Sunset Hill House

We celebrated our 49th Ann with an overnight here. The staff was friendly & helpful. Our room was delightful with a gas fireplace & the rose on my pillow was a delightful touch. The view was outstanding. I could just picture what it must be like in the fall. Hope we can go again. Kathy

Our group thoroughly enjoyed the Inn. We moved the venue from the North Conway area after 10 years to seek out something a little more intimate for our group of 20 and the Sunset Hill House fit our needs like a glove.... a few of us were shocked on the room size and ammenities - come on now, where can you go and have a Steam Sauna Shower in your own room. I had several members of our group come in for a shower after a long day of skiing, AHHHH. It was great how our guest's could go in and look at the booked room and choose something different if they wanted. If your looking for a small group to stay all together, then stay in the Hill House, a detached house from the Inn. They couldn't have been more accomidating. We were all impressed and will be back next year at the same time, hopefully there's more snow. If your looking just to wonder off for those non skiers there's plenty to do around there, with a short car ride to anything.

Our stay at the Sunset Hill House was wonderful. The staff was extremely friendly and the food was delicious. The best part about the stay was the location - the views of the White Mountains cannot be beat! We were also upgraded to a nicer room with a fireplace and a jacuzzi tub for free because the weather wasn't cooperating (no snow!) so we weren't able to snow shoe. The room upgrade was a wonderful solution! Thanks, Nancy, Lon, and staff for a great stay.

Only about a few hours away from Boston, this was the perfect place to go for a weekend getaway from the city! The drive was beautifully scenic, the inn and it's staff so charming, the views remarkable, and the atmosphere rejuveniating. I can't recommend it enough!

Located near the crest of Sunset Hill, this outstanding country / mountain getaway provides everything one (two, or many) could hope for in seeking the peace, beauty, and ambience of time away. Not enough time or space to fully explain the feeling. You'll just have to come see for yourself!

Sunset Hill House was a great find. Our room was large and comfortable. The bathroom, although small, was fine. The food is excellent! The french toast, stuffed with cream cheese, is irresistable. The staff, from innkeeper Lon to waitstaff, are attentive, warm and not intrusive. And we appreciated the little surprises!

We stayed in the Hill House 1 room for two nights. The room was amazing, we loved the fireplace, and unique shower. The food was top notch from the restaurant in the main house. The selections were great and the service was superior. The hardest part was deciding what to order. The management was very personable and eager to please. We would love to come back to visit again.

Excellent views of the mountains! The innkeepers and staff were extremely helpful and friendly! We plan on coming back again! The food was amazing!

My husband and I stayed at The Sunset Hill House for just one night this winter and were pleased with the Inn. I booked last minute and we were still able to secure a room with a beautiful view, king size bed and whirlpool tub. The service was lovely. While the overall experience was nice and we were glad to have been able to stay there, I think next time we might try someplace different.

The rooms were very quaint and had their own fireplace. The bathroom was updated. The service was good. The front desk ensured we had a room with a great view and let us know that we could see the sun set out the front door and the sun rise out of the dining room. What awesome views of both!! Everything was very clean. The front desk staff, bar and dining room staff we very friendly and told stories of the area revolving around pictures they have on the walls. The only negative I have is that I thought the food was over priced. It was excellent flavor and original, though! I had stuffed French Toast for breakfast - not to be overlooked! Yummmm!

The views were amazing, sunrise was the most spectacular I have ever seen. Everyone was so friendly and accommodating. The fine dining was fabulous.

Our family rendezvous-ed for my nephew's wedding. A beautiful 3 night stay. Warm & welcoming... and soft "Charlie Brown" snow set a breathtaking backdrop to the wedding ceremony. And, enjoyed a beautiful New year's Eve dinner topped with fireworks at midnight. Felt like home -- in all the right ways!

The only thing better than the flawless and kind service at the Sunset Hill House is the food. The dinners my wife and I shared were wonderful & the "40's" big band music was charming. But the reason to come back is the view. To sip coffee at breakfast and take in the snow-capped mountain range is breathtaking. Our room was wonderful as well. If you are a fan og giant old inns, this place is not to be missed.

Last year we stayed at the Sunset Hill B & B and had an amazing time. The "free" breakfast in the morning was 5star gourmet breakfast. It was unbelievable that was included in our room. The couple that owns the B & B are wonderful and so welcoming. we had a lovely time sipping delicious hot cocoa and reading in their living room area. Our room was clean and comfy. our jacuzzi was wonderful! very clean. Dreaming about going back again soon!

I stayed at Sunset Hill House with my boyfriend this past weekend, and was a little worried before arrival given some of the reviews on yelp regarding the decor. They were wrong. I purchased the weekend get away through travelzoo.com as a Christmas gift and wanted everything to be perfect. The owners really made the weekend romantic and great. They placed us in a really cozy room with a nice tv, king size comfy bed, awesome views and great renovated bathroom with a Jacuzzi tub. We were extremely comfortable. The Inn was clean, the food was very good and everyone was so nice. The most impressive part of the weekend was returning from dinner at the Restaurant at Sunset Hill (which was really cold, only complaint) to a candle lit room with the fire going and a rose on my pillow. Nancy and Lon were energetic and just a joy to be around. I would certainly come back.

We went on the spur of the moment thanks to an online coupon and made a nice weekend of it. If we'd had our druthers we would have taken some of the comments about how run down this place is more seriously. The inn needs a complete renovation-- all the carpet and wallpaper in the common areas needs replacing, and our room was no different. The bathroom was as clean as the 40 year old fixtures will ever get. It reminded me a lot of visiting my grandparents' house: clean but a generation out dated. Like we said, if you've got a coupon or other deal, go for it. The view is great, location isn't bad, and they throw in breakfast for free. I wouldn't pay full price for it, though, and there are much nicer looking places in the area for the same price.

We came here to celebrate a special date and enjoyed a lovely room complete with jacuzzi, fireplace, king-sized bed and a fabulous view of the mountains! The ambiance was just what we were looking for: country elegance! I would recommend this location for anyone who likes the charm of a bed and breakfast and exceptional service.

Everything was awesome from the room to the exceptional dining and particularly the service even clearing 5 inches of snow from our car after a nightime snowstorm.

We spent a romantic weekend at Sunset Hill House. The food was superb and the location overlooking the mountains was beautiful. This is a really nice getaway place. The fireplace in the room is a nice touch. Some baths are marked as "step up". I guess we had one of those as it was an old fashioned tub with a shower. I would have preferred a modern shower which some of the rooms have. It was great that we could bring our dog.

Staffs there were really friendly. They even offered a crib for my little baby. The owners and their daughter who also served us were so kind. I'll stay there again if I go to New Hampshire.

We trully enjoyed the relaxing atmosphere and clean establishment. The staff truly make you feel welcome.

Draps in room were faded. Dirt under end table. Ceiling fan not working. Blinds need to be repaired or replaced. One toaster for breakfast not enough. Prefer to have toast brought out with eggs. Problem is eggs get cold while wait for toast (if toaster is available)Service staff seemed overwhelmed during breakfast. 1st day we waited 20 minutes before Lon summoned someone to take our order. Other days juice and coffee urns were not refilled promptly.

We only found this little gem of a B&B on the last night of our holiday but it was the best. A shame we didn't find it earlier. Very welcoming, every care looked after. My guess is that owners have put their heart and soul into their business and have thought through everything. We usually leave a B&B thinking lovely but if only... they'd done this or that, but not with this one. We didn't think we would return to New Hampshire (we're from London, UK) but our last 24 hours has changed our minds. I wouldn't bother with anywhere else. Becky and Mark

This is a charming N.E. inn. The food is outstanding as well as the service. The rooms are a bit outdated but clean. Just know what to expect - an older inn with all the creaks, tacky wallpaper and smallish rooms. But a warm and friendly atmosphere with excellent food. We felt as if we were back in the day staying overnight at grandma's house! We enjoyed our stay but felt the cost is on the high side.

We had a wonderful weekend at the Sunset Hill House, and we really did not want to leave! The room we had was great, complete with beautiful decor and a hot tub in its own room, which had a gorgeous view of the mountains! The staff could not have been nicer or more accomodating, and the owners are very nice! Lon (one of the owners) is a very interesting and nice guy to talk to....he makes you feel right at home! Also, the dinner we had there one evening was fabulous, and everything was home made and delicious! You could have cut the Rib Eye steak we ordered with a butter knife! Additionally, the views from the Inn are incredible, as you look over Cannon mountain and many other mountains in the Presidential range. The town the Inn is located in, Sugar Hill, is one of the most beautiful spots in all of New Hampshire! A great place to visit, and a must on our future list of places to go again!!!

We went to a wedding there and was told it was a two night minimum, but that later changed and you could book the one night. Too late for me. When we first went up to the room, it wasnt what I had seen in the pics, so I was disappointed, the musty smell was slightly evident in the room, but much stronger in the closets. The sink was dripping and staining the sink, there were drool smudges across the windows, I assume a dog was in the room last, and I took a damp towel and wiped them myself. The staff was not always available. Attention to detail and organization isnt their strong suit. They never made the bed or restocked our towels etc the next day. I was told the Inn was booked up, so I tried to make the best of it, as I was so looking forward to the wedding, I wasnt let this ruin it. I guess what surprized me most was when I received an email asking how my stay was and if they missed the mark in any way please let them know so they can fix it. It wasnt sincere, as when I did they never responded. I let it go and had no intention of going back. This morning my daughter who also stayed there, and her room was much cleaner and cheaper, received a newsletter email. In this update was the fact that Nancy (owner), quit after 12 years, and they are renovating room 309, so I guess they got the hint, and I was right it was in need of a redu and cleaning. As a business owner, they should of acknowledged my complaint and validated it!!!! It would of meant a lot.

We have stayed at the Sunset Hill House twice over the last two months, and each stay was terrific. The views were incredible, the golf was as pleasant as could be, and the breakfasts were delectable. There was even live piano music during breakfast! I would go there again.

We love our Saturday morning pianist. He showed up one day as an out-of-house guest for breakfast and we've since developed a great friendship. He's a local pastor with a joie de vivre that all enjoy and he looks forward to the rather spectacular mix of people who come through our door as guests. Judging by your rating of our rooms, I'm going to guess you were in one of our traditional rooms which tend to be simpler and "classic inn." To me, that's the best value and the most authentic way to experience the slice of New England history that we represent. Thank you for taking the time to review us.

Looking at the date range of your stay, I'm guessing the "problem with some rooms" was due to our fire on 30 Aug 2011 (caused by defectively manufactured wire--how does one prevent that?) There was a short time where we had up to 12 rooms out of service and even now we still have one room that won't be fixed until well after foliage.

Our stay at Sunset Hill House, room HH #4. Based our selection on the advertised room description and pictures found on website. The truth - As soon as we unlocked the door we were hit with: Overwhelming smell of mold and must emitting from the room as soon as you opened the door; Cracked windowpane obstructed the view; Bed mattress was listing to the left; the mattress sank even more when you sat on it. Bed linens were dingy & stained; Dresser had someone else’s clothes still in the drawer and two of the drawers had used sandwich baggies left in them; Carpet was soiled and stained throughout. Called the ‘main’ house; still no one answered the phone, I called 2 times. I walked over, no one at the front desk; I rang the buzzer that said, “to see the World’s Happiest Innkeeper, just ring the buzzer”. I rang it 3 times, still no one. Dining room door was shut; I entered and found 3 staff just sitting. I asked to see the Innkeeper or manager. I spoke with Karen and I explained my issues. I told her, she could “make it better or issue a refund”. I was offered their ‘best room in the house’ Room #211. This room did not have the horrible smell of mold and must but it did have the following problems: Wallpaper was peeling or bubbled; Above the television an uncovered electrical fixture with exposed wires and switches; Sofa was worn and frayed; Carpet was soiled and stained; Shower curtain had mold on the bottom. Several light fixtures had burnt out light bulbs. Carpet needed vacuming. 2 other bits- The “best” room was directly over the kitchen! Had to endure the conversations of the staff and pots & pans clanking well after 10 P.M. I suspect the Innkeepers and their 4 children reside on the 3rd floor above room #211, or else a herd of moose were residing up there because all we could hear was the pounding of running feet across our ceiling early in the mornings and late at night. Will not recommend it to anyone!

I wish I had a herd of moose on the 3d floor, they'd be a huge marketing asset. I've thought long and hard on this review as I do not fathom the motivation for such vicious deceit. In addition to outright lies, there are gross exaggerations (and even a kernel of truth). Lies: 1. Exposed electric-There is not. 2. The innkeepers' kids. The reviewer professes intimate knowledge of my family’s size, manners and abode. No one lives above 211, and both my “organic” & adopted children have exemplary manners. 3. My staff. The idea my staff would “just sit around," is outright malice, even if I could afford for them to. 4. Talking to the innkeeper: If Nancy or I are in Sugar Hill, much less on site, we are available for our guests. Karen, our desk manager, did everything she could to satisfy them and they told her all was well while they were here. 5. Moose: Per state law, no wild animals are allowed as pets. 6. Noise: Hyperbole of the "because it could be true, it is true" ilk-if there is noise we'll ask the offender to quiet. Truths: 211’s wall paper has some edges that are trying to lift. We stick them back down assiduously, but it is the nature of wallpaper (and everything) to be entropic. I would also like to replace the carpet (which she doesn't talk about, instead calling it "vacuuming”). Mold: Impossible. H4 is a bright room with huge natural light. While it’s possible there was an odor she didn’t like, it most certainly wasn’t mold. The antique glass still has a crack. All I ask of a review is fairness. We do screw up at times-Karen was mortified that housekeeping had missed the drawers and it wouldn't matter if it they had been full of $100 bills-it was still an error on our part. Bottom line: If there is something wrong for which we're responsible, I beg we are told when we can still do something about it-because we will. To accept our overtures and tell us all is well until a hateful anonymous diatribe months later is graceless.

Overall, a very nice spot to spend a first anniversary, great food and ambience, our room was switched to a 3rd floor room which was fine and very clean. Price was reasonable, about what one would expect at a fine old inn in northern NH.

This wonderful mountainside Inn is hosted by friendly inn keepers and staff. There is fine dining offered and a cooked to order breakfast is included. We tried the Chef's special 5 course dinner and each course was excellent. The atmosphere is relaxing and the area is beautiful. There are some nice paths for walking and the location is on a sidewalked road also good for walking. A short 9 hole golf course is on the property. Our room was comfortable and we especially enjoyed the little deck overlooking the back yard and mountains.

Small group of friends and family gathered to celebrate a 50th birthday. The graciousness of the staff and the accomodations they made for our party was outstanding! Absolutely the best staff! Rooms were very comfortable and a good value. Breakfast was to die for - especially their maple cream cheese stuffed french toast. Unfortunately dinner was very disappointing - lobster bisque, mussels and other dishes were extremely salty. They did credit costs however it just left a lot to be desired. Overall a great stay - just have dinner elsewhere.

I truly have to thank Amanda (our Assistant Innkeeper) for bending over backwards to make it as right as we could. We had read alot of negative reviews in TripAdvisor so our expectations were not very high. We were, however, pleased with our stay. While it's true that the B&B might be considered slightly run down by some, we still found it to be lovely. Our room did have peeling wallpaper and spider webs in the closet, and also could have used newer/nicer curtains to block out the sun more effectively. But the bathroom looked to be newly renovated and was quite nice. The staff were tremendously nice and helpful, answered all of our questions, and met most of our requests. We had hoped for a TV in our room but unfortunately it was not "cable ready". I think they would have happily given us another room if one had been available. The restaurant was great and had incredible views. In fact, the views all around this inn are amazing. Bottom line: if you're looking for luxurious accommodations, this is not the place to stay. But if you're content with "nice enough", good food, very obliging staff, and an astonishing setting, you will be very here.

This review is ABSOLUTELY WONDERFUL. You, Dear Reader, are perhaps wondering why? At one level it could seem like damnation by faint praise. What it really feels like is my night dreams of the 1001 things I want to get done with the place that I wish I'd gotten to already. I hope these folks come back, because there has been a lot of changes made since they wrote this review. For example, when they were here, much of the main inn had been scraped but not yet repainted, and then the painter couldn't finish the job. It's only in September that I found someone to finish the job and I hope he can be done by winter. The reviewer did correctly note that we will do whatever we can to accommodate any guest. Probably the thing I am most frustrated by is that housekeeping missed the closet as it is what I term an “easily controllable.” At the exact moment, I quite sure the problem has been resolved (it was systemic), but I always worry that we can get it 99% right and still get it 100% wrong. On the TV front, I am half considering taking out all the tvs and half considering biting the bullet and wiring all the rooms for cable. The quandary is that couples come here to remember why they’re with the other person and tv is more insistent than a new puppy. Robert Frost's "The Road Less Traveled" and "Snowy Wood" were based on his life here in Franconia/Sugar Hill. It really is a magical place out of time. I'll pass on your breakfast remarks to Nancy who cooks about 99% of the time. Three years ago I looked at Nancy like she had rocks in her head when she said she wanted to do breakfast herself. I mean, why would someone who could hire someone else to do a hard task, take it upon herself to be here before the sun's up, be the first to deal with all the little things that can arise overnight, and FUNCTION at 6am. Excluding a couple of short vacations, she hasn't missed a day since then and she still loves it! Thanks again for your review.

I loved the view of the white mountains from our room. Breakfast was also tasty and served quickly. I guess the only bad thing was that there wasn't any wiggle room in the bathroom and my husband had to manuver himself in weird ways to get the door to close behind him. Thank you so much for taking the time to review us. I actually chuckled when I read your review because I know some of our bathrooms are small. Of course, when they were installed, it was considered luxurious just to HAVE a private bathroom. As you know from being here, it's nearly impossible to expand some of the bathrooms short of taking a room between two others, splitting it in half, and making two larger bathrooms (which we've done in a few cases--307, 309, and 308). For anyone else reading this, the smallest bathroom is in 304, the 2d smallest in 204. They're bigger'n an RVs, but definitely compact.

Breakfast is one of the highlights here and I'll pass your words onto Nancy, my wife and breakfast guru. April is a great time to be here if you like it quiet--both at the inn and in the area. I'm impressed at hiking in April. The views are stupendous because the trees haven't leafed out, there's no bugs, but the tops of the trails consistently have a LOT of snow. This was my first time to Sunset Hill House and it will not be my last. The staff was there to answer any question you might have or to provide you with information about the area and the various towns to take in if you were not cross country skiing or snow shoeing. This was of great help since I had never been in the area before. The selection of meals offered were outstanding both in the tavern and dinning room. Dear Gerri, Thanks so much for taking the time to talk about us and for doing the one thing I hate about reviews. In the interest of being "unbiased" they're anonymous. What this really does is create a forum that sometimes works the way it's supposed to, but also is used as a vehicle for cyber bullying. You don't even need to stay at a place to rate it (good or bad). TripAdvisor is the worst for this and one day I'm going to have to respond to it, but I dread it as I expect civility of me and those I encounter and it's not there. You're right about my staff. We'll do anything reasonable to accommodate and anticipate your needs and I hope you got to use on or two of Nancy's area itineraries.

After a long ride due to a snow storm my wife and I got a pleasent surprise our hosts Nancy & Lon Henderson were there to greet us. The place was spotless and beutifull. our room was very nice and comfortable. The staff was very friendly and went out of thier way to make sure every thing was to our likeing. The food was fantastic. The only negative for the whole weekend was the very limited menu. Other than that it was a very relaxing weekend and we felt right at home. My wife and I plan on spending our anniversary here evey year now. Thank you Sunset Hill House.

Thanks so much for your kind review. It's true, in the winter time midweeks we usually offer just the tavern menu which is much more limited than the fine dining. This may sound complex, but next time you come and we know you're coming, we'll send you a copy of the main menu and you can give us an idea of what you want to eat. Think of it as a prix fix, but with you in the driver seat. Then even if there are only the two of you, we'll have a fine dining dinner worthy of your anniversary. Actually, we'd do this for anyone, but it's very hard to do "the night of" since we like to use completely fresh, cooked and prepared in-house, ingredients. Thanks again, Lon.

The scenery was breathtaking. The rooms were much larger than I expected. I did a package plan that included breakfast and one dinner. The food especially dinner was outstanding! Would definitely stay again and am already planning a trip back in the summer!!!

You really can't beat the views from the Sunset Hill House--it's as God made it and as noteworthy as anywhere on the planet. I'll pass on your remarks about dinner to Chef as we all like a little caress to our egos. As far as the size of the rooms, some are large, some are not, I've tried to make the descriptions on the website as accurate as possible and if anyone has a concern, they should call us. Thanks for taking the time to review us. As of Oct 2011, the Innkeepers' Table was $52/person and includes an appetizer, a soup or salad, home-baked rolls, sorbet (as intermezzo), an entree and a dessert--basically 6 courses and what many consider the best mountain views east of the Rockies. For some of the high cost dishes such as rack of lamb, venison or filet mignon, there is a surcharge of from $4-8. For many folks, 6 courses is a LOT of food irrespective of price and I whole-heartedly endorse a la carte dining. We don't even mind if a couple splits an entree although we reserve the option of having a modest separate plate fee. The reviewer didn't mention that we also have a much lower-priced tavern menu with options in the $5 to $15 range (3 courses are typically in the $20/person range). Guests should also note that we're usually closed on Mondays in the high season and Monday and Tuesday in the off season. Thanks again for reviewing and we look forward to welcoming you back.

The tavern really is a great option, especially when you're just arriving and too tired to enjoy a special meal. (If you're arriving late, know that the tavern closes much earlier than similar places in the city, call ahead if you're concerned. Also the tavern and main restaurant are closed Mondays in the high season and Monday and Tuesdays in the slow). Inn was very comfortable. Room was spacious, clean, comfortable and warm (in the middle of January). Service was excellent, friendly, relaxed and welcoming. The views and setting were way beyond my expectation -- truly "a view with a room". We did the King's Feast, which was wonderful -- food and wine were excellent.

Very pleasant inn, nice stay, great friendly staff, very relaxed environment. Wore my slippers to dinner, very comfortable & great food. Also gorgeous views of the White mountains. I will be back.

This is a great place to stay when visiting the area. Both Nancy and Lon are very cordial. The staff are all very helpful and caring people. This was our second visit there and we will continue to stay there when visiting in the White Mountains.

The wind and snow blew outside, but we were cozy and pampered in this traditional New England inn. We arrived at 10 pm in a snowstorm and found the fireplaces aglow and welcoming. Our second floor room was comfy with fireplace and king-sized bed. Lon and Nancy couldn't have been friendlier! They provided us with all the information and reservations we needed to enjoy the area. Breakfast was yummy and plentiful with real maple syrup on the pancakes! They advertise the view and they weren't exaggerating. You can't imagine the majestic view of the Presidential range of the White Mountains. We are not skiiers, but there was plenty to do otherwise. We would go back in a minute if we didn't live so far away (Wisconsin). We highly recommend this charming inn!

We enjoyed the area and the dining experience was exceptional. We did have to kill 4 flies and a moth in our room though and was disappointed by that. I think we will stay in the main inn if we come back.

Our expectations were high when we saw the inn on the website and our expectations were met. It is truly a lovely location with mountains surrounding you and nordic trails available right outside the door. We had a package deal but due to room availability, I'm sure we were upgraded to a better room with some special amenities which was appreciated. The staff were all courteous and friendly. The only difficulties we had was in making the reservation for an advertised package deal thru the New England Inns & Resorts and then some issues with how it was billed. The reservationist at the off site call center was not familiar with the package I was reserving and then the billing method caused us to be charged for our included dinner. All was resolved cheerfully and was the only glitch in a wonderfully relaxing weekend. My only warning is to plan on spending more money than you think because the culinary experiences will tempt you! The food was wonderful for breakfast and dinner. We enjoyed a 6 course private dinner, as it turned out, complete with falling snow at the end of a picture perfect day.

We had a very comfortable stay in a big room with a jacuzzi, a steam jet shower, and a fireplace. Really accommodating atmosphere and very relaxing. The view is absolutely spectacular! I would recommend it to anyone who needs to get away.

This was our first time in New Hampshire and the Sunset Hill House was everything we dreamed of and more. First and foremost, the service was outstanding- friendly informative and useful (they shoveled the 24" of snow off of our car!) The food was AMAZING! We dined in both the tavern and the dining room and both meals were delicious and presented beautifully. Our room was cozy, comfortable well-stocked with great amenities (fire place, jacuzzi tub, heat lamp, beautiful mountain view) and clean. We were here during a snow storm and had the best time playing with their snow shoes and drinking the hot cocoa they greeted us with when we came inside. Great experience and we will be back to have our wedding here.

The inn is in a beautiful location on a ridge just north of Franconia Notch in the White Mountains, with both sunrise and sunset views. It is an old building, with charm and quirks appropriate to its age. I doubt that any two rooms are alike. Our room had a small deck with a beautiful view of the Presidential Range in the distance and Canon Mountain just across the valley. The heart and soul of this inn are the innkeepers, Nancy and Lon. Rarely have we met a more delightful couple. And Nancy makes amazing breakfasts. Speaking of food, we were there on a weekend featuring the cuisine and wines of Tuscany. Our package included a 5-course, 4-wine dinner on Saturday that was extraordinary. (Wine dinners are an approximately montly occurence.)

The view from our room, with fall foliage in the foreground and mountains behind, was breathtaking. The room itself was delightfully decorated and very comfortable. The quality of the food (breakfast and dinner) was of the highest, and all the staff were friendly and welcoming. We would certainly recommend a stay here.

We wanted to explore the mountains and see the leaves, and spent 10 days here in this peaceful house with great views across the mountains. It felt just like being at home in your own house, and the food was exceptional, with excellent service from all the staff. We would certainly come back again and would recommend this house as the ideal center to explore this beautiful region.

While the weather (which was lousy throughout our two night stay) and the fact that it was the weekend after Columbus day (hence a bit empty) admittedly didn't help the atmosphere, here are our overall impressions. Pros - Location (best in the area), green credentials, staff (efficient, chatty, helpful), quirky/quaint building, room 202 (pretty, spacious, plenty of ambience), the upgrade we were given but not told about, the inn cat, the food (breakfast was copious and our tavern meal excellent, as was the waiter). Cons - confirmation of my online reservation with the room’s original price, not the discounted one (which forced me to send an email of complaint), staff (inexperienced and off-hand, especially at check-in when we couldn’t locate anyone), room cleanliness (dust under the bed, an uncleaned glass and an unacceptable shower curtain), the limited tavern menu and the small, dark room it sits in, the cat (it woke us up at 5.45 one morning but we like cats and are luckily not allergic to them). I realise I’m contradicting myself, but that’s the trouble. There’s a surprising amount of disparity at Sunset Hill and, while there’s a good feel to it, we couldn't help think that the Inn is somehow past its best, like a once successful but ageing actress who tries to deny that her graying hair and wrinkles are losing her fans. It can’t be easy running a place of this size and age, but neither is it a good idea to rely solely on location and past acclaims. Perhaps if we’d had the chance to meet the innkeepers we’d have formed a different opinion and although we enjoyed our stay (the above are but niggles after all) I was also glad not to have paid the full price for the room. We would however definitely stay here again and will also recommend the inn to other like-minded friends. Tips - book a sunrise room (the view is stunning and unmarred by roads or cars). Check the special rates webpage (discounts start one week prior to arrival and can be substantial).

Thank you for your insightful comments. I wish you had simply mentioned to us that you were dissatisfied as we would gladly have corrected any deficiency on the spot to your entire satisfaction. That is my responsibility to you, and I take it seriously indeed. you'll be interested to know that the whole inn is torn apart as I type - we are replacing the 130 year old heat system (YIPPEE) which has done nothing but give me grief this past decade. It is a HUGE expense (100% of the gross revenue of the inn for half a year...) but it is so needed. And concurrently we're rearranging, repainting, stripping, and generally "playing with" our rooms. Keep abreast of our doings on our facebook site or our blog and come see us again in a few months when all is in order again!

My husband and I found SHH for a fairly last minute stay in NH. We chose our room because of the view and that is was one of the 'quietest' (Room 301). On the positive, it was a corner room and had absolutely beautiful views of the mountains at sunrise. On the negative, even the hallway seemed slanted on the 3rd floor and we could not keep the soap from slipping off the shower shelf. The wood floors are quaint, but we could hear the people below us move about. We were glad we had no one 'above us'. The wallpaper in the whole inn, seems ready to be replaced...very dated and starting to peel. If they replaced the paper, what a huge difference it would make as the inn seemed very clean otherwise. Our waitress was wonderful and I'm sorry but I can't remember her name (she was pregnant). She had great advice on where to go as we had limited time and were new to the area. She asked how our room was every morning and made sure we had the things we asked for. ON the negative side, the front desk was not as helpful and seemed only interested in having us eat at their restaurant. When I had mentioned that our room was very chilly and there was no thermastat, she said we should have a heater in the closet, there wasn't and there was no attempt to see if we had one. Also, when they cleaned the room, they took the wet towels, but did not replace them. We think this was just an oversight as they left the window open, yet it was an inconvenience to us. The room was clean otherwise, but looked as if they don't sweep under the bed. We never ate at the restaurant or tavern for dinner, as they don't have ESPN in the inn and it was football season! We ate at the Italian Oasis in Littleton one evening, the pizza was good and you can order in the bar and watch your favorite game. I think if we returned...we would try somewhere else. There was nothing 'bad' about the inn, but aside from the views and our breakfast experience, there was nothing we would rave about.

My boyfriend and I stayed at Sunset Hill House in August. The area is beautiful and there is an amazing view of the mountains. The staff at Sunset Hill was very helpful. We were put in one room originally which did not have a view of the mountains, and we were given the keys to other rooms to check out to see which one we would like to stay in. My problem with Sunset Hill was it was clean but not clean at the same time. The room was obviously cleaned each day, but when we arrived there was a piece of trash on the table. Also there were a few bugs that we found crawling in the bathroom, not big though. These weren't deal breakers though, and I would consider staying again.

My wife and I stayed for a long weekend to celebrate our first wedding anniversary. Upon arriving in the lovely little area of Sugar Hill and finding the Sunset Hill House, we found out that our room had been upgraded to the amazing Hill House 1. A well-appointed interior and jacuzzi looking straight out onto the mountain range. Spectacular! We ate the 6 course prix fix menu in the restaurant on our first evening. The food was wonderful and well portioned. Breakfasts were fantastic too. The staff were delightful. Thoroughly recommend.

The Sunset Hill House is a beautiful B&B with the Green Mountains on one side and the White Mountains on the other. there are beautiful views right outside the hotel and it is a great location close to Franconia, Lincoln, and Mount Washington. The innkeepers and the staff are extremely helpful and friendly creating a wonderful environment for relaxation.

Sunset Hill House is a very old inn. Our room was slanting. Some of the people at the front desk were very helpful, others were not. Our room had not been swept when we arrived and the bathroom was not clean all the way. When we told the staff, they said that they would take care of it (which they did not). Dinner was very good. The wait staff was excellent. We had Zack - he was great. The bar tender was fantastic as well. Breakfast which was included was just o.k. Would not stay there again.

Absolutely we are an old inn. Indeed, we are one of the oldest inns in NH, built in 1880 and in almost continuous operation since then. Our floors (and walls, and windows and everything else) slant and creak as is typical of a historic building. I am sorry you felt the bathroom was not "all the way" clean- I wish you had told me personally or my General Manger so that we could have made it right for you. I see that after you reported this to the desk, we did go and look at your room, emptied your trash, replaced the soap etc, but that it was truly clean. Please understand that in may bathrooms, the sinks and tubs are also 130 years old - many folks love the deep clawfooted tub experience, but some prefer modern plastics - and we have those too! Next time, let us know what you prefer, and we'll be sure to accommodate you.

My wife and I have returned to Sunset Hill House a number of times over the past decade. The inn is well-located with great views, yet away from the White Mountain's traffic, crowds and noise. It's an easy drive to almost anywhere you may want to go during the day. The inn's hosts and staff always make us feel at home in this friendly, comfy country place, every time we come. It's truly a home away from home. If there should be a problem with anything (hey, it happens -- and really, no inn or hotel is always "perfect"), they'll jump through hoops to make things right. The rooms are attractive and nicely furnished. The beds we've had are comfortable, and the fireplaces can take any chill out of the air. There is also A/C for any very warm days. The baths we've had in our rooms are modern, with plenty of hot water. The complementary breakfast is both well-prepared and filling, as is evening dinner, whether in the restaurant or the casual tavern, although taking an early or late meal will reduce waiting time between courses, if that's a concern. And front desk travel guidance for the area's many attractions is first rate. Is this place for you? Well, if you like the predictable, bland sameness or formality of a major chain hotel or motel, no. If you like warm, casual, friendly, comfortable historic places to stay, we'd recommend it.

For us the mountains are the main allure, and what a perfect place Sunset Hill House is for soaking in the views while relaxing in well-appointed rooms and attractive common areas. The innkeepers have produced terrific guides to, with informative comments on, all possible things to do in the area. They and the staff are unfailingly friendly and helpful. The full breakfasts are scrumptious and healthy. The dinners are delicious but more healthy choices are needed. We are already planning when we can go again and for how many more days we can stay.

We enjoyed the magnificent view of The Presidential Rouge and in the evening the sunsets were glorious. Service and accommodations were outstanding!

We have stayed at this inn for six years and are never disappointed. It feels like home with lovely amenities like a pool and golf course. The staff is lovely and so hospitable! Will definitely return!

We planned our destination wedding at the Sunset Hill House. The owners, the wedding planner, the entire staff all did an amazing job making our wedding not only what we expected, but even better. The staff were especially patient with us, and took as much care in all of the details as we did ourselves. They were like part of the family! The food was absolutely amazing. All of the guests raved about the food, the view, the environment, and the fun! Our wedding was around 110 people, and was a perfect size for the Sunset Hill House. Not all of our guests were able to stay at the Sunset Hill Houses 29 rooms (we bought the entire place out), however there is a Best Western 2 minutes down the road for those guests who weren't able to book at the inn. The ceremony area could easily have fit more people, as well as the reception area and cocktail hour area. The only thing that would make the SSH more perfect is more rooms for additional guests. Thank you to Lon, Nancy, Amanda, and the rest of the Sunset Hill House staff for making our wedding absolutely perfect. We'll see you soon for many anniversary celebrations! The Tropeano Family.

Incredible views and tranquil setting. Inn staff very helpful. Excellent variety and preparation for breakfast. Challenging and beautiful setting for cycling. Great walking right outside the door. Room and bed were comfortable and room had character with furnishings and decor. We had a great stay and look forward to returning soon. May even try golf again.

Great views, staff excellent. Missed breakfast so I don't know about food, but wine list was impressive - only thing where fault could be found was pool looked a little run down, but hey, we live in a 160 year old farmhouse, so we know a little about priority of projects on these older buildings - labor of love!! We will return.

The views were A plus, staff were friendly and helpful, loved the antique furniture. My only recommendation is extend breakfast hours. We arrived at the restaurant at 9:30AM and had missed breakfast completely. We like to sleep in on vacation, but didn't think 9:30 was too late. Oh well, I guess we should have asked the innkeeper what the hours were! In general, it is a lovely spot and I would certainly return... great spot to celebrate our anniversary.

Dear Nancy and Lon, The bed in the room was large and exceptionally comfortable, the JACUZZI relaxing after walking the trails of Cannon and Flume Gorge, the scenic view of the mountain ranges from our private deck absolutely gorgeous, the Inn and its surroundings inviting and serene, and your staff friendly and accommodating. Thank you for supporting the troops and providing them with a " get-away" to this lovely peaceful paradise" before they go away" to serve their country. We made a last minute reservation and were very pleased with our stay; peaceful, relaxing, beautifully scenic inn where we were treated like valued guests. Great room, great price though the innkeeper's choice option, and delicious full breakfast.

Sunset Hill House overlooks the mountains offering a beautiful view. The wait staff is friendly and solicitous. The food is well prepared and is delicious. The inn itself is very "tired" needing a paint job on the outside as well as sprucing up inside. From our perspective housekeeping is non existent. Dead bugs and cobwebs littered our room. On three successive days dirty towels were not replaced with clean ones and one day the room was not cleaned at all until sometime after 7:00 P.M.!! We notified the manager on duty who apologized and the situation was corrected but this shouldn't have happened. In our opinion the inn must have a system whereby a manager should educate the housekeeping staff on how to clean a room and then follow up by checking the room after it has been cleaned. Again the people are nice but a dirty room put us off. We will not recommend this inn to anyone.

This is our third time here and each time we have been very well taken care of. Our daughter was married here at the Inn and we were treated royally for our special occasion. We will most certainly come back again and again (we were here for our 50th and this time for our 57th).

Sunset Hill House is a very special place. The view, the food and the staff are all wonderful. Although the inn is old, I am very impressed with the cleanliness, charm and character of the property. We're so happy to be getting married here!

The restaurant is top-notch and service is very friendly and accommodating. Room was nice, but not five-star. The view, however, is world-class. We will return.

A black and white cat lounges before the fireplace, a guest plays old waltzes on the piano, and the warm and friendly innkeeper greets us every morning, coffee mug in hand, to ask how our (excellent) breakfast was. Answer: great! We'll be back!

Hosts Lon and Nancy welcomed our family with incredible warmth and generosity. A lovely old Inn in a spectacular setting and convenient location. Outstanding breakfasts - the most delicious waffles and omelettes we've ever tasted. Cozy common rooms and a fabulous dining room with a superb view of the mountains. Our children (7 & 9) were also made to feel very welcome and at home.

This inn has it all, great rooms with fireplaces, great food, wonderful hospitality and the most amazing views. We took advantage of their $69 per person special, which included a room with a king bed, 3 course dinner and full breakfast. Simply the best "getaway"!!

Sunset Hill House's dining room must have one of the most magnificent views in the White Mountains. Panoramic and it includes a dozen or so of the Presidential Peaks - Mt. Washington in the distance and Mts. Lafayette adn Cannon up close. Ask for a room with the sunrise mountain view. Accomodations are old-fashioned with modern amenities such as jacuzzi tubs and a gas fireplace in the cozy double parlor. An elegant breakfast is included. Dinner is extra and "haute cuisine". The Tavern Room offers light dinners at very reasonable prices that are delicious. We were very happy with our experience.

I came with my fiance for a weekend getaway and this was the perfect destination. The food was delicious, our room luxurious, and the setting spectacular.

We recently returned to the Sunset Hill House for an amazing weekend away from the city. (Boston) We have stayed at this "one of a kind" INN twice now and we will continue to return for years to come. The service and hospitality provided at this INN is few and far between. The Innkeepers, Nancy and Lon are extremely friendly and they really work hard to ensure that their guests enjoy their stay. The rooms are very warm and cozy. The views are spectacular - one of a kind. Amanda at the front desk was also amazing - we didn't even have to tell her our names when we checked in. She remembered them from our previous stay. This Inn truly is a home away from home. We've stayed at other INNS, B&B's and Hotels in the area and this is by far our favorite. We can't wait to come back! Thanks again Nancy and Lon! This Inn will take you back in time off the beaten track, the winding roads that lead up to the Inn are lined with beautiful aged maple and pine trees. The Mansion is a museum where tapestry, architecture, carpets and furniture are beautifully preserved in their original state. The atmosphere, hospitality and rates were terrific. The menus and meals just the right portions and delicious. We will definitely be back!

When we came in, we were greeted by a very friendly, upbeat, efficient front desk person. She was cute as a button with a personality to match. Our room was everything we anticipated it would be and more. My husband fell in love with the shower and plans to get one for home. Dinner was undescribably delicious and well presented. We had the loveliest waitresses.

The staff here was wonderful, everyone is passionate and completely focused on engaging guests! We had an incredible Valentine's day dinner, stayed in a suite with a gorgeous jacuzzi for two (and the biggest bed I've ever slept in) and also enjoyed our breakfast - included in the rate. I was playing the piano after we checked out and got an email from the innkeeper (Nancy) asking me to come back and play for her again! They are obviously focused where they should be - on their guests.

We stayed over the Valentine's weekend to do some skiing at Bretton Woods and Cannon. This was the first time at Sunset Hill Inn but we had spent alot of time in Franconia and Sunset Hill over the past year. The Inn was great. The dinner was exceptional as were the homemade cookies. Our room had a slider with a great view (if it had been clear it would have been spectacular). The room seemed to be renewed recently with nice paint and furniture and floors. The bath was new with a jacuzzi tub, a sink with a view and wood flooring. The bed was beautiful. The gas fireplace was another highlight. The service was good but we had to wait some for a seating at the restaurant, even though there were empty tables. We found this problem at another Franconia Inn previously. Make reservations ahead. I can't think of many places as beautiful in the east.

You are absolutely correct that there are often tables unoccupied, yet we may ask a guest to wait a few moments. This is not because we don't want to seat you, but simply because we want your service to be wonderful, as you noted it was. We seat guests not when tables are free, but when our servers and our kitchen are able to welcome you with excellent and attentive service, so that you never feel rushed, or ignored, or have to wait an uncomfortable time for your meal. I am sorry that this was not clear, and that you did wait. Please let me know what we can do to make it right for you.

We had a great one night stay. Our room was very comfortable and clean. Loved the wallpaper! Were woken in the morning by a cat crying to come into our room. We let him in and he curled up on our bed!!! Some may not like this but we loved it! Great breakfast and dinner in the tavern was great. We would definitely go back.

Beautiful veiws of the snow-capped White Mtns, including Washington, Adams, Jefferson, Clay, Lafayette, in a really quiet off the beaten track setting. Loved it.

Best views from a B&B that we have ever enjoyed. Very relaxing to be able to go cross country skiing or snow shoeing right out the front door. Pleasant innkeepers. Terrific weekend.

Cannot say enough about how pleased I was with our stay at Sunset Hill Inn. Great staff, superb meals, beautiful rooms all at an incredibly reasonable cost!

Enjoyed my stay very much. Only suggestion I have is to take the antique mirror out of the bathroom and replace with a clear one - makes it easier to shave or apply make-up, and is the one place a clear mirror is a good idea. Everything else was great - loved the fireplace and the cat.

Ten artists stayed at the Inn for a 3-day outdoor painting workshop. The innkeepers couldn't have been more hospitable, friendly and helpful. We had some adventures; the boiler broke down, leaving some of the rooms without heat. As the temperature was south of negative 10 degrees, the pipes froze. The innnkeepers, Nancy and Lou, met these enourmous problems head on and had the problems solved. Note: they had a contingency plan if their initial efforts had failed. Sunset Hill House is a wonderful place to stay, with astounding views of Mt. Washington and the Presidentials.

Spectacular views! A very charming inn with great service & hospitality. Would recommend to family and friends!

Everything was spectacular! Were pleasantly surprised for free upgrade upon arrival. Food cooked to order, great value. They were very hospitable and paid great attention to detail. Will definitely return. Lovely views! Absolute perfect place to visit. So friendly and caring, great food!

What a wonderful winter weekend. I had only cross-country ski'd once before, but this was great. The trails were perfect and the view stupendous. And the rentals sooo simple. The room was like going back in time. The breakfast was STUPENDOUS (with the most breathtaking views); and the 6-course meal was so elegant and delicious and so perfectly presented. I felt like we went back in time. Plus we hopped around for a little antique shopping in between skiing and dinner. And the views, views, views . . . stupendous!

Another outstanding visit to the inn, which was quiet right before Christmas. As always -- the inn was in splendid shape, the food was tasty and memorable, and Nancy and her staff are always a pleasure to be around.

My husband and I wanted to get away after Christmas for a little R&R and winder snowshoeing. The Sunset Hill House was perfect -- very relaxing and warm (it was -11 degrees outside). The food was delicious, the rooms clean, cozy and updated. It was so peaceful and all the staff very friendly. We will recomend this to all our friends.

Sunset Hill House is one of our favorite places to go to escape our busy lives. The staff is always super friendly and they make you feel like family from the moment you arrive. The rooms are very comfortable and our room even had a gas fireplace. What a wonderful way to warm up after a hard day of skiing. Sunday and Monday evenings there is no food service at the Inn but there are several local options available within a short drive. They have a new chef and his tavern menu is exciting and new. I wish we were there long enough to try everything.

We stayed at 3 similar establishments during our recent trip to New England and this was the most expensive and the most disappointing. The loaction is superb - very picturesque and peaceful, but relying on the loaction to attract visitors and doing little to win them over once they are in the door. Our room was OK but the attention to detail very poor - the shower room was pretty nasty with hardlly any toiletries; wallpaper was torn in places, ill fitting doors, scuffed paintwork etc etc.... Little effort was made by the hosts to create a good atmoshere in the lounge, which felt a bit like a doctor's waiting room. We didn't eat in the main dining room because it seemed so lacking in atmosphere. It was useful to have the 'tavern' - we had been out so long one day that we just had little energy for going back out looking for restaurants. The food was very average and not cheap. Again there was little or no attempt to create any atmosphere in the small room.

My wife and I are not given to making critical reviews of accommodation, but after staying at the Sunset Inn at the end of September 2009 we have to make an exception. We chose the Sunset Hill Inn as part of a tour of New England, largely on the basis of the accommodation and dining offered on the well produced and persuasive web site. It was an expensive mistake as the reality bore little relationship to what was promised. The ‘completely remodelled’ traditional room was dark and dowdy with an air conditioning unit on the floor away from the wall. No one had thought to provide adequate drawer space or a mirror and the clothes closet was dark and difficult to access. The replenishment of the bathroom toiletries was haphazard, on arrival there was not even any soap, and a bath towel had a split in it. And at 7.00 am each morning we were woken by the very strong and unpleasant smell of cooking bacon coming from within the hotel! On three of the four mornings we stayed there, the full breakfast promised turned out to be a rather indifferent buffet (‘because we are busy’) and the waiting staff were clearly inexperienced, untrained and unsupervised. They did not even notice when coffee, juice, fruit bowls etc. were exhausted and had to be reminded to replenish them by guests. We had booked the five course table d’hote menu on the first night, but after a long delay waiting for our table found the food quality, ambiance and service so disappointing that we cancelled further reservations. The front desk staff did recommend alternative dining options which proved better, the Sugar Hill Inn close by providing an exceptional dining experience. The Sunset Inn proved a major disappointment and had we been able to cancel without risking the entire cost of our reservation we would have left after day one. This inn appears to be trading on its pleasant location and past glories and cannot be recommended.

We so regret this guest was unhappy. And they genuinely were; however, every opportunity that we used to accommodate them they refused, including an early check out (we had three other couples wanting to stay with us), and a room switch (they would not consider it!). We have a policy of ensuring each guest leaves happy, but were stymied in this case! What should an innkeeper do when the guest refuses to turn up the dimmer control on the lights to turn them on full power, or to turn on the light in the closet (where there are large clothing drawers), preferring to complain that it is 'dark'. I feel most sorry though that they chose to focus on being unhappy, as opposed to enjoying the view of spectacular colors and peak foliage over 5 mountain ranges that they could see from their 6' wide window and deck. What a shame!

Superb mountain views all around. Refreshing, clear mountain air. Spacious bedrooms and parlours and the cuisine is outstanding. All in all -- a pure delight!

We had a wonderful weekend at the Sunset Hill House in September 2008. Not only did we have a fantastic time with our closet family members on our special day, but the staff at the SHH made our entire wedding weekend unforgettable. Lon, Nancy, and Amanda were all so helpful in the weeks and days leading up to our wedding. Not only was every item we chose off of our wedding menu perfectly cooked and flavorful, but our wedding cake made by the Inn was awesome! We look forward to not only going back to the SHH with our families, but also by ourselves for anniversaries! We couldn't have found a more perfect place to have our wedding!!

The staff is extremely friendly and helpful. We loved the bartender in the tavern who was personable and made us feel as if we were dining in his house. We were also surprised by the champagne delivered to our room!

The staff went above and beyond for us, to the point of serving us a make-shift dinner on the front lawn so we could watch the sunset. The room was wonderful; the bed the best I have ever slept in. We even had a view of both the sunrise and the sunset. If you are in New England, you must visit the Sunset Hill House. Oh, and on top of all this, it is exceptionally close to all the great hiking trails of the White Mountains!

My wife and I just got back from 2 nights at the SHH. We had a fantastic time. I happened upon the SHH website noticed they were running some nice 'last minute' internet specials for those who booked same day. We received 50% off for that night and at these rates When I got there I was told they upgraded our room for us at no extra charge! The young lady at the front desk seemed to be new but was very personable and attentive- even taking the extra time to answer my questions as best she could about the history of the Inn. The room we stayed in was awesome. Great views in 2 directions, spacious, king sized bed. some of the features didnt seem to work on the spa-shower but no big deal. rooms were clean and offered great views. yes, this is an older building which means floors, doors and such are not brand new. Some of the bathrooms are a bit small as I assume there was no -or little- plumbing in this building when it was built. We enjoyed breakfast in the morning (included with the rate) and spent the day outside in the hammock, walking the areas around the inn, lounging in the chairs with spectacular views of the White Mts. We did not eat dinner at the Inns restaurant or smaller pub so I cant say how the food is there as we enjoyed exploring and trying some places up in nearby Littleton. The only slightly negative thing I can say about our entire stay there, which my wife and I both loved, was that the pool looked a bit dirty (both sediment at the bottom and a 'dusty film' at the top) The staff was pleasant and helpful, the property and area very scenic, and especially at the low rate coupled with the room upgrade my wife and I had a great time here. I would return and stay there again even at the higher 'normal' rate after being introduced to the Inn with our recent stay. All in all a memorable stay which I recommend highly!!!
