Ballard House Inn is a gem! Loved every aspect of our stay. The home is lovely and beautifully decorated, and its wonderful hosts, Lynne and Brian, welcomed us as if we were family! We enjoyed a thoughtful complimentary soda and wine bar, and warm cookies in the afternoon. Breakfasts were delicious! Our rooms were delightful, comfortable and immaculate.
The inn is perfectly situated just a minute from the Big Lake, overlooking a beautiful vista. Swim, boat, ski, hike, dine, shop.....well, you get the idea. You will love this inn just as we did!
Brian was an amazing host. We arrived a bit early, and when Brian met us at the door, he informed us that our room wasn't quite clean yet, and brought our bags inside. When we let him know we had planned to visit the Weirs Beach area before settling into the room, he suggested the quickest route, and some recommended activities for the evening. When we returned, he apologized for not having the room cleaned (again, we were early), and he had upgraded us to a suite!
The room was very spacious, and the house had an amazing character. You could tell Brian put a lot of time into the look and authentic feel of restoring the house. The bathroom was stocked with shampoo, conditioner, and body wash, and the view from the top floors was more than we could have hoped for!
Breakfast was an amazing spread of fresh fruit, yogurt parfait, french toast, and fresh juice. We were so impressed with everything Brian was able to provide in the way of hospitality. There is complimentary beverages (water, soda, wine, beer) in a small refrigerator on the main floor, and the wrap-around porch has a nice love-seat porch swing facing the mountains.
I absolutely would recommend anyone looking for a quiet, well maintained, exquisitely presented, rich with character room and house stay at the Ballard House. You will not soon forget your time in this fine B&B.
I stayed at the Ballard House Inn in the Winnepesauke Suite for 2 nights. During my stay, I was welcomed by the Inn Keeper, Brian, who made it very easy to get to my room. Even though I came up for only a short period of time for a wedding, I was very happy that I received such a warm welcome and my experience there exceeded my expectations, as I felt very relaxed with such great service and a comfortable room.
We enjoyed a lovely weekend with Brian and Lynn. They are very gracious and accommodating! Having chosen the Inn from a web-search, we were a little nervous if it would live up to what we expected to find. It more than did that! The breakfasts they served were delicious, the room was so comfortable with a beautiful view of the lake. The bed was comfortable and the sheets and towels soft and luxurious! They offered beverages 24/7 and it was nice to be able to get up early and make a cup of coffee or sneak down late for a glass of wine. We are making plans to return! It could not have been any more enjoyable!
This was our second visit this year and Brian and Lynn continue to out do themselves. Clearly, the number one B&B in the lake's region for all the reason's rated above. The Krautz are wonderful hosts and we can't see taking a trip to Northern New Hampshire without staying with them. With the Inn staying open for this coming ski season, we can't imagine a better place to stay, especially for Gunstock. Their beautiful barn would be perfect for storing ski equipment and making any last minute adjustments. Our in-room fireplace and complimentary wine and cheese in the evenings was appreciated. Again, the rooms and breakfast can't be beat at any price. We'll be back!
Our Fall Colors Trip to New Hampshire & Ballard House Inn
The Ballard House Inn is a lovely, old home that was orginally used as a college Inn for visitors. It has been carefully updated and decorated in Period furniture and decor. The pancakes and morning coffee are outstanding, the wine and evening soft drink bar always available; it is situated in the gorgeous scenery of the New Hampshire Lake District and hosted by a delightful and helpful owner who is anxious to make your stay as perfect as possible. a wonderful welcome from Brian who is bubbly, warm and sincere. The inn is delightful, warm and cozy, decorated pleasantly , the only slight problem we found was no storage for clothing though there was somewhere to put your cases but we like to unpack but it didn't impact our stay. The dining table is great as you share breakfast with the other guests and the food was outstanding, we didn't realise this until we tried other breakfasts. Brian and Lynn will go out of their way to make your stay as perfect as it can be from ordering a pizza to dropping you off at a restaurant and collecting you. And last but not least Newton the oversize lab with an oversize heart is adorable, "a gentle giant" ee woukd have loved to take him home. Overall a awesome stay.
We immediately felt right at home in this beautifully preserved house. Brian is an attentive and resourceful host, not to mention an amazing cook. He made us feel welcome and helped identify some great places to eat and things to see for our brief fall leaf peeping tour.
I stayed with my wife (from The Netherlands) several days in The Ballard House on our trip through the States and we had a very good time. Warm welcome, feeling "at home" and good service. Every day the special breakfast taste of the "landlord". That made a very good start of the day. Also the complementory service of drinks, tea or coffy from the "bar" in the afternoon and evening made it wonderful to stay there. Thanks chief! We love to come back.
We stayed 2 days (9/17-18) and appreciated the nice facilities and extra customer service. The rooms are very clean, bed comfortable and breakfast excellent. Brian (B&B owner)really goes the extra mile to make our stay wonderful. I appreciated the complimentary wine/beer in the evening for the guests.
We were only able to stay three nights, but we felt right at home! Brian was great and so helpful. It was quiet and peaceful. The rooms were so quaint and without the cliché obnoxious florals some B&Bs have. A lot of love has been put into this property. Built in the late 1700's but the amazing shower pressure and flat screen TVs made is feel right up to date! Such a great stay, we will be back.
Our stay at the Ballard House Inn was great! Brian went out of his way to be sure had everything we needed and were comfortable. The breakfast was terrific and the Inn is spotless. We also appreciated the complimentry coffee, water, beer and wine; a nice touch for relaxing on the porch and enjoying the view. Location is convenient to area attractions and many terrific restaurants. We would go there again.
My wife and I stayed two nights at the Ballard House Inn and enjoyed every minute. It is hands down the best B&B in which we have ever stayed. Complimentary wine when we arrived was only the first of many pleasant surprises. Brian was a most gracious host as was his dog Newton. The room was immaculate and breakfast both mornings were complete and delicious. Coffee, juice of choice, fresh fruit or yogurt with granola, and main dish. First morning was an asparagus quiche with bacon and the second was french toast with sausage. Brian also had great suggestions for eating establishments. Our favorite was the Canoe Restaurant. We shall definitely return to the Ballard House Inn in the future.
We loved our stay a the Ballard House Inn. The house was immaculate, and Brian was a great host. We stayed in the Sunnapee room for a wedding we were attending at Church Landing. Our room was much nicer than the ones our friends had just a mile down the hill and came at a much more reasonable rate. Brian gave us the number for a cab to call to bring us back up the hill from the wedding, and that worked out great. (He actually offered to come pick us up himself.) Breakfast was good, and Newton (the biggest golden retriever I've ever seen) was as friendly and docile as could be.
We really enjoyed our stay at this B&B. All of the furnishings, decor, plumbing fixtures were new and attractive. The room was a little small, but adequate if you have no need to be there beyond sleeping. The breakfast was delicious - especailly the French Toast! Our host, Brian, could not have been nicer and more eager to please.
What a wonderful stay we had at this bed and breakfast. We booked the smallest room in the house which was adequate for two people as we only stayed for one night. The house was well kept, very clean and the host, Brian, was very friendly and helpful as we needed advice on what to do and where to eat. Would definetly stay there again.
The rooms were charming and clean. The bed was very comfortable. The hospitality was impeccable. If you go make reservations at Canoe restaurant! a real winner!
This is our third year staying at the Ballard House Inn and it was great. Brian is an energetic and welcoming host. Our room had a lake view and we looked forward to his breakfast specialties every day. We'll be back again next year for sure.
Brian (we didn't get to meet Lynn) has the perfect B&B approach: ready to give service or privacy. The view from the porch swing and rear rooms is beautifully serene, Brian has drinks and a small fridge set up 24/7 for customer use and he even carries the luggage to and from the rooms.
Breakfast is good and varied and Brian has a good knowledge of what to do in the area.
Ballard House was just purchased by its current owners a few months ago, but I have no doubt their reputation will earn them a steady stream of guests.
The home, while historically significant, gives the impression of light, comfortable airiness. Unlike many b&bs, it was not the least bit stuffy. Rooms are immaculate and spacious, with large en suite bathrooms. Brian (host) is completely down-to-earth, and he spent a great deal of time answering our questions about the area. (He also makes a mean French toast!)
Don't waste your time looking at other accommodations in the western Lakes Region. None will match Ballard's comfort and value!
My stay at the B&B was a little different than most. I was in the area for business, I had been on the road across the country for 2 weeks and a I needed a place that felt like home. The Balland House Inn fit the bill. I was met by a caring owner that helped me with my luggage. I was off to meetings by 7:00 am and he had coffee and a light breakfast waiting for me before I left for my meetings. After a full day of meetings, I was met by someone who actually cared how my day was. I could have a nice glass of wine and great conversation. I would recommend the Inn to anyone traveling for business or pleasure.
The Ballard House is a very pleasant, clean, well kept Inn located just on the outskirts of the lovely town of Meredith, NH. The breakfasts are yummy and there is a fridge in the living room with cold beverages available during the day. The Inn has a wrap around porch with comfortable seating and a lovely view of the lakes and mountains off in the distance. Brian, the innkeeper, is always there to meet your every need and his dog, Newton, is an added bonus to staying at the Inn.
My husband and I made reservations for a 2 day stay at the Ballard Hill Inn for a July weekend wedding. This was our first stay at an Inn and we were impressed by the comfort and cleanliness of the room and the entire home. Brian, the inkeeper, could not have been more welcoming from the moment we arrived. Unfortunately, my husband had a knee replacement six weeks prior to our stay and was uncomfortable due to knee swellingand we made a decision to leave after our first night stay. Brian was very understanding of our need to leave and kindly offered to reimburse us if the room was able to be booked that second night-which he was able to do. We were so impressed by the accomodations, outstanding breakfast and most of all our host's friendliness and concern that we are looking forward to rebooking for another 2 night stay in the fall. I would highly recommend the Ballard to anyone who is looking for a enjoyable, family-like environment. The breakfast gathering and sharing with other guests in a lovely dining area, with a beautiful view, was another plus.
We selected this place as a result of a Google search and we didn't know what to expect ... but we left shaking our heads in disbelief at how fortunate we were. The rooms are great, the view from the swing on the back porch is awesome, the whole place is immaculately clean, the bed was incredibly comfortable, and breakfast was wonderful! You even get to enjoy Newton's company if you so desire (I'll leave it to you to figure that out). Kudos to Brian ... and thank you so much! WE WILL BE BACK!!!!
This NH lake area is gorgeous, and there is no better place to enjoy it than the Ballard House Inn. The view from the extensive porch is to die for; Brian, the innkeeper (on his own, as Lynn was away when we visited), is one of the friendliest, most accommodating people we've ever met; the breakfasts are outstanding (and healthy!); the rooms are so immaculate that the old saying,"One could eat off of the floor," applies. Last, but not least, is Newton, Brian's dog, a good will ambassador for sure. People who like dogs will love Newton. And people who are not comfortable around dogs will change their minds once they have met Newton!
All around, this B&B is a winner.
We went to bike week to elope with the intentions to do it alone. However,after staying the night at the ballard house our plans quickly changed! Brian allowed us to be married in the back yard. He not only participatied as a host, he instantly became a very special friend of ours! Our room was perfect! The food was beyond delicious and Brians hospitality can never be put into enough words. Sent my parents here for mother's day gift. A new owner had taken over since we made the reservations. There was some confusion about the reservation, but my parents said their stay was great. The new owner was very friendly, accommodating, and kept pretty cool considering it was his first bike week. The breakfast was good, not great.
What a wonderful place! Brian met us in the parking lot with bottles of water after our motorcycle ride from Lake George, NY to Meredith, NH and that was a welcome surprise. Brian is a most gracious host and the place is gorgeous! Sparkling clean and comfortable rooms (we stayed in the Winnisquam room) with private in room baths. Great breakfast and conversation with Brian and other guests. Brian also opened up his barn for us to park our bikes in at no additional charge. It was an unexpected extra to find that tea, coffee and wine were freely available in the sitting room - the late night glass of wine was particularly welcomed by the car driver after an abstemious dinner! Don and Michelle were great hosts and their local knowledge ensured that we made the best use of our time in Meredith.
One of the best B&B experiences we have had. Don and Michelle were wonderful. We are thinking of moving to the area so we were in town to look at potential places to live/buy. Don sat and talked with us for a long time orienting us to the areas and making excellent recommendations about where we should consider. His recommendations were spot on. Their suggestions for dinners were also perfect for us. We had a wonderful weekend. Would recommend the Ballard House over local hotels no matter why you are in the area.
We decided to take a little leaf peeping trip to New Hampshire, we had looked into staying at one of the more resort type places in Meredith, but they were so expensive and the reviews were mixed. We found the Ballard House through this website and reserved a couple nights at a great rate for the area. Michelle and Don were terrific hosts! All their local recommendations were spot on, from the best roads to see the foilage, to local hiking trails and restaurants.
The location of the house is great, close to Meredith and Laconia and a short drive to many of the local attractions.
We stayed in the Winnipesaukee Room, it was exceptionally clean and comfortable. The only drawback is that it is on a fairly busy road, and there is quite a bit of road noise. The traffic was definitely worse during the day, which we were hardly really around anyway. By 8pm their was less traffic and the road noise was hardly noticeable and it didn't keep us from getting a great nights sleep.
They also have a house dog boxer named Cassie who will be happy to keep you company out on the lovely back porch with the beautiful lake view.
We would absolutely recommend The Ballard House.
What a terrific B&B. Very friendly hosts, wonderful common rooms with big screen tv, fireplace, even a free glass of wine or bottle of water. Rooms were clean, charming and what a view of lake and woods. Beds were great too, can't say enough, breakfast yummy.
Apart from some slight irritation about evening and early morning road noise (which was an issue at every B&B that we stayed at on our vacation) The Ballard House Inn is truly outstanding. Highly recommended and would certainly return when next in the region.
My husband and I took a weekend away and had never stayed at a bed & breakfast before, so we were a little nervous that it would feel as if we were staying in a strangers home. Immediately we felt comfortable. Don & Michelle are AMAZING! They are so friendly. They make you feel as though you have known them your entire life. The house is spotless and beautiful and breakfast was amazing! There is a nice porch that wraps around the with rocking chairs and even a porch swing. The view in the back is wonderful! It is right near downtown Meredith that has shops and many resataurants. Don recommended Giuseppe's and it was DELICIOUS! The only thing we had a problem with was the room we selected faced the road and the traffic noise was a bit loud at times, but other than that, it was PERFECT. We will definitely return next year! The Ballard House Inn is a wonderful property which located near the surrounding area attractions. The Inn is very comfortable and clean and the innkeepers, Don and Michelle are very personable. The atmosphere at the Inn was more like a visit to a friend’s vacation home than just a room in a local B&B. We certainly will be returning to the Ballard House Inn.

Had an absolutely fantastic stay at Don and Michelle's B&B! Don and Michelle are warm, inviting, fantastic hosts! Breakfast was always amazing! We were looking for something close to Lake Winnepesaukee but for not a lot of money. The room was very clean and comfortable. The inn was very peaceful and relaxing. We enjoyed our stay
I will echo previous reviews - beautiful old house, clean rooms, comfy bed, couldn't-be-more-gracious hosts Don and Michelle (and their friendly puppy boxer, Cassie), excellent breakfasts (my wife and I had 2 - french toast with bacon, banana slices and whipped cream, and scrambled eggs with link sausage and english muffin, each started with a bowl of yogurt with granola and blueberries and supplemented with great coffee). I particularly liked the section of the porch that faced west, with nice sunset views over Lake Waukewan. The place is isolated, making for very quiet nights, there's nothing within walking distance. And the ceilings in the rooms are low, 7 ft I'm guessing, typical of a historic house. So if you want a place more "in town" or if you're taller than 6 - 4, you may be uncomfortable there, otherwise go! it's a really nice place to stay!
Anybody passing through this area of NH must make time to stay here. We can speak with some authority having spent 10 nights here whilst on vacation from the UK. The owners went out of their way to make our stay a fantastic experience and they couldn't do enough for us. The 'Inn' is in a great location with easy access, beautifully decorated, overlooking the Lake and delivers everything (and more) you see on their website. We had one of the larger rooms which was v. comfortable and was more than sufficient for our family of 4 (including 2 teenage daughters) Breakfasts were a real treat with fresh, wholesome and filling food. The location is perfect for visiting the Winnipesauke area and wider environs of NH, MA, VT and ME. This is a hidden gem and really worth a stay, even if only for one night!
This charming house has been lovingly restored both inside and outside. Not only is it beautiful, but the bed is comfortable and the shower is divine. The house is surrounded by a wrap around porch replete with a porch swing for two which faces a picture perfect view of distant hills and lake. Our breakfast started with some of the best coffee I have ever tasted at a bed and breakfast. I had spinach and mushroom quiche which rivaled those served for brunch at fine restaurants. Wonderful place! The inkeepers are incredibly friendly and accomodating, and the whole house is gorgeous! Great location too - very easy to find and to get to downtown Meredith.
My whole family was staying at hotels on the lake. I opted for the less expensive friendlier option. Their rooms all seemed musty! Our room was fresh and clean. We had a lovely double room where 3 women getting ready for a wedding had room to get beautiful. The ride into Meridth was quick. The breeze inour room was refreshing! Breakfast was great. The hosts Don andMichele were really friendly. I would go againif in the area.

Don and Michelle are very personable and go out of their way to make your stay a great one. The rooms were well appointed - we stayed in a suite with the kids and there was plenty of room, and french doors we could close between the rooms for privacy. The breakfast was out of this world, and there is 24/7 access to complimentary beer, wine, coffee, soda, and water. Very relaxing to have a cup of coffee on the back deck, overlooking the lake and mountains. The highlight of the trip was their 1-year old boxer Cassie - she was a treat and was great with the kids. 5 stars all around.
The Inn was emaculate! It was like staying at a friend's house. It was central the location, exactly where they said it was. The service was fantastic and the breakfast was delicious. We can't wait to go back.

From the beginning of our three-night stay, Don and Michelle were genuinely accommodating, kind and friendly. We looked forward to our breakfasts and chats each day. Their extensive knowledge about area activities and sights, as well as dining recommendations, were spot-on. And our room (the Winnisquam) was cozy, nicely decorated and very clean. We enjoyed ourselves immensely in New Hampshire and plan to return someday!
I have stayed at well over 20 different B&B's in my lifetime and this has to be my favorite. Don has done an outstanding job renovating a 1742 era house with all the modern amenities and comforts while still maintaining its quaint charm. The view overlooking Lake Winnipesaukee from the porch swing on the back porch is breathtaking. Don & Michelle were the perfect hosts and after 2 days we felt we had known them our whole lives. We highly recommend the Ballard House and look forward to returning in the future.

Great proprietors who run this B&B. They are available with local knowledge of things to do. Great personality. Would recommend. Spacious rooms and up to date. Only concern is I can hear snorers downstairs and whenever the downstairs guests used the bathroom, the light/fan would come on and noisy; not a deal breaker but if you're a light sleeper like me, just know it is an old house and charming.
Don & Michelle were so kind to donate the gift certificate of a night's stay at The Ballard House Inn to the Gilford Community Church Fair this past summer. My husband and I won the silent auction bid for the certificate. Even though we live just one town away from the Inn it was such a treat to stay there overnight on a mini-vacation and share a wonderful breakfast with interesting guests from New York, Canada and England. The view from the back porch swing/chairs was incredible. Lake Winnipesaukee and the mountains around it - we never get tired of the scenery here. We love to walk and there were great trails close by to enjoy. There were hot & cold beverages available at any time in the cozy common rooms and delicious gourmet cookies on our pillows. The rooms were lovely and comfortably laid out. Everything was so clean too (something that is important to us when we stay away from home). Don and Michelle were the perfect hosts. We would recommend their Inn to all our friends and family

The Ballard House Inn is a true gem. The innkeepers Don and Michelle have created an wonderful getaway with the most amazing views. The pictures on line don't even come close to the beauty of this Inn. I stayed in the Sunapee room and enjoyed all of the details. Sat on the back porch and took in the view and loved just chatting with Don and Michelle. If you are heading to NH be sure to check out this Inn. I make it a point to stay at Inns and B&Bs when I travel and this one would be on the top of my list.

We were planning to attend a wedding in Meredith NH at Church Landing and had tried to make reservations there however they were full. The reservationist recommended The Ballard House Inn. The wedding was last weekend, August 1, and we arrived 7/31. We were so impressed with the exterior and the beautiful hanging petunias that hung all around the deck surrounding the home. We were greeted by Michelle who welcomed us in. Then Don met us and brought up our luggage to our lovely rooms. It was obvious the inn had been recently updated and well cared for. After a tour around the inn, Don showed us the self-serve coffee/wine bar that guests were offered to partake in each afternoon. The rooms were lovely and comfortable. The bathrooms were a nice size and large showers with in-shower shampoo/conditioner/shower gel dispenser. Each room had individual room air conditioners with remotes to control the temperature and a flat screen television with cable (no HBO or other movie channels). A blow hairdryer was also available. Lots of electrical outlets are available in the bedrooms as well for charging cellphones, etc. The breakfasts we had were both delicious and plentiful. Both meals started with cut up fresh fruit, variety of juices, coffee (nice hearty coffee). The first breakfast was a strata (similar to quiche) and the last morning was belgian waffles. Both were delicious and cooked perfectly. And Don sat with all the guests and joined in the conversations and gave recommendations for sites and things to do in the area. We hadn't been to the lakes region in many years and had forgotten how beautiful the area was.
