The beauty of the outdoors meets the comfort of the indoors in the 16' by 25' space with windows all across the front, large skylights in the cathedral ceiling, and French doors to a private balcony in the trees. The entrance is separate from the main house. There is a queen-size bed; full bookshelves, several chairs and sofas invite work or lounging. The quiet house and historic conservation neighborhood are a few minutes' walk from restaurants, shops, transportation, Harvard Square. For breakfast, we usually place a basket of baked goods and fresh fruit outside the room each morning. The fridge in the room is stocked with milk, juice, butter, and jam. We replenish as needed. A shelf is stocked with coffee and tea. If guests would prefer something different, we welcome requests and try to accommodate all tastes.

Located in Cambridge in the historical district, just two blocks from Harvard Yard, our 1897 colonial revival house, designed by architect George Fogerty, is noted for its "simplicity of design and crispness of detail." We have preserved many of its original details. We are just a short "T" ride across the river to Boston. Our rooms are for double or single occupancy with king, queen or twin beds. The tax-free price includes parking, breakfast, afternoon tea and sherry. We have antiques, lace curtains, down pillows, fresh flowers in the room. Breakfast includes homemade bread, homemade jams, and fresh fruit and we make crepes, Belgian waffles or blueberry pancakes for breakfast. The rooms are air-conditioned, have cable TV, voice mail, overstuffed chairs, and antique writing desks. They are shared bath with a dressing gown and a basket for your toiletries, with no smoking on the premises. The rooms are on the third floor and they are light and airy. There is a back porch surrounded with trees. The common room has a small library of history, poetry, and tourist literature, a book of menus, and my grandmother's rocking chairs. If you wish to swim or use the weight room across the street, remember to bring your suit. We donate 5% of our profits to the Cambridge Action Fund, a nonprofit that helps the Cambridge homeless.

Josephine's is a unique B&B experience. The proprietor Ann Marie drew her inspiration from her experiences as a child spending summers with her grandmother Josephine. Ann Marie has captured some of the magic and simplicity of those early years when you could enjoy summers swimming, eating and strolling outdoors with family and friends. The town of Hull, Massachusetts afforded the perfect setting for this inspiration. The rooms are named after Ann Marie's mother and sisters and decorated in "Beach Vintage." Guests should plan to take advantage of the B&B's proximity to Boston as well as the quaint towns of the South Shore.

A Bunker Hill Bed and Breakfast is in a private Victorian home built in 1885, rennovated to the 21st century, and furnished in antiques. The Linden Tree Inn consists of the main house and the carriage house. The main house was built in 1870 and features 12 antique decorated guests rooms with private bath. The inn offers a spacious sun room, dining room and living room for guests to mingle and relax. The morning brings Tobey's delicious home baked breakfast. The Carriage House offers spacious efficiency rooms which have private bath, efficiency kitchen, cable TV, AC, and a rear deck overlooking the gardens. The inn is located just 800 feet from the beach, shops, galleries, and great restaurants. We are also conveniently located near the train station which is a short ride to Salem and Boston. The Herbert Carruth House was built around 1877 in one of the first of the garden suburbs of Boston. It is a landmark historic property in the Ashmont section of Dorchester and overlooks one of the loveliest residential streets in Boston. Our property was built in the Second Empire style and is featured in three books on local history. Our transit system, called the MBTA or "T", is an economical alternative to negotiating downtown traffic. The Carruth House is a very convenient 10 minute walk to the Red Line's Ashmont T Station. Downtown Boston is a 15 - 20 minute ride from Ashmont, Harvard Square is 25 minutes, and the fare is US$2 each way. We have limited off-street parking offered first to the party booking the Ashmont Suite and unlimited on-street parking immediately adjacent to the property. We are in the process of restoring Carruth House and continue to add to the amenities in and decoration of our cozy and comfortable guest rooms. The oak panelled Great Room with huge fireplace and regulation-size pool table is is a wonderful addition to our facilities and provides an Event Space for 20 - 30 people. Catering can be arranged.
