The entrance was like going to visit an old friend and the room was very welcoming and bright. A comfortable place to be at home while away from home!!

You don't check in like at other hotels/BnBs. They leave you the key and when you leave, you leave the key in the room. The room is spacious and has a microwave, small refrigerator, and coffee maker. The bed was MOST COMFORTABLE and I got a good night's sleep every night. Remember that this is a Colonial House and that the walls are thin so if you go to bed early expect to hear when others arrive. The bathroom was quite adequate and in the room which made it even more comfortable. The wireless connectivity was outstanding, I never got cut off while using my laptop. Parking is in the back of the building. The location is far enough away from downtown, but close enough to walk to everything. I will be staying at this location again when I come back to visit family. LOVED IT!!

Innkeepers nice and helpful...rooms clean and interesting historical architecture. Only complaint was that there was no soap for the shower when we arrived later in the evening, and not enough milk for our coffee. Both were eventually brought to us however.

Nice place, basically walking distance to the water front (like .5 miles). Quaint, very affordable, and the people/managers were nice and hands off, which I like. I would stay there again.

Originally had a reservation for just one room; due to administrative error reservation was not available upon arrival. Once able to reach innkeeper he apologized for the error and upgraded us to a better suite for the night. He was most accommodating and his customer service and quick handling of the issue was much appreciated. The suite was spacious and comfortable; however, 75% of the lights in each room did not work due to burnt out or missing lightbulbs. Very nice inn overall.

I didn't have any interaction with the staff because of my late-night arrival, but everything was ready when I arrived, and the room was great!

Charming 19th century ambience with 21st century amenities. Personable hosts, immaculate housekeeping, comfortable rooms...a travel bargain!

Beautiful building, squeaky floors, bed was okay, rooms very large and clean. Shouldn't be called bed and breakfast because all you get is a cereal type bar. Would go back very good location.

We spent the weekend here recently, and we really enjoyed it. We loved that we didn't have to deal with the awkwardness one typically thinks of when they hear B&B. It was a short walk to the downtown area, with plenty of restaurants and shops. The room itself was charming, clean and comfortable. We definitely plan to stay again the next time we're in the area.

We were very happy with this somewhat unusual self service B&B. The building is a wonderful antique with fireplaces, and period detail. We liked that the room also had the amenities of frig, microwave, coffeemaker, toaster & paper plates etc. As advertised breakfast was not served, but coffee, tea and snacks (granola bars) where available. We also never saw the innkeeper. We would definitely stay here again--got a great off season deal, and late check out.

We stayed in suite 5, which needs an extra chair (there's only one lazy boy) and a queen sized bed. Its clean and quiet; fine for one or two nights. The owner is responsive and helpful, but doesn't live in the building, so its not a true B&B despite the sign out front. Its an easy walk to town. The breakfast goodies are cheap Quaker granola bars (not my fav. Sickening sweet), but the coffee in the room is good. Some fruit or better quality snacks would be a nice touch. all in all it met our expectations but nothing remarkable.
The reviewer is correct in saying that we don’t serve breakfast and, while all of our other suites have queen beds, suite five does have a full size. We don’t charge for breakfast, and our description on Bedandbreakfast.com states that we don’t serve breakfast. We do offer guests biscotti, breakfast bars, coffee, tea and hot chocolate in the room. Most of our guests enjoy exploring one of Newburyport’s many charming cafes or restaurants for breakfast. We are just a few minutes walk from the center of town. Others appreciate having the option of a quick bite in the room and not having to go out for breakfast. Each room has a coffeemaker, refrigerator, microwave oven and toaster. We encourage guests who stay for more than a few days to bring favorite items for breakfast and enjoy the privacy of dining in the room. We are always looking for ways to improve and we will be happy to consider offering fresh fruits in season.
