while quite new and of good quality, are quite firm. We asked if when we come back, we could bring our own bed-topper because we like a softer bed. Phil said no problem, and he would even give us an extra sheet so we wouldn't have to undo the bedding. Also, be sure to get down to breakfast early if you are a coffee drinker. Kathi makes WONDERFUL breakfasts, but after that first pot runs out, it can be a wait for more, and you know how we coffee hounds are!

We had a wonderful time! Innkeepers were lovely and friendly. Kathy is a terrific cook and the breakfasts were truly gourmet. Rooms were sufficient and bathrooms fine. Air conditioning left a bit to be desired. Inn is clean and well kept. Especially appreciated discount beach passes and chair/umbrella availability. Thank you!!

Our first stay at Ocean Grove was a very enjoyable experience and The Carriage House B&B was a perfect place to stay. Our delicious breakfasts were an outstanding way to start the day. Relaxing on the porch lounge furniture on a 95 degree afternoon was a terrific way to spend time after a long beach walk. The Carriage House has a beautiful location - a block from the beach/boardwalk and a block from the "downtown" with shops and many restaurants with outdoor seating. Our convivial hosts, Kathi and Phil, make running a B&B appear effortless!

The innkeepers Kathi and Phil were so accomodating, friendly and helpful! The interior of the inn is beautifully decorated and meticously clean! The room we stayed in was also very inviting and comfortable. The bathroom was very clean and spacious. What is most noteworthy is the work that Kathi puts into her hot gourmet breakfast. The dining area is beautiful with lovely china plates and gold silverware. Each morning we looked forward to our breakfast. Kathi would tell us about each dish that she prepared fresh that morning! She saw to our every need and that of each guest. Phil was also very accomodating telling us about the history of the town and places of interest and restaurants to eat at that we found out were very good choices. All in all an excellent place to stay and so close to the beach!!

From the moment you step into this lovely Victorian Inn, you know you're staying somewhere special. The folks who own this B&B, Kathi and Phil, are the nicest people you'll ever meet. This was our first time here, but it won't be our last.

The Carriage House is a lovely restored boarding house located one block from an exquisite beach. The ambiance of this precious gem, coupled with personable and ever attendant owners made our weekend getaway very enjoyable and most relaxing. Once we parked the car in front of the Inn, we never got into it again...the beach was viewable from the front porch and charming shops and restaurants were around the corner. To add to the experience, Kathi offered a fabulous breakfast which included quiche, stuffed french toast (the best!) and a delicious egg souffle. I would highly recommend your visiting the Carriage House. Tip: Our room had a lovely view; however, if you have a problem with stairs, I would recommend you choose one on the second floor.

Room was beautiful and breakfast and host outstanding. The host made us feel comfortable and home. Host was well informed and helpful.

We spent our wedding anniversary at this place and it was our first experience at a B&B and it exceeded our expectations. The owners are really great and the breakfast was really good. We were down the Shore for an event, and we admittedly didn't spend much time at the Carriage House or in Ocean Grove (a delightful town teeming with beautifully restored Victorians). However, the inn and the Francos still made quite an impression on us - we've been enthusiastically recommending this place to our families and friends. Our room (No. 6) was tiny but cozy - it suited our needs for a place to spend the night. Breakfast was absolutely delectable. We definitely enjoyed our stay, however brief!

My wife and I were looking for a nice, quiet weekend getaway to celebrate our anniversary and we couldn't have picked a better place. The inn, the food, and the owners were all perfect. We'd recommend it to anyone!
