Loved the adorable thunderbird suite! Had 2 BR/2BA spacious suite for 2 couples. Decorated with cute antiques. Immaculately clean. Walking distance to Hudson main drag. Great value - many b&b's in the area charge similarly for 1 room per night. Would stay again if visiting. Breakfast not included, but you will not even miss it. Great restaurants just blocks away that open early.

We arrived on a freezing cold day, and were told that our room wasn't available because the water pipes had frozen. Instead, we were given a larger room, which was fine with us! We were checked in by a friend of the owner who gave us a quick rundown of the room and then left us alone for the duration of the stay. The room had the feeling of staying in a friend's home, not a B&B. We loved it. Everything was spotlessly clean. We really had no complaints at all. Looking forward to coming back again in the summer. (gave a 5 star rating for dining, but there wasn't an attached restaurant. The system didn't let me leave this blank)

I loved it here, the suite is literally the "library" and adjoining bedroom of what I assume to be the original guest house. It is quaint, spacious and charming. It is not the Waldorf Astoria--if you are looking for that you probably won't find that in Hudson. Five minute walk to the main street--shops, restaurants, antique shops. No need to drive from this location. Super friendly staff. Bottles of water in the fridge, coffee ready for brewing, L'Occitane in the bathroom.

This was our first time staying at Union Street Guest House and it exceeded our expectations. We stayed in The Library Suite and were tempted to stay in all day and enjoy the room instead of walking around town. The snacks provided in the room were a nice and unexpected touch. Next time we'll definitely plan to stay an extra night so that we can take better advantage of the room.

We had a beautiful and peaceful stay at the Union Street Guest House. We stayed in the Treetop Suite with our dog Rudy. The roomy suite was uniquely decorated, with comfortable couch and bed. Everything was so clean. We felt like we found a perfect fit the moment we walked into the suite.Everything we needed for our stay was in this suite: microwave, tv, refrigerator, big bathroom, coffee maker and hot water kettle for tea. We absolutely loved our stay at Union Street Guest House in the funky town of Hudson NY.

My daughter is a scholarship finalist for Bard College in Annandale-on-Hudson so I brought her from Atlanta for a quick trip to see what living in upstate NY would feel like. While about a 20 minute drive from the school, I picked Hudson because (on a Sunday and Monday) I thought we'd have a better shot at finding places open to eat, etc. Union Street Guest House is within walking distance to all the main stuff. It is well-appointed and not your grandma's B&B - in fact, there is no second B(reakfast)

We stayed at the B&B in May 2013 and had a wonderful stay. We felt right at home from the first moment, loving every detail of the decor and ambience. We can't wait to go back to Hudson and stay there again. We saw the mixed reviews here and decided we have to take sides, since this was one of our favorites B&B throughout our road trip.

Stayed in the treetops suite and was surprised at the size of the suite. It was huge. Perfect for a weekend getaway. Rates were a bit higher but worth it. It is about a 10-15 min walk from the train station and one short block from Warren st (main street with all the fun shops). They don't serve breakfast which is great because there's so many places to eat. The overall feel of the area was quaint. Very diverse neighborhood with beautiful homes some in need of major work. Guesthouse is a great choice. Owner leaves you alone. Don't expect friendly conversation. Just enjoy the property and area!

My second stay at the USGH was every bit as pleasant as the first. Even when the power went out in the entire city of Hudson, staying here was a real joy. I love the decor and quiet ease of staying there—it's not even close to fussy and that I appreciate. I wish these were all over the country.

This guest house is not a B & B; one must find breakfast elsewhere in Hudson. The proprietors deal only on line, unlike most visitor-friendly B & B's, so It's hard to know what you're getting. Furthermore, they bill your credit card immediately upon booking, even months before arrival. One imagines this is to discourage no-shows, which might be a temptation when one arrives at the location and finds the neighborhood somewhat unsavory, at first glance, and not in the middle of Hudson's charming main street. This street is only one block away, so the location is not as bad as first impressions might predict. Suites are large and comfy, but lighting is dim.

Enjoyed a lovely two-night stay here in the Treetops Suite, which we loved - a very rustic and kitschy atmosphere; cozy and very comfortable. By doing research, we knew that this would not be a spot where we would be spoiled and pampered, which was fine with us. Staff was very pleasant but unobtrusive; you will be pretty much on your own, so if you like chatty "You are my new best friends" type innkeepers, you may want to look elsewhere. Another plus is that it is very convenient to Hudson's Warren Street, which has most of the action. Would definitely return if visiting Hudson again.

My daughter, granddaughter and I stayed for one night in August. We were immensely surprised and pleased by the quaint and creative rooms, and spent a long time discovering and enjoying all the unusual vintage touches. Our rooms were divided into two guest room, a sitting area with a fireplace and refrigerator, and a long sun porch-like room with rattan chairs, mats, and unique lamps for reading. While breakfast isn't included, snacks were left along with a book with dining suggestions. The street has some run down homes on it, but the guest house is only a block from the main street where all the shops and restaurants are located. This place fit the bill for a relaxing night with a special and unusual atmosphere that we will long remember.

Well-appointed spacious rooms, each with its own character and ambience. I've stayed here three times and look forward to the next visit. A relaxing getaway from the city. (I live in NYC.) Amenities are above and beyond expectations, including a really fast wifi!. As a guesthouse, you are on your own, but it's nice they respect privacy. No dining on premises, but many good restaurants are on the next block or so. The guesthouse is conveniently centered between the riverfront and the happenings on the other end of Warren Street. The Treehouse (my favorite) is very campy, and I mean that in a fun and literal way.

When we arrived there was a huge dog in the lobby. He was scary and the owner did nothing to hold him away from me. Then he told me to wait outside (in the heat) while my husband registered. He did not show us our room or explain any amenities (there were none). I asked about breakfast and he said this is a guest house --- not a bread and breakfast. Very unpleasant experience.

And of course within walking distance of all Hudson has to offer. Would stay here again for sure.

I stayed with my family of four at Union street guest house. I was a little apprehensive because of some of the negative reviews. But we had a great time there! Must visit!

Room is very nice, clean and surrounding is very beautiful. No negative points on the place and how it is maintained. However, I was charged twice to my credit card for only 1 night booked, and I have to contact credit card company to do the reserve on this. I just booked and no amendment of my booking, no cancellation, nothing at all, and no confusion or complecation that would result in any misunderstanding on payment at all.

2 Friends and I recently spent 2 nights at the Union St. Guest House in Hudson, NY. We had a wonderful time and really liked the accommodations. The rooms appear to vary a great deal. The library has a more refined decor and feel, whereas the Bainbridge Suite is more reminiscent of a lakeside cottage (minus the lake). This B&B is one short block away from Warren St. which is the heart of Hudson's restaurants, antique shops (70!), and other shopping, including: 2 book stores, 2 art supply stores, clothing, home decor, etc. The proprietor and his brother were very nice and helpful with advice on restaurants & local info. However, this is not the type of B&B for people who want to hang out with the owners & other guests and hear all about the local attractions, but, if you want a nice, clean and quiet place to stay that is a short walk to the downtown, I highly recommend Union St. The "Dining" category above should have a N/A, as Union St. G.H. offers coffee, tea, and light snacks in the rooms but no meals. (There is also a self-serve beer and wine bar upstairs.) Hudson has a wide variety of restaurants, cafes, and breakfast spots. We had an excellent dinner at Ca'Mea (around the corner from Union St. G.H.) and a decent Mexican dinner the following night at Mexican Radio. Wonderful breakfast at Tanzy's, a cozy teapot-decorated space with great service and food. Nolita's is a nice breakfast/sandwich shop to start the day and stock up on lunch to go. For art and/or architecture fans, don't miss nearby Olana -the amazing home and estate of Frederick Church, one of the Hudson River School's most famous painters. This unique Persian-inspired mansion sits high on a hill overlooking the Hudson River and Catskill Mountains. Wonderful spot to paint!

We loved our stay at the Union Street Guest House! Our suite was delightful - clean, very comfortable (top notch beds, sheets, showers) and welcoming (coffee, tea, snacks, wine glasses). We spent the first 10 minutes just walking around finding all the beautiful treasures that someone with a wonderful eye chose. Extra bonus points for the private porch and friendly dogs. Definitely stay here if you are in Hudson. P.S. Walking distance to all great shops and restaurants! I gave one star for dining because there is no dining at Union Street but so many wonderful places nearby.

We had a great weekend at the Union Street Guest House. If you are looking for a quiet, romantic getaway, this is your place! I did not rate dining, as they do not serve food. However, there is a full honor bar and an open kitchen if you wish to make any food yourself. Our suite also had a large fridge and a great coffee maker with locally roasted coffee available. It was just my husband and I in a room bedroom suite,so we had plenty of room for all of our belongings and to stretch out and relax. The rooms are decorated in a very modern/vintage way. Everything is just so well put together. I would recommend staying here for sure!

This is a great place to stay, BUT: They are clear that they're a guest house, not a B&B; refunds for cancellation are reportedly difficult at best; bring your own travel alarm - there was none in two different rooms. Please read the room descriptions. The rooms and suites vary greatly in amenities. This is an ideal location for dining in Hudson - a few short blocks from many fine restaurants. In all, this is a terrific value

We stayed in 'Treetops' suite and it was like staying in an Adirondack lodge. We had a separate bedroom which was very comfortable and clean, a large bathroom and a living room with a kitchenette. Chris was a half hour late getting there to register and install guests, but except for this hitch it was a wonderful stay. He is informed, witty, fun, and the room itself (really, a suite) was large, extremely well appointed, preternaturally clean, and outstanding in every way. The decor throughout--the lobby, the lounge with honor bar, our wonderful room--is uniformly quirky, interesting, intriguing, tasteful. We would stay here again anytime, and recommend it unreservedly. There is no dining there, but I gave five stars to the good quality booze in the honor bar.

If you want a true "Hudson" experience, appreciate an eclectic mix of vintage decor/modern pieces and rooms with "personality" then you will like it here. I stayed in the TreeTops Suite and marveled at all the vintage memorabilia, cool selection of books/magazines and comforting details. I would definitely stay here again...very relaxing, private and good location. If you prefer a typical chain hotel/motel this place may not be for you. However, I prefer these types of places to typical hotels. Although they are often more $ than a typical hotel room, if God is in (these kinds of) Details, I do not mind the few extra bucks. Details: The suite I had was a mini vintage museum, so you can spend an hour just looking at everything. My personal favorite was the model airplane that hung in the corner of the bedroom! So cool! Several lights are on a dimmer control that you adjust yourself, including track lighting in the kitchen. Gourmet coffee, tea and several snacks in suite. Full size (modern) fridge, gorgeous sink and microwave. High end bath products. Plenty of paper towels, cups, bowls, flatware (even a corkscrew and wine glass). There is a flat screen TV in living room and bedroom with ample cable choices. And...amazingly enough...with all the knick knacks in this place I thought for sure I would find a lot of hidden dust but I did not. Practical Stuff: There was plenty of free parking along the street. They also have a couple free off-street spaces. The room I was in had several steps to climb (but that is part of the charm; not for a handicapped person, though). No phones in room...bring cell phone. WIFI reception is good but you might have to try a couple locations to get the best signal. I was fine in a chair closer to a window. Check out is 12 noon so you can "sleep in" without hearing maids cleaning rooms in "the hall" (a la "typical hotel" ;-)

Living room was cozy and beautifully decorated. Chris definitely makes you feel like you're staying over a friends house. Make sure to have a drink at the bar upstairs and play a few records. Union Street Guest House is right around the corner from great restaurants and antique shops or you can drive 20 minutes and hit the slopes. Will definitely be staying here again

The Union Street Guest House was adorable - as cozy and sweet as advertised on their site. The decor and laid-back personality of the House and Staff is exactly what you would want from a weekend in cozy Hudson, NY. There was a slight issue with the smaller room that I had booked, so on check-in the House manager told me that I had been upgraded to their much larger apartment suite at no additional charge. This place is charming and a great getaway, even in the winter. Highly recommend.

My fiancee and I had a fantastic time at the USGH! Our room was upgraded from the Library Suite to the Thunderbird suite and we absolutely loved it. The staff was friendly and the entire set up at the USGH is cool and worth checking out. Dining in Hudson was good, but unfortunately a few of the places we wanted to check out were closed. That was understandable, as it was the middle of the week in January. Overall, we had a great time and we hope to return soon.

I love the aesthetic here: warm, unique, simple, elegant. Not frilly or overdecorated like many other B&Bs. I also enjoyed the privacy the Union Street Guesthouse afforded: the innkeeper is friendly and helpful, but didn't intrude in any way. I look forward to visiting here again! Note: Union Street is a guesthouse, not a B&B, so no meals are served (hence the 4-star rating). I prefer this, as I'd rather enjoy the local restaurants when I'm visiting another town. That 4th star is for the honor bar above the lobby!

We stayed in the Treetops Room. I was very pleased to see how private it was, and it was very charmingly decorated. There were some nice little extras; loose tea and local coffee, a towel warmer, and a blanket on the back of a chair that made sitting and reading so inviting. The room was very clean, they paid attention to the details. It had a nice courtyard that would have been nice to enjoy in warmer weather. The lobby and lounge were very attractive with really funky antiques. The best detail were the two big friendly dogs in the lobby that made the place feel warm and familiar. (There was no dining available in the Union Street Guest House, but the provided lists of options within walking distance.

A friend and I took a weekend trip to Hudson NY to hit the antique shops after reading about it online. I discovered the Union Street Guesthouse through a Travel + Leisure Magazine recommendation and we weren't disappointed! There is much to recommend. The check in was easy and pleasant (we loved the dogs!) and the rooms are clean and well appointed. We were happily surprised because the price was so reasonable. IT's a guesthouse so there isn't any room service but frankly the town has such amazing places to eat there was no need to stay in. The decorating was artsy and quirky and the extra touches such as the L'Occitane bath soaps and lotions and the tea and coffee tray for breakfast were wonderful. We will definitely be visiting again! We've already recommended this place to friends.

We stayed in Hudson for my daughter's wedding. The Gallery Suite was much larger than I had expected and accommodated my family of 6 perfectly. It was charming and homey. I would definitely stay again! The manager was so pleasant. After check-in, we wandered about the Guest House Lobby to check out the place and were welcomed into the adjacent honor bar. We had a lovely conversation by the fire with the manager. The manager's service was great! I would have rated the service and cleanliness higher but on our second day, the wedding day, we were rushing around trying to get out the door when the cleaning staff came. I told her we would be there a little while longer and she smiled politely. After the wedding, we came back and nothing had been cleaned and there were no fresh towels & wash cloths. Reusing our towels was no big deal but we needed wash cloths. Also, we ran out of bathroom paper that day and there was none to be found. We did without the last night of our stay. Other than that...it was a perfect place for our wedding weekend.

A 3 o'clock check in time is somewhat late for people who may have evening events. There does not seem to be much flexibility, however our early arrival was accommodated. Only being able to communicate by email or message is difficult. I left several phone messages while in the lobby and sent an email, but received no reply. The USGH is a great place to stay, there were six in our group and the suite we stayed in was huge, more than enough space. Aside from the bedrooms and beautiful bath, there was a parlor, living room big kitchen with a full size fridge and a sun porch. The rooms were nicely decorated and comfortable. I only have two faults, I opened the kitchen cabinets looking for some more plates and obviously they hadn't been opened in a while therefore dusty and needed a wipe not a big deal but that's why I only gave 2 stars for cleanliness, otherwise the bathrooms and bedrooms were very clean. Second small issue was the bed me and my partner slept in was super squeaky it was comfortable but every time one of us moved it made a racket. Overall very happy and we'll def return!

While the Union Street Guest House is conveniently located to the main street I would not recommend this to a friend or consider staying there again. Very poor public relations when dealing with guests. Unwilling to converse by phone, the staff was inflexible and unable to communicate except with unpleasant emails. The step at the entrance to our unit was unusually high and dangerous and resulted in a fall of one of the guests. The kitchen had a sink, some dishes and a refrigerator but no means of heating food (microwave or stove top). The bathrooms were clean and updated. However the style of the decor in the rest of the living room/kitchenette was not. The lamps on either side of the bed hung from the ceiling at a height which resulted in heads bumping into them when getting in and out of the beds. The air in the room was like the air in a dusty old antique shop. The owner's two rather large dogs were too "friendly" and left droppings on the path to our room and in the yard. The owner watched without making a move to apologize or help when my husband took the garden hose to clean the walk and his shoe.

We loved our stay at Union Street Guest House. Every room is charming, quirky and original, the location is fantastic and the staff went the extra mile to help us when we spilt red wine on our son's new shirt! Plus our son really loved the dogs. We highly recommend.

My wife, son and I were very comfortable in the Bainbridge Suite, and gave thanks to the great powers that be that we'd found the Union Street Guest House instead of yet another anonymous hotel. Decorated with funky antiques, filled with nice spaces, it just made it easier to be somewhere away from home and relax. The price was in our range, and the proximity to the Olana State Historic site was definitely a plus. A great place if you're going to be in the area!

My husband and I and a dear friend shared the Bainbridge Suite that included a lovely side porch, delicious locally brewed coffee, good noshes in the living area, charming decor, great location. What's not to enjoy? We'd do it again in a heartbeat! Not really a B&B since breakfast isn't part of the package, but the staff recommended a great spot close by, and that worked out beautifully.

The fellas who run this place pay incredible attention to detail. We recently stayed a night in the Library Suite. Everything was fun to look at. It was a beautiful day to walk around town, but I could have been just as happy holed up in the parlour with some tea and my book amongst all of theirs. Can't wait to return.

We loved staying in the hip but comfortable Thunderbird Suite of the Union Street Guest House. So convenient to be able to walk to our fabulous dinner at Swoon Kitchen Bar and breakfast at Cafe Le Perche. We appreciated having a separate entrance through the artful garden. The large suite with kitchen area was perfect for us, made ice coffees to go & enjoyed looking at all the excellent magazines & books.

By far, the best dinner food and atmosphere: Helsinki Restaurant. Best croissant breakfast sandwich: Boulangerie! Enjoy the vibe of the Union Street Guest House. If staying at the Thunderbird Suite, be careful of the top step - it is gigantic!

Stayed in Tree Tops. Super comfortable bed! Cozy atmosphere. Great place to stay in Hudson! Had to put a rating next to dining for this survey, but there was no dining available at the Guest House. There are many great places to eat just a block away.

I should have realized this, but just didn't. Anyway, the room was charming and clean. There was wonderful coffee, but not so appealing "snacks" which consisted of packaged cookies and crackers.

My coworker recommended the Union Street Guest House, and I'm so glad she did. My boyfriend and I were delighted with our two-night stay, which was booked online on very short notice. The Library Suite was beautiful and comfortable. We happily enjoyed our morning tea/coffee and watched the Olympics in peace and quiet. Great service, and great value. I would happily stay there again and plan to tell friends about it. We were sad to leave.

We enjoyed our stay very much. It was very hard to communicate with the staff, however - they do not return phone calls. Please note that the Dining category was not applicable, but I had to put something, so I put "met my expectatons."

Our stay at the Union Street Guest House would have been excellent except for one issue. We were woken several times throughout the night by a barking dog. That, in my opinion is totally unacceptable. The check-in service was good, the room was great ..... and the barking dog ruined our sleep. Too bad.

This guest house is just utterly brilliant. Great location, quiet street but just a couple of minutes walk from Warren St which is the main street in Hudson. It's a guest house, so no breakfast but it's so close to the cafes and restaurants, it was not a problem. They provide hot water and a small fridge and also some nibbles. The interior is a great combination of intelligent design and quirky execution, the look really reflects Hudson as a whole. The design is the star of the place and if you like modern, eclectic style then you will just love this place. We have stayed at a couple of the Soho House group hotels but for me, the interior here is better because it is the vision & creation of the owner rather than a corporate group, who is very gifted at what he does. It feels original, quirky & very comfortable. Was very clean, it felt secure and safe too. We had the Library Suite and just loved it, it was huge but cosy & again, we just loved the design. It had a separate sitting room. Sofas and beds are really comfortable. Bedroom is really quiet which we needed as my Husband is a very light sleeper. It is a great place and we thought really good value too, I cannot wait to go back.

Mix rustic, quaint, comfort, and the early 1900's and you've got The Union Street Guest House. Got the stay in the Treetop guest room and loved every minute of it. So far from the artificial flavor of a great majority of B&B's that try but don't provide...these guys know what they're doing. Strongly recommend this B&B to anyone seeking a way out of the beaten path...

Love this place! Attention to details, decor, sheets, towels lovely. One of the best pots of coffee I've ever had (and I have had many pots of coffee!). The innkeeper could be a bit more welcoming but that will not keep us from returning if ever we get back to Hudson.

Girlfriend and I had a great experience at this establishment. We stayed in the Tree Tops Suite. The grounds were very well cared for - the decorum outside was something out of American Pickers without being over the top. What was most impressive was the cleanliness of our room. There is a ton of decorative items in it, and not a spec of dust or dirt anywhere. The only reason I have dining three stars is because there is no meals served here, and we knew that going in. Our room did have pre-packaged crackers/finger food and freshly ground coffee that was quite good. Location is just off Warren Street, with easy walking access to the major restaurants shops and parks. Overall we had an exceptional experience and I would stay here again, without hesitation.

The Library suite was great, the bed the best ever, and nice to have coffee/tea service available upon arrival, but the variety of snack-packs (nice to have available) were chosen to rebut the "organic PC attitude" -- all fats and sweets. Not a negative, but quite notable. Then, we asked where was breakfast served -- NO BREAKFAST! Existing coffee/tea opportunity was it! The referral to local bakery/restaurant was fine, but a surprise. Almost asked for a discount due to the latter half of the "B-&-B" was missing, but then decided just to let others know. s

After drooling over their website for months, I finally had the opportunity to take a mini vacation and stay at Union Street Guest House. As soon as I arrived I knew I made a great choice. At check in I was greeted by Emma a delightfully large friendly Labrador (?) who made my boyfriend and I feel instantly welcome. Chris was cool and welcoming as well! We stayed in the Treetop Suite which was even better than it looked in photos. The suite was spacious, featured rustic and hip decor, comfortable bed, great coffee and tea, and very private. I honestly have not been that relaxed in such a long time. I will definitely return to try their other amazing looking rooms.

My husband and I spend two nights in the Thunderbird Suite. The guest house owners kindly allowed our dog to accompany us (and we bent over backwards to make sure they didn't regret that decision!). The Thunderbird is roomy, clean and delightful. Someone with talent and taste has chosen vintage furnishings that create a feeling of homeyness, interest and comfort you just cannot get even in a fancy boutique hotel. We particularly appreciated the guest house's honor bar, located in an inviting upstairs lounge, and our host's easygoing welcome. We will certainly return, with pleasure. (Please note that although we've praised the "dining," since the review system requires that category to be completed, the guest house does not offer dining -- the town is full of excellent dining options, however, and there is a small but useful kitchen in the Thunderbird Suite at least.)

This was a perfect place to use as a base for exploring the Hudson Valley. We rented the Thunderbird Suite and were totally thrilled with our experience. The suite was clean, roomy and well furnished, with an ipod/iphone player, coffee maker and a fridge to store our wine. Also a great bargain. Better, cheaper and more enjoyable experience than the Holiday Inn Express we stayed at after leaving Hudson. Highly recommended.

I've stayed at the charming Unions Street Guest House twice now, and I have so enjoyed my stays that I plan to schedule regular trips. Chris, the owner, shows great design sense and imagination in decorating the rooms, and I love the sense of modern touches with the historical. The guest house policy is to leave guests on their own, but I have no problem with this. Thoughtful touches in the rooms make this an exceptional getaway. I am a professional travel writer and blogger, and I look forward to my return.

We have been coming to the USGH for years and have always loved the accommodations, and we will continue to come here because it's a lovely, well-located place and one of the best values in town. Recently they added a "lobby", however, and it leaves a little to be desired. In the early days of USGH, one would just let oneself in, and unless there was an emergency, you never had contact with any staff. Frankly, I prefer the idea of a lobby, but not if the hours are only from 3 pm- 10pm! We had some questions during our stay, and there was never anyone at the reception desk - we had to call a cell phone number and wait to get a response (it took about 30-45 minutes). I suggest two things: (i) keeping the lobby (and the charming bar upstairs), but actually staffing it during normal business hours, and (ii) providing a contact number for off-hours where a person ACTUALLY ANSWERS the phone. You're in the hospitality business, after all! Also, though this is a minor point, the decor of the lobby is not up to the standard of the rest of the property. It was very cluttered and messy looking, and the owner's two gigantic dogs leap up at you when you walk in the door. Not great.

I stayed in the Tree Top suite for one night, by myself, and got a great, comfortable night's rest and relaxation for a competitive price. The room itself was like a small apartment decorated in a nostalgic "cabin" style that provided lots of interesting artifacts to contemplate as I wandered about the room. The inn also provides access to health equipment and an honor bar in the main building, steps from the suite. The host, Chris was friendly and helpful, and the inn was within walking distance to Hudson's really nice main street (Warren).

Overall, the Union Street Guest House was fantastic. I loved the attention to detail, the service, and the upstairs bar. The shower/tub water handle is broken and there was 0 water pressure.

We had friends from Israel visiting us on the spur of the moment and wanted to show off our favorite Hudson river town,...Hudson. We first went online and searched for B&Bs but they were very pricey. Then we found the Union Street Guest House. This is an exceptional place. Located a block off the main drag where all the antique stores are, it is on a very quiet street. The owners seem to have purchased several adjacent buildings and transformed them into a very unique boutique hotel. You check in at a front desk and get the keys to your room which is actually an apartment in one of the buildings. We rented the 3-bedroom for $200 a night for our six people. Four drove up from NYC during the day and another two joined us at night by train from Penn Station. The apartment contained: a living room, a kitchen, an enclosed sitting porch, a bathroom, and three bedrooms. Whoever decorated the place deserves recognition. There was a "presidential" theme complete with photos of presidents, books about the presidents, and antique store presidential Americana. The apartment was tastefully furnished and we particularly liked the modern art on the walls. We arrived on a very cold day and there was ample heat. We plan to return for a repeat visit. Well done!

My girlfriend and I had an incredible stay in the Treetops Suite in Union Street Guest House! Visiting from NYC, its cozy cabin-like feel was just what we were looking for. We marveled at the decor and the owner's tastefully handpicked collection of antiques, old toys and books, and ephemera which dotted each and every room. Not only was the atmosphere just right, we also found plenty of information on where to go in Hudson (restaurants, shops, etc) and had a nice time talking with the owner. We hope to visit again!

we stayed here for a few days leading up to Christmas as we just wanted a quiet, peaceful, relaxing little retreat. Staying at the Treetops suite provided just that. It was super quiet and really felt secluded. Only thing lacking was a little bit more hot water & pressure in the shower. I had already read some reviews about this issue so was somewhat prepared, but given that the weather was so cold, a cold shower was still a bit of a struggle to deal with. The owner is friendly and the dogs are friendly and harmless. You just have to let them get to know you and it's all fine. All in all, a comfortable stay and would definitely visit again.

The Gallery Suite was lovely--spacious, well furnished and decorated, and stocked with enough books, towels, blankets, tea, coffee, etc. that it was a pleasure to spend time in and we didn't have to ask for anything. The guesthouse is one block away from the main Warren Street drag--close to all shops and restaurants. It wasn't cheap, but it was a good value for the money. While the website was clear that they don't serve breakfast, I was sorry that they didn't--a simple continental breakfast would have made the stay perfect. We would definitely recommend it, with that one caveat about breakfast.

As frequent visitors to Hudson and the Catskills, my partner and I have stayed at a fair number of places in the area and are always on the lookout for funky, cool places to stay. With Hudson being the destination it is for furniture and design, it was a such a great experience to stay at a place that embraced the essence of the area. We stayed in the Thunderbird suite and was impressed with the amount of space, layout and how well the rooms were put together. Details like an amazing array of coffee table books and magazines to flip through, incredible bedding, a nicely stocked kitchenette that included freshly ground coffee, ensuite baths for both rooms...it really felt warm and inviting, like staying in someone's home. While we did not have time to enjoy the honour bar in the main house, a quick peek in the morning made us wish we did. For a couple of travellers who always want to check out new places, this is definitely a place we want to come back to again.

While the suites and rooms met our needs for our stay in Hudson for the weekend of my son's wedding, there was a feeling that the rooms could be better tended to for the price. One suite, where my 87 year old mother-in-law stayed had no heat, although the weather was quite chilly that weekend. The manager was nowwhere to be found. Although the guest house met our needs for that weekend, I discovered there were nicer places to stay, with much friendlier management.

Newly retired we decided to move to Hudson NY after visiting friends in the area. We were looking for a place to stay in Hudson for house hunting that was economical, clean, centrally located and would allow our 7 pound cockapoo to accompany us. Union St. Guest House fit the bill and gave us much more than our wish list. They readily accepted our well-behaved dog and we booked 2 nights to begin our house hunting. When we arrived, we gratefully learned that our suite was upgraded from the Tree Tops Suite to the Thunderbirds suite. OMG! The “room” contained two separate bedroom suites with spacious bathrooms and the living room kitchenette area was marvelous with great views. The amenities were fabulous as well: three flat panel screen TVs with cable, stereo system, full size refrigerator, local teas and coffee with brewers for both, dishes, silverware, plentiful towels, pillows and blankets. That’s the simple list but the best thing about Union St Guest House is ever-helpful Chris, and what he has done with the establishment. Restoring the space to its original glory would be incorrect. He has improved on the setting by furnishing each space with premium fixtures (Kohler throughout), newly painted walls including exposed brick and new flooring with interesting colors and textures and art pieces in every room. It was like being in a gallery with all kinds of artists represented. We will visit Union St Guest House often, as we look further for just the right house. You can’t go wrong.

The Library Suite has a sitting room with a variety of books and magazines. The bathroom looks recently renovated and is spotless, as is the entire suite. The huge (king-size?) bed might be too soft for some but I was very comfortable. There's also a daybed. You can make yourself tea or coffee with their supplies and equipment. This isn't really a B&B, since they don't serve breakfast but several cafes are in short walking distance. They don't change towels everyday unless you request it, which is fine, since it's "green" and I appreciate the privacy. Would definitely stay here again.

We stayed in The Bainbridge suite and I couldn't have been more pleased! The pictures of the rooms, which was what captured my attention to begin with did not even do the beauty and charm of the rooms justice. Everything was perfect, down the the tiniest detail. The rooms are decorated simply and tastefully and the rooms just glow at night. You can feel the history inside the walls of these simple yet beautifully appointed rooms. When you first walk in you smell the most fresh clean scent, like fresh washed sheets. I wish I knew what it was, I couldn't get enough of it. We really enjoyed sitting in the enclosed porch to have coffee in the morning and a cocktail late at night after dinner out on the town. The beds are so comfortable and the sheets are as soft as can be and also have a clean fresh scent. I like the 'guest house' vibe as you never see anyone, unless you need something, and are basically on your own. It feels more like you are renting an apartment than staying at a hotel or bed and breakfast. It is a much more independent stay experience. Everything in town was in walking distance and with perfect summer nights and a full moon shining down over the town while we were there in mid-July it couldn't have been more perfect. We had dinner in town and every place had really fantastic ambience and great food! Oh, and organic gourmet coffee was available in the room for your morning cup of joe with various snacks left for you to munch on which was a nice little treat. The coffee is amazing! We met the innkeeper Chris when we checked in, whom was very courteous and answered any questions we had, gave us our room key and we proceeded to have a very private, very quiet comfortable stay at the Union Street Guest House. I can't say enough good things about this place, other than the general vibe of the place is a really nice tranquil feeling. We will without a doubt stay there again. I don't know how anyone could not love this place.

I was delighted with the suite I shared with a friend at the Union Street Guest House last week. The suite was decorated with funky charm, which was in keeping with the area. We found the suite clean, and the bath towels and bath products quite lovely. With window air conditioners in each bedroom, the temperature was easy to control to our individual tastes. While the Union Street Guest House is an inn, not a B&B, there was fresh ground coffee, a selection of teas, and snacks available to us in our room. There was also a refrigerator stocked with two bottles of water and a bottle of wine. The inn also had a lovely garden. Our host, Chris Wagoner, was most helpful to us in answering the various questions we had about places to eat, see, etc. All in all, I felt that we received excellent value.

We stayed in the Library room which was beautiful, well appointed, and much larger than expected. Nice little touches around the room. Weird window which was covered but faced another inside room. The Inn was actually nicer than the town, but we were there for a party in a nearby town, you could basically do the town of Hudson in an hour. Not impressed with the town but if you are going I would recommend Union Street Guest House.

Just spent the weekend at Union City Guest House. When possible I try to stay at B&B's or funky hotels or rent condos/houses. My husband is not big on B&B's but loved the guest house concept. We stayed in the Library Room, lots of books, seating in the living room, a spacious bedroom behind the large french doors and a great bathroom. Everything was sparkling clean which can't be easy given the age of the house and the many interesting items all around. I appreciated the tea, coffee, water, snacks and just enough dishes to manage the little food we brought. The bed was one of the most comforable I've ever slept in and the linens were beyond soft and luxurious. Location is great. We were able to walk everywhere in town. Street parking was ample and there were plenty of signs around explaining the alternate side of the street parking overnight. I rated the service as "met expectations" because it did just that. After reading some of the reviews I felt I got what was expected. Check in was efficient and friendly, all my questions answered. There were so many helpful note cards around our room anticipating any questions we might have so we did not need any additional service. Would definitely stay here again - in fact, I'd love to have a reason to come back and try every room/suite/bungalow.

To be honest, the Union Street calls itself a "guest house." It offers no services such as making beds and taking out the trash. You serve yourself. It offers no breakfast. However, it charges more than what it should for its basic rooms with no service. It appears there is no pride of ownership or service. Two chairs in the Treetop unit have stuffing coming out and the room is a hodge pot of furniture and odds and ends. I will never return.

I think the experience of any place to stay has as much to do with the preferences and expectations of the person staying there as with the place. If you want to stay somewhere that is unique and will become part of your memories of a very specific trip, if you prefer privacy, and/or if you have fond memories of staying at the more "hands off" style guesthouses in Europe, you will probably love your stay at the Union Street Guesthouse as much as I did! If you want a full breakfast, someone to carry your bags, room service, etc, you might really be looking for a B&B or hotel rather than a Guesthouse. Some of the issues I see in other reviews I think are a function of being in an actual historic building rather than a newly-built hotel. (ie an old wooden porch might smell like old wood when it rains, older buildings do not have the same kind of sound insulation between rooms that new buildings have, etc.) During our stay, everything was very stylish and clean, and it felt like renting our own little "apartment" for a couple days! So much more space than any hotel of similar (or greater!) price, so much more individual and memorable. We had fun showing the space to the relatives we were visiting, and would certainly stay there again and recommend it to others. Thanks!

Our room (The Bainbridge Suite) was amazingly large with two full sized bedrooms, a sitting room and porch. Plus a private entrance and small fenced in lawn area (good for kids or dogs, if they allow them). The service wasn't below average, but just lacking. We arrived at the hotel earlier than their 3pm check in and found no one at the inn and had to wait almost until 3:30 to check in. It wouldn't deter me from staying there again, but I'd arrive a little later rather than expecting a prompt check-in.

We were very impressed with the thoughtfulness and attention to every detail. Just about everything you might need for a five star hotel stay was present, including good and plentiful coffee and a good coffee maker to make it in. The decorating was eclectic on steroids but fun and not offensive. The only negative was the front desk which was rarely manned, not very helpful IF you actually found someone there, and the two large dogs who accompanied whoever was in the office, although harmless, liked to bark a lot and scared my wife.

We booked a room here last minute (i.e. at 4pm on the day of check-in). Everything is done online, so it was easy for us to book from our iphone on our way to the town. Great rooms, cute town. We were initially only staying there for one night as a pit stop on our way to our next destination, but we liked the apartment and the town so ended up staying an extra night. The proprietor, Chris, was very accommodating. He is also an interior decorator and did all the design work in each guest house. Ours was so cute - very vintage warehouse modern. Loved all the decor & details. Two good-sized en-suite bedrooms, a living room, mini-kitchen, and deck. It is a guesthouse, not a B&B, which means that once they check you in, they leave you be and you get privacy. None of the chitter chatter / "friending" you get at B&Bs, which suited us fine.

I stayed here for only one night, during Memorial Day weekend. We rented a 2 BR suite that was completely charming. The beds were clean and super comfortable, with nice bedding. And, the whole place was so charming, a great combination of thigs like antique pattered china and ecletic modern/60s style decorating. The bathrooms were luxurious - with great towels and Aveida products and the whole place was equipped with everything a person could want, including coffee for the morning. The location is one block from the main street - right next to wonderful shops and restaurants. We had massages - and only had to walk a block to the spa. There is no dining option on-site. One thing I would have paid for was the option to purchase a bottle of wine in the room. Overall, I would go back there anytime!

The "Bainbridge Suite" was charming and much more than I had anticipated. It was rustic in the "porch" sitting area, with an Adirondack feel. There was some mustiness (not surprising given the amount of rain this Spring) and unfortunately some other unpleasant odor toward the back of the enclosed "porch" space. This can be easily addressed. Inside, another little parlor area was cozy and comfortable. I appreciated the quality coffee and teas...and good quality pots! The small refrigerator in the cabinet was adequate. The bedrooms, including mattress and linens, were very comfortable (a must!). Antique decorations throughout, particularly the charming black and white "camp" photos, added to the charm. I appreciated the updated bathroom fixtures. Moisture in the bathroom could be ameliorated simply by lowering, from the top, the window between the bathroom and the porch area. I left after only one night, wishing that I had been able to stay for several more. I am recommending the Union Street guesthouse to all who plan to visit the Hudson, NY area. (Thank you, Chris!)

Arrived at 3 on a rainy day and everything was ready. Rooms were large, bright and nicely decorated. The "courtyard" garden was beautiful even in the rain. Couldn't really call it a B&B since breakfast consisted of a coffee pot, tea pot and small bags of snacks. It did have a kitchen area so you could fix your own breakfast. Centrally located in town so a good location.

Had a great stay in the Gallery Suite which is huge and inviting. Chris was welcoming at check-in and we were on our own after that, which we love. He is available if any questions arise. Would highly recommend.

There was no heat and we couldn't contact anyone, despite three separate numbers, to help fix it. It really isn't a bed and breakfast, as it doesn't offer food. The internet wouldn't work. All in all, it was DEFINITELY NOT worth the money we had to pay for it. When we tried to address certain issues, the person in the lobby was very defensive. And we couldn't leave and stay somewhere else because they pre-charge for the entire stay and have a strict cancellation policy.

Recently stayed one night at the "Guest House" with family, as an alternative to a very poorly reviewed Quality Inn a few miles away. For $425 for a 3- bedroom unit, I expected a cleaner and more comfortable place. This is not a B&B - no breakfast provided. While there was a coffee pot in the unit, and some beans, the tea canisters were empty. There was ham & cheese in the fridge, dated a month before our stay. Obviously, the place isn't very thoroughly cleaned.

Interesting establishment build in what I think is an old blacksmith/stable. Decor is most entertaining, odd mixture of 40-60s things. The dogs are large and harmless

I just had my sixth stay at union street guesthouse--a pleasure as always. I love the vintage yet posh style of their apartments, everything is very private, the snacks and soaps are lovely. hudson has lots of great food (swedish at da ba, american and artisanal at swoon, gourmet pizza at baba louie's, margaritas at mexican radio) and the town is the perfect blend of unpretentious and chic (you can walk down warren street in chuck taylors or the latest burberry shearling ankle boot and both fit in perfectly). my greatest pleasure is being in a guesthouse that should have appeared on the cover of the now defunct domino magazine. if you love interiors you'll know what I mean. I have stayed in the gallery suite three times, and also in bainbridge, thunderbird, and treetops. in usgh's apartments, you'll see a gorgeous antique sideboard next to an item that looks flea market-y in the best possible sense. all the paint colors are subtle and surprising. just what a weekend away should be--a soothing, lovely escape.

We came up to see our daughter at Bard College and stay over for one night. This is an excellent inn, located within a short car ride of Bard and other local attractions. The suite had a very comfortable sitting room and a cozy bedroom with a sparkling clean bathroom. Certainly worth the money...

Wow! We could never get tire of staying in our very own kitsch, tree house cum log cabin. From the moment my girlfriend and I climbed the stairs to treetops, we knew we were going to love it. Stunning décor, a HUGE bed and just the most wonderfully interesting place. We would definitely stay again.

we didn't pick the greatest weekend for our stay--the weather was terrible and Hudson isn't the greatest about cleaning the streets and sidewalks, but our beautiful room (the Library) more than made up for it! We would definitely stay there again.

My husband and I stayed in the Treetops while looking to buy a house in the area. We loved everything about the room. The decor was adorable, the giant bed was super comfortable, the room was very clean and private and the most lovable dogs greet you at check in. There were little snacks and water in the fridge, delicious local coffee on the counter and a helpful guide to the area. We would love to return to this place, but sadly the internet did not work at all which was a top priority when we were choosing where to stay. My only other complaint was the very limited supply of hot water. It ran out about 3 minutes into my shower which really wasn't too pleasant being that I had just come in from a very chilly 6 degree evening stroll through town. My husband also had the same problem when he showered the next morning.

I would say I am a tough guy to please when it come to staying somewhere. I often prefer a fancy hotel with all the bells and whistles. That said, I thought the Union Street Guest House was great! We stayed in a bungalow type unit aptly named the Treetops. It was a great space that’s décor was interesting to live in and comfortable to stay in. Great area, steps away from great shops and restaurants. Restaurants and hot spots are all around. We went to Swoon kitchen bar, I had heard a lot of great things about it but I must say for me it was a bit of a disappointment. Chris the innkeeper and really nice guy mentioned to us as we played with his dogs in front of a great fire that Club Helsinki was a spot to check out, he was right, a lively space that had a great atmosphere. Chris also mentioned that The Red Dot was a great place for Sunday brunch…also correct. If I had to recommend one thing, it would be that they put tissues in the room. But that’s not a big thing. I would recommend this place and area to others for sure. ~Lew

We stayed in the Treetop Suite and it was very cozy and quiet. The layout of the common area could be a little more "cozy" though. There are two chairs and a lamp to read, have morning coffee and chat but a nice sofa would be better for some snuggling. Although it isn't a Bed and Breakfast, we still give it 5 stars for dining because of the little kitchenette and accessibility to restaurants. This is a great little getaway location and the owners were very nice and hospitable. Looking forward to visiting again.

We stayed in the Library Suite which was clean, comfortable and warm. It was freezing outside so coming into this warm cozy suite was more than sweet! There was freshly ground coffee beans, crackers, cookies and an assortment of teas. The bedding and towels were fresh smelling and clean. The king size bed was very comfortable along with it's soft comforters and sheets. There were extra pillows as well. Our stay was extremely private, we never saw anyone nor did we hear any disturbing noises. We never felt uncomfortable or unwelcome. All was perfect.

Union Street Guesthouse is the perfect place to stay if you are traveling with alot of friends or family. Me and 3 of my girlfriends drove up to Hudson from NYC during the snowstorm in early January (like ya do) and had an amazing time, snow and all. Hudson is the perfect weekend getaway. We stayed in the Gallery Suite, which had a great living room, kitchen, and super cool porch. We had plenty of room and could come and go as we pleased. It's just down the street from Warren Street, so you have easy access to all of the antique shops and restaurants. Highly recommend.

This is an excellent Bed and Breakfast, the rooms are decorated in an excellent eclectic country manner and are clean and comfortable, I have stayed with them several times and have never had any complaints, in fact only compliments. Unfortunately when we stayed over the new years holidays they were renovating under our room and it was extremely noisy and drafty, the entire room vibrated and there was pounding on the floor and walls, the room should not have been rented under these conditions it reflected a poor choice on behalf of the management. So unfortunately I suggest guests call first to make sure that there will not be ongoing work that will ruin your stay...otherwise this is usually a great place.

Spent New Year's Eve at the Union St Guest House. Booked the Library Suite and was asked at check-in to move to the Bainbridge. Not sure this was an "upgrade" as 2 queen beds in 2 small rooms was not one king bed in one large room as we had originally agreed upon and its enclosed porch was unusable in the winter weather. As a guest house w/out services, I brought our breakfast and was able to keep it in the fridge provided. Used the coffee maker and good ground coffee but I don't think the tea canisters had been looked at in weeks. One smelled like a black tea (unlabeled), another like tobacco and the third was unidentifiable. I suggest you bring your own if you are a tea drinker. Asked for ice as soon as we arrived and received it promptly. Mid 50's furniture and cute accessories fits Hudson's spirit well. The super soft towels and bedding, loads of magazines and Aveda bathroom amenities made for a slightly luxurious experience. I left the key in a bowl on the front desk at check out as there was no one around at noon. All in all, a good time was had (dinner at Swoon) but next New Years Eve I will try a different venue.

Everything was great except the temperature. It plummeted to below freezing that night and there was no thermostat in the room! I did call the office and the woman was very apologetic and told me that the thermostat was actually located in another room and they must have turned it down. So she came over and took care of it. But that was not very well thought out, to say the least!!

We had a really nice stay here (just one night). It was very spacious, clean, and comfortable. What really sets it apart is that it feels like a 'wing' of a house. We stayed in the Bainbridge Suite (I don't know what the rest of the house is like). It had two rooms (though they were only double-beds), a sitting area ("parlor"), a full, private bathroom, and a period-furnished enclosed porch (it was too cold the weekend we were there to use it but when it's warm out it would be nice to sit in). It was one block from Warren Street (the 'main' street in town) so it was walkable to any restaurant. btw - we had two great meals - dinner at Swoon (scallops and duck breast) and brunch at Red Dot (potato and onion latkes) - they were both terrific.

This room looked great on line and great in person. But after my husband took a 5 minute shower, mine was cold. When we went to tell the desk person, she offered nothing. The wifi didn't work in the room, which also got no response from the desk person. We asked her for directions to a local attraction. She seemed very helpful by printing out the google maps directions. Only after we didn't arrive at our destination did we realize that she had looked up the wrong place- a park instead of a sculpture park.

My husband and I spent two nights at the Union Street Guest House. It is, as billed, a guest house so visitors should know that there is no daily housekeeping. We met the owner who was very friendly upon check in and then we had privacy for the duration of our stay which we loved. It felt relaxed and we were free to come and go without making B&B small talk. We stayed in the library suite and would definitely recommend. It's spacious with a library sitting room, separate bedroom and clean well appointed bathroom. We appreciated the snacks, teas, coffee and water provided in room as well as the small refrigerator for our use. The guest house is in a perfect location for walking all through the small town of Hudson and we loved coming and going from our little oasis as we explored the town (we recommend Swoon Kitchen Bar, P.M. wine bar, Strong Tree for coffee and Verdigris for tea & breakfast).
