Great place in a really handy (but not touristy) location. Flavia and Marco were wonderful and incredibly helpful. There isn't a main reception as you'd get in a "normal" hotel, but this didn't affect us at all as we'd done our own research, and Flavia and Marco were happy to give us any information that we needed when they were there. The breakfast was basic but sufficient and kept us going til mid-afternoon. The only possible negative that I can think of is that you could hear anything going on in the hallway (e.g. breakfast being delivered to another room, people coming and going) very loudly which made a long lie-in very difficult. But then you probably wouldn't want to do that anyway and waste your day. Other guests seemed to generally be very considerate of noise as a result which was much appreciated. Other noise was very limited though - nothing from the other rooms, street, nearby neighbours etc (and I'm super-sensitive to noise). Our room looked out onto a charming courtyard with local Roman residences - think birdcages on balconies, authentic locals. Wonderful. The hotel was easy to find, with parking on the street (a rarity in Rome), one of the tourist buses stopped very nearby, and there were a couple of great little pizzerias within a couple of mins walk. It's also only a 5-10 min walk from the Coliseum where we ate a couple of times in the evening, right next to it all lit up - stunning. Overall, excellent value for Rome, great location, fairly frill free but in a good condition, and super staff. Thumbs up.

Directions to property:
From Termini Station you have three choices. Take a cab: should be less than 10 euro. Take the subway: follow the signs that say METRO A, take the train that goes in the ANAGNINA direction and get off at first stop "VITTORIO EMANUELE"(tickets cost 1,50 euro per ride per person, last ride is at 11.30 pm,). Get out from Via Carlo Alberto side and you will find yourself in Piazza Vittorio Emanuele. Facing the gardens turn right and walk under the columns and look for number 138. You can also walk to our structure: the walk is less than 10 minutes. Just walk out of the station on VIA GIOLITTI side (it should be on your left side). Cross the street and take Via Gioberti. Go all the way on via Gioberti until you arrive in Piazza S. Maria Maggiore (there is an obelisk in the middle of the square). Go left on Via Carlo Alberto (there is a Illy Cafè on the corner of the street) and go all the way to Piazza Vittorio. Turn right, walk underneath the columns and you are there, number 138. That's where we are, next to a big store called MAS. Please note that there is no sign outside; you need to ring on the buzzer on the left of the door.
