Recently (March 2015) we had the pleasure of staying at the Phillips-Yates-Snowden House and experiencing the gracious hospitality of Jack and Annelise Simmons. The charming house is impeccable in every respect and there could not be a more attentive and charming host and hostess. The bedrooms are roomy and very comfortable, the well appointed living room is inviting, the formal dining room luxurious, but the very unique and spotless kitchen, the nerve center of the operation, tops it all. Guests are made to feel like family and greeted every evening around 6 with a welcoming 'happy hour' of drinks and snacks. And the breakfast is customized to one's taste. Highly highly recommended - you shouldn't miss the experience!!

Having misspent our youth in Charleston, gotten engaged there and returned as often as possible in the ensuing years, my wife and I consider ourselves somewhat knowledgeable about the city. However, we recently spent our 45th wedding anniversary at 15 Church Street and fell in love all over again--with each other and Charleston! Jack and Annelise Simmons could not have been more charming or accommodating, and we enjoyed their company so much it was difficult to leave the social hour each evening for our dinner reservations! The room was comfortable and inviting, breakfast was delicious and came with lively conversations on a variety of topics guaranteed feed the body and the mind! We stayed at this excellent B&B over the New Year's holiday. My family fell in love with Jack and Annelise, Drifter, Clarence, Frannie and the charming Martha. This family does it right in every way- beautiful surroundings, excellent service and an authentically "homelike" experience- only even better! The social hour was wonderful and we thoroughly enjoyed our conversations with our hosts who are extremely informative as well as warm, witty and engaging people. We found the Charleston experience very positive with our stay at the Simmon's B.&B. a rare and memorable highpoint. ( We miss them!) Highly recommended!!

We stayed at the very welcoming Phillips-Yates-Snowden House in November, for 4 nights. Let me just say that we wished it were longer. We stayed in the Rose Room that was cozy and private. A heartfelt thank you to Jack and Annelise for making a home away from home such a warm and welcoming experience. Each time we entered their home they greeted us with a smile and always wanted to know about our day. I have never met a more hospitable couple. We so enjoyed the warm and caring hospitality of Martha, who was so sweet. I loved her cranberry muffins and asked for the recipe. We were served a delicious breakfast every morning by the always smiling Julie. Sorry we missed the famous Jack's pancakes on Sunday. We will save that for our next visit. Also, a special mention to Franny, Drifter and Clarence for their furry welcome. Charleston is so beautiful and filled with the most lovely people. Our only stay in Charleston will be at The Phillips-Yates-Snowden House.

This charming, comfortable Bed and Breakfast is located in a wonderful, quiet location. We stayed in the Carriage House, which we thoroughly enjoyed, and found to be immaculately clean. Jack and Annelise are warm, wonderful hosts, and their friends Martha and Julie (who help them) are equally welcoming. The welcoming committee is completed by their well-behaved pets, Frannie (dog), Drifter, and Clarence (cats)! Breakfast is delicious, and the social hour is relaxed and pleasant. Jack and Annelise have interesting stories to share, and are more than willing to help with dinner reservations, advice on restaurants and places to see, plus historical information about Charleston. In addition, they seem genuinely interested in learning about their guests. If you are looking for a place where you arrive as a guest and leave as a friend, 15 Church Street is the place for you! You will find yourself looking forward to a future return.

We stayed at the Phillips-Yates-Snowden House (15 Church Street) in September, in the Rose Room. The bed and breakfast, its owners and its staff could not have been more welcoming or helpful. We felt comfortable from the start, as if we were visiting friends who happened to live in a beautiful house filled with history and charm. That includes the two cats and one dog that call the place home. The social hour each night added something special to our stay, and one of the best aspects of the visit was the chance to talk with Jack and Annelise and learn about Charleston. And while the stairs to the third floor are many and steep, the Rose Room was worth the climb - large, attractive, spotless and private. The location is perfect for visiting the many sites within walking distance, and it's a block from the Battery. We wish we could have stayed longer, and hope to return.

I was meeting some College girlfriends for a reunion to celebrate all of us turning 60. We planned this trip several month ago and had discussed staying at the Phillips-Yates-Snowden House, but decided on another B&B. Because it seems that I am an air head, I got it in my mind that we were staying at the Phillips-Yates-Snowden House and gave that address to my cab driver at the airport. Upon my arrival, I entered the home and was met by Jack Simmons. I gave him my name and told him I had reservations along with my friends. He was very confused as he did not have reservations for any of us. I called my friend and found that I was at the wrong B&B. I was mortified and embarrassed and I had to admit to Jack what had happened, Jack was very relieved that it was not him that had made an error in my reservation. Jack was so gracious and kind. I asked if he would call me a cab and I would be on my way ( I really wanted to just sink into the ground as I felt so foolish). Jack would not hear any of it, he lugged my (very heavy) suitcase back down the steps and drove me to the other B&B. We had such a nice chat in the car, he could not have been more accommodating. Talk about Southern charm! I was so very impressed and grateful to him for making such an awkward situation feel so much better. I was only at his establishment for a short time, but could clearly see what a beautiful home it was and felt that if he treated me so well, how wonderful his guests were treated. Please know that the next time I return to Charleston (and I will) I most definitely stay at this most welcoming home. Thank you Jack.

We stayed at the Phillips-Yates-Snowden House (15 Church Street) for three nights. The owners, Jack and Annelise, are very welcoming and charming. They were gracious and made us feel at home. Both have interesting stories to tell. They also provided valuable touring and restaurant information. Jack even told my husband exactly what table to request at the Charleston Grill. Because they are so charming, please don't miss social hour! The beverages are great but the company is even better! Their house manager, Martha, is a delight: funny, welcoming and so helpful. We stayed in the Rose room. It is on the third floor and the AC and ceiling fan kept us comfortable even when it was scorching outside. We could watch the sun rise over the harbor from our window. Both the bedroom area and the bathroom were exceptionally clean. Breakfast was perfect. Portions were spot on, coffee was great, a great variety of tea was available, and everything was real food - no boxed mixes here! You get a menu to choose from the night before. We had not experienced that at a bed and breakfast before. We were celebrating our anniversary and they made the pancakes heart-shaped for us. The B&B is only a short walk from the water and not a bad walk from everywhere we wanted to go. The free trolley picks up less than a ten minute walk from the B&B and goes all around the city. If you get the chance, try the pedicabs (rickshaws). We took one to our late dinner reservation and got a brief history of the homes on the way to the restaurant. Honestly, it was almost easy to forget we were paying to stay there. Jack, Annelise and Martha treated us like long lost friends. This is the only place we'd want to stay in Charleston!

This is a lovely B & B in the Battery, a half block from White Point Gardens. We stayed in the Cypress Room. Everything was beautiful. Also there are no steps to negotiate when entering or leaving. The only minor complaint I had was a lack of an accessible electrical for charging phones and cameras. Breakfasts were very good. In fact we usually skipped lunch. Jack and Annalise are very good hosts, and very helpful with recommendations as to what to see and where to dine, and if you need pet therapy, Franny the black lab will be happy to provide it. It may not have been evident, but there are at least four electrical plugs in the room including one on each side of the bed. There is also a convenient plug in the bathroom. We hope you will return and we can then point them out and also provide you with any additional extension cords to make everything convenient.

We had a wonderful time staying at this B&B. It is located in the historic district so you're in strolling distance of the lovely homes and attractions. The area is very quiet so you get a good night's sleep. Yet you are only about a 15 minute walk away from all the restaurants and shops. We stayed in the Rose Room, which is spacious and very comfortable. With all the windows you get a lot of natural light. The bed is very comfortable. If you plan on staying a while there are 2 closets and plenty of drawers in the room. The bathroom is roomy and equipped with everything you need, including makeup remover wipes. The only thing my husband didn't like, and was not a big deal, is that the mirror is on another wall and not over the sink (which faces a window-see photo), so it's a little inconvenient for shaving. Jack, Annelise, and their friend Martha, are lovely hosts. It was great to sit on the veranda in the afternoon and share wine, cheese and stories. Their pets Frannie (the dog) and Drifter (the cat) joined the gathering and were very well-behaved. The breakfasts are generous and delicious. You get a menu to choose from, including on Sundays when Jack makes his fluffy pancakes. Sharing the table with the other guests added to the fun. Jack is serious when he tells you in his email confirmation that you should think of using smaller suitcases if you're staying in the Rose or the Blue Room since you have to go up 2 long flights of stairs, given the tall ceilings, and no lift. Charlston is a wonderful city and we would happily go back and stay with Jack and Annelise. Highly recommended!
