    Welcome to A Cape Cod Ocean Manor. Your hosts Ashley, and Martin Battle welcome you. Having sold the Sea Breeze Inn which we had owned and operated since 1986 We opened A Cape Cod Ocean Manor in March of 2002 with an idea of a special place for couples. When we originally walked into the Inn and saw the views of the marsh and Nantucket Sound we were taken back by its beauty and peacefulness. Walking into each room we noticed that each had a view of the marsh or water or both.

      1. Cape Cod Ocean Manor is reached from New York, New Jersey, Connecticut and Rhode Island via I-95 (CAUTION: stay to the right after EXIT 46 and EXIT 75 in CT) to 195 in Providence - EXIT 20. 2. Follow Route 195 to EXIT 22A, Route 25 (There is a sign for Cape Cod). Take 25 East 9 miles to the Bourne Bridge. 3. Go over Bourne Bridge to Rotary - go 3/4 of the way around Rotary to the last Exit on the Rotary 4. Follow this road about 3 miles to first traffic light

      1. Take Route 3 South to the Sagamore Bridge. 2. Go over Sagamore bridge and you are on Route 6. 3.. Take Route 6 to EXIT 6, which is the Hyannis exit go to the right, Route 132 South. 4. Take Route 132 South 2.8 miles to the Airport Rotary - take second Exit off Rotary which is just under half way around. 5. This is Barnstable Road - go straight through two traffic lights - at the 3rd traffic light stay left but go straight. 6. At the 4th traffic light stay to the right and go straight - you are now on Ocean Street. 7. Ocean Manor is 1 Mile on Right: 543 Ocean Street.

    My husband and I spent a delightful weekend at the Cape Cod Ocean Manor. The inn is in a great location and was very clean. The deck overlooking the salt water marsh was so relaxing. The inn is centrally located and is a great value. Although a full breakfast is not served until June, the refrigerator in our room contained milk, the coffee pot was filled, and fresh fruit was provided. Our room was very clean which is very important to us. We certainly will stay here again.

    Stayed for 4 nights in July 2010. Travelled from the UK. Martin and Ashley and the staff made us feel very welcome and could not do enough for us. Our room did not have a sea view but this not bother us as the ocean is literally across the road and all the guests have access to a lovely deck which overlooks a marsh area full of birds and other wildlife. The room was spotless and the breakfast, simple but adequate. Would recommend to anyone for a delightful good value place to stay.

    just wanted to let everyone know what a great experience we had at the ocean view inn. we were just traveling for the day to visit the melody tent one eve and wanted a place to stay for the day so we could enjoy the cape and then go to th inn and change for the show martin was an exceptional host. he called us the morning of our trip and said he could get us a room for the day. he was the most gracious host, he made us feel like family. i would reccomend his inn to anyone. we hope to visit him for a regular stay very shortly. sincerely, the collins from swansea, mass.
