I am not sure how anyone could rate less than a 5! Streetcar is out front door. Magazine street for shopping is about 4 blocks away. Neighborhood is wonderful with a lot of people working on houses. Wanted to just walk around and see everything. Two terrific restaurants--one next door and one two blocks away are great. We ate at the one two blocks away 3 times in a week. Joe and Bebe are wonderful hosts. They can tell you about the house, the neighborhood, where to eat, what to see. They really helped us make our trip special when it came to sightseeing and shopping and eating. House is wonderful and sitting on porch in the morning with coffee, paper, roll was very nice. We had wonderful weather and a wonderful time. House is quiet and beds are fantastic.

We loved our stay with Joe and BeBe. They are exquisite hosts, so gracious and helpful. They made our trip to New Orleans perfect in every way.

First timer B&B and this defines what one should be. Visiting Tulane University with my senior HS son and even he said we should stay here again. Perfectly located on the streetcare line 1/2 way between the French Quarter and Tulane. Classic, turn of the century mansion with individual room temperature controls and private bathrooms. Lovely inkeepers Bebe and Joe that displayed their old family photos from the turn of the century to go along with the period of the house. They made us feel like part of the family. Joe is a wealth of knowledge regarding the history of the house and surrounding area. A wonderful experience and a wonderful place to stay.

My husband and I got away for our much belated honeymoon (4 years) and anniversary. We had never been to New Orleans and couldn't have asked for a better location, B&B or hosts! Bebe and Joe were so informative and helpful with figuring out restaurants and places to go. Our room was really clean and comfortable and the breakfast even though it was a continental was more than expected and always delicious and fresh. Thanks for having us Bebe and Joe!

I was in New Orleans with my family for a wedding. We stayed with Joe and Bebe at the Avenue Inn because we wanted a spot that was away from the Quarter, a place that would be quiet at night. We were not disappointed. The next time I come to NOLA, I will stay here again! The Inn was a peaceful respite after a day (or night!) of being out and about. Joe and Bebe are gracious hosts, with a wealth of information about restaurants, tours, sightseeing, etc. We didn’t have time for any of that because of the wedding, but we’ll definitely be returning so we can take advantage of all that New Orleans has to offer. The Inn was clean, comfortable, and charming.

My husband and I recently stayed in New Orleans for three nights at the Avenue Inn Bed and Breakfast. Once we decided on New Orleans as our travel destination, I Googled Bed and Breakfasts in the area and found that the Avenue Inn had very high ratings and these positive reviews did not disappoint! Prior to our vacation, the Innkeepers, Joe and Bebe, sent us numerous emails including restaurant recommendations and suggestions for activities during our brief stay, and the information they provided was tremendously helpful. We booked the Jazzy Honeymoon Package (plus a plantation tour) and crammed these tours into just three days and also ate lunch and dinner at some amazing restaurants, and for our meals we relied very heavily on their recommendations. The Inn itself is some 150 years old and had a lot of charm and character. Breakfast was served each morning in the home's dining room and the spread was more than enough to get the day started on the right foot. In addition, it was fun to dine with other guests to share ideas for activities and new restaurants. Our room, the Mardi Gras Room, was just off the porch and maintained the same antique quality seen in the dining and living areas of the home. And the Inn is conveniently located just steps from the streetcar, which was our primary mode of transportation while in town. Based on reading reviews prior to booking our trip, the Avenue Inn was exactly what we expected. Our only two suggestions for improvement would be the spotty wi-fi service from the room and the short window of time for consistent hot water during back-to-back showers each morning. Otherwise, the Inn could not have been better!

Avenue Inn provides the perfect retreat in The Big Easy. It is convenient to Tulane, outstanding dining, shopping on Magazine Street, and is ideal for Mardi Gras parade and Rock & Roll Marathon viewing. The rooms are well appointed and comfortable, bathrooms fully modernized and what you'd expect of a excellent hotel, and breakfast is filled with options sure to please guests of all ages. The owners are attentive and professional and work to ensure that guests' needs are met and that they'll return to New Orleans and Avenue Inn B&B.

My husband and I came for a romantic getaway, it was so beautiful! They even accommodated me with my gluten free diet. Joe and Bebe are so nice! They helped us with recommending restaurants, local attractions, and public transportation. We felt so safe! We will definitely come again!

This is a beautiful home nestled in a lovely and convenient location. Joe, who happens to have considerable experience in the hotel business, made it even more interesting by sharing much of the history of the home. He also gave excellent recommendations on where to eat and what to see. We would definitely stay at the Avenue Inn again.

This is a wonderful, old historic home and the innkeepers, Joe and Bebe, could not have been nicer or mor helpful. They always had some great suggestions on where to eat lunch or dinner, who to talk ask for at the restaurants, where to sightsee and how to get there. The trolley runs right in front of the house and after a pleasant breakfast and wonderful coffee you can get to the French Quarter in about 15 minutes. This is going to be our home base everytime we are in New Orleans from now on.

We stayed at Avenue Inn for two nights. This was our first trip to NO and we found the innkeeper to be very helpful in planning what we should do and what we could skip this first trip. He also gave great recommendations for where to try local cuisine. The B&B is right on St. Charles Avenue in the Garden District which was the perfect location! We would definitely stay here again!

Located in the heart of the Garden District, Avenue B&B is a terrific location for couples looking for quiet and old world charm comfortably located 15 minutes from the revelry of the French Quarter. Owners are thoughtful, considerate, and highly knowledgeable of the area’s history and places to see. Make sure you check out the World War II Museum. Surprisingly, it was the highlight of our trip. B&B is charming and owners exemplify southern charm and hospitality. Glad we picked this place to stay. Thanks to Avenue B&B for making our trip memorable.

Similar to another reviewer, I spent several days in the French Quarter for a business conference. Excellent hotel but we wanted something a bit more intimate to celebrate our honeymoon. The Avenue Inn was exactly what we were looking for and far exceeded our expectations! Joe and Bebe made us feel immediately at home greeting us with warm cookies and taking the time to show us around. We had the queen suite on the top floor which is a "period room" redone and styled to its original glory and so cozy and comfortable we never wanted to leave. Joe was very helpful each day with our questions and making reservations for us and his quiet friendly manner made us feel welcome throughout our visit. Would we come back? In a heartbeat! We loved the Inn and being right on the streetcar line, it was easy to explore areas in all directions and we fell in love with New Orleans and looking forward to seeing Joe and Bebe again in the near future.

Prior to arriving at Avenue Inn Bed & Breakfast, My wife and I had stayed for several days at an upscale corporate hotel in the French Quarter in order for me to attend a work conference. Although the accommodations in the French Quarter were adequate, if I could re-plan my trip, I would have stayed every night at Avenue Inn. Upon our arrival, my wife and I were blown away by the Innkeepers’ hospitality. Joe and Bebe each took the time to ensure that we maximized our visit (our first) to New Orleans. They provided suggestions and their candid perspectives on restaurants, tours, walks, etc. Even though we had been in town for several days prior, I feel like our stay truly started once we arrived at Avenue Inn. On top of the hospitality and expertise of Joe and Bebe, the accommodations were wonderful. The food was delicious; the rooms were beautifully decorated, comfortable, and quiet (I slept more soundly than I can recall in any hotel); and the sitting porch provided a peaceful place for us to enjoy breakfast each morning of our stay. We will definitely stay at Avenue Inn again if and when we return to New Orleans. Additionally, anyone who mentions the city to me will have to hear about the remarkable time I had at the Inn, suggesting that all of their future stays should take place there. My husband and I were lucky enough to stay with Joe and Bebe for two nights this week. I had only been to small-town B&Bs prior to this, and did not get near as great of a reception or personal attention as the innkeepers at Avenue Inn! Upon arrival, you are treated to a warm chocolate chip cookie (if you arrive when you tell them you'll be there), and then either Joe or Bebe takes the time to explain the inn, give you maps and recommendations of what to see in the city (if you want it), demonstrate the security system, show you your room, and answer any questions you may have. Breakfasts are Continental and plentiful, and a perfect way to start the day. There are always snacks and bottled water on-hand in the dining room in case you get hungry during the day, or in the middle of the night! The Rabhans are quick to suggest great dining options, whether nearby or in any other part of town - and they are spot-on! If they happen to be around as you go to or from your room, they are sure to see how you're doing and make sure you are comfortable and happy. We especially loved that the streetcar is available directly outside the inn! Travel around the city can't get much more convenient that that! As for specifics, the beds are quite comfy, the inn is amazingly quiet, and their home is beautiful! They were the first to offer a new brand of shampoo/conditioner in biodegradeable bottles, which is really neat today's times of eco-responsibility. If you are thinking about visiting NOLA, do not hesitate to stay with Joe and Bebe - you will have a wonderful stay with some great, attentive innkeepers!

This was the last vacation my hubby and I get for a while because we are expecting a new little one in a few months... and we are so glad we chose to go to NOLA and stay at Avenue Inn! This was our first experience with a B&B (we usually stay in resorts), and we were pleasantly surprised by the comfort and convenience of the place. Joe and Bebe were great, and every recommendation they made was golden (listen to their advice!). Joe has a dry quirky sense of humor, and Bebe is a good example of the classic hostess. We enjoyed their casually friendly attitudes. The room we stayed in was adorable, and we were again pleasantly surprised by how comfortable the bed was. We are kind of picky about mattresses, but we just melted away on this bed every night. The location was perfect-- Right on the Streetcar line (which we could barely hear from our street-side room) that took us just about anywhere we wanted to go. Plus there were many wonderful dining options close by (including beignets just steps away!). This was one of the best vacations we've ever had, and hope we get to do it again soon.

We visited the Avenue Inn Bed & Breakfast the 2 nd week in October 2012 with our good friends the Kennedy's on their Anniversary. Joe & Bebe were great hosts and a wealth of knowledge. The Superior Seafood & Oyster Bar is 2 blocks away and has great meals or a little more casual is the New Orleans Hamburger and Seafood Co. right next door and a great place for a nightcap or a meal. We caught the streetcar right outside the door on the Boulevard, great for sightseeing or getting to "The Quarter". Joe booked all our tours for us and we were picked up at the front door each time. I have never been one for tours but I am now convinced that it is the way to go and well worth the $$. We ended every tour by getting dropped off in the French Quarter or downtown. We then took the RTA back "home" at night. As far is our safety, we never felt threatened or unsafe at anytime. Common sense is the best guideline. The citizens of New Orleans are among the friendliest we have ever come across in our travels. Things not to miss; - The French Quarter - Plantation Tour - City Tour - Swamp Tour - Lord Chaz Ghost Tour - World War II Museum - Blues, Jazz & Seafood Festivals Thank you Joe & Bebe & New Orleans for a great vacation!!! P.S. Back to the Gym. The FOOD is awesome.

My wife and I recently spent 3 wondeful nights at the Avenue Inn. The Innkeepkers, Joe and Bebe, were very friendly and helpful. Joe greeted us at the door and we enjoyed warm chocolate chip cookies while he oriented us to the B&B. We purchased one of their packages and were very pleased to have streetcar tickets, dinner and tour reservations already made for us. The house is beautifully decorated and our room was clean and quiet. The continental breakfast was perfect and we enjoyed sitting outside with our coffee on the spacious front patio. We highly recommend the Avenue Inn and hope to return soon!

My husband and I visited New Orleans to celebrate our 21st anniversary and truly loved staying at Avenue Inn B & B! Joe and Bebe are wonderful hosts and their home is lovely. My only regret was that we could only get away for 2 nights...next time we will stay longer!

This was our first time in New Orleans and we were lucky enough to stay two nights at the Avenue Inn B & B. We had a wonderful stay! Since we were moving to Texas with our car packed, finding a centrally located place to stay with parking was a must. Since the B & B is in a great location, right on the tram-line, we explored the city on foot. Upon arriving Joe and his wife welcomed us warmly with chocolate chip cookies. Our room was lovely and very comfortable: the extra glass partition on the windows helped block the traffic noise outside. The continental breakfast was terrific: I personally prefer the option of choosing a variety of things to eat for breakfast over a fixed menu. My husband and I highly recommend this B & B and look forward to staying here when we return to New Orleans.

Visited New Orleans to celebrate our 20th anniversary and stayed at the charming Avenue Inn. Joe and Bebe are fabulous, the inn is quaint exceedingly comfortable and our stay was exceptional. We will certainly return in the future.

We had our Wedding there and it was beautiful and exceeded our expectations. Joe took care of every detail of the wedding and also recommeded restaurants, made reservatgions, and arranged transportation. The room we stayed in was very nice. We will definately go back to this B&B and highly recommend it.

This past weekend my husband and I stayed at the Avenue Inn Bed and Breakfast where we had the best time. We had an excellent time with Inn keepers Joe and Bebe from start to finish. They gave excellent suggestions for restaurants and were able to get us a reservation with little notice to Emeralds. Our room was also excellent . Our weekend went by way too fast and cannot wait to return!

My wife and I celebrated our 25th Anniversary at the Avenue Inn Bed and Breakfast. Joe and Bebe were fantastic hosts who took the time to visit with us and give us excellent suggestions for all our activities. The gorgeous mansion is very quiet and inviting. We slept very well and enjoyed meeting the other guests. The ability to jump on a street car right outside the front door made our exploring very easy and fun. The food and "Gif Shop" was more than expected. If you ever get to a chance to say at the Avenue Inn Bed and Breakfast, Joe and Bebe have a great house, great location and a great willingness to serve. Check them out!

We stayed 2 nights and really enjoyed our stay. The room very clean and the service was exceptional. The B&B is located right at a trolley stop, so you can get to the French Quarter in 30mins or less depending upon the time of day. There are numerous of resturants within walking distance. The B&B was quiet and we thoroughly enjoyed the variety of breakfast items as well as the snacks. We would return if we visited the area again.

Thank you, Joe and Bebe, for providing a warm welcome into your home - which happens to also be the B&B. We stayed in the Butler's Pantry room - which I think was the best choice. The breakfast was described as "continental;" however, it was much more - with fresh baked selections each morning. This inn provided the perfect setting to imagine New Orleans as it once was. I'm sure I'll return - if/when my room is available.

Great location for seeing all that New Orleans has to offer. Plenty to do and see within walking distance. Just a short drive from shopping on Magazine Street, or a quick cab ride to debauchery in the French Quarter.

We felt like we were living in the 1890's with the beautiful antiques and lovely rooms. Each morning, we ate breakfast on the front veranda and watched the street cars! It was clean, comfortable and full of authentic character. And only steps away, in every direction, were incredible restaurants and bakeries. We will be back!

The Rabhans are a gracious couple who greet you immediately on arrival and never stop inquiring into your needs, viewpoints and level of satisfaction. They are so cordial and inviting. They keep their historic home neat as a pin. Magazines, books and snacks are plentiful. The breakfast cakes are delicious and the coffee is excellent. My room was spacious, clean and comfortable. The bathroom is just right. The setting for the Avenue Inn includes streetcars, brick churches, 1850's mansions and small cafes. One is not more than a pleasurable 20-minute streetcar ride (on St. Charles Avenue) from the French Quarter, just $1.25 or $3.00 for a day pass. What you receive in staying here is a sojourn that is quiet, comfortable, clean and friendly. I highly recommend Avenue Inn.

Joe and Bebe were wonderfully hospitable and helpful. We enjoyed the Inn it self, we loved the area around it, and the proximity to the streetcar and the main drag of St. Charles was perfect for exploring. On our next trip to New Orleans, (yes, we've already decided to go back) we'll certainly stay at the Avenue Inn again.

I absolutely love the Avenue Inn Bed and Breakfast! I felt right at home as soon as I walked in the door. The location is perfect and Joe and BeBe are great. I will never stay anywhere else in New Orleans!

The Avenue B&B was one of the highlights of our recent trip to NOLA. After a few days on a business trip closer to the French Quarter, coming uptown to this quintessentially charming, Victorian-adorned B&B was a breath of fresh air. The moment we arrived, Joe and BeBe welcomed us and immediately made us feel like family. Completely knowledgable about the Uptown / Garden District, as well as Quarter and Marigny, they provided personalized tips about restaurants and attractions. And not the, "I hear it's good" kind of crap you get from most hotel concierges. They personally know many of the local restaurant owners and are fixtures in the neighborhood. They promptly made reservations on our behalf, and helped us rejigger our schedules to fit in one of their local favorites. They pointed us toward fun dive bars, as well as fine dining spots. Joe upgraded our room to a lovely one bedroom with a scenic view of St. Charles St. Our bed was incredibly comfortable and the room was equipped with everything you'd expect in a good hotel. They advised us on an awesome running route in order to see the Audobon Park. Breakfast was simple, continental variety (try the special cinnamon raisin bread) that's what you really want if you'll be loading up on beignets, fried oysters and Sazeracs later, anyway! Located a few miles outside of the French Quarter, the Avenue is on the very same street as the charming NOLA streetcar, and is easily accessible via cabs or bikes. The prices were also quite reasonable, and I was pleased that there was no three-night minimum stay (something required by many of the other nearby B&Bs). My only regret re: our stay at the Avenue B&B is that it wasn't longer. Joe and BeBe are definitely making it on my holiday card mailing list, and the Avenue B&B should make it on your "must-visit" list if you're staying in Crescent City!

What a wonderful time! So close to the Universities and easy access to downtown and the surrounding beautiful neighborhoods. Would definitely come back.

This is my third stay at the Inn & like one other reviewer said, Can't imagine being in NOLA and not staying at the Avenue Inn. I know that Joe & Bebe are not family but they both make me like I am! Thanks for another wonderful stay, all is right with the world. Steve Coy

Amazing People, Rooms, Service, And Food. If your visiting New Orleans a stay here is a must. I know every time we come back this is where we will be. As it could not be more cozy then if we were home. One of the most beautiful places we have ever stayed. The continental breakfast is quite large and you have access to free snacks 24/7. the location is amazing and anything you need help with Joe and Bebe are ready to assist. Truly our new home away from home.

We really enjoyed our stay with Joe and Bebe. They were a wealth of information and helped us plan our days to get the most our of our visit. The easy access to the street car was a huge plus. It is also a great place to start when exploring both the Garden district and St Charles ave toward Audubon Park. We had a nice quiet room that was very comfortable. We would definitely return.

My daughter and I just returned from New Orleans and our stay at the Avenue Inn Bed and Breakfast. I couldn't imagine going to New Orleans and NOT staying there. Unlike a cookie cutter hotel, this is a gracious and stately St. Charles Street mansion. The proprietors were welcoming, the other guests were open and friendly, and our time at the Inn made our trip to New Orleans complete. The Avenue Inn offers so much more than a regular hotel, and makes the entire New Orleans experience complete!

Inn keepers were helpful and accommodating. They have personality and a sense of humor which may be unexpected by some guests. New orleans is known for this behavior and attitude. For those less than stellar reviews here, I'd guess that it may have been they're first visit to the city where people say what they mean. I have to say, bring greeted with warm fresh baked chocolate chip cookies at check in was a nice touch. They do tell you about the fragilities of the 120 year old house but we thought that just added to the charm. I would definitely go back.

About a year ago my boyfriend and I travelled around in the US and by this time in December we visited Inn Bed and Breakfast. We live in Denmark and it was first time ever we had a Christmas and December without our family. So we wanted a very speciel Christmas and Joe helped us find a restaurant for the 24th and it was perfect. Joe also helped us with many other things i.e. a nice jazz club and told us about the city. It was 5 wonderful days and we want to thank Joe and Bebe for the lovely service, hospitality and incredible house and rooms.

I stayed at the hotel during Halloween this year and I was amazed at the wonderful experience. I loved the staff they were very accommodating to us bringing in bags early before our rooms were ready. The parking was safe and right behind the Inn. The staff is friendly and knowledgeable, I talked to the caretaker while he was fixing the outside porch tile and you could tell that the staff and owners have a real passion for staying true to the authenticity of this home. I also learned a tip to get paint out of my shirts and it really worked. The trolley stop was right in front of the inn was a convenient and beautiful way to travel. Our room was on the third story so the walk was up two flights of stairs but the walk was so worth it. Our room was beautiful, with a view to the streets below, wrought iron bed and lovely sitting area, desk and large sized bathroom. I really felt like a Southern Bell waking up in the morning. Even though the trolley runs right, in front of the inn the owners installed glass that absorbs sound on the windows and during the madness of Halloween in New Orleans, I slept quietly. The breakfast was awesome the homemade apple cake is amazing and the open snack bar is perfect after sightseeing all day. I was so pleased with my stay that we are going to save up for next year and the year after that. I will be coming back to the Avenue Inn.

Really enjoyed our stay. The inn captures the charm of NO. Clean and nicely appointed room. Lots of personal touches. The innkeepers were attentive. Coffee was delicious. We had choice of brkfst in the dining room or on the charming patio overlooking St. Charles Ave. Very convenient location for accessing the French Quarter, Magazine St., and Tulane U. Trolley stop right out front.

We had such a wonderful stay at the Avenue Inn B&B. Joe and Bebe offered all of the right personal touches to make our stay unforgettable. Great restaurant recommendations and they also arranged tours for us. The room (and the entire B&B) was lovely and very clean w/just enough modern ammenities but still kept the traditional original charm. A great choice in New Orleans! The tram stops right in front of the B&B.

I was traveling for business and arrived pretty late (after 10 PM), but Joe was very nice and accommodating. My room and bathroom were pretty spacious and comfortable. Although I was warned that breakfast was only continental, I believe this B&B would be even more fantastic if they cooked and served breakfast--I really love breakfast (eggs, sausage, waffles, freshly squeezed orange juice, etc...) and during my morning here, all I had was a cup of coffee, cereal, and took a carton of orange juice and a quaker oatmeal bar thing to go.

We are pleased that this guest was generally happy with his/her stay. We take note about the comments on breakfast and we are glad that we emphasized prior to the completion of the reservation process that ours is Continental breakfast. We do not prepare the eggs, sausage and waffles that a full breakfast includes. Most of our guests are up and out for tours, sightseeing, visiting the Universities or attending a conference. They often do not have time for a formal breakfast offering. We have about 20 items on our Continental breakfast presentation: Bagels, English muffins, raisin bread, cold cereals, oatmeal, whole fruit, yogurt, cheese bites, pastry of the day, orange juice, coffee, tea and hot chocolate. There are bottles of water, granola, breakfast bars and whole and skim milk. Its available from 7:30am-10:00am so guests can sleep in if they want and not miss breakfast.

This was our second visit to the Avenue Inn. New Orleans is a fascinating city with a unique history and a style all its own. Staying at the Inn located on charming St. Charles Avenue is a world all its own. The trolley is conveniently located across the street and makes The French Quarter as well as many other sites easily accessible. Joe and Bebe are perfect hosts - welcoming. accommodating, and full of suggestions that will make your trip both fun and memorable.

Wonderful B&B. Joe was a great host. We were traveling across the country and stayed here for two nights. The room was amazing and our bed was so comfortable. We stayed in one of the "smaller" rooms on the main floor. It was huge. The location is great right across from the trolly which we rode into town. Check it out for yourself. You won't be disappointed!

I was so very pleased with my stay at The Avenue Inn Bed and Breakfast in New Orleans in early September, 2011. My room was very comfortable. I slept like a baby. I look forward to my next trip to The Crescent City. Joe and Bebe are the most gracious hosts I know.

Surprisingly awesome! Owners know what visitors expect from a great B&B, very careful in all details and instructions, the rooms were lovely (the pics on the web sites do not show how pretty they really are), the house is breathtaking, the location is key. Price is pretty fair. Great memory, one more reason to go back to NOLA! Brazil will hear about you!

We enjoyed a pleasant stay during our visit to New Orleans. We were nicely surprised to receive an upgrade on our room when we arrived. Joe and Bebe were helpful during our stay, with suggestions on things to do and places to eat and wanted to be sure we were having a good visit. We enjoyed the character and charm of the Inn and they have worked hard to restore the home. We made good us of the St. Charles Street Car which had a stop right outside the Inn and took it into the French Quarter and avoided the hassle and cost of parking. The continental breakfast was good and snacks and water were available any time. If you are looking for a B&B in new Orleans give them a try.

The hosts are nice enough people but hover a bit. The house is really nice but the acoustics make for a little more noise than preferred. Great location and the veranda is wonderful!!!

We thank this guest for the kind comments about our historic home. Many do find the location ideal and everyone loves the Creole porch. We were disappointed to learn that not facets of the stay met their expectations. We have courtesy hours at night, the house is usually very quiet and we get many positive comments about peaceful sleep. We are sorry that this guest did not bring their situation to our attention while here, perhaps we could have addressed the sound issue they were experiencing and resolved it. As for hovering, believe us, the line between leaving guests alone and providing focused attention on their experiences here in New Orleans is a fine one. We want so much for everyone to enjoy their time here. And we do inquire all the time, "did you enjoy your day?" If we do seem enthusiastic for assisting with tours, restaurants and fun, yes, we can understand the "hover" reference. But our intentions are sincere and we try to gauge what level of attention someone wants. We do apologize to this guest if we were too up close and personal during their stay. It was mentioned that the issues cited were minor so we hope this guest will return and identify themselves so we can make the appropriate adjustments for them and insure a completely satisfactory stay in our mansion home.

Avenue B&B is a charming home on the St. Charles Avenue streetcar line. The rooms are clean, spacious, and comfortably appointed. The continental breakfast is ample and unhurried. There is free, off-road parking and free snacks 24/7. The innkeepers are very knowledgeable about New Orleans and ready to assist with making dining reservations, purchasing tour tickets, etc. We enjoyed being able to escape into this homelike haven at the end of a busy day in the city.

We were on a mission to find an apartment for a kid starting at Tulane this fall and Avenue Inn provided a great home base. Right on St Charles Avenue with a coffee shop and restaurant next door. - Room was very quiet, everything worked, and good wireless access throughout the inn. -There's a street car stop almost directly in front so excellent access to take the car around the city. Next time we stay we'll leave the car and hop the street car everywhere.

My wife and I decided to spend our 1-year anniversary in New Orleans, and we decided to stay in a B&B instead of a hotel. All I can say is WOW. Even before we arrived, I knew we had made a great choice. The innkeepers, Joe and BeBe, were so very helpful setting up dinner recommendations and offering advice on things to do and places to go. I was pleasantly surprised that Joe decided to upgrade our room at no charge because we were celebrating an anniversary. It was nice not having to pay for parking and having a wonderful breakfast waiting on use every morning. The 24-hr snack bar was an added bonus. We loved it so much that we decided to stay an extra night. When you come to a city like New Orleans, you definitely shouldn't stay in a cookie-cutter hotel. Stay in a place with people who know and love the area and will bend over backwards to make your experience special. We will definitely be back here the next time we are in New Orleans. Don't even think about it, just book it. You won't be sorry!!!

When searching for a bed & breakfast in New Orleans, I choose this particular one because of the friendliness of the innkeeper and quiet location outside of the French Quarter. My friend and I were warmly greeted by the owners and innkeepers, Joe and BeBe. Check-in included warm chocolate chip cookies! We spent hours rocking on the porch each evening, watching the world go by. Catch the streetcar just outside the front door, which takes you to many locations in the city. Our room was large and beautiful. It included not only a queensized bed, but a daybed in another section of the room which could be closed off. The bathroom was huge and very clean and comfortable. Regardless of where we went during the day, we loved going back "home" to Avenue Inn for a quiet restful sleep. We can’t wait to return!

This was the perfect place to stay while in New Orleans!! It was clean, the owners were friendly, and it was so peaceful. The house is in walking distance of food and the street car stops right out front to take you to all the action. I can't wait to go back and will definetly stay there everytime!!

This was our first trip to New Orleans and the perfect place to celebrate a milestone birthday. We spent four nights at this wonderful bed and breakfast and could not have asked for more. Joe and Bebe were available to us whenever we needed them. They booked tours for us and gave us restaurant advice. The breakfast each morning was great due to the large variety offered. The snack tower also offered a great variety which was available 24/7. We took advantage of the bottled water daily. The location of this B&B if perfect with the street car right out front. We will definitely return to New Orleans and the Avenue Inn!

Wonderful Bed and Breakfast. I stayed here with my mom for a long weekend. We went to an open house at my future law school and this was the perfect location. It was equal distance to the schools as well as to all of the fun of New Orleans!

Two night stay. Notables are cleanliness and quiet. Seventeen bedrooms in beautifully restored mansion. Owners live in the home and they are awesome hosts. Very friendly, helpful and knowledgeable. Excellent location on St. Charles streetcar line stop at the front door. Spent several hours walking the street admiring the many mansions. Have stayed at about 10 different places in NOLA - no need to search anymore. I'll stay here from now on.

Joe and Bebe are exceptionally gracious hosts, very concerned with guests' comfort and satisfaction. The location is superb, right on the St. Charles Avenue street car line, so easy access to the French Quarter and throughout the Garden district. Warm chocolate chip cookies at check in, lovely breakfasts, snacks available 24 hours, all in a lovely old home filled with antique furniture and decor. Off street free parking is a big plus.

My husband and I are considering moving to the area and booked a last minute trip. During the phone call to book the room, Joe was very friendly and answered my questions about the area - he even gave me the name of a local realtor he knew. When we arrived, Joe and Bebe offered us hot chocolate chip cookies during check-in, a fun introduction to their gorgeous house, and made us feel very welcomed. The room and house were elegant, spacious, welcoming, and full of charm. From comfortable beds, to rocking chairs on the large front porch, to eco-friendly bath products, they had something for everyone. Bebe pointed out that they put a personal touch in every room and it showed. They are located right on a streetcar stop and a short drive from the French quarter and the Loyola/Tulane area. Unlike the large hotels, they don't nickel and dime you to death. Parking, wi-fi, unlimited snacks and water (available all day), and breakfast were all included for free. Additionally, they sought us out to ask if we had any other questions about the area and kindly spent the time answering every question we had. We enthusiastically recommend the Avenue Inn!

For a great stay, in a period home/ B&B, the Avenue Inn is the one to stay at. Joe & Bebe, the hosts are wonderful host, full of knowledge of the area, what do do, where to eat. It's like having your own personal concierge. The facilities were spacious, modern and quite comfortable yet in the style of the home. The house is a great old, beautiful home on St. Charles and just out the door is the street car stop, the best way into the French Quarter. There are great restaurants within walking distance of the B&B and you see some wonderful neighborhood homes too. Try it, you won't be disappointed.

Really nice folks run the Avenue Inn Bed and Breakfast. We lucked into a great room upgrade. They didn't have to offer it but they did at no extra cost. They went out of their way to help us find to the attractions we wanted to see and gave us valuable insider advice about all of them.

Joe and Bebe Rabhan are innkeepers extraodinaire. Joe steered us to his favorite neighborhod restaurant (unbelievable bargain for the cuisine), encouraged us to include the 4-D movie "Beyond all Boundaries" at the WWII museum (a must-see), and did everything possible to make us feel welcome and comfortable. Forget the Canal Street and French Quarter hotels; this inn is the place to stay. It's quiet, comfortable, and a bargain. Parking in front or back, and the streetcar stops right outside their front door. 5 stars without a doubt!

My stay at the Avenue is was memorable. The Inn is beautiful and we LOVED our room. The location is superb, on St. Charles Avenue, so hopping on the trolly is extremely easy and convenient to get to the French Quarter, etc. It's also only six blocks from Magazine Street which has wonderful and fun shopping. The Innkeepers, Joe and Bebe were extremely friendly and helpful and even hooked us up with a reservation to a fantastic restaurant that we couldn't have gotten in without them. Loved our stay, will be back, and highly recommend it.

Talk about luck! Our first visit to New Orleans, and we found the best bargain in town. The Avenue Inn Bed and Breakfast has it all: location, beauty, comfort, excellent professional standards, outstanding service, all for an affordable price. We came to New Orleans because our granddaughter had been accepted to Tulane University and needed to visit the school before making a decision. Finding the Avenue Inn on the Tulane University website, I chose it because it was close to the school and reasonably priced. What a lovely surprise! Bebe and Joe welcome you into their elegant home with genuine Southern hospitality and tell you that their first rule is that you have a great time in New Orleans. Well, they certainly succeeded with us. Each day as we explored New Orleans, we were delighted to return to the lovely tranquility of the Avenue Inn and the architectural beauty of the Garden District, remarking over and over how thankful we were not to be staying at an impersonal hotel in the French Quarter. Getting around was easy with the streetcar right outside the front door, and Joe and Bebe were so helpful with suggestions of things to see and do, places to eat. You don’t need a guidebook at the Avenue Inn. Thanks to them, we had a wide variety of experiences during our four-day visit. We hope that our granddaughter does choose Tulane so that we can return often, and it will be to the Avenue Inn.

My girlfriend and I just spent a "girls getaway" weekend in New Orleans. We stayed at the Avenue Inn and could not have been more thrilled. We had read the raving reviews, but never expected it to be AS good as everyone said...but we were wrong! The mansion is beautiful and beautiful maintained. It offers every convenience, yet is cozy enough to feel at home from the moment you step inside. Our room was wonderfully spacious, but not cavernous. More than enough closet space and comfortable chairs with side tables and the beds were almost too comfortable! Next door..literally steps away is a great full service restaurant and attached to that is beignet and coffee cafe. The street car that goes to the French Quarter is right outside the door...and you can take it to the delightful and historical Garden District. Hard to believe everything is so close by with the rooms so quiet. The proprietors Joe and Bebe are amazingly knowledgeable...really "in the know" about everything. They take the time to listen and find out what you want to do and how they can best help you make the most of the time you have in New Orleans. They can even give suggestions if you are overwhelmed by all the options...and there are a lot! To make it even easier, they can book tours for you and eliminate the hassle or inconvenience of going to take a tour and finding out it's sold out. My friend and I had such a great time that we are planning a trip back there...taking our husbands this time. Great place for girlfriends and definitely romantic enough to bring back your mate!

Exceeded my expectations in all categories. Delightful owners - even had warm chocolate chip cookies upon our arrival. I was so impressed with this place. A friend and I both flew down to stay for a few days. When you arrive they have a great treat for you (I won't say what it is, but it was a pleasant surprise.) The hosts, Joe and Bebe, are knowledgeable about the city and recommended a couple of great tours. One day I called because I had a question. No one answered, but Bebe called me right back and tried to help me (I was looking for a restaurant near the inn that served red beans & rice.) The house is lovely. We had a double room with a high ceiling, tons of windows and tons of room. The breakfast is also quite good and the 24 snacks was a nice touch for me because I'm an insulin dependent diabetic, so knowing that there was fruit, juice and snacks downstairs was a relief just to know it was there. The outside dining area is great on a nice day as are the rocking chairs on the porch. Having the street car just outside was great too. It was easy to get back and forth to the French Quarter. I'm glad we stayed here. Honestly? It was so good that I'll try to always stay here when I come to New Orleans.

This was our first stay at a bed and breakfast--my girlfriend and I planned a last-minute getaway. Accommodations were exactly what we were looking for. The room was spacious, clean, and with just enough local charm to not feel "touristy". We felt right at home. The location of this bed and breakfast is perfect. Just thinking of our next visit to New Orleans. With a son in college at Tulane, we were fortunate to find the Avenue Inn and Joe and Bebe. We have our favorite room at the Inn. Everything is just perfect! Parking is free and easy and it is easy to walk out the door and jump on the trolley or just drive yourself to one of countless restaurants nearby. We love Coulis for breakfast..... ok we need to make a plan!! Do it and you won't be sorry!!

This was my first trip to New Orleans and I wanted to stay in the Garden District in lieu of a large hotel. The Avenue Inn was perfect! The room was large and extremely comfortable. It was easy to catch the streetcar into the French Quarter. Joe was able to suggest some wonderful places to eat and enjoy some nighttime entertainment. We will definitely be staying here again!!

As soon as we arrived, we were welcomed by both Joe and Bebe with chocolate chip cookies! My hubby and I have stayed at B&B before, but at the Avenue you can smell cleanliness the minute you walk in. They have a great breakfast and a snack tower, which is very helpful. Our room was very spacious and nicely decorated. Joe and Bebe were so helpful with information and places we asked about going. We had a great time and the location is perfect to catch the streetcar. I would say, before you decide going anywhere else, give the Avenue a try and be pleasantly surprised! We look forward to our next trip to New Orleans and staying at the Avenue!

We stayed for two nights at the Avenue Inn Bed and Breakfast. Joe and Bebe were very helpful and informative about things to do and places to visit. We stayed in a king suite and it was very nice. We found out about the inn from an article in Southern Living magazine which features only the best places. Having the trolley stop right out front and not having to drive was wonderful.

We just spent a weekend in NOLA for our anniversary and decided to stay at the Avenue Inn B&B. This was our first time staying at a B&B, thus I had to consult google to get reviews and see what others recommended for B&B in NO. After looking and researching several spots, I settled on Avenue Inn as it had almost 500 reviews and maintained a 5 star rating....not an easy feat, so I knew they must be doing something right. I e-mailed them asking for any special rates for our anniversary weekend and received a prompt reply from Joe, who is the owner/proprietor along with his wife Bebe. The rate I was quoted for a deluxe king for our anniversary weekend sealed the deal and I booked right then. We arrived on Friday close to 4:00 PM and were greeted by Joe at the door. We were brought into the parlor to complete the check in and check out procedure so we would be free to leave on Sunday whenever we wanted. We were given large fresh basked chocolate chip cookies, which were great. We were instructed on how to enter and exit the inn, parking and shown to our room. It's a beautiful home that has been well maintained and our room definitely fit the bill. It was large, clean, had a comfortable bed and most importantly during this heat, it stayed very cool! We were given some recommendations by Joe on things to do around town and transportation options via streetcar and taxis. They have a cleaning staff that tended our room while we were out, wifi access, the complimentary snack tower which was stocked with fruit, cereals, rice krispy treats, pop tarts, moonpies and bottled water and accessible 24/7, access to a streetcar stop right in frontof the inn, walking distance to many restaurants and shops on St. Charles ave., and a beautiful home with character and history. We're really not sure why anyone would choose to stay at a hotel when you have this option. We are definitely fans of the B&B experience and recommend Avenue Inn B&B!

A personalized stay in New Orleans at a convenient location. Joe and Bebe greet you with warmth, introducing you graciously into their home, complete with warm chocolate chip cookies. Spacious and charming rooms. A convenient and yummy breakfast with a nice variety. Free water and snacks available 24/7. The streetcar stops right in front of the house. I'd rather stay here than a hotel any day. I am pleased to note that the service and quality were unaffected by the Gulf oil spill. Recommendations: if you run try the route down St. Charles to Audubon Park, eat breakfast on the porch, take advantage of the free bottles of water to beat the heat.

Great location, right in the heart of Uptown, along the streetcar line on St. Charles. Tulane/Loyola is just minutes away, and the French Quarter is just a short drive/cab ride/streetcar ride. Despite what the media may lead you to believe, New Orleans is a bustling, exciting town with lots going on. We didn't feel the effects of Katrina or the oil spill at all!

Beautiful tall windows surrounds the room, high ceilings, love the stair case. My boyfriend and I stayed in a king size bed where I did not disturb him as I hop into bed. Very quiet even though the street car line is located right out front. We didn't take a car so the street car was perfect and cheaper than a taxi to take us to explore the French Quarter. Have a tall snack tower with bottle waters we could take anytime. Beautiful outdoor patio unlike what I've seen on St. Charles Street of other b&b's. Located in the Garden District away from the noise of the French Quarter. Better than a hotel at the same price and even higher. Joe and Bebe are the nicest and very accommodating.

In the four years we've been staying there -- one of the only courageous inns to open post-Katrina almost 5 years ago when our son wanted to visit Tulane University -- the service always is efficient and kind. Even after all these years, we were still greeted with a delicious home-baked still-warm cookie. Everything was, as always, in order so that we could get right to our room after heavy travel. And the rooms – each one is light, airy and beautiful. Joe and Bebe Rabahn really care about their guests. To us, they are like family. That is how you feel when you arrive and when you leave. That is why we and so many 9others always come back.

My daughter, granddaughter who is 4 and I recently enjoyed a comfortable and charming stay at Avenue Inn B&B for a fun filled visit to a few of the many attractions in the "Big Easy" . We were greeted at the door with warm fresh baked cookies to my granddaughter's delight. Our room was beautifully decorated with lovely antiques and very comfortable queen sized poster beds. Joe and BeBe were very knowledgeable and helpful in making our visit enjoyable when planning our dining and various outtings. Although the Trolly line passes directly in front of the Inn our stay was very quiet. Joe was very attentive to my grandaughter making sure she could watch cartoons while enjoying her breakfast. The coffe was hot and delicious as well as the breakfast fare. I can't imagine a more enjoyable place to stay in the Garden District as the Avenue Inn B&B

We thoroughly enjoyed our stay at Avenue Inn B&B over Jazz Fest weekend. It met our main criteria of being clean, quiet, and conveniently located. This fantastic historic property has a lot of character and charm. Our hosts clearly enjoy serving their guests. Joe and Bebe were most helpful in calling us cabs or making recommendations for nearby dining. The continental breakfast was basic, but was all we needed or wanted before heading out for the day to sample the culinary delights of New Orleans. The snack tower came in handy for a late night bite. We would happily stay here again.

Very personable hosts. Inn has wonderful character. Trolley stop for trips down to French Quarter is right in front of the inn. Extremely positive experience-nice continental breakfast-will be making reservations for our family in June and August 2010. Highly recommended!

Wonderful staff....very attentive and informed about the city, attractions and dining. Great 1891 home with each room having a theme. It is what they say it is!!

My husband and I wanted to get married in New Orleans because, not only is it a beautiful and romantic city reminiscient of France (where he first proposed), it is our favorite city in Louisiana. I started looking online at B & B's, their packages, details, etc., and called a couple. Joe answered the phone personally, taking the time to answer all my preliminary questions and offering suggestions about facets of the wedding that I had not yet considered. Over the course of the next 4 months, he maintained contact with me, helped with the caterer for the reception, took care of ALL the details, even the most minute, so that all my groom and I had to do was show up. It was a fairytale setting, complete with stairwell, elegance and grace; truly the wedding of both of our dreams. We could not have asked for more gracious hosts who knew what we needed before we did and provided even more. Our out of town guests were comfortable and as my new daughter said "The whole thing was romantical."

The Avenue Inn was lovely, had very comfortable beds (asked owner for brand name and make), and hospitable proprietors. Although it is right on the St. Charles streetcar line, the noise was almost inaudible and the convenience to the transportation was invaluable. So pleased we stayed here instead of in the French Quarter. The house maintains reasonable quiet hours, which was just fine with us!

Stayed here while visiting Tulane with my daughter. Proprietors were extremely friendly and keen on us having a the perfect trip. Set us up with great dining and inside track to be treated like a local. The trip was great.

Experience gracious hospitality at the Avenue Inn. Joe And Bebe make you feel right at home as soon as you get there with a warm cookie and friendly smiles. They are also very helpful about the good places to eat and sights to see. The house is huge and full of history. The room was clean and comfortable. I got up in the mornings and had my coffee on the front porch looking out onto St. Charles Ave. The street car stops right in front of the house so you can explore New Orleans with ease. We stayed at the inn to visit New Orleans and Tulane University. The inn was the perfect location for both. Only 1 mile to Tulane in the garden district and about 3 miles to the french quarter. A cable car is right in front of the property and will take you to both locations. The rooms were beautiful and Joe and Bebe are very hospitable. will stay there again!

Arriving at the location, we were stunned by the charming southern mansion placed behind oaks on famous St. Charles Avenue. Taking a closer look, the outside apperiance is not in all corners perfect. The rooms are uniquely furnished and decorated which makes the stay a great experience, the rooms are perfectly quiet at night. The Innkeepers are extremely friendly and attentive. They meet their customers requests even if those are special. Information about attractions and transportation are as readily available as help with an internet connection or a tooth brush after our luggage was lost on the plane ride.

What a great stay! Stayed at just about every place in the Quarter and CBD and decided to relax a little. If having coffee on the porch watching the streetcar go by is your thing, make this your place. St. Charles Avenue is convenient to the best restaurants in New Orleans and Joe and Bebe know them all. A great, classic St. Charles Ave. home that doesn't disappoint.

The Avenue Bed and Breakfast is the perfect place to stay in New Orleans. The streetcar stops right outside the door. Joe and Bebe are wonderful hosts. They helped us with tours, restaurants and sightseeing advice. The grand old home is beautiful and the rooms were decorated with Antiques. The beds were extremely comfortable. Avenue Inn has a terrific location with easy street car access to the French Quarter. A lovely walk in either direction down St. Charles Ave. The place is full of character and interesting artifacts. The proprietors are friendly, thoughtful and helpful. They helped us find a great gumbo restaurant our first night in town. The place is safe, clean and very well kept. The sheets smelled lovely. Everything is well cared for and thoughtfully done with the guest in mind. We give it a top score and would stay there again!

There's no better way to spend time in New Orleans than by staying at the Avenue Inn. This was our second trip there, for Mardi Gras which is right across the street from the Inn. We slept well at night as the beds are very comfortable, the rooms are big enough to spread out and they were always clean. We even brought friends down with us. Very worth the price to stay there...considering you get 24/7 access to the snack tower! Our kids and our friends' kids loved it. You will too. We'll be back in 2012.

This was our first stay in a B and B and we throughly enjoyed it. We wanted a place on the Mardi Gras parade route, and easy access to the streetcar line. We found it at the Avenue! The location provided short walks to shopping and a great supper club on the corner. Joe and Bebe gave us helpful tips and were most accommodating. We hope to return to New Orleans next year and we'll stay at the Avenue Bed and Breakfast again.

This is not the place we thought it would be based on the reviews we read. Because there was such a large discrepancy between what was described and what we encountered, I felt that I should write a review, my first. The house had very little charm and not at all the quality we were expecting for the price we paid. The house is in need of renovation and the sitting area was not inviting with the host sitting there much of the time. Our room was adequate, although the bathroom was not heated and thus was very, very cold. The breakfast provided was poorly presented and appeared to have very little thought put into it. For almost $200 a night, it would have been nice to have a bit more upscale breakfast other than cold cereal, yogurt and store bought pastries. It is on the Trolley line, which was convenient. But, we would not recommend this place primarily because of the host. He gave us a “lecture” before we were even shown into our room and he was a bit intrusive. It felt like he was always trying to overhear our conversations and wanted to know everything we were doing. I can’t explain it. It was just kind of weird and uncomfortable.

We were disappointed to learn that this guest's expectations were not met and we apologize if we offended in any way. It's with good intention that we ask on a consistent basic how each guest is enjoying their stay, perhaps interpreted by this individual as overbearing. We do apologize for not being able to sense that something was awry. We offer an assortment of breads, fresh fruit, hot & cold cereals, yogurt, juice, pastry; items from the snack tower like granola bars, fruit cups and raisins. There is coffee, tea, hot chocolate and bottled water, milk (whole or skim) and cheese bites. We are sorry if this guest anticipated more for continental breakfast. All rooms have central heat. The same weekend that this guest was here we experienced some very cold weather, down to 20 degrees. The bathrooms are not heated and this is never a problem with weather in the South. We do have supplemental heaters but the guest never mentioned any discomfort during her three days here. We do not have a front desk, so we take a few minutes to complete check-in in our historic parlor. It has 13 foot ceilings, a huge fireplace and antique furniture. As for the lecture, its only brief review of how to lock and unlock the main entrance, a few safety tips for the city, the WIFI password and how to reach us in the Inn at night. We have not found a more efficient way to welcome our guests and give them the necessary info that they can use to have a pleasant visit. And yes, its our home. On rare occasion we are guilty of relaxing for a few minutes in the parlor after a long day. Guests are welcomed anytime. We think its better to be available to our guests rather than locked in an office somewhere else. So we hope readers will take a look at the many positive comments that have been written about our historic home and make a decision to stay with us based on a balance of all observations. Again, our sincere apologies to this guest.

The Avenue Bed and Breakfast was perfect for a long weekend in New Orleans. My son was visiting Tulane University. The B and B is on St Charles Avenue near a stop on the streetcar that can take you to the university or into the French Quarter. The owners are friendly and ready with suggestions for dining and sight seeing. We could walk to shops and restuarants on Magazine street. Off street parking if you bring your car. Large, quiet rooms. A great continental breakfast with homemade breads, fruit, tea, coffee, yogurts, cereals. My son's favorite was the "snack tower" with candies, chips, water, etc. I will stay here again.

We really enjoyed our stay at this historic mansion. Joe and Bebe welcomed us as if we were family. Our room was enjoyable , clean and inviting. Whenever we visit New Orleans, this is where we will be staying!

Our grandson arrived 6 weeks early and we headed to New Orleans. Our son n law sent us names of several hotels and b&b's near the hospital. We chose Avenue Inn. It will now be our home away from home in New Orleans. We were greeted with warm smiles and even warmer chocolate chip cookies. Our room (the Dutchess Room) was exceptionally clean, warm and cosy. I wanted to take the bed and mattress home with me. The continental breakfast was fresh and easy to get to. Around the clock snacks and fresh water. It was a few blocks from Magazine Street and just close enough to the French Quarter for us. We will stay there on each of our trips to New Orleans from now on. Thank you Joe and Bebe. Terre

We just returned from a fantastic stay at the Avenue Inn B & B. Our room was beautiful and very comfortable; location, perfect; and BeBe and Joe, welcoming and helpful hosts. My husband and I enjoyed the simple things that made our stay special like sitting outside on the porch, rocking in chairs and savoring the beautiful area. Being right on the streetcar line is a huge plus. If you want to be away from the hustle and bustle of the French Quarter or CBD and feel like you have traveled back in time, the Avenue Inn is for you. We will return--hopefully very soon--and we won't even consider other options. Snacks are provided around the clock, which is much appreciated. A continental breakfast offers a great opportunity to meet other guests, in our case from around the world. Our only suggestion relates to the food items offered. There could be fewer highly sweetened and processed foods and more natural and whole grain options. This is a minor issue since the cuisine of New Orleans makes one less likely to need snacks between meals or a large breakfast. So as not to end with a suggestion, we HIGHLY recommend a stay at the Avenue Inn B & B.

Last October I visitied New Orleans for the first time. I stayed two weeks so I could tour the city in great detail. I enjoy staying different places, moving around a bit, during my vacations however I'm writing a review about the Avenue Inn (my first review ever in fact) bc my stay was so enjoyable. I stayed there two nights. Upon my arrival, which was pretty late at night but previously arranged with Joe , I was greeted with a huge yummy chocolate chip cookie. Joe gave me a tour of the beautiful home and offered me an upgrade on my room since there was a larger room available. The upkeep of the home was maticulate and the furnishing in my room made me feel like a princess. During my stay Joe and his wife, Bebe were very helpful in keeping an eye out for mail I was expecting as well as making sure I knew where I was going and when they would expect me to return.. as I was a young female traveling alone. I would recommend The Avenue Inn to anyone visiting New Orleans for any occassion. I plan on returning and staying there for Mardi Gras celebration in the near future. It was very comfortable, accomadating, clean and professionally managed. Thanks again to Joe and Bebe! See you again soon!

Excellent location right on St. Charles with a street car stop to the Quarter right in front. You are staying with the people that own the Inn, Joe and Bebe, not some faceless company. They bend over backwards for you and we had a great stay. Munchies included with light breakfast is perfect because lunch and dinner in NOLO is pretty heavy! Our room was on the first floor, with a bedroom, sun room, and bathroom. The house is old, but that's the idea. Highly recommended!

Enjoyed a great weekend at the Ave. Inn B&B. The location is wonderful to catch the trolley into downtown, or convenient to walk around in the Garden District. Sitting out on the patio in the morning to drink coffee and read the newspaper was relaxing. The Innkeepers, Joe and Bebe were good hosts making sure we have everything including suggestions on where to eat for dinner. Our hike to the third floor room was worth the privacy and quite. But if you wanted an elevator, why stay at a B&B. Highly recommend giving this one a try.

My trip to New Orleans was a solo working trip. I needed a place that was convenient, safe, and affordable. The Avenue Inn was perfect! The continental breakfast was great for me to grab in a hurry each morning, and the snack tower really came in handy. I felt very safe parking and entering the building late each night, and slept very soundly in a very quiet room on a super comfortable bed with top grade linens. The house is spectacular, and I hope to enjoy it again soon on a more leisurely visit!

Wish I could have extended my visit to NOLA. The people are friendly, gracious and helpful - especiallyl when traveling with children (my grandkids had traveled to NOLA one week prior.) Looking forward to returning in the winter. The staying at the Avenue Inn was a wonderful experience and I have no hestiation recommending to friends and co-workers. All in all, I returned north with a HUGE smile on my face.

Joe and Bebe took great care of our family during our recent trip to New Orleans. They bent over backwards to accomodate our early arrival, gave great dinner and lunch recommendations, and gave our 5 year old son his own football! Avenue Inn is convenientaly located to a street car stop on St Charles Ave (15 minute ride to Canal Street). I highly recommend the Avenue Inn to anyone visiting New Orleans. Joe is a very friendly inn keeper. The beds are very plush! Everything we needed was at our finger tips. I'd do it all over agian.

Beautiful home on St. Charles Ave. with fantastic hosts, Joe and Bebe! We felt as if we were a part of New Orleans as we come down the front steps and out of the gate to jump on the streetcar for a ride to Canal St. We enjoyed the sights and flavor of New Orleans. We will definitely go back!

his was our first time in New Orleans, and we had an amazing time. I can't tell you how nice it was to come home to a beautiful room in a quiet neighborhood. We felt right at home. Joe and Bebe were the most gracious of hosts. After needing to change my reservation dates....twice, Joe graciously made the changes for us with no penalty costs, and even upgraded our room once we arrived! They provided much assistance to us as we tried to decide what to do once we arrived. It's so nice of them to provide the snacks, and on their suggestion, we would pack a water in our bag and some snacks to take with us on the tours. This was our first time to a bed and breakfast, and I'm so glad we decided on the Avenue Inn. We absolutely loved New Orleans. The city is beautiful, and there is so much to see. I only wish we could have stayed longer.

If you want a nice, quiet place to stay with plush comfortable beds then the Avenue Inn is the place to stay. My husband and I just recently celebrated our 26th anniversary there and thoroughly enjoyed it. We had a nice big room with a king size bed. Joe and Bebe were very helpful with making reservations for us and giving us directions for where we needed to go. We loved the fact that we could just hop on the streetcar for $1.25 and we were on our way to the French Quarter. There is a nice restaurant next door so when you're ready to go home it's right there. We highly recommend the Avenue Inn. You won't regret it!!

We recently stayed at the Avenue Inn Bed and Breakfast and were favorably impressed when the Innkeepers went beyond the usual expectations to help us. This was our first time in New Orleans and the owners suggestions as well as all the arrangements for tours. I stayed at the Avenue Inn B&B for two nights in July. The house was extraordinary. Simply excellent. Everything was clean and organized, and I could tell that Joe and Bebe paid attention to the details. Joe and Bebe, the Innkeepers, were phenomenal. I had the pleasure of talking with Joe at length, and he has an incredible, friendly sense of humor. The home is located directly across from a car stop that passes by several restaurants and eventually takes you all the way into the French Quarter. You couldn't ask for a better location. Joe and Bebe take great pride in giving their guests the best experience possible. One unexpected addition was the "snack tower", full of fruits, chips, raisins, water, etc. located in the dining room. Guests are encouraged to take a Moon Pie and bottle of water as an afternoon snack or after a night on Bourbon Street. Joe and Bebe were friendly without being intrusive, and helpful without being overbearing. I highly recommend this B&B to everyone, and look forward to my next experience with them!
