The home is Rochester’s oldest dating back to 1849. The original home is still intact with many upgrades added on over the years, including a 800 square foot sunroom, swimming pool, pool house, gourmet kitchen, etc. The three rooms located in the upper portion of the house can be rented individually or together. The fourth room located on the west side of the property is over 900 square feet and features a full kitchen and living room. All room nights include a Continental breakfast, which includes: Seasonal fruits, frozen waffles & maple syrup, hot & cold cereals, yogurt, egg sandwich, misc. pastries, cookies, toast & jams, tea, coffee, organic squeezed orange juice, mineral water and milk. NOTE: Full breakfast available at extra cost with advance notice. Checkin 3:00 pm - Checkout 12 Noon
The Filly Pearl Suite is the largest of all the rooms. The room is named after the owner's soul mate, friend and inspiration. This 800 square foot space is more like a luxury apartment. The suite has a private entrance opening up to gorgeous gardens where just feet away you can slip onto two large day beds overlooking the serene surroundings. This suite has one private bedroom with a private bathroom attached. The decadent queen size bed is the feature of the bedroom surrounded by vivid reds and soft greens. Also included is a beautifully user friendly kitchen equipped with plates, pots, etc.

This upstairs room is one of the two original rooms that housed servants for the Woodward estate located at the end of the street on Rochester Road. Named after my first daughter Alexis (Lexi), this room has a confortable queen size bed, small desk, flat screen TV with built in CD player and radio/cd player. The original contour ceilings give this room an old world charm. (This room uses a shared bathroom)

Named after the original owner Lysander Woodward, this room has a confortable queen size bed, rocking chair, flatscreen TV, radio/cd player, and phone. The origianl contour cielings give this room an old world charm. Room Tiffany named after my second daughter is a new addition to the house. This 200 square foot room has a walk in closet and four person Jacuzzi bath tub. Enjoy your coffee on the wrap around deck overlooking the beautiful grounds and pool. Other amenities include flat screen TV, radio/cd player, small desk, and sky lights.

We had wonderful family party at the Rochester Carriage House B & B over the 4th of July weekend. Don and Nancy were amazingly accommodating, laid back and fun to work with through the entire planning process which took a few turns along the way, not to mention our many questions. It’s been two months since the event, and our friends and family are still talking about it, always mentioning the lovely location. My husband and I stayed in the Filly’s Pearl Suite, which we highly recommend as it is well decorated spacious and very comfortable. Don, Nancy and Tiffany made us feel right at home during our stay. It was like the place was ours. We will definitely stay there again when we are back in town. Whether you are renting the property for a party or staying during a visit to Rochester, this place is a gem.

We used this b&b for a weekend getaway together. The room was great, the bed was very comfortable and the view from the deck peaceful. Don was so personable, we joked about asking him to dinner one night just to pick his brain! We truly enjoyed our stay and would recommend this inn to our friends and family!

The staff at the rochester bed and breakfast have a wonderful variety of different hobbies and interests which are useful in running a successful business of this kind. Similar interests that the three share are an appreciation of the arts, cooking, travelling to different places around the world and learning about different cultures. Don and Paul especially enjoy playing and watching football. Nancy enjoys dancing particularly bellydancing and yoga.
