This is a very large 3 store mansion located 50 feet from the cable car. During our stay, we parked our car in the free but parking area and used the cable car for our entire stay. The B& B was very quiet. Did not know anyone else was there until breakfast. No street noise. Very safe, and convenient area. Joe knows the best excursions and restaurants. The continental breakfast was well stocked with excellent choices. There was always cake there. The cake was to die for. We found out on the last day that Joe makes the cakes. Joe is very personable and accommodating. I would most definitely return there.

Years before Katrina, we found Avenue Inn as our favorite bed and breakfast of New Orleans. Whenever we visit the city, Avenue Inn is the only home which we will stay. Bebe and Joe are the most gracious hosts, personal, making you feel like you are at home. It is so convenient to a restaurant, coffee shop, and trolley to the French Quarter. The breakfast that is provided will motivate you to enjoy the features of N.O. Avenue Inn stay is a must. Jim P.

My wife and I stayed for an extra-long weekend at the Avenue Inn recently for our 30th Wedding Anniversary. The stay was absolutely fantastic! Joe was very welcoming on our arrival. He gave us lots of great information that made our visit to New Orleans so much more special. It really felt like we were staying with family or friends. We took advantage of the ample and safe free parking and used the streetcar that runs right outside the door for our daily, and evening, outings. The abundant and wonderfully fresh continental breakfast was perfect and allowed us a chance to eat even though we had a packed schedule every day. The quick snacks available during the day were spot on! We had a very nice room on the third floor. Of course the walk up to the third floor was a bit of a hike, but not a problem. The entire staff was very nice and we are already trying to figure out when we can return.

Avenue was recommended by a family member, and I am so thankful we decided to stay there instead of one of the countless other B&Bs in New Orleans! The room was HUGE and beautifully furnished. Upon check-in, Joe provided us freshly baked chocolate chip cookies and gave us a tour of the house. Joe was super nice, and answered every question we had, as this was our first trip to NOLA. I loved it's central location and the ability to hop right on the street car outside. We will definitely be back and will highly recommend Avenue to all of our friends!

My daughter and I stayed here for 2 nights, Lovely mansion, warm greeting. Made to feel right at home. Streetcar stop out front so very convient for seeing the sights. Host and staff very friendly and helpful. btw Joe, I like your humor..keep it up. Rooms are large, comfortable and clean. In the Garden district so great for shopping, sightseeing and food!

Me and my friend were in New Orleans for the National Association of Realtors convention. Joe and Bebe made sure we were comfortable and had everything we needed to have an enjoyable and successful convention. Transportation was a breeze and there is a great place right down the block with awesome pomegranate mojitos! The house is gorgeous and clean and the beds slept very well. I will definitely make another trip to The Avenue Inn Bed & Breakfast!

This was an absolutely ideal location and Joe and Bebe make it feel like home. It is so very comfortable and peaceful and just a short street car ride to most of the places we wished to visit. We ate breakfast each morning on the front porch and enjoyed the wonderful atmosphere of St. Charles Ave. Joe was a great host and gave us first rate advice on the tourist scenes and restaurants and how to best enjoy the WWII Museum. I recommend the Avenue Inn Bed and Breakfast to anyone wishing to see and experience New Orleans.

The Avenue Inn Bed and Breakfast is not only charming but in a wonderful location. The trolley is directly across the street making it very convenient for those going to the French Quarter. The hosts Joe and Bebe and their lovely housekeeper could not be more knowledgeable and accommodating. The room was lovely and quiet and the front porch was a wonderful place to have coffee in the morning as well as a place to unwind after a hectic day. The complimentary breakfast was more that adequate with a variety of breads, pastries, cereal, coffee, tea etc. We look forward to returning in the future.

Thoroughly enjoyed our stay. Room was spacious and bed was very comfortable. Very quite and serene surroundings and especially enjoyed sitting outside enjoying a delicious continental breakfast. Joe, our host, was very helpful in directing us to great restaurants and even locating a church within walking distance. This is a wonderful place located in the Garden District. Great value!

We stood at the Avenue Inn Bed and Breakfast for our anniversary. The owners, Bebe and Joe, helped make our visit to the city all that we hoped it would be. Located in the quieter Garden District, the home is gorgeous. Beautifully furnished, comfortable and super clean - I felt as at ease as if staying with family or close friends. Bebe and Joe are awesome hosts! Their knowledge of New Orleans is unparalleled. They can answer questions, make recommendations and arrangements, or just chat with you about all that the city has to offer, both the typical and the offbeat. There is plenty to do and see within walking distance of the inn. With a streetcar stop right in front of the house, you can get anywhere else in the city with ease - it's just a short ride to the French Quarter, museums, and shopping. Transit passes cost only $3/day, are purchased on the streetcar, and are good for all streetcars and buses. It gets no more convenient than that! The neighborhood is quiet and safe. We slept peacefully each night in our air-conditioned room (individual thermostats!) with no noise intruding from outside. Evening walks are beautiful and relaxing, allowing you to see the fine architecture in the area. Or, you can sit on the front porch or patio and just watch the world go by. Breakfast each morning on the patio is a great way to start the day. The coffee is great and always fresh. The pastries are the best I've had, this side of Paris. Words cannot describe them. New Orleans food is amazing! Everywhere we ate was fantastic and there are great places to dine right near the inn. We drove to New Orleans and there is private, off-street parking behind the house. No worries about where to put your car or whether it will be secure. The complementary bottled water and snacks were also most appreciated at the end of a long day. Thank you, Bebe and Joe, for sharing your home with us! We look forward to our next trip to New Orleans and certainly know where we'll be staying!

As international students we needed a central B&B in New Orleans for the first few nights. The Avenue Inn Bed and Breakfast is very clean, has good AC (important in the hot summer months) and the breakfast is really tasty. The point I liked the most was the kindness and helpfullness of the 2 owners. Whatever you need, they will fix it! I can just recommend the Avenue Inn Bed and Breakfast, it is the best choice in New Orleans - even the StreetCat stops in front of the house, so you can get to important places quite easily.

Absolutely amazing!!! Everything and so much more than expected! The Inn and property were very charming and inviting. My wife and I stayed in room one, which opens to the beautiful front porch. The room was elegant and impressive, yet very comfortable! We had everything we needed to make for a wonderful stay. It was like a home away from home…but better! We actually had our wedding ceremony there. The innkeepers (Joe and BB) were exceptional and always made sure we had all that we needed. They even made recommendations of restaurants and local attractions that made for a much more pleasurable stay. Each day, our free breakfast consisted of an assortment of the best local bagels, pastries, breads, coffee cakes, fruits, homemade jams and jellies, fresh juice and coffee, and many other things. Nedra, the housekeeper, was delightful to converse with in the morning. She made sure we always had what we needed at breakfast and that our room was clean and stocked with anything we needed. There was always a huge selection of snacks and such available to us at anytime for no cost. After touring the entire area, we learned that this was the ideal location to stay in New Orleans. It is very clean, safe, and in walking distance to many wonderful restaurants and shoppes. There is also a street car stop directly across from the Inn, which makes for easy transportation to more distant destinations of the city. Don't worry about noise or distractions from within your room though. It is extremely quiet and private. Overall, it was a great experience! Whether we decide to have a renewal of vows, or simply escape for the weekend, we hope to stay at the Avenue Inn Bed and Breakfast when we return to New Orleans! -Jonathan and Bianca Hannah

There is nothing like Avenue Inn Bed and Breakfast, just like there is nothing like New Orleans. For our family, we can't do one without the other. Our most recent visit during JazzFest in early May reminded us why we don't even bother looking for another place to stay. Where else can you have a charming room, on an historic street, with guests who are strangers who within the friendly atmosphere start talking like longtime friends. Proprietors like Bibi and Joe make sure every need is taken care of and have an answer to any question. We've been coming to New Orleans since 2006 when our youngest first attended Tulane -- he never left New Orleans. How lucky are we that Avenue Inn Bed and Breakfast has become our home-away-from-home when we visit. If there ever was a 5-star inn, Avenue Inn Bed and Breakfast is it.

i have been to new orleans over 20 times (sometimes for work, sometimes for pleasure, sometimes related to our daughter at tulane) and have stayed in a variety of places, mostly uptown. when we recently came to town to visit our daughter, i wanted to try a new place, so we chose the Avenue Inn Bed and Breakfast, and we're glad we did. the host and hostess, joe and bebe, are charming and welcoming, and the room and the house overall were lovely. we particularly enjoyed having breakfast out on the patio and meeting the other guests. we like to mingle wherever we go, and the Avenue Inn Bed and Breakfast was a great place for that. we also like the "quiet hour" policy. i don't think i've been to any other lodgings in new orleans where we were not disturbed at least once a night by loud partiers. here it was very calm and quiet. parking was never an issue for us. joe has parkig out back, but i always found a place in front of the inn righ on st-charles. the location is very convenient to tulane, the garden district, audubon park, and the quarter. the st-charles streetcar line runs right in front of the house, but you can also walk to restaurants like commander's palace, superior seafood, upperline (our favorite). also, the new orleans seafood and hamburger company is right next-door to the hotel. the breakfast was appetizing and varied. the housekeepers are efficient and friendly and low-profile. i would also like to add that joe and bebe accommodated our request for a cot, so our daughter could spend one night with us, without a hitch. we look forward to more return visits to the Avenue Inn Bed and Breakfast.

Avenue Inn Bed & Breakfast is the perfect place to stay in New Orleans. Quite, cozy, convenient, clean, comfortable in a lovely neighborhood that's steeped in history. Joe, Bebe, and Nedra are all very knowledgeable about the city and had many recommendations for restaurants and tours. We could tell that Joe put a lot of thought into the things he told us about the place including but not limited to the room and front door keys, how to get in and out successfully, breakfast time and that you are encouraged to enjoy it in the garden. Right out the front door availability of taxi's, trolley, bus line and Joe knows the cost to ride all of these. Public transportation is a real plus for this location because we were able to get to The French Quarter, Loyola University, the riverfront and Canal Street lines all at the curb (Joe gave us a handy map to keep). Even the drug stores are a short few blocks away for purchase of all those things you can't take on the plane anymore. We highly recommend this beautiful home as the best place to sleep in New Orleans.

If you are hoping to find a conveniently located place to relax in the Big Easy, Avenue Inn Bed and Breakfast fits the bill. Joe and Bebe are gracious hosts and the house is stunning! The beignets next door are some of the best in town. The streetcar stops directly across the street. And, Joe is always willing to provide valuable insight when deciding what to do or where to eat. I stole the title of my review from the website. After staying at the Avenue Inn Bed and Breakfast, I discovered the feel of what it might be like living in New Orleans. Not just visiting. My husband and I fell in love with the Inn and New Orleans. Its a beautifully restored historical home. You feel at home and welcomed by Joe, the owner and staff. The Inn is in the beautiful Garden District. Trolley car is right out front. We parked in the front of the Inn every day. They have their own parking in the rear. At no cost which is a bargain in New Orleans because parking anywhere is expensive. Hotels in New Orleans can sometimes charge $25 and up to park in their hotel. The rooms are filled with beautiful antiques, quiet and friendly mornings with other guests which I looked forward to. We would have breakfast and share what we did the day before, where we were going that day, share where we lived, etc. Joe always had suggestions of where to go or eat. Take advantage of his experience of the area. All excellent suggestions. Can't wait to return!

Five star experience at this lovely bed and breakfast in New Orleans. Wanted a special place to stay for our 45th anniversary and feel that we made a great choice. Our elegantly decorated room had a king bed, fireplace, dining area and private bath. It was nice to just park our car and ride the bus and trolley to the French Quarter. The bus stopped just across the street and we found it easy to get around. We would definitely stay again. Thank You Joe & Bebe

We stayed during Mardi Gras and watched some of the parades from the rockers on the front porch. Despite the noise outside our room in the front of the house was very quiet. The innkeepers, Joe and Bebe know how to add that personal touch which makes you feel right at home. We can't wait to go back.
Mardi Gras is the bomb! It should be on everyone's bucket list. And the bonus is that you can still get a good night's sleep after the parades pass the mansion.

Joe and Bebe are truly great people to stay with. The house is in a great location. There are great restaurants nearby. There is abundant parking. The rooms are very comfortable and quiet. They run a great place to stay and they do whatever they can to help you. This was a business and pleasure trip. They helped with both. We got reservations to the most popular restaurants. I could not get reservations at the Commanders Palace. One call from Joe and we got in immediately! They told us of the "must see" places and "must do" things. I even got good counsel on the business conditions and where New Orleans is going. Why would I stay anywhere else? We will be back! Mark and Jean

Since this was our first visit to New Orleans, my husband and I really appreciated the information and suggestions that Joe and Bebe shared with us to make the most of our five days in New Orleans. The innkeepers readily offered to make reservations for us for tours or dining out. The Avenue Inn Bed and Breakfast is on the streetcar line, but also has off-street parking available for those who need it. The rooms are spacious, very clean and comfortable, and we enjoyed sitting on the rockers on the porch and the front courtyard, to soak in the warm air and sunshine. The continental breakfast was plentiful, and the snacks available throughout the day are an added bonus. We hope you enjoy your stay at Avenue Inn Bed and Breakfast as much as we did!

Joe and Bebe were very helpful and their B&B is beautiful! We enjoyed the breakfasts and the coffee. Avenue Inn is quiet and downtown is easily accessible by the trolly. My husband is 6'4" and Joe and Bebe gave us a room to accommodate his height that was an upgrade to what we originally booked! We would stay again!

We visit New Orleans 5-6 times per year to visit our daughter, and we have stayed in a number of bed & breakfasts in Garden District/Uptown area. This was our first stay with Joe & Bebe at the Avenue Inn, and we thoroughly enjoyed our stay. Their home is wonderfully restored and maintained. Excellent service--Joe's many years in the hospitality business is apparent. We plan to visit again soon.

We chose the Avenue Inn based on its location and past reviews. What a great decision! We couldn't have done better! It was a great location, away from the noise of the French Quarter, yet right on the streetcar line for easy access to everything. Our room was beautiful, with 12 foot ceilings and filled with period furniture. Despite being right on the streetcar line, our room was very quiet. The continental breakfast was quite extensive and there were always snacks available. The large front porch and courtyard area exuded southern charm. Our hosts Joe and Bebe were always there if we needed anything, but unobtrusive so that we felt "at home". We are already planning another trip and will definitely stay at Avenue Inn.

I had a wonderful stay in this beautiful B&B!!! Joe, the owner, is an attentive person - and so is his wife - and does everything he can to make you feel at home! The house is a show place itself and the location of the B&B is great with a streetcar stop right acorss the street - in 10/15 minutes you can reach the famous French Quarter. Loved everything about it!!! And Joe gave us wonderful tips!!! I'd definitely come back!!!

This was a wonderful experience. We stayed here Sept. 9-11 2013. Joe and Bebe are the proprietors and live on site. They made our stay a memorable and enjoyable one. It turned out that Joe graduated from the same high school as my husband. The Inn is charming and very clean. Comfortable bed and the breakfast was just enough. Near several good restaurants within walking distance. The trolley is just across the street and very convenient to downtown. I highly recommend this Inn. Will stay there again!

My daughter wanted to visit Tulane so I looked up places to stay and saw how many great reviewed the Avenue Inn B&B received. Well, we are happy we stayed! Inn keepers Joe and Bebe are wonderful and a wealth of information. The Inn is conveniently located just minutes to the French Quarter and minutes to Tulane area - right on the street car line. The home is fantastic, clean and everything that we hoped it would be. It is very easy to find in a great neighborhood that is close to everything. The Street car stops in front of the home. it is also a short and inexpensive taxi ride to the French Quarter. Joe is a good host (we only met Bebe when we checked in). The gift shop is just that: water, fruit, cereal, etc all at no charge (a gift from Joe). we highly reccomend this B&B. We were extremely pleased and know that you will be also.

Just returned from a long weekend in New Orleans. One of the highlights was the Avenue Inn B and B. Joe and Bebe are great hosts and there home is very quiet and comfortable. The location is also excellent, facing St. Charles Ave., next to a street car stop and in close proximity to several very good restaurants Also has off street parking and priced very reasonably.

We parked our car when we arrived (free parking) and never used it again until it was time to leave. The Avenue Inn was our gracious home away from home in New Orleans. Joe, Bebe, and Nedra made us feel right at home. A relaxing cup of coffee on the big front porch in the morning as we watched the street cars go by and prepared for another great day in the Big Easy! Joe had warm cookies ready for us upon our arrival and explained everything we'd need to know about living in the beautiful 11,000 sq. ft. Queen Ann mansion. Nedra (the breakfast angle) greeted us warmly each morning and had everything just perfect for a wonderful breakfast. Thank you all for a wonderful stay!

We stayed in the beautiful Avenue Inn Bed and Breakfast and felt as if we stepped back to a romantic era 100 years ago. The room was stunning with high ceilings, antique furnishings, and a bed that was like sleeping on a cloud. The bathroom was modern, spacious and clean. What a perfect location, just a few miles from the French Quarter! We parked our car and didn't get in it again until leaving as the Saint Charles Streetcar has a stop directly in front of the Avenue Inn. The innkeepers Joe and Bebee were a wealth of information and always helpful. I will stay in the Avenue Inn Bed and Breakfast again the next time I visit New Orleans!

The Avenue Inn was the most beautiful bed and breakfast I have ever been to. Bebe and Joe greeted us when we arrived and were friendly and kind to us throughout our stay. When visiting New Orleans the location cannot be beat. We highly recommend the Avenue Inn for your next visit to the city.

I lived in New Orleans many years ago and always prefer staying uptown instead of the French Quarter. In the past we've stayed at a B&B about 10 blocks for the Avenue Inn, but their rates were so I high this trip, I looked around and found the Avenue B&B. It will definitely be our new place to stay in NO. The rooms were nicer, larger and better maintained and price was about 30% lower. Joe and Bebe couldn't have been nicer and more accommodating. The room we stayed in had it's own entrance and while there was ample parking behind the B&B, there was also plenty of street parking right in front. The B&B is centrally located so you can get uptown or to the French Quarter very easily. I highly recommend the Avenue B&B.

The Avenue Inn was such a breath of fresh air from all the noisy somewhat rundown hotels we've stayed in in The Quarter. Plus it's right on St. Charles so hopping on the street car was an easy way to get to Bourbon St. Bebe and Joe were wonderful hosts who made us feel welcome right from the start. Our room was so charming with high ceilings and a four poster very comfy bed. I will definitely return to the Avenue Inn. I may never do a hotel in New Orleans again!

This B&B is in an old mansion. Our 3rd floor room was clean, had two comfortable places to sit, and a very comfortable bed. It was cool, restful, and quiet (the street cars were muted with the A/C and fan). We loved waking up to breakfast which was excellent home made pastries. It was not a full breakfast but there was plenty for us to eat. The street car was easily accessible. A good restaurant was within walking distance. Joe, and his wife, checked with us to see if we were comfortable or needed help. We had a wonderful vacation in New Orleans and the Avenue B&B was a major factor.

Our daughter lives in NOLA, we have visited many times staying in hotels. This was my first trip to stay in the B & B and I would like to take my husband back on our next visit! I absolutely loved staying at the Avenue Inn Bed and Breakfast while in New Orleans for my son’s graduation from Tulane University. The room was beautiful, spotless, and elegant. My room was also equipped a wonderful ac and sprinkler system, as well as finishing touches like complimentary cotton robes and a handmade quilt on the bed.. The owners, Joe and his lovely wife BB were very welcoming and accommodating (offering dining suggestions as well as entertainment excursions and help with transportation). I loved Nedra’s coffee and continental breakfast on the porch overlooking St. Charles in comfy rocking chairs. All in all, if you are looking for a true New Orleans experience, I highly recommend this terrific Bed and Breakfast, The Avenue Inn!

I am not sure how anyone could rate less than a 5! Streetcar is out front door. Magazine street for shopping is about 4 blocks away. Neighborhood is wonderful with a lot of people working on houses. Wanted to just walk around and see everything. Two terrific restaurants--one next door and one two blocks away are great. We ate at the one two blocks away 3 times in a week. Joe and Bebe are wonderful hosts. They can tell you about the house, the neighborhood, where to eat, what to see. They really helped us make our trip special when it came to sightseeing and shopping and eating. House is wonderful and sitting on porch in the morning with coffee, paper, roll was very nice. We had wonderful weather and a wonderful time. House is quiet and beds are fantastic.

First timer B&B and this defines what one should be. Visiting Tulane University with my senior HS son and even he said we should stay here again. Perfectly located on the streetcare line 1/2 way between the French Quarter and Tulane. Classic, turn of the century mansion with individual room temperature controls and private bathrooms. Lovely inkeepers Bebe and Joe that displayed their old family photos from the turn of the century to go along with the period of the house. They made us feel like part of the family. Joe is a wealth of knowledge regarding the history of the house and surrounding area. A wonderful experience and a wonderful place to stay.

My husband and I got away for our much belated honeymoon (4 years) and anniversary. We had never been to New Orleans and couldn't have asked for a better location, B&B or hosts! Bebe and Joe were so informative and helpful with figuring out restaurants and places to go. Our room was really clean and comfortable and the breakfast even though it was a continental was more than expected and always delicious and fresh. Thanks for having us Bebe and Joe!

I was in New Orleans with my family for a wedding. We stayed with Joe and Bebe at the Avenue Inn because we wanted a spot that was away from the Quarter, a place that would be quiet at night. We were not disappointed. The next time I come to NOLA, I will stay here again! The Inn was a peaceful respite after a day (or night!) of being out and about. Joe and Bebe are gracious hosts, with a wealth of information about restaurants, tours, sightseeing, etc. We didn’t have time for any of that because of the wedding, but we’ll definitely be returning so we can take advantage of all that New Orleans has to offer. The Inn was clean, comfortable, and charming.

My husband and I recently stayed in New Orleans for three nights at the Avenue Inn Bed and Breakfast. Once we decided on New Orleans as our travel destination, I Googled Bed and Breakfasts in the area and found that the Avenue Inn had very high ratings and these positive reviews did not disappoint! Prior to our vacation, the Innkeepers, Joe and Bebe, sent us numerous emails including restaurant recommendations and suggestions for activities during our brief stay, and the information they provided was tremendously helpful. We booked the Jazzy Honeymoon Package (plus a plantation tour) and crammed these tours into just three days and also ate lunch and dinner at some amazing restaurants, and for our meals we relied very heavily on their recommendations. The Inn itself is some 150 years old and had a lot of charm and character. Breakfast was served each morning in the home's dining room and the spread was more than enough to get the day started on the right foot. In addition, it was fun to dine with other guests to share ideas for activities and new restaurants. Our room, the Mardi Gras Room, was just off the porch and maintained the same antique quality seen in the dining and living areas of the home. And the Inn is conveniently located just steps from the streetcar, which was our primary mode of transportation while in town. Based on reading reviews prior to booking our trip, the Avenue Inn was exactly what we expected. Our only two suggestions for improvement would be the spotty wi-fi service from the room and the short window of time for consistent hot water during back-to-back showers each morning. Otherwise, the Inn could not have been better!

Avenue Inn provides the perfect retreat in The Big Easy. It is convenient to Tulane, outstanding dining, shopping on Magazine Street, and is ideal for Mardi Gras parade and Rock & Roll Marathon viewing. The rooms are well appointed and comfortable, bathrooms fully modernized and what you'd expect of a excellent hotel, and breakfast is filled with options sure to please guests of all ages. The owners are attentive and professional and work to ensure that guests' needs are met and that they'll return to New Orleans and Avenue Inn B&B.

My husband and I frequently visit New Orleans as much as 3 to 4 times a year . After doing this for over 10 years , we needed something new and different to us. That is definitely what we got! It is a great place for couples. It almost felt as though we had never visited NOLA before. With the innkeepers ,husband and wife; Joe and BeBe, knowledge of different resturaunts and off the grid eats and sites , we saw a whole new side of NOLA. They even handled our tours and gave great advice. It was definitely one of our best get always.

This is a beautiful home nestled in a lovely and convenient location. Joe, who happens to have considerable experience in the hotel business, made it even more interesting by sharing much of the history of the home. This is a wonderful, old historic home and the innkeepers, Joe and Bebe, could not have been nicer or mor helpful. They always had some great suggestions on where to eat lunch or dinner, who to talk ask for at the restaurants, where to sightsee and how to get there. The trolley runs right in front of the house and after a pleasant breakfast and wonderful coffee you can get to the French Quarter in about 15 minutes. This is going to be our home base everytime we are in New Orleans from now on.

We stayed at Avenue Inn for two nights. This was our first trip to NO and we found the innkeeper to be very helpful in planning what we should do and what we could skip this first trip. He also gave great recommendations for where to try local cuisine. The B&B is right on St. Charles Avenue in the Garden District which was the perfect location! We would definitely stay here again!

Located in the heart of the Garden District, Avenue B&B is a terrific location for couples looking for quiet and old world charm comfortably located 15 minutes from the revelry of the French Quarter. Owners are thoughtful, considerate, and highly knowledgeable of the area’s history and places to see. Make sure you check out the World War II Museum. Surprisingly, it was the highlight of our trip. Similar to another reviewer, I spent several days in the French Quarter for a business conference. Excellent hotel but we wanted something a bit more intimate to celebrate our honeymoon. The Avenue Inn was exactly what we were looking for and far exceeded our expectations! Joe and Bebe made us feel immediately at home greeting us with warm cookies and taking the time to show us around. We had the queen suite on the top floor which is a "period room" redone and styled to its original glory and so cozy and comfortable we never wanted to leave. Joe was very helpful each day with our questions and making reservations for us and his quiet friendly manner made us feel welcome throughout our visit. Would we come back? In a heartbeat! We loved the Inn and being right on the streetcar line, it was easy to explore areas in all directions and we fell in love with New Orleans and looking forward to seeing Joe and Bebe again in the near future.

Prior to arriving at Avenue Inn Bed & Breakfast, My wife and I had stayed for several days at an upscale corporate hotel in the French Quarter in order for me to attend a work conference. Although the accommodations in the French Quarter were adequate, if I could re-plan my trip, I would have stayed every night at Avenue Inn. Upon our arrival, my wife and I were blown away by the Innkeepers’ hospitality. Joe and Bebe each took the time to ensure that we maximized our visit (our first) to New Orleans. They provided suggestions and their candid perspectives on restaurants, tours, walks, etc. Even though we had been in town for several days prior, I feel like our stay truly started once we arrived at Avenue Inn. On top of the hospitality and expertise of Joe and Bebe, the accommodations were wonderful. The food was delicious; the rooms were beautifully decorated, comfortable, and quiet (I slept more soundly than I can recall in any hotel); and the sitting porch provided a peaceful place for us to enjoy breakfast each morning of our stay. We will definitely stay at Avenue Inn again if and when we return to New Orleans. Additionally, anyone who mentions the city to me will have to hear about the remarkable time I had at the Inn, suggesting that all of their future stays should take place there. My husband and I were lucky enough to stay with Joe and Bebe for two nights this week. I had only been to small-town B&Bs prior to this, and did not get near as great of a reception or personal attention as the innkeepers at Avenue Inn! Upon arrival, you are treated to a warm chocolate chip cookie (if you arrive when you tell them you'll be there), and then either Joe or Bebe takes the time to explain the inn, give you maps and recommendations of what to see in the city (if you want it), demonstrate the security system, show you your room, and answer any questions you may have. Breakfasts are Continental and plentiful, and a perfect way to start the day. There are always snacks and bottled water on-hand in the dining room in case you get hungry during the day, or in the middle of the night! The Rabhans are quick to suggest great dining options, whether nearby or in any other part of town - and they are spot-on! If they happen to be around as you go to or from your room, they are sure to see how you're doing and make sure you are comfortable and happy. We especially loved that the streetcar is available directly outside the inn! Travel around the city can't get much more convenient that that! As for specifics, the beds are quite comfy, the inn is amazingly quiet, and their home is beautiful! They were the first to offer a new brand of shampoo/conditioner in biodegradeable bottles, which is really neat today's times of eco-responsibility. If you are thinking about visiting NOLA, do not hesitate to stay with Joe and Bebe - you will have a wonderful stay with some great, attentive innkeepers!

This was the last vacation my hubby and I get for a while because we are expecting a new little one in a few months... and we are so glad we chose to go to NOLA and stay at Avenue Inn! This was our first experience with a B&B (we usually stay in resorts), and we were pleasantly surprised by the comfort and convenience of the place. Joe and Bebe were great, and every recommendation they made was golden (listen to their advice!). Joe has a dry quirky sense of humor, and Bebe is a good example of the classic hostess. We enjoyed their casually friendly attitudes. The room we stayed in was adorable, and we were again pleasantly surprised by how comfortable the bed was. We are kind of picky about mattresses, but we just melted away on this bed every night. The location was perfect-- Right on the Streetcar line (which we could barely hear from our street-side room) that took us just about anywhere we wanted to go. Plus there were many wonderful dining options close by (including beignets just steps away!). This was one of the best vacations we've ever had, and hope we get to do it again soon.

When you think of travel you generally don’t think of home but at the Avenue B&B Joe and Bebe will change your view of travel. Set in an old mansion style home you will be treated to true southern hospitality. Joe meets you at the front door, checks you in and gives you a quick rundown of the rules of the home. Rules are a poor choice of words but unless your 18 and there for Mardi Gras and parting 24/7 you will find his “library hours” to be about mutual respect of everyone staying in the B&B and nothing more. Joe will provide you as much or as little information as you need. My wife and I were celebrating our 20th wedding anniversary and were thrilled with our experience. Joe’s recommendations of restaurants and tours surpassed all our expectations. There is a large courtyard and garden area in the front with tables and chairs to relax in as well as rocking chairs on the large porch. The best part is their location on St Charles St which is on the trolley car route. In addition there is an excellent seafood restaurant and pub just around the corner with a beignet and coffee shop next door. The home itself is full of old world charm and character. A great continental breakfast starts the day with a snack tower to keep you going should you feel you need for a snack. We stayed on the 3rd floor room 18, which we highly recommend. The bed was comfortable and each room has a private bathroom for greater comfort. On a safety note the home has fire escapes, a monitored fire alarm and is sprinkler which is unheard in a heritage home. We loved our vacation and we will return and when we do we will definitely stay with Joe and Bebe again.

We visited the Avenue Inn Bed & Breakfast the 2 nd week in October 2012 with our good friends the Kennedy's on their Anniversary. Joe & Bebe were great hosts and a wealth of knowledge. The Superior Seafood & Oyster Bar is 2 blocks away and has great meals or a little more casual is the New Orleans Hamburger and Seafood Co. right next door and a great place for a nightcap or a meal. We caught the streetcar right outside the door on the Boulevard, great for sightseeing or getting to "The Quarter". Joe booked all our tours for us and we were picked up at the front door each time. I have never been one for tours but I am now convinced that it is the way to go and well worth the $$. We ended every tour by getting dropped off in the French Quarter or downtown. We then took the RTA back "home" at night. As far is our safety, we never felt threatened or unsafe at anytime. Common sense is the best guideline. The citizens of New Orleans are among the friendliest we have ever come across in our travels. Things not to miss; - The French Quarter - Plantation Tour - City Tour - Swamp Tour - Lord Chaz Ghost Tour - World War II Museum - Blues, Jazz & Seafood Festivals Thank you Joe & Bebe & New Orleans for a great vacation!!! My wife and I recently spent 3 wondeful nights at the Avenue Inn. The Innkeepkers, Joe and Bebe, were very friendly and helpful. Joe greeted us at the door and we enjoyed warm chocolate chip cookies while he oriented us to the B&B. We purchased one of their packages and were very pleased to have streetcar tickets, dinner and tour reservations already made for us. The house is beautifully decorated and our room was clean and quiet. The continental breakfast was perfect and we enjoyed sitting outside with our coffee on the spacious front patio. We highly recommend the Avenue Inn and hope to return soon!

This was our first time in New Orleans and we were lucky enough to stay two nights at the Avenue Inn B & B. We had a wonderful stay! Since we were moving to Texas with our car packed, finding a centrally located place to stay with parking was a must. Since the B & B is in a great location, right on the tram-line, we explored the city on foot. Upon arriving Joe and his wife welcomed us warmly with chocolate chip cookies. Our room was lovely and very comfortable: the extra glass partition on the windows helped block the traffic noise outside. The continental breakfast was terrific: I personally prefer the option of choosing a variety of things to eat for breakfast over a fixed menu. My husband and I highly recommend this B & B and look forward to staying here when we return to New Orleans.

This past weekend my husband and I stayed at the Avenue Inn Bed and Breakfast where we had the best time. We had an excellent time with Inn keepers Joe and Bebe from start to finish. They gave excellent suggestions for restaurants and were able to get us a reservation with little notice to Emeralds. Our room was also excellent . Our weekend went by way too fast and cannot wait to return!

My wife and I celebrated our 25th Anniversary at the Avenue Inn Bed and Breakfast. Joe and Bebe were fantastic hosts who took the time to visit with us and give us excellent suggestions for all our activities. The gorgeous mansion is very quiet and inviting. We slept very well and enjoyed meeting the other guests. The ability to jump on a street car right outside the front door made our exploring very easy and fun. The food and "Gif Shop" was more than expected. If you ever get to a chance to say at the Avenue Inn Bed and Breakfast, Joe and Bebe have a great house, great location and a great willingness to serve. Check them out!

We stayed 2 nights and really enjoyed our stay. The room very clean and the service was exceptional. The B&B is located right at a trolley stop, so you can get to the French Quarter in 30mins or less depending upon the time of day. There are numerous of resturants within walking distance. The B&B was quiet and we thoroughly enjoyed the variety of breakfast items as well as the snacks. We would return if we visited the area again.
We hope these folks will return. They were so nice just like their comments about the experience at our New Orleans bed and breakfast. Glad they found us so convenient.

We had a great time in New Orleans and we chose the BEST place to stay. the Avenue Inn is in a great location - you can catch the trolly right out front and walk to some nice places to eat. Joe and Bebe made all of our eating reservations, directed us patiently, and took care of all of our needs. We would definitely recommend this place to anyone visiting New Orleans -- the beds are VERY comfortable and the house is charming. You will not be disappointed!!!!

Thank you, Joe and Bebe, for providing a warm welcome into your home - which happens to also be the B&B. We stayed in the Butler's Pantry room - which I think was the best choice. The breakfast was described as "continental;" however, it was much more - with fresh baked selections each morning. This inn provided the perfect setting to imagine New Orleans as it once was. I'm sure I'll return - if/when my room is available.

We felt like we were living in the 1890's with the beautiful antiques and lovely rooms. Each morning, we ate breakfast on the front veranda and watched the street cars! It was clean, comfortable and full of authentic character. And only steps away, in every direction, were incredible restaurants and bakeries. We will be back!

The Rabhans are a gracious couple who greet you immediately on arrival and never stop inquiring into your needs, viewpoints and level of satisfaction. They are so cordial and inviting. They keep their historic home neat as a pin. Magazines, books and snacks are plentiful. The breakfast cakes are delicious and the coffee is excellent. My room was spacious, clean and comfortable. The bathroom is just right. The setting for the Avenue Inn includes streetcars, brick churches, 1850's mansions and small cafes. One is not more than a pleasurable 20-minute streetcar ride (on St. Charles Avenue) from the French Quarter, just $1.25 or $3.00 for a day pass. What you receive in staying here is a sojourn that is quiet, comfortable, clean and friendly. I highly recommend Avenue Inn.

We enjoyed the Inn it self, we loved the area around it, and the proximity to the streetcar and the main drag of St. Charles was perfect for exploring. The Avenue B&B was one of the highlights of our recent trip to NOLA. After a few days on a business trip closer to the French Quarter, coming uptown to this quintessentially charming, Victorian-adorned B&B was a breath of fresh air. The moment we arrived, Joe and BeBe welcomed us and immediately made us feel like family. Completely knowledgable about the Uptown / Garden District, as well as Quarter and Marigny, they provided personalized tips about restaurants and attractions. And not the, "I hear it's good" kind of crap you get from most hotel concierges. They personally know many of the local restaurant owners and are fixtures in the neighborhood. They promptly made reservations on our behalf, and helped us rejigger our schedules to fit in one of their local favorites. They pointed us toward fun dive bars, as well as fine dining spots. Joe upgraded our room to a lovely one bedroom with a scenic view of St. Charles St. Our bed was incredibly comfortable and the room was equipped with everything you'd expect in a good hotel. They advised us on an awesome running route in order to see the Audobon Park. Breakfast was simple, continental variety (try the special cinnamon raisin bread) that's what you really want if you'll be loading up on beignets, fried oysters and Sazeracs later, anyway! Located a few miles outside of the French Quarter, the Avenue is on the very same street as the charming NOLA streetcar, and is easily accessible via cabs or bikes. The prices were also quite reasonable, and I was pleased that there was no three-night minimum stay (something required by many of the other nearby B&Bs). My only regret re: our stay at the Avenue B&B is that it wasn't longer. Joe and BeBe are definitely making it on my holiday card mailing list, and the Avenue B&B should make it on your "must-visit" list if you're staying in Crescent City!

Amazing People, Rooms, Service, And Food. If your visiting New Orleans a stay here is a must. I know every time we come back this is where we will be. As it could not be more cozy then if we were home. One of the most beautiful places we have ever stayed. The continental breakfast is quite large and you have access to free snacks 24/7. the location is amazing and anything you need help with Joe and Bebe are ready to assist. My daughter and I just returned from New Orleans and our stay at the Avenue Inn Bed and Breakfast. I couldn't imagine going to New Orleans and NOT staying there. Unlike a cookie cutter hotel, this is a gracious and stately St. Charles Street mansion. The proprietors were welcoming, the other guests were open and friendly, and our time at the Inn made our trip to New Orleans complete. The Avenue Inn offers so much more than a regular hotel, and makes the entire New Orleans experience complete!

Inn keepers were helpful and accommodating. They have personality and a sense of humor which may be unexpected by some guests. New orleans is known for this behavior and attitude. For those less than stellar reviews here, I'd guess that it may have been they're first visit to the city where people say what they mean. I have to say, bring greeted with warm fresh baked chocolate chip cookies at check in was a nice touch. They do tell you about the fragilities of the 120 year old house but we thought that just added to the charm. I would definitely go back.

About a year ago my boyfriend and I travelled around in the US and by this time in December we visited Inn Bed and Breakfast. We live in Denmark and it was first time ever we had a Christmas and December without our family. So we wanted a very speciel Christmas and Joe helped us find a restaurant for the 24th and it was perfect. Joe also helped us with many other things i.e. a nice jazz club and told us about the city. It was 5 wonderful days and we want to thank Joe and Bebe for the lovely service, hospitality and incredible house and rooms.

I stayed at the hotel during Halloween this year and I was amazed at the wonderful experience. I loved the staff they were very accommodating to us bringing in bags early before our rooms were ready. The parking was safe and right behind the Inn. The staff is friendly and knowledgeable, I talked to the caretaker while he was fixing the outside porch tile and you could tell that the staff and owners have a real passion for staying true to the authenticity of this home. I also learned a tip to get paint out of my shirts and it really worked. The trolley stop was right in front of the inn was a convenient and beautiful way to travel. Our room was on the third story so the walk was up two flights of stairs but the walk was so worth it. Our room was beautiful, with a view to the streets below, wrought iron bed and lovely sitting area, desk and large sized bathroom. I really felt like a Southern Bell waking up in the morning. Even though the trolley runs right, in front of the inn the owners installed glass that absorbs sound on the windows and during the madness of Halloween in New Orleans, I slept quietly. The breakfast was awesome the homemade apple cake is amazing and the open snack bar is perfect after sightseeing all day. Really enjoyed our stay. The inn captures the charm of NO. Clean and nicely appointed room. Lots of personal touches. The innkeepers were attentive. Coffee was delicious. We had choice of brkfst in the dining room or on the charming patio overlooking St. Charles Ave. Very convenient location for accessing the French Quarter, Magazine St., and Tulane U. Trolley stop right out front.

We had such a wonderful stay at the Avenue Inn B&B. Joe and Bebe offered all of the right personal touches to make our stay unforgettable. Great restaurant recommendations and they also arranged tours for us. The room (and the entire B&B) was lovely and very clean w/just enough modern ammenities but still kept the traditional original charm. A great choice in New Orleans! The tram stops right in front of the B&B.

I was traveling for business and arrived pretty late (after 10 PM), but Joe was very nice and accommodating. My room and bathroom were pretty spacious and comfortable. Although I was warned that breakfast was only continental, I believe this B&B would be even more fantastic if they cooked and served breakfast--I really love breakfast (eggs, sausage, waffles, freshly squeezed orange juice, etc...) and during my morning here, all I had was a cup of coffee, cereal, and took a carton of orange juice and a quaker oatmeal bar thing to go.
We are pleased that this guest was generally happy with his/her stay. We take note about the comments on breakfast and we are glad that we emphasized prior to the completion of the reservation process that ours is Continental breakfast. We do not prepare the eggs, sausage and waffles that a full breakfast includes. Most of our guests are up and out for tours, sightseeing, visiting the Universities or attending a conference. They often do not have time for a formal breakfast offering. We have about 20 items on our Continental breakfast presentation: Bagels, English muffins, raisin bread, cold cereals, oatmeal, whole fruit, yogurt, cheese bites, pastry of the day, orange juice, coffee, tea and hot chocolate. There are bottles of water, granola, breakfast bars and whole and skim milk. Its available from 7:30am-10:00am so guests can sleep in if they want and not miss breakfast.

Joe and Bebe really do a fantastic at this well located bed and breakfast in New Orleans. They have all the answers to your questions on what to do, and each of their recommendations for trips and restaurants were perfect. Rooms are also beautiful and clean.

This was our second visit to the Avenue Inn. New Orleans is a fascinating city with a unique history and a style all its own. Staying at the Inn located on charming St. Charles Avenue is a world all its own. The trolley is conveniently located across the street and makes The French Quarter as well as many other sites easily accessible. Joe and Bebe are perfect hosts - welcoming. accommodating, and full of suggestions that will make your trip both fun and memorable.

Wonderful B&B. Joe was a great host. We were traveling across the country and stayed here for two nights. The room was amazing and our bed was so comfortable. We stayed in one of the "smaller" rooms on the main floor. It was huge. The location is great right across from the trolly which we rode into town. Check it out for yourself. You won't be disappointed!

Surprisingly awesome! Owners know what visitors expect from a great B&B, very careful in all details and instructions, the rooms were lovely (the pics on the web sites do not show how pretty they really are), the house is breathtaking, the location is key. We enjoyed a pleasant stay during our visit to New Orleans. We were nicely surprised to receive an upgrade on our room when we arrived. Joe and Bebe were helpful during our stay, with suggestions on things to do and places to eat and wanted to be sure we were having a good visit. We enjoyed the character and charm of the Inn and they have worked hard to restore the home. We made good us of the St. Charles Street Car which had a stop right outside the Inn and took it into the French Quarter and avoided the hassle and cost of parking. The continental breakfast was good and snacks and water were available any time. If you are looking for a B&B in new Orleans give them a try.

The hosts are nice enough people but hover a bit. The house is really nice but the acoustics make for a little more noise than preferred. Great location and the veranda is wonderful!!!
We thank this guest for the kind comments about our historic home. Many do find the location ideal and everyone loves the Creole porch. We were disappointed to learn that not facets of the stay met their expectations. We have courtesy hours at night, the house is usually very quiet and we get many positive comments about peaceful sleep. We are sorry that this guest did not bring their situation to our attention while here, perhaps we could have addressed the sound issue they were experiencing and resolved it. As for hovering, believe us, the line between leaving guests alone and providing focused attention on their experiences here in New Orleans is a fine one. We want so much for everyone to enjoy their time here. And we do inquire all the time, "did you enjoy your day?" If we do seem enthusiastic for assisting with tours, restaurants and fun, yes, we can understand the "hover" reference. But our intentions are sincere and we try to gauge what level of attention someone wants. We do apologize to this guest if we were too up close and personal during their stay. It was mentioned that the issues cited were minor so we hope this guest will return and identify themselves so we can make the appropriate adjustments for them and insure a completely satisfactory stay in our mansion home.

Avenue B&B is a charming home on the St. Charles Avenue streetcar line. The rooms are clean, spacious, and comfortably appointed. The continental breakfast is ample and unhurried. There is free, off-road parking and free snacks 24/7. The innkeepers are very knowledgeable about New Orleans and ready to assist with making dining reservations, purchasing tour tickets, etc. We enjoyed being able to escape into this homelike haven at the end of a busy day in the city.

We were on a mission to find an apartment for a kid starting at Tulane this fall and Avenue Inn provided a great home base. Right on St Charles Avenue with a coffee shop and restaurant next door. - Room was very quiet, everything worked, and good wireless access throughout the inn. -There's a street car stop almost directly in front so excellent access to take the car around the city. Next time we stay we'll leave the car and hop the street car everywhere.

My wife and I decided to spend our 1-year anniversary in New Orleans, and we decided to stay in a B&B instead of a hotel. All I can say is WOW. Even before we arrived, I knew we had made a great choice. The innkeepers, Joe and BeBe, were so very helpful setting up dinner recommendations and offering advice on things to do and places to go. I was pleasantly surprised that Joe decided to upgrade our room at no charge because we were celebrating an anniversary. It was nice not having to pay for parking and having a wonderful breakfast waiting on use every morning. The 24-hr snack bar was an added bonus. We loved it so much that we decided to stay an extra night. When you come to a city like New Orleans, you definitely shouldn't stay in a cookie-cutter hotel. Stay in a place with people who know and love the area and will bend over backwards to make your experience special. We will definitely be back here the next time we are in New Orleans. Don't even think about it, just book it. You won't be sorry!!!

When searching for a bed & breakfast in New Orleans, I choose this particular one because of the friendliness of the innkeeper and quiet location outside of the French Quarter. My friend and I were warmly greeted by the owners and innkeepers, Joe and BeBe. Check-in included warm chocolate chip cookies! We spent hours rocking on the porch each evening, watching the world go by. Catch the streetcar just outside the front door, which takes you to many locations in the city. Our room was large and beautiful. It included not only a queensized bed, but a daybed in another section of the room which could be closed off. The bathroom was huge and very clean and comfortable. Regardless of where we went during the day, we loved going back "home" to Avenue Inn for a quiet restful sleep. We can’t wait to return!

This was the perfect place to stay while in New Orleans!! It was clean, the owners were friendly, and it was so peaceful. The house is in walking distance of food and the street car stops right out front to take you to all the action. I can't wait to go back and will definetly stay there everytime!!

This was our first trip to New Orleans and the perfect place to celebrate a milestone birthday. We spent four nights at this wonderful bed and breakfast and could not have asked for more. Joe and Bebe were available to us whenever we needed them. They booked tours for us and gave us restaurant advice. The breakfast each morning was great due to the large variety offered. The snack tower also offered a great variety which was available 24/7. We took advantage of the bottled water daily. The location of this B&B if perfect with the street car right out front. We will definitely return to New Orleans and the Avenue Inn!

My granddaughter and I just spent 6 nights at the Avenue Inn B& B. What a fun time we had. Joe & Bebe are an extraordinary host and hostess! They are exceptional at making you feel at home. We stayed at Avenue B&B in February and are so happy we did. The room was great, as well as the staff, the location... it just was a great place to stay. Overall everything we were looking for. The cable car line was just a step out the front door, and the daily breakfast provided were a wonderful way to start the day. We highly recommend!!

Two night stay. Notables are cleanliness and quiet. Seventeen bedrooms in beautifully restored mansion. Owners live in the home and they are awesome hosts. Very friendly, helpful and knowledgeable. Excellent location on St. Charles streetcar line stop at the front door. Spent several hours walking the street admiring the many mansions. Have stayed at about 10 different places in NOLA - no need to search anymore. I'll stay here from now on.

Joe and Bebe are exceptionally gracious hosts, very concerned with guests' comfort and satisfaction. The location is superb, right on the St. Charles Avenue street car line, so easy access to the French Quarter and throughout the Garden district. Warm chocolate chip cookies at check in, lovely breakfasts, snacks available 24 hours, all in a lovely old home filled with antique furniture and decor. Off street free parking is a big plus.

My husband and I are considering moving to the area and booked a last minute trip. During the phone call to book the room, Joe was very friendly and answered my questions about the area - he even gave me the name of a local realtor he knew. When we arrived, Joe and Bebe offered us hot chocolate chip cookies during check-in, a fun introduction to their gorgeous house, and made us feel very welcomed. The room and house were elegant, spacious, welcoming, and full of charm. From comfortable beds, to rocking chairs on the large front porch, to eco-friendly bath products, they had something for everyone. Bebe pointed out that they put a personal touch in every room and it showed. They are located right on a streetcar stop and a short drive from the French quarter and the Loyola/Tulane area. Unlike the large hotels, they don't nickel and dime you to death. Parking, wi-fi, unlimited snacks and water (available all day), and breakfast were all included for free. Additionally, they sought us out to ask if we had any other questions about the area and kindly spent the time answering every question we had. We enthusiastically recommend the Avenue Inn!

For a great stay, in a period home/ B&B, the Avenue Inn is the one to stay at. Joe & Bebe, the hosts are wonderful host, full of knowledge of the area, what do do, where to eat. It's like having your own personal concierge. The facilities were spacious, modern and quite comfortable yet in the style of the home. The house is a great old, beautiful home on St. Charles and just out the door is the street car stop, the best way into the French Quarter. There are great restaurants within walking distance of the B&B and you see some wonderful neighborhood homes too. Try it, you won't be disappointed.

Really nice folks run the Avenue Inn Bed and Breakfast. We lucked into a great room upgrade. They didn't have to offer it but they did at no extra cost. They went out of their way to help us find to the attractions we wanted to see and gave us valuable insider advice about all of them.

Joe and Bebe Rabhan are innkeepers extraodinaire. Joe steered us to his favorite neighborhod restaurant (unbelievable bargain for the cuisine), encouraged us to include the 4-D movie "Beyond all Boundaries" at the WWII museum (a must-see), and did everything possible to make us feel welcome and comfortable. Forget the Canal Street and French Quarter hotels; this inn is the place to stay. It's quiet, comfortable, and a bargain. Parking in front or back, and the streetcar stops right outside their front door. 5 stars without a doubt!

My stay at the Avenue is was memorable. The Inn is beautiful and we LOVED our room. The location is superb, on St. Charles Avenue, so hopping on the trolly is extremely easy and convenient to get to the French Quarter, etc. It's also only six blocks from Magazine Street which has wonderful and fun shopping. The Innkeepers, Joe and Bebe were extremely friendly and helpful and even hooked us up with a reservation to a fantastic restaurant that we couldn't have gotten in without them. Loved our stay, will be back, and highly recommend it.

Talk about luck! Our first visit to New Orleans, and we found the best bargain in town. The Avenue Inn Bed and Breakfast has it all: location, beauty, comfort, excellent professional standards, outstanding service, all for an affordable price. We came to New Orleans because our granddaughter had been accepted to Tulane University and needed to visit the school before making a decision. Finding the Avenue Inn on the Tulane University website, I chose it because it was close to the school and reasonably priced. What a lovely surprise! Bebe and Joe welcome you into their elegant home with genuine Southern hospitality and tell you that their first rule is that you have a great time in New Orleans. Well, they certainly succeeded with us. Each day as we explored New Orleans, we were delighted to return to the lovely tranquility of the Avenue Inn and the architectural beauty of the Garden District, remarking over and over how thankful we were not to be staying at an impersonal hotel in the French Quarter. Getting around was easy with the streetcar right outside the front door, and Joe and Bebe were so helpful with suggestions of things to see and do, places to eat. You don’t need a guidebook at the Avenue Inn. Thanks to them, we had a wide variety of experiences during our four-day visit. We hope that our granddaughter does choose Tulane so that we can return often, and it will be to the Avenue Inn.

My girlfriend and I just spent a "girls getaway" weekend in New Orleans. We stayed at the Avenue Inn and could not have been more thrilled. We had read the raving reviews, but never expected it to be AS good as everyone said...but we were wrong! The mansion is beautiful and beautiful maintained. It offers every convenience, yet is cozy enough to feel at home from the moment you step inside. Our room was wonderfully spacious, but not cavernous. More than enough closet space and comfortable chairs with side tables and the beds were almost too comfortable! Next door..literally steps away is a great full service restaurant and attached to that is beignet and coffee cafe. The street car that goes to the French Quarter is right outside the door...and you can take it to the delightful and historical Garden District. Hard to believe everything is so close by with the rooms so quiet. The proprietors Joe and Bebe are amazingly knowledgeable...really "in the know" about everything. They take the time to listen and find out what you want to do and how they can best help you make the most of the time you have in New Orleans. They can even give suggestions if you are overwhelmed by all the options...and there are a lot! To make it even easier, they can book tours for you and eliminate the hassle or inconvenience of going to take a tour and finding out it's sold out. My friend and I had such a great time that we are planning a trip back there...taking our husbands this time. Great place for girlfriends and definitely romantic enough to bring back your mate!

Exceeded my expectations in all categories. Delightful owners - even had warm chocolate chip cookies upon our arrival. The bedroom was quite large, decorated with such interesting pictures and antiques. The bathroom was your own - no sharing with other guests. Look forward to another weekend retreat soon.

I was so impressed with this place. A friend and I both flew down to stay for a few days. When you arrive they have a great treat for you (I won't say what it is, but it was a pleasant surprise.) The hosts, Joe and Bebe, are knowledgeable about the city and recommended a couple of great tours. One day I called because I had a question. No one answered, but Bebe called me right back and tried to help me (I was looking for a restaurant near the inn that served red beans & rice.) The house is lovely. We had a double room with a high ceiling, tons of windows and tons of room. The breakfast is also quite good and the 24 snacks was a nice touch for me because I'm an insulin dependent diabetic, so knowing that there was fruit, juice and snacks downstairs was a relief just to know it was there. The outside dining area is great on a nice day as are the rocking chairs on the porch. Having the street car just outside was great too. It was easy to get back and forth to the French Quarter. I'm glad we stayed here. Honestly? It was so good that I'll try to always stay here when I come to New Orleans.

This was our first stay at a bed and breakfast--my girlfriend and I planned a last-minute getaway. Accommodations were exactly what we were looking for. The room was spacious, clean, and with just enough local charm to not feel "touristy". We felt right at home. The location of this bed and breakfast is perfect. The St. Charles streetcar routes got us around everywhere we needed to be. It was especially nice to enjoy the added peace and privacy of lodging outside the French Quarter. Just thinking of our next visit to New Orleans. With a son in college at Tulane, we were fortunate to find the Avenue Inn and Joe and Bebe. We have our favorite room at the Inn. Everything is just perfect! Parking is free and easy and it is easy to walk out the door and jump on the trolley or just drive yourself to one of countless restaurants nearby. We love Coulis for breakfast..... ok we need to make a plan!! Do it and you won't be sorry!!

This was my first trip to New Orleans and I wanted to stay in the Garden District in lieu of a large hotel. The Avenue Inn was perfect! The room was large and extremely comfortable. It was easy to catch the streetcar into the French Quarter. Joe was able to suggest some wonderful places to eat and enjoy some nighttime entertainment. We will definitely be staying here again!!

As soon as we arrived, we were welcomed by both Joe and Bebe with chocolate chip cookies! My hubby and I have stayed at B&B before, but at the Avenue you can smell cleanliness the minute you walk in. They have a great breakfast and a snack tower, which is very helpful. Our room was very spacious and nicely decorated. Joe and Bebe were so helpful with information and places we asked about going. We had a great time and the location is perfect to catch the streetcar. I would say, before you decide going anywhere else, give the Avenue a try and be pleasantly surprised! We found out about the inn from an article in Southern Living magazine which features only the best places. Having the trolley stop right out front and not having to drive was wonderful.

We just spent a weekend in NOLA for our anniversary and decided to stay at the Avenue Inn B&B. This was our first time staying at a B&B, thus I had to consult google to get reviews and see what others recommended for B&B in NO. After looking and researching several spots, I settled on Avenue Inn as it had almost 500 reviews and maintained a 5 star rating....not an easy feat, so I knew they must be doing something right. I e-mailed them asking for any special rates for our anniversary weekend and received a prompt reply from Joe, who is the owner/proprietor along with his wife Bebe. The rate I was quoted for a deluxe king for our anniversary weekend sealed the deal and I booked right then. We arrived on Friday close to 4:00 PM and were greeted by Joe at the door. We were brought into the parlor to complete the check in and check out procedure so we would be free to leave on Sunday whenever we wanted. We were given large fresh basked chocolate chip cookies, which were great. We were instructed on how to enter and exit the inn, parking and shown to our room. It's a beautiful home that has been well maintained and our room definitely fit the bill. It was large, clean, had a comfortable bed and most importantly during this heat, it stayed very cool! We were given some recommendations by Joe on things to do around town and transportation options via streetcar and taxis. They have a cleaning staff that tended our room while we were out, wifi access, the complimentary snack tower which was stocked with fruit, cereals, rice krispy treats, pop tarts, moonpies and bottled water and accessible 24/7, access to a streetcar stop right in frontof the inn, walking distance to many restaurants and shops on St. Charles ave., and a beautiful home with character and history. We're really not sure why anyone would choose to stay at a hotel when you have this option. We are definitely fans of the B&B experience and recommend Avenue Inn B&B!

A personalized stay in New Orleans at a convenient location. Joe and Bebe greet you with warmth, introducing you graciously into their home, complete with warm chocolate chip cookies. Spacious and charming rooms. A convenient and yummy breakfast with a nice variety. Free water and snacks available 24/7. The streetcar stops right in front of the house. I'd rather stay here than a hotel any day. I am pleased to note that the service and quality were unaffected by the Gulf oil spill. Great location, right in the heart of Uptown, along the streetcar line on St. Charles. Tulane/Loyola is just minutes away, and the French Quarter is just a short drive/cab ride/streetcar ride. Despite what the media may lead you to believe, New Orleans is a bustling, exciting town with lots going on. We didn't feel the effects of Katrina or the oil spill at all!

Great place to stay! Joe and Bebe made my visit to New Orleans a real pleasure trip. Beautiful home and very convenient. Very good continental breakfast and they have snacks, fruit, bottled water and coffee available at all times. The room was very spacious and clean. Trolley stop right in front that takes you downtown. I highly recommend the Avenue Inn Bed and Breakfast.

We recently visited New Orleans for the 25th year. Our stay with Joe and Bebe was excellent. We really enjoyed the relaxed atmosphere and casual breakfast dining. The accommodations were exactly what we desired and would recommend it to anyone on their next visit to New Orleans. The value of the stay really exceeded our expectations. I came to Avenue Inn Bed and Breakfast with my mother and 4 year old daughter May 10th- 12th for a short vacation. Joe and Bebe were wonderful hosts. The room was clean and beautiful. Bebe helped us plan our itinerary and navagate the street car which was just across the street from the inn! We had a lovely stay and will return again on future visits!

Although we have traveled to New Orleans many times and love being in the city, this was our first time to enjoy a B & B. We were thrilled with the fabulous service provided by our hosts, beginning with the warm chocolate chip cookie upon arrival. The home was immaculate and decorated nicely. Having the luxury of the streetcar enabled convenient and easy transportation to the downtown area while the location enhanced the ability to relax and enjoy upon returning to the home. Beautiful tall windows surrounds the room, high ceilings, love the stair case. My boyfriend and I stayed in a king size bed where I did not disturb him as I hop into bed. Very quiet even though the street car line is located right out front. We didn't take a car so the street car was perfect and cheaper than a taxi to take us to explore the French Quarter. Have a tall snack tower with bottle waters we could take anytime. Beautiful outdoor patio unlike what I've seen on St. Charles Street of other b&b's. Located in the Garden District away from the noise of the French Quarter. Better than a hotel at the same price and even higher. Joe and Bebe are the nicest and very accommodating.

Avenue Inn Bed and Breakfast is a very special place in a very special city. It continues to be a "must" for our family in our frequent visits to New Orleans. Our most recent stay was in May 2010. In the four years we've been staying there -- one of the only courageous inns to open post-Katrina almost 5 years ago when our son wanted to visit Tulane University -- the service always is efficient and kind. Even after all these years, we were still greeted with a delicious home-baked still-warm cookie. Everything was, as always, in order so that we could get right to our room after heavy travel. And the rooms – each one is light, airy and beautiful. Joe and Bebe Rabahn really care about their guests. To us, they are like family. That is how you feel when you arrive and when you leave. That is why we and so many 9others always come back.

My daughter, granddaughter who is 4 and I recently enjoyed a comfortable and charming stay at Avenue Inn B&B for a fun filled visit to a few of the many attractions in the "Big Easy" . We were greeted at the door with warm fresh baked cookies to my granddaughter's delight. Our room was beautifully decorated with lovely antiques and very comfortable queen sized poster beds. Joe and BeBe were very knowledgeable and helpful in making our visit enjoyable when planning our dining and various outtings. Although the Trolly line passes directly in front of the Inn our stay was very quiet. Joe was very attentive to my grandaughter making sure she could watch cartoons while enjoying her breakfast. The coffe was hot and delicious as well as the breakfast fare. I can't imagine a more enjoyable place to stay in the Garden District as the Avenue Inn B&B

We thoroughly enjoyed our stay at Avenue Inn B&B over Jazz Fest weekend. It met our main criteria of being clean, quiet, and conveniently located. This fantastic historic property has a lot of character and charm. Our hosts clearly enjoy serving their guests. Joe and Bebe were most helpful in calling us cabs or making recommendations for nearby dining. The continental breakfast was basic, but was all we needed or wanted before heading out for the day to sample the culinary delights of New Orleans. The snack tower came in handy for a late night bite. We would happily stay here again.

My husband and I wanted to get married in New Orleans because, not only is it a beautiful and romantic city reminiscient of France (where he first proposed), it is our favorite city in Louisiana. I started looking online at B & B's, their packages, details, etc., and called a couple. Joe answered the phone personally, taking the time to answer all my preliminary questions and offering suggestions about facets of the wedding that I had not yet considered. Over the course of the next 4 months, he maintained contact with me, helped with the caterer for the reception, took care of ALL the details, even the most minute, so that all my groom and I had to do was show up. It was a fairytale setting, complete with stairwell, elegance and grace; truly the wedding of both of our dreams. We could not have asked for more gracious hosts who knew what we needed before we did and provided even more. Our out of town guests were comfortable and as my new daughter said "The whole thing was romantical."

The Avenue Inn was lovely, had very comfortable beds (asked owner for brand name and make), and hospitable proprietors. Although it is right on the St. Charles streetcar line, the noise was almost inaudible and the convenience to the transportation was invaluable. So pleased we stayed here instead of in the French Quarter. The house maintains reasonable quiet hours, which was just fine with us!

Experience gracious hospitality at the Avenue Inn. Joe And Bebe make you feel right at home as soon as you get there with a warm cookie and friendly smiles. They are also very helpful about the good places to eat and sights to see. The house is huge and full of history. The room was clean and comfortable. I got up in the mornings and had my coffee on the front porch looking out onto St. Charles Ave. The street car stops right in front of the house so you can explore New Orleans with ease. We stayed at the inn to visit New Orleans and Tulane University. The inn was the perfect location for both. Only 1 mile to Tulane in the garden district and about 3 miles to the french quarter. A cable car is right in front of the property and will take you to both locations. The rooms were beautiful and Joe and Bebe are very hospitable. will stay there again!

Arriving at the location, we were stunned by the charming southern mansion placed behind oaks on famous St. Charles Avenue. Taking a closer look, the outside apperiance is not in all corners perfect. The rooms are uniquely furnished and decorated which makes the stay a great experience, the rooms are perfectly quiet at night. The Innkeepers are extremely friendly and attentive. They meet their customers requests even if those are special. Information about attractions and transportation are as readily available as help with an internet connection or a tooth brush after our luggage was lost on the plane ride.

If having coffee on the porch watching the streetcar go by is your thing, make this your place. St. Charles Avenue is convenient to the best restaurants in New Orleans and Joe and Bebe know them all. Avenue Inn has a terrific location with easy street car access to the French Quarter. A lovely walk in either direction down St. Charles Ave. The place is full of character and interesting artifacts. The proprietors are friendly, thoughtful and helpful. They helped us find a great gumbo restaurant our first night in town. The place is safe, clean and very well kept. The sheets smelled lovely. Everything is well cared for and thoughtfully done with the guest in mind. We give it a top score and would stay there again!

There's no better way to spend time in New Orleans than by staying at the Avenue Inn. This was our second trip there, for Mardi Gras which is right across the street from the Inn. We slept well at night as the beds are very comfortable, the rooms are big enough to spread out and they were always clean. We even brought friends down with us. Very worth the price to stay there...considering you get 24/7 access to the snack tower! Our kids and our friends' kids loved it. You will too. We'll be back in 2012.

This was our first stay in a B and B and we throughly enjoyed it. We wanted a place on the Mardi Gras parade route, and easy access to the streetcar line. We found it at the Avenue! The location provided short walks to shopping and a great supper club on the corner. Joe and Bebe gave us helpful tips and were most accommodating. We hope to return to New Orleans next year and we'll stay at the Avenue Bed and Breakfast again.

This is not the place we thought it would be based on the reviews we read. Because there was such a large discrepancy between what was described and what we encountered, I felt that I should write a review, my first. The house had very little charm and not at all the quality we were expecting for the price we paid. The house is in need of renovation and the sitting area was not inviting with the host sitting there much of the time. Our room was adequate, although the bathroom was not heated and thus was very, very cold. The breakfast provided was poorly presented and appeared to have very little thought put into it. For almost $200 a night, it would have been nice to have a bit more upscale breakfast other than cold cereal, yogurt and store bought pastries. It is on the Trolley line, which was convenient. But, we would not recommend this place primarily because of the host. He gave us a “lecture” before we were even shown into our room and he was a bit intrusive. It felt like he was always trying to overhear our conversations and wanted to know everything we were doing. I can’t explain it. It was just kind of weird and uncomfortable.
We were disappointed to learn that this guest's expectations were not met and we apologize if we offended in any way. It's with good intention that we ask on a consistent basic how each guest is enjoying their stay, perhaps interpreted by this individual as overbearing. We do apologize for not being able to sense that something was awry. We offer an assortment of breads, fresh fruit, hot & cold cereals, yogurt, juice, pastry; items from the snack tower like granola bars, fruit cups and raisins. There is coffee, tea, hot chocolate and bottled water, milk (whole or skim) and cheese bites. We are sorry if this guest anticipated more for continental breakfast. All rooms have central heat. The same weekend that this guest was here we experienced some very cold weather, down to 20 degrees. The bathrooms are not heated and this is never a problem with weather in the South. We do have supplemental heaters but the guest never mentioned any discomfort during her three days here. We do not have a front desk, so we take a few minutes to complete check-in in our historic parlor. It has 13 foot ceilings, a huge fireplace and antique furniture. As for the lecture, its only brief review of how to lock and unlock the main entrance, a few safety tips for the city, the WIFI password and how to reach us in the Inn at night. We have not found a more efficient way to welcome our guests and give them the necessary info that they can use to have a pleasant visit. And yes, its our home. On rare occasion we are guilty of relaxing for a few minutes in the parlor after a long day. Guests are welcomed anytime. We think its better to be available to our guests rather than locked in an office somewhere else. So we hope readers will take a look at the many positive comments that have been written about our historic home and make a decision to stay with us based on a balance of all observations. Again, our sincere apologies to this guest.

The Avenue Bed and Breakfast was perfect for a long weekend in New Orleans. My son was visiting Tulane University. The B and B is on St Charles Avenue near a stop on the streetcar that can take you to the university or into the French Quarter. The owners are friendly and ready with suggestions for dining and sight seeing. We could walk to shops and restuarants on Magazine street. Off street parking if you bring your car. Large, quiet rooms. A great continental breakfast with homemade breads, fruit, tea, coffee, yogurts, cereals. My son's favorite was the "snack tower" with candies, chips, water, etc. I will stay here again.

Our grandson arrived 6 weeks early and we headed to New Orleans. Our son n law sent us names of several hotels and b&b's near the hospital. We chose Avenue Inn. It will now be our home away from home in New Orleans. We were greeted with warm smiles and even warmer chocolate chip cookies. Our room (the Dutchess Room) was exceptionally clean, warm and cosy. I wanted to take the bed and mattress home with me. The continental breakfast was fresh and easy to get to. Around the clock snacks and fresh water. We just returned from a fantastic stay at the Avenue Inn B & B. Our room was beautiful and very comfortable; location, perfect; and BeBe and Joe, welcoming and helpful hosts. My husband and I enjoyed the simple things that made our stay special like sitting outside on the porch, rocking in chairs and savoring the beautiful area. Being right on the streetcar line is a huge plus. If you want to be away from the hustle and bustle of the French Quarter or CBD and feel like you have traveled back in time, the Avenue Inn is for you. We will return--hopefully very soon--and we won't even consider other options. Snacks are provided around the clock, which is much appreciated. A continental breakfast offers a great opportunity to meet other guests, in our case from around the world. Our only suggestion relates to the food items offered. There could be fewer highly sweetened and processed foods and more natural and whole grain options. This is a minor issue since the cuisine of New Orleans makes one less likely to need snacks between meals or a large breakfast. So as not to end with a suggestion, we HIGHLY recommend a stay at the Avenue Inn B & B.

Last October I visitied New Orleans for the first time. I stayed two weeks so I could tour the city in great detail. I enjoy staying different places, moving around a bit, during my vacations however I'm writing a review about the Avenue Inn (my first review ever in fact) bc my stay was so enjoyable. I stayed there two nights. Upon my arrival, which was pretty late at night but previously arranged with Joe , I was greeted with a huge yummy chocolate chip cookie. Joe gave me a tour of the beautiful home and offered me an upgrade on my room since there was a larger room available. The upkeep of the home was maticulate and the furnishing in my room made me feel like a princess. During my stay Joe and his wife, Bebe were very helpful in keeping an eye out for mail I was expecting as well as making sure I knew where I was going and when they would expect me to return.. as I was a young female traveling alone. I would recommend The Avenue Inn to anyone visiting New Orleans for any occassion. I plan on returning and staying there for Mardi Gras celebration in the near future. Excellent location right on St. Charles with a street car stop to the Quarter right in front. You are staying with the people that own the Inn, Joe and Bebe, not some faceless company. They bend over backwards for you and we had a great stay. Munchies included with light breakfast is perfect because lunch and dinner in NOLO is pretty heavy! Our room was on the first floor, with a bedroom, sun room, and bathroom. The house is old, but that's the idea. Highly recommended!

Enjoyed a great weekend at the Ave. Inn B&B. The location is wonderful to catch the trolley into downtown, or convenient to walk around in the Garden District. Sitting out on the patio in the morning to drink coffee and read the newspaper was relaxing. The Innkeepers, Joe and Bebe were good hosts making sure we have everything including suggestions on where to eat for dinner. Our hike to the third floor room was worth the privacy and quite. My trip to New Orleans was a solo working trip. I needed a place that was convenient, safe, and affordable. The Avenue Inn was perfect! The continental breakfast was great for me to grab in a hurry each morning, and the snack tower really came in handy. I felt very safe parking and entering the building late each night, and slept very soundly in a very quiet room on a super comfortable bed with top grade linens. The house is spectacular, and I hope to enjoy it again soon on a more leisurely visit!

Wish I could have extended my visit to NOLA. The people are friendly, gracious and helpful - especiallyl when traveling with children (my grandkids had traveled to NOLA one week prior.) Joe and Bebe took great care of our family during our recent trip to New Orleans. They bent over backwards to accomodate our early arrival, gave great dinner and lunch recommendations, and gave our 5 year old son his own football! his was our first time in New Orleans, and we had an amazing time. I can't tell you how nice it was to come home to a beautiful room in a quiet neighborhood. We felt right at home. Joe and Bebe were the most gracious of hosts. After needing to change my reservation dates....twice, Joe graciously made the changes for us with no penalty costs, and even upgraded our room once we arrived! They provided much assistance to us as we tried to decide what to do once we arrived. It's so nice of them to provide the snacks, and on their suggestion, we would pack a water in our bag and some snacks to take with us on the tours. This was our first time to a bed and breakfast, and I'm so glad we decided on the Avenue Inn. We absolutely loved New Orleans. The city is beautiful, and there is so much to see. I only wish we could have stayed longer.

If you want a nice, quiet place to stay with plush comfortable beds then the Avenue Inn is the place to stay. My husband and I just recently celebrated our 26th anniversary there and thoroughly enjoyed it. We had a nice big room with a king size bed. Joe and Bebe were very helpful with making reservations for us and giving us directions for where we needed to go. We loved the fact that we could just hop on the streetcar for $1.25 and we were on our way to the French Quarter. There is a nice restaurant next door so when you're ready to go home it's right there. We highly recommend the Avenue Inn. You won't regret it!!

I stayed at the Avenue Inn B&B for two nights in July. The house was extraordinary. Simply excellent. Everything was clean and organized, and I could tell that Joe and Bebe paid attention to the details. Joe and Bebe, the Innkeepers, were phenomenal. I had the pleasure of talking with Joe at length, and he has an incredible, friendly sense of humor. The home is located directly across from a car stop that passes by several restaurants and eventually takes you all the way into the French Quarter. You couldn't ask for a better location. Joe and Bebe take great pride in giving their guests the best experience possible. One unexpected addition was the "snack tower", full of fruits, chips, raisins, water, etc. located in the dining room. Guests are encouraged to take a Moon Pie and bottle of water as an afternoon snack or after a night on Bourbon Street. Joe and Bebe were friendly without being intrusive, and helpful without being overbearing. I highly recommend this B&B to everyone, and look forward to my next experience with them!

My husband and I loved our stay and Avenue Inn. Joe & Bebe were very helpful with tips and restaurant suggestions. We arranged for the cooking school package and had a great time at the cooking class. The room was beautifully decorated and the bed was very comfortable. Breakfast was about as one could expect. Because of the laws in New Orleans, B&Bs are only allowed to serve a continental breakfast but it was very good. And the "snack tower" was a great surprise. Who ever heard of free bottled water!?! Oh yeah, the St. Charles Ave. Streetcar stop was right outside the front door. And we bought a 3 day pass directly from the inn keepers. It was so easy! If you are considering going to New Orleans, what's stopping you? Go have a great time and stay at Avenue Inn!

What a pleasant place to stay for our first visit to New Orleans! The Inn was clean and comfortable and Joe and Bebe were a gracious and helpful pair directing us to places to visit we would never have been able to find on our own. Convenient, quiet location right on the St Charles Ave streetcar line - easy access to both the French Quarter and Tulane.

The perfect New Orleans location! My daughter and I wanted a place close to Tulane University and we were delighted to discover that we could ride the St. Charles streetcar to campus as well as to the French Quarter. The atmosphere is charming! We loved walking around the beautiful southern neighborhood. My daughter enjoyed that the Inn Keepers, Joe and Bebe, always had water bottles, fresh fruit and snacks available. We will be returning again soon!

A very pleasant surprise at the end of a long week of touring colleges and universities! We were met by the quintessential hosts, Joe and Bebe, with warm chocolate chip cookies as we checked in! The Inn is gorgeous, hospitality is the hallmark of these innkeepers, and we were a street car away from the colleges and the city! A perfect conclusion to the southern college tour!

We picked this B & B because it was located on St Charles Ave with access directly across from a street car stop! The Inn has 13' high ceilings on 3 floors with beautiful heilooms throughout the house. We had a king bed in the deluxe room facing St Charles street and it was so quiet we had to stand at the windows to watch for the street car! Our bed was very comfortable (we have a tempurpedic mattress at home so we R very picky) and the room was large. We rode the street car down to Bourbon Street. It was a lot of fun and gave us a taste of New Orleans. Joe and Bebe are terrific hosts. Parking was easy...right in front of the Inn as well as behind. A must see and a great way to see New Orleans!

I planned a vacation for my family and chose to stay with Joe and Bebe after the initial plans fell through. What a blessing! Our experience could not have been nicer. The rooms were beautiful; the continental breakfast had different delicious offerings each day. Make sure to request Aunt Miriam's cake when you go! Joe and Bebe are gracious hosts, and the location could not be better.

This is a beuatiful old New Orleans mansion, nicely restored with all modern conveniences and facilities and good security. Situated right on the St Charles street car route with connections to downtown and two universities, it is run by friendly live-in husband and wife team. I thoroughly enjoyed it.

I recently visited New Orleans for a 10-day business trip and stayed at the Avenue Inn B&B the entire time. What a switch over staying in a hotel!! I thoroughly enjoyed my stay and the owners, Joe and Bebe ensure that their guests are well taken care of. The house is a beautiful 17-bedroom mansion and all the rooms are furnished with antique furniture. The bedrooms are very large and cozy with comfortable beds and updated bathrooms. A continental breakfast is provided in the dining room. Joe and Bebe stock a nice mix of snack food items that are available all day, e.g. yougert, cheese, cookies, crackers, candy, coffee, tea and bottled water. The B&B also has a nice front porch and garden area where you can sit to have breakfast or just to relax and read a book. The location of the B&B is fantastic - right on St. Charles Street and directly in front of the Street Car stop. Joe and Bebe will make arrangements for any tours you would like to take in the area and the tour van will even pick you up from the B&B. Wonderful experience -- highly recommend spending some down time at the Avenue Inn B&B!!

In February 2006, my husband brought our 18-year-old son to visit Tulane, one of his top choices for college. Almost nothing was open in New Orleans at that time. Evidence of Hurricane Katrina was everywhere . . . except in the spirit and hospitality of Avenue Inn Bed and Breakfast. Avenue Inn was open and welcoming. Its story of survival was a metaphor for New Orleans' own story. The innkeepers, Joe and Bebe, reopened their beloved inn some six weeks after Katrina, and worked tireless to restore it so that the business and city they loved could open their arms again. My husband and son were guided, taken care of and offered the warmest hospitality that we have come to know is the trademark of Avenue Inn. The rooms and the inn itself were stunningly beautiful, with a moving history behind it. We couldn't help but be moved by Joe and Bebe's commitment to their business, their city and those of us who love both. It is two years later, and my son is a junior at Tulane. We always stay at Avenue Inn. We always recommend it to everyone. We are always welcomed and we are never disappointed. It's not just the beauty and tastefulness of the inn. It's the expertise, humanity and warmth of the innkeepers as well. We've been back many times and we'll continue to be back at Avenue Inn many times more.

We spent 2 nights at the Avenue Inn Bed and Breakfast. Our rooms were quit, comfortable (outside temp 103), and large. The bed was the most comfortable bed we slept in during our 9 day road trip. Check in was fun Joe explained quiet hours after 10 PM that was great we felt like we were the only people in the house at night. The snack Tower was filled with complementary water, fresh fruit, fruit cups, pop tarts and on and on. It was available 24 hours. The continental breakfast was more then enough to get the day started. The Inn is right on a streetcar stop and Joe arranged dinner reservations for us and we were seated in the best dinning room in the restaurant. Joe and Bebe run a very nice Inn on a quiet street and I would recommend staying there with out any hesitation. One more thing is free off street parking in the rear of the Inn was a big plus.

First time to New Olreans in many years. Really enjoyed the Inn and it's location in the Garden District. Street Car picked us up right out front and made our trips into the French Quarter very easy. Great location. St Charles Ave streetcar right outside their door. Loved the "snack tower" of free snacks. Continental breakfast was all I needed after eating so much for lunches and dinners out on the town. The room was more than spacious. Perfect for my business travel needs (desk/table, free wireless internet, etc). Joe and Bebe are consummate innkeepers. Perfect hosts in every way. They knew exactly where I should go for meals - and boy did I eat well. Stayed four nights/five days, and loved every minute.

The Avenue Inn is awesome. The streetcar that stops in front is a ten minute ride to Tulane University (the purpose of my visit) and about twenty minutes to the French Quarter for lots of sightseeing. The rooms are clean and comfortable and the Garden District neighborhood is quiet. There are plenty of snacks available for late night, early morning munchies, and a good restaurant right next door for lunch and dinner. Joe and Bebe are excellent hosts and helped us book some great tours. My daughter and I had so much fun. I can't wait until I am back in NOLA (New Orleans, Louisiana). I love Avenue Inn and the Big Easy is amazing!! I have already booked my reservation at the Avenue Inn for my next visit to Tulane. This will be my home away from home whenever I visit my daughter in college.

We stayed with Joe and Bebe at the Avenue Inn for two nights last week. Their home is beautiful. We had a terrific stay and found the accommodations comfortable and our hosts delightful. We were traveling with 3 children and Joe was very helpful in screening us to make sure that the children would succeed in this (well-appointed, quiet) setting. The children loved the home and our hosts were excellent in offering us flexible family settings for breakfast (one day my husband and I ate together while the children ate in an adjoining room; the next day we enjoyed breakfast in a courtyard-like patio together) and friendly service throughout. The children loved Joe and found him funny and friendly. I appreciated Joe's faith in us when we indicated that our children would thrive in such a lovely, elegant setting and we enjoyed our stay completely.

When a B&B experience lives up to its potential, there is no better way to travel. We all know how the chain hotels make us feel like cattle, while a B&B let's you feel like a person. Well, add to that the amazing charm of Avenue Inn...the smell of old cypress lumber, the ethereal light from huge windows, the oriental-style rugs, antique furniture, the creak of old flooring, the 13 foot high ceilings, the front porch overlooking the garden. Complementary snacks and bottled water around the clock. Convenient parking. An excellent restaurant right next door. The bed was great…I think they have special mattresses. We loved it.

We loved everything about our stay at Avenue Inn. The streetcar outside the front door took us right to the French Quarter. The rooms and house were lovely and comfortable. This was our first time in New Orleans. Joe went out of his way to recommend specific attractions and places to eat. When one of his recommendations didn't turn out that great (off night for service at the restuarant) he went out of his way to appologize, call the restuarant and give them feedback, and try to make it up to us. This wasn't at all his problem - he just said it was a good place to eat and it probably normally is - but he took it very personally that we didn't have an outstanding time at the place. Not a level of service that you often see and obviously reflects his many years managing hotels. He pretty much guaranteed that we would only stay at his place when we visit NO. Very impressive

I had a wonderful experience at the Avenue Inn and Breakfast on my honeymoon. Joe and Bebe are great and they encourage you to have fun! The house is right next door to a nice restaurant that my husband and I ate at a couple of time. The house is located in a great spot. You are not to far from the life of New Orleans, but you’re far enough away to not have to worry about anything. It is very quite and relaxing. Next time I go to New Orleans, I will stay at the Avenue Inn Bed and Breakfast again.

We spent 4 nights with Joe and Bebe while we checked out Tulane and enjoyed our first trip to New Orleans. The location is great. Step out the gate and catch the St. Charles streetcar to the French Quarter. Walk to the Magazine Street shops. Stroll along St. Charles to gawk at the historic mansions. Joe was ever-ready to call a taxi, suggest a restaurant or book an attraction. The first floor public space maintains its mansion roots with a grand staircase,carved mantels and antiques. Our room was furnished with two rice style four poster beds and Joe's grandma's rug. The included amenities made this a great value. My teens appreciated the complimentary snack tower and wireless internet. We adults appreciated the fresh baked goods for breakfast and the free parking. We hope to stay here again.

We had a great trip to New Orleans - thanks in part to Bebe & Joe at the Avenue Inn. Great location (right on the St Charles trolley in the middle of the Garden District), comfortable Inn, hospitable and knowledgeable hosts. Much of NO is back - but we took the tour (Isabella's) of the devastation and where overwhelmed by the damage lack of progress in many nieghborhoods. NO is a most interesting city and the food is outstanding. We found the Avenue Inn a great way to go.

I was in New Orleans recently visiting my daughter who is a student at Tulane University. I went with a friend who had never been to New Orleans before. We loved the Avenue Inn. The location is perfect - on beautiful St. Charles Avenue, right on the streetcar route, a short ride to the French Quarter, and just one mile from Tulane... Joe and Bebe are such wonderful hosts - so helpful and gracious... our room was beautiful, clean and comfortable. Breakfasts were great - snacks and water were available at all times -- it felt like home away from home. Free parking is a big plus -- I love visiting New Orleans - it's such a welcoming place - it's wonderful to see how well it's doing! There's so much to do and see. I recently went to New Orleans with a good friend to see her daughter and much needed R&R (teacher vacation). This was my first time. The AVE Inn on St Charles Ave was the perfect spot. We were close to Tulane Unversity to visit my friend's daughter and only a streetcar away from the famous French Quarter. It is a fabulpus area to take nice leisurl walks or a long jog. Joe and Bebe were fabulous hosts. They even surprised us at dinner one evening when we ended up at the same place by sending our table (with four hungry university girls) two complimentary cheesecake slices over. Things like that make an impression. I definitly recommend it to anyone whether it is your first stay in NOLA or your 100th.

We loved riding the historic and convenient streetcar to get back and forth to the French Quarter. We traveled down to New Orleans with our two sons (ages 11 and 7) for Mardi Gras and stayed at the Avenue Inn. It was fantastic! The B&B is right on the parade route, right at the beginning of where the floats start their 12-mile trip, so we were in the best spot possible. To get us ready for Mardi Gras, Joe (the owner, with his wife Bebe) gave us all fun Jester hats to wear outside and bags to catch beads in. We had the best time. Aside from being such gracious hosts (Joe was especially sweet with our children, who adored him), their B&B is beautiful: it's meticulously maintained, so clean, so comfortable, and filled with antiques that give their home such charm. And while most B&Bs don't allow children, the Avenue Inn welcomes them — especially when they're over 5 or 6. Our room had 2 Queen poster beds and it's own bathroom, and a TV. We were so comfortable! Because they have "Courtesy Hours" between 10pm and 7am, it was easy to get a good night's sleep. They have a lovely Continental breakfast in the morning, and a "snack tower" which guests can enjoy at any time (my sons sure did). The guests ate together downstairs in the dining room, and they were all so much fun. We ended up hanging out with everyone at the parades, and sitting on the porch at night in the rocking chairs and chilling out. Our family trip was wonderful. New Orleans itself is back; great food, lots of fun, very warm and welcoming. And the Avenue Inn was a great place to stay, and will be our "home away from home" whenever we come back to New Orleans.

i went to new orleans over the new year, on a whim, because i always wanted to go. i found the avenue inn, by chance, online. i got a wonderful week at a really beautiful old house, right on the streetcar line to the french quarter and the garden distrtict. but i got more than that, i got a true southern welcome from joe and bebe, and great advice: and filled up my week following that advice. new orleans is a great town--and you can't keep a good town down--and i can't imagine a better place to stay while you get to know it. i can't recommend it highly enough: i would not have had nearly as nice a time if i had stayed downtown at one of the monster tourist hotels. i was very well taken care of. i was alone, but it's also an amazing place for a romantic couple's getaway.

Just returned from a week in NOLA - 2 nights of which were spent at the Avenue Inn B&B. This is a beautiful historic home with lots of style. The innkeepers Joe and Bebe were warm, friendly and welcoming. Ask Joe about his magical talents! Our room was gorgeous and decorated with a few family heirlooms! The bed was super comfortable. Loved sitting on the porch in a rocker and watching the streetcars go by. Location: On St. Charles so you can hop on the streetcar right in front of the home to head to French Quarter, the Zoo, or to just ride along St. Charles and see the amazing mansions on the street. Walking distance to shops and restaurants in the garden district and uptown. The Upperline Cafe (recommended by Joe and Bebe) is excellent! We were in New Orleans for a week and wish we had more time - all the areas a tourist would want to explore were not damaged by Katrina. So come explore NOLA!

My significant other and I booked a room rather last minute for a trip to New Orleans with no plans for the trip whatsoever. When we arrived from our 5+ hour drive, we were welcomed into Joe and Bebe's beautiful home. After a brief and humorous verbal tour of the property from Joe, Bebe showed us to our room and gave us both a brief history of the property as well as the room we were staying in. Our room was beautiful. The antique furniture and bed completed the classic feel of the room. And the bed... The bed was amazing. I haven't slept that good in a bed other than my own as far as I can remember. Despite the low-tech, easy-paced, and classic feel, the inn also offered very fast wireless internet access free of charge. The location couldn't have been better. The newly restored (post Katrina) streetcars stop directly in front of the inn about every 20 minutes or so. They take you directly to the french quarter, canal street shopping, and towards other attractions like the WWII museum. Though we missed breakfast the first two mornings in favor of Cage Beignet beignets, our last morning there we were treated to a great breakfast on property including an awesome cheese danish. The owners were always accessible should we have needed anything and their advice on transportation and where to go was spot on. I also appreciated there attention to safety and security as the doors to the inn remain locked at all times preventing wandering tourists gazing up at the beautiful home from wandering in. Overall, this inn helped create for us the perfect vacation experience. It was quiet, close, beautiful, relaxing, and some of the best sleep imaginable. We went everywhere we wanted with ease and in the future, I will only stay elsewhere if the Avenue Inn happens to be full. I recommend to anyone considering staying here to make the reservation. Joe and Bebe will make your vacation awesome.

First, the Avenue Inn is a beautiful home. We were also unexpectedly upgraded to a nicer room. The staff was very friendly and helpful; we received several very good suggestions for local eateries and clubs. My only complaint would be that the breakfast did not include hot dishes such as bacon and eggs. We were informed that B&Bs in Nola can't serve such, unfortunately.
We do appreciate the comments and excellent rating by this visitor. With regards to our continental breakfast, we indicate that we offer this at the time of booking. Its also posted on our website. We find that the majority of our guests enjoy the long hours we make our continental breakfast available and its variety. Bagels, English muffins, thick sliced raisin bread, hot/cold cereals, cheese,yogurt,fresh fruit, bakery of the day, orange juice, tea, coffee, toaster pastries, granola bars, fruit cups, assorted snacks and whole and skim milk are featured with our breakfast each day. With notice, we gladly provide items for Atkins, gluten free/wheat free and diabetic diets. We can also accommodate those who observe Kosher dietary law.

It has been years since I was in New Orleans, so I was not familiar with it anymore. But, Joe was so helpful via emails back and forth. I was greeted with a smile from him and BeBe and warm cookies and lots of hospitality. I was blown away by the home itself, and by their kindness. I didn't feel like I was away from home--just at another home! I fell in love with my room and didn't want to leave! Although I was only there overnight (business trip), I thoroughly enjoyed being there. I was not interested in "seeing the city" on this trip, and this was the perfect place to be able to just chill in the room. I thought that I was only one of a few guests that night, but found out the next morning that there were about 14 guests! I was shocked because I never heard a peep out of anyone! That's what I call privacy and peace and quiet! I will definitely stay at Avenue Inn the next time I'm in New Orleans. The prices are more than reasonable, but the service and care far outweigh everything else! Thanks Joe and BeBe for allowing me to stay at your house for a night!

We really enjoyed our stay at the Avenue Inn. The location was outstanding. We loved sitting out on the front patio with our morning coffee and bagels watching the sights and sounds of St. Charles Ave. Our room was large, quiet, clean, well furnished, and extremely comfortable. The ceilings on all three floors of this historic mansion are sooo high. So much scope for the imagination. The price was comparable to local hotels which do not offer as many perks as the Avenue Inn. These perks included free parking, fresh baked cookies on your arrival, free snacks and bottled water 24hrs. a day, and hosts which offer continuous friendly service.

I shopped and researched the B & B's extensively before choosing The Avenue Inn, as this was our first trip to New Orleans. What a wonderful home and experience! Our trip was fantastic, thanks in no small part to our hosts, Joe and Bebe. They were kind and helpful at every turn, including upgrading our room upon our arrival (Very tall daughters!) to a Double Queen. The room was spacious, clean and beautiful. The breakfasts were more than adequate, as we had lots of restaurants to sample during our short (3 nights) stay. Thanks for the tour of your lovely home, and we can't wait to come back to New Orleans! There's so much more to do and see that we plan on a longer visit next time. And we will DEFINITELY be at The Avenue Inn again, the location was PERFECT! We didn't use the car at all during our stay.

Our first visit to the fantastic city of New Orleans included a stay at the enchanting Avenue Inn Bed and Breakfast. Joe, a very charismatic host met us at the front steps when we arrived, invited us into their home and gave us a tour of the Inn, then introduced us to our room. When we were rested and ready to tour the city, Joe gave us his recommendations for restaurants, points of interest, and suggestions for modes of travel. We were right at home, felt very comfortable. Having our own private bath was a definite plus. Over all, New Orleans and the Avenue Inn were the BEST part of our vacation. Sadly, we didn't know about Joe's talent as a magician. On our next visit, we will definitely ask him for a "magic show".

Everyone at this B&B was wonderful, friendly, and helpful. They made our visit extremely pleasant. The room was beautiful and clean and breakfast delicious. A++!!!

We love the Avenue Inn. The house itself is beautiful and full of history. Joe is so friendly and loves to share his knowledge of the house and city. The service is first rate. We highly recommend Avenue Inn and will definitely stay there again.

I've stayed at the Avenue B&B twice, once 5 years ago, and again just last week. I originally chose it as the most beautiful B&B in all of New Orleans. The building remains untouched post-Katrina, it's still one of the most gorgeous homes you'll ever have the opportunity to sleep in. The only changes between the 2 stays were actually service IMPROVEMENTS, such as the 24 hour snack tower! Joe and Bebe are fabulous hosts and make your stay even more comfortable than your own home. NOLA is alive and ready for more visitors. Many of our favorite places were just as good as we remembered, they just need more people! If you've always wanted to get into the best restaurants without advanced reservations, now is the time to visit!

I combined a business trip with Jazzfest and stayed at the Inn a total of eight days. It was very comforting to have a relaxing, quiet and accomodating place to return to after some crazy days! The rooms are beautifully decorated, and all of the guests that I met were terrific. Joe and Bebe were delightful, warm and extremely helpful. I was thrilled to find out for myself that NOLA is BACK and better than ever! Be sure to book at the Avenue Inn, and if you're lucky Joe may be baking up a batch of his delectable chocolate chip cookies when you are checking in!

My husband & I spent Easter with our daughter attending Loyola University. We stayed at the Avenue Inn and had a wonderful stay. Joe and Bebe could not have been more helpful and accommodating. The room was spacious and meticulously kept. It is a beautiful place with charm and warmth. The bed was extremely comfortable and the coffee outstanding! We highly recommend this New Orleans find! We will be back!!

I had the pleasure of staying at the avenue inn and was met with such a warm welcome from the innkeeper Joe. The inn is homey, and it really was a plus during our stay in New Orleans - which is really an amazing city, especially after Katrina, and is as safe as any other major city in the U.S. If anyone is planning on booking a trip, make sure it is to New Orleans, and DEFINITELY book your stay at this inn!!

Our innkeepers were so helpful and informative. We had an incredible stay in a most comfortable room. Joe and Bebe were available to answer questions, make reservations, anything we needed. This is a wonderful destination---a quiet, lovely neighborhood, plenty of parking. We'll be back soon!

I have just returned from a five day stay at the Avenue Inn Bed and Breafkast. The owners are wonderful and accomidating. Our room was large with a king size bed and private bath. The bed was so soft and soft I could have stayed all day. The house is large so there is very little noise from other guests. We felt very safe and relaxed. This house is in the garden district. Just a short drive to the Zoo or the French Market. You can be shopping on Magazine St. in about two minutes. New Orleans is alive and well. People are in the city and tourists are welcome. Go visit if you have a chance.
