About

An old 1820 sea captain's home was restored in 1988 into a truly wonderful fun and relaxing B & B Inn. Each of the 14 bedrooms has its own bath and its own animal theme. People Friendly as well as dog friendly. Full breakfasts, wine at sixish, free ten speed bikes, billiard room, covered porches and rolling grounds make this a wonderful place to stay that is minutes from everywhere. Toad Hall, a Sports Car Collection of over 50 cars is all part of the Inn. It's just fun!

Rooms & Rates

Room 1 – The Cat Suite

Brand new addition. Well, the front room is 200 years old like the rest of the house, but we cut a hole in the back wall and built a nice size bedroom. We converted the old bedroom into a sitting and relaxing area that is yours alone, it can also take a full size twin rollaway bed if there are 3 of you. A great suite has replaced our smallest room. Lots of room now for all those cats to play. King size wrought iron canopy bed, and the inn’s largest bath with a cast iron tub. First floor facing the back.

  • Maximum Capacity: 2
  • Bathroom Private Bath
  • Beds 1 King

Room 2 – The Dogs Room

Corner room on the first floor that gets all the ocean breeze coming in from the southwest and the sunset to boot. Queen size bed, small bath with a shower. Small but cozy, fun and relaxing – also a great room if you have a dog, as it is next to the door leading to the porch and back yard. In addition to the Dog Theme, there’s a cork wall that any guest can stick up a photo of their dog as dogs love the room!

  • Maximum Capacity: 2
  • Bathroom Private Bath
  • Beds 1 Queen

Rm 3 Atlantic Ocean

Queen canopy bed, nice bathroom with shower. Front corner room on the first floor. Also another great room for dog owners, as this one is by one of the front doors. Winter is the best, with a large working fireplace and all the wood you need. You won’t want to leave. Animals in this room come from Lemuel Simmons ocean voyages. Whales, dolphins, seagulls and even a winter penguin.

  • Maximum Capacity: 2
  • Bathroom Private Bath
  • Beds 1 Queen

Room 4 – The Simmons Pond

Gotta be our most romantic room. Working fireplace in the winter, brightest room in the summer. Queen canopy bed, shower, and all that. Front corner room on the second floor. Gets the morning sun so you can get up and at ‘em early and get your money’s worth of Cape Cod vacation time. This is the best Cape Cod inn romantic room, as seven proposals were made here over the years. Animals are from Simmons Pond out back of the Inn. Frogs, toads, turtles, swans, and no mosquitos.

  • Maximum Capacity: 2
  • Bathroom Private Bath
  • Beds 1 Queen

Room 5 – Owls

Lots of hoots on the rear corner of the second floor. Queen brass bed, shower and great cross ventilation. One of the brightest and breeziest rooms overlooking the back yard and Simmons Pond.

  • Maximum Capacity: 2
  • Bathroom Private Bath
  • Beds 1 Queen

Room 6 – The Rabbit Hutch

This was the original master bedroom, large room with a king bed, and lots of floor space. The bed has a net canopy and a nice sitting area. Huge bath, cast iron tub and shower. Beatrix Potter feels right at home here along with Thumper and Peter. Over 100 some odd rabbits live here.

  • Maximum Capacity: 2
  • Bathroom Private Bath
  • Beds 1 King

Room 7 – Geese

Our country room is a nice, very bright barnyard. Runs across the back of the second floor overlooking the lawn. Exposure on three sides. You get more Cape Cod sun and breeze than anyone else. Huge bath, cast iron tub and shower. Cherry Shaker style four poster queen bed that is a mile off the floor.

  • Maximum Capacity: 2
  • Bathroom Private Bath
  • Beds 1 Queen

Room 8 – Hyannis Port

The room runs across the side on the second floor, and faces every direction with windows all over and a cathedral ceiling. It runs over the dining room and the breeze comes in the back windows and out the front. That’s why we call it Cape Cod air conditioning. Queen Windsor bed, new bath with tub and shower. Pictures and animals all from within a mile of the Inn. Off by itself at the top of the stairs and private.

  • Maximum Capacity: 2
  • Bathroom Private Bath
  • Beds 1 Queen

Room 9 – Fish Aquarium

This room is a great large bright room with cathedral ceiling. There is a new bathroom with tub and shower. This room can be adapted as either a king size bedroom, or one with two twin beds. There is also enough floor space left over that a couple of kid mattresses can fit in just fine. We also added a private deck on this room. It has a table and chairs and you take breakfast back and get a suntan while eating.

  • Maximum Capacity: 2
  • Bathroom Private Bath
  • Beds 1 King

Rm 10 Birds Butterflie

At the outside of the Servant Quarters, this is about our nicest, and certainly brightest, room. Cathedral ceiling, great old bathroom with a cast iron tub and shower. It also has twin French doors leading to a private deck. Heck, grab some of Bill’s breakfast and bring it back to your own table on the deck. King size bed, and a nice sitting area. Number one choice for folks with dogs.

  • Maximum Capacity: 2
  • Bathroom Private Bath
  • Beds 1 King

Rm 11 - Cape Cod Critters

Raccoons, foxes, seagulls and ducks are all over this huge room. The cathedral ceiling shows how the two parts of the barn were joined. This is the largest room we have. Used to be Bill’s, and he has always pampered himself. Historic queen canopy bed, and has a full size twin if you need it for a third person. Great sitting area, and a ‘door’ overlooking the lawns and Bill’s garages.

  • Maximum Capacity: 2
  • Bathroom Private Bath
  • Beds 1 Queen

Rm 12 - Two Bedroom Suite

The ‘adult’ half of the suite has a queen size bed. Like the entire second floor of the Barn, there is a high sloping cathedral ceiling. There are chairs, desk and lots of doggie things all over the place. There is actually a somewhat usable rocking horse in here. This suite is the ideal choice for families with older kids, or in-laws traveling with them. Two rooms at less cost than two separate rooms.

  • Maximum Capacity: 2
  • Bathroom Private Bath
  • Beds 1 Queen

Rm 14 - Innkeepers Room

The animal theme here is basically about 10-20 live cats. They live here at night. Bill lives here, but if the rest of the Inn is full, and if you whine enough, he might be willing to give it up for a night. He says he can always just sleep over at a bar, or have several Scotches, and sleep in his workshop. But you have to have a damn good reason to oust him. The cats will still hang around though.

  • Maximum Capacity: 2
  • Bathroom Private Bath
  • Beds 1 Queen

Great dog friendly bed and breakfast

4.4 on May 26, 2014

We enjoyed our stay at the Simmons Homestead Inn and will definitely return. It's one of the few dog friendly inns on the Cape. The rooms were cute and cozy, the breakfasts good and plentiful, and the staff very helpful. We stayed in the Dog Room, which was cute but small.

Innkeeper Response
I'm glad your whole gang had a great time. About half our guests have dogs and they seem more caring. Probably why they travel together. And the guest that don't have dogs like it when the others care about the pups and the pus care about the people. Nice combo. And yes, the dog room is our smallest, but that is why it is $20 a night less than other queens. But all the rooms are fun. And thanks to you for coming!

Best inn on Cape Cod for a great romantic get-a-way!

5 on May 01, 2014

Simmons Homestead Inn is simply the best place to stay on Cape Cod. The innkeeper is very accommodating and wonderful. The rooms are beautiful and our bed was extremely comfortable! The living room is gorgeous with a brilliant, working fireplace. The free breakfast is delicious and includes omelets, coffee cake and pancakes. Coffee and tea, fresh and hot, were always available in the dining room. Staying here in Hyannis Port for the last few days, and we don't want to leave. The weather has been perfect, so we managed to go bike riding and photo touring. Staying at an old captain’s house, the Simmons Homestead Inn, which has been updated and has add-ons? Like several sheds / barns that house classic sports cars, all red in color. Bill is the Innkeeper, an older gentleman, who cares for the cars and the guests here. In the morning, you can spot him early, making coffee and preparing the bountiful breakfast. One day it was pancakes filled with fresh berries, the next day he made us omelets with sausage and fruit. I liked the very large common area / living room with a nice fireplace and windows overlooking the lawn and pond out back. Bedrooms are spacious, and have been updated, as I could easily tell that the bathroom was an add-ton, and not part of the original home. I don’t know if it’s the salt-air, or the comfortable bed, but we slept well and long. It was nice to sleep late, and not have to do anything I didn’t want to do on this mini-vacation on the coast. Cape Cod is really beautiful at this time of year, and we managed to capture some nice pictures (that’s me in front of one of the innkeeper’s many red sports cars). We whole-heartily recommend the Simmons Homestead as your inn to stay while on Cape Cod. We made the right choice, as you will too! It doesn’t get any better as a romantic get-a-way, or a family vacation spot, as the near-by beaches are perfect for walking. Room Tip: Corner rooms are spacious, and have quick access to the yard.

Innkeeper Response
Wow! and THANKS. Really sounds like the kinda place I would like to go :-)

Whimsy with red highlights

4.0 on January 27, 2014

Looking for a place to stay with a bit of whimsy that doesn't take itself too seriously but still cares for you and your getaway needs? What a great "base of operation" - Bill is a great tour guide and April knows all the places where locals hang. There is something for everyone: an historic sea captain's house, dogs welcome, many cats around (but not in the inn), lots of color, and a barn full of 50+ shiny red post-1950s cars. What's not to love?

Friendly and helpful- a home away from home

3.8 on January 27, 2014

The inn is a large comfortable, relaxing old farmhouse. Bill was very helpful upon our arrival, suggesting activities and locations to bring our dog and where to go for dinner. The inn is decorated with a wide variety of interesting collectables, and every room has its own unique theme and were clean and stocked with plenty of towels and blankets. Our dog was welcome and it was offered to us to leave him in the room or take him-'whatever we would normally do at home'. Thank you!

Great Pet Friendly B&B

5 on November 05, 2013

We travel with our golden retriever whenever we can so we were thrilled to find this wonderful B&B on the Cape. Bill and his staff are so friendly and accommodating. The rooms are clean and comfortable. The grounds are a great place to relax and play with your dog. Beautiful grassy lawns to explore, hammocks, sitting porches. Bill fixed us a great breakfast of an omelet, sausage, fresh fruit and some nice bread. He has an amazing car collection on the property called Toad Hall that was a nice surprise as well. Bill & his staff are genuinely interested in you and your comfort & experience. They are a wealth of knowledge. We will definitely be back.
