    Our lovely 1845 townhouse is the only B&B in town that overlooks the river. We are located a short walk from the historic downtown, filled with restaurants, galleries and entertainment and 3 miles from the ocean and a national bird sanctuary. The two guest rooms with a shared bath are decorated with African and European art. Both have queen beds, cable TV and air conditioners. A generous breakfast is served. Parking is behind the house. A kayak and boat launch is 300 yards away.

      Directions FROM ROUTE 95 Northbound: Take exit 57 and follow signs to downtown Newburyport. A right turn off exit. FROM BOSTON: Take Route 1 north to Route 95 north to exit 57. Follow signs to downtown Newburyport. A right turn off exit. FROM ROUTE 495: Follow to Route 95 south bound to exit 57. Follow signs to downtown Newburyport. A left turn off exit. You are now on Storey Ave. You will pass two shopping centers on your right. Storey Ave then bends a bit right and becomes High St. Continue on High Street until you come to a stoplight at the intersection of State St. (3 miles from the exit off 95) You will see a gas station on your far right corner. Continue straight on High St for another half mile until you come to Bromfield Street, a very wide street on your left. (It is the 8th street on the left.) You will see a green park and hill on your right, March’s Hill. Turn left onto Bromfield and go right to the end. That intersection is Water St. Turn left onto Water St. You will see four connected townhouses on your right. Ours is the second one, dark brown with red trim. Pull your car up onto the sidewalk in front and park with your motor running and blinkers on. You can unload your baggage into the house.     Anne and Chuck were great hosts from when we arrived with Chuck helping us with our luggage up the flight of stairs to when we left this quaint and nice B & B. Our room was nice and comfortable, and air-conditioned, and breakfast was nice too. We will definitely consider staying here again when we travel back to Newburyport.     Newburyport is an amazing town and 167 Water Street is a pleasant walk to all of it. The hosts were absolutely wonderful: helpful, fun and great hosts. An additional plus is proximity to Plum Island where there is a national wildlife preserve plus wonderful recreational beaches.

    For a trip to the north along the coast we were looking for a family run B&B with close contact to the owners -- and we really found what we were looking for: helpful friendly owners, big breakfast and a lot of interesting stories and many good tips on what to do in the area.
