    Reservation Policy

    • Check in: 3:00 - 6:00 pm    Check out: 11:00 am

    • Minimum stay: On weekends a 3 night stay is required July & August, 2 nights June & October.

    • Deposit amount required: 100% deposit is required for one-night stays. A 50% deposit is required for two nights or longer stays. We must have a deposit on all rooms in order to guarantee the reservation.

    • Cancellations: Deposits will be refunded only if notice is received by our office no less than 21 days prior to the intended date of arrival. A refund service charge of $25.00 per room will be deducted from the deposit.. Guests who check out before the last day of the reservation will be required to pay for the days reserved in full. We realize that situations may arise necessitating cancellation within the 21 day limit, and we do sympathize, however we must maintain our business policy due to limited season and high accommodation demands. A partial refund may be possible only if we are able to re-book the room(s).

    This is the third of fourth time my husband and I have stayed at Federal House. Whenever we are in the area, there is no reason to stay anywhere else or look for anything different. We are very happy with the comfort, surroundings and the wonderful hospitality of Brian and Kolleen. The location is easily accessable to many attractions.

    Having reviewed various places to stay in the area, we had high expectations of this bed and breakfast and they were met and exceeded. We would recommend to anyone looking for a great location and welcoming bed and breakfast.

    We had the pleasure of having dinner at the famous Red Lion Inn down the street from Federal House, but came to the conclusion that the best decision we could have made was staying at the equally charming Federal House Inn. Brian was a great host, and we're guessigng Kolleen was in back handling a wonderful breakfast!

    My husband and I just had a lovely stay at the Federal House Inn, for our first wedding anniversary. We were looking for a charming, relaxing escape from our busy life in New York City, and we sure found it! The inn is beautiful, charming, and full of historical details; the location is perfect for going to all of the area attractions. We really liked that the Yale Hill room was very quiet and full of sunlight. Breakfasts were yummy! (I am still thinking about that out-of-this-world bacon!) Brian & Kolleen were warm hosts and we felt welcome. They included a bottle of wine for our anniversary (thank you!) and gave great suggestions for places to go for dinner. (My favorite meal was at the restaurant directly across the street from the inn. Very convenient and very delicious!) We had a wonderful time and it will definitely be a memorable anniversary. We look forward to returning soon and to trying out one of the other beautiful rooms at the inn. -Bonnie K.

    Lovely inn and grounds, spectacular breakfast, nice welcoming wine and snack. Kolleen and Brian were pleasantly helpful.
