Close to the beaches and very dog friendly! Cars were pretty amazing to see. Location was close to downtown. Great advice of where to go and where to eat.

Risposta del proprietario
Glad you and all had fun. That's our goal!

Thanks Bill!

My wife and I had a great night at Simmons Homestead Inn. Bill and his staff were welcoming and ready with good advice for places to eat and things to do. They definitely made our first trip to Cape Cod memorable and have us looking forward to passing through again!

Risposta del proprietario
Glad you had a good time, that's really all we want to do. Make this your home while on Cape Cod. And .... do get back and see us again. Bill & the Gals

Good for one night if you need a pet-friendly B&B

2,6 su agosto 22, 2016

Bill is very helpful. He provided maps and recommendations for things to do on our stay. The inn is pet-friendly with a large backyard for walks. Our room was very spacious and we could not hear any other guests or pets. The inn is an older home. The walls are filled with different photos, posters, and nick-knacks. There were also a multitude of hanging baskets containing artificial flowers. Breakfast was nothing special -- brown and serve sausages and ordinary french toast. No fresh brewed decaf coffee was available. There was wine available in the afternoon when we returned to the inn. This was a last minute booking for us, just for one night.

Risposta del proprietario
Actually good for even 2 nights, pup or not :-)

Way Cool

This place is awesome! It's like visiting your cool uncle's house, except you have to pay a few shekels a night to stay there:-)

Risposta del proprietario
Yep. We try and make it your home away from home while here on Cape Cod. Gotta hit ya a few coins so your uncle can pay his mortgage :-)

40th Anniversary

4,6 su maggio 23, 2016

Our stay was only an overnight for our 40th anniversary, but was well worth it! The inn is charming with much to see inside. Bill goes out of his way to accommodate your needs even acting as a local tour agent for local activities, events and things to see. At the wine hour you can socialize with the other guests if you like and Bill will make dinner reservations for you (if required). If you're an animal lover he will introduce you to his family of cats (kept away from the main building). A charming place to stay!

Risposta del proprietario
Hi Bob & Nancy, Glad, of course, that you had a great time. That's exactly what we try hard to do. But ...... In your case, picking us to 'host' your 40th Anniversary was a huge thrill for us. Glad you had a good time, and glad you picked the Inn to have it in :-)

Marathon Weekend

5 su marzo 05, 2016

Great Place to stay especially if you have a dog. Bill and April were fantastic and always very helpful. Will return again!

Risposta del proprietario
I get my 'dog fix' from folks like you.Keep it up and see ya again. And .... doesn't have to be a run all over the Cape weekend. Relaxing home away from home time is time we both enjoy.

Marathon weekend

4,6 su marzo 03, 2016

Our stay was excellent. I took my whole family to spend the weekend and watch (run for me) the marathon. Bill was very attentive and took care of us in many ways. I recommend it and will come back for sure.

Risposta del proprietario
It's fun to have a house full of marathon runners every year. Most of the time here is spent on the event, but we try and offer lots of ideas for any spare time they may have. It's fun for all of us and great they come back yearly. And thank you folks for coming and hope to see ya next year.

Run away from this place

1,4 su dicembre 05, 2015

It is advertised as a Bed and Breakfast and the web page provides a lot of information about the wonderful breakfast Mr. Bill provides. Let me describe mine.. We came in the morning to the breakfast area and were cheerfully greeted by owner. He went to the kitchen to make a breakfast for us. My wife and I put coffee into our cups. I like hot coffee and mine was not hot enough for me. I went to the kitchen and asked permission to use the microwave to warm up my coffee. Bill opened the small dirty microwave. I was amazed to find inside of this microwave a few sausages placed on a color printed newspaper insert. This is how Bill was warming up these sausages. He took the newspaper with sausages out and let me warm up coffee. After that he put this newspaper and sausages back to the microwave and continued to warm up sausages. Maybe it is me but it was absolutely disguising. What is he thinking that he cannot find anything but used newspaper inserts to warm up food for customers? He cannot find anything in his Inn stuffed with tons of “historical” junk to prepare food using normal stuff: plates, paper towels, napkins…..???? Are there any regulations and just regular food preparation rules people should use while preparing food known in this Inn? So, he delivered our breakfast: 3 pieces of unripe cantaloupe, two pieces of some kind of toast fried on a pan with something else and the sausages mentioned above. Should I mention that we took sausages for our dog and I still feel guilty for this? Should I mention that it was our last visit to breakfast area? I am speechless about this “breakfast” and absolutely disguised with the owner. He charged us $200 per night and was cooking on a dirty newspaper? Stay away from this place is not exactly correct. In my opinion it should be “Run away from this place” One star for this Inn is way too many Shame on you, Bill

Camere & Prezzi

Room 3 – The Atlantic Ocean Room

Queen canopy bed, nice bathroom with shower. Front corner room on the first floor. Also another great room for dog owners, as this one is by one of the front doors. Winter is the bestest, with a large working fireplace and all the wood you need. You won’t want to leave. Animals in this room come from Lemuel Simmons voyages. Whales, dolphins, seagulls and even a winter penguin.

  • Capacità massima: 2
  • Bagno Bagno privato
  • Letti 1 Queen-size (largo 160-180 cm)

Room 4 – The Simmons Pond Room

Gotta be our most romantic room. Working fireplace in the winter, brightest room in the summer. Queen canopy bed, shower, and all that. Front corner room on the second floor. Gets the morning sun so you can get up and at ‘em early and get your money’s worth of vacation time. Seven proposals were made here over the years. Animals are from Simmons Pond out back of the Inn. Frogs, toads, turtles, swans, and no mosquitos.

  • Capacità massima: 2
  • Bagno Bagno privato
  • Letti 1 Queen-size (largo 160-180 cm)

Room 5 – Owls, lots of Hoots

And lots of eyeballs peering at you. Rear corner second floor. Queen brass bed, and nice bath with shower. You will have to share this room with Susan, our 7 year old sweet ghost. Only pops up every 3-4 years, but is a delight. Very bright and breezy room overlooking the back lawns.

  • Capacità massima: 2
  • Bagno Bagno privato
  • Letti 1 Queen-size (largo 160-180 cm)

Room 6 – The Rabbit Hutch

This was the original master bedroom, large room with a king bed, and lots of floor space. The bed has a net canopy and a nice sitting area. Huge bath, cast iron tub and shower. Beatrix Potter feels right at home here along with Thumper and Peter. Over 100 some odd rabbits live here.

  • Capacità massima: 2
  • Bagno Bagno privato
  • Letti 1 King-size
    (largo 200 cm)

Room 7 – Geese with a few Cows

Our country room is a nice, very bright barnyard. Runs across the back of the second floor overlooking the lawn. Exposure on three sides. You get more sun and breeze than anyone else. Huge bath, cast iron tub and shower. Cherry Shaker style four poster queen bed that is a mile off the floor.

  • Capacità massima: 2
  • Bagno Bagno privato
  • Letti 1 Queen-size (largo 160-180 cm)

Room 8 – The Hyannis Port Room

Cathedral ceiling, loft area that has all the animals I didn’t know where else to put. Rhinos to teddy bears live here. The room runs across the side on the second floor, and faces every direction with windows all over. Queen Windsor bed, new bath with tub and shower. Off by itself and private.

  • Capacità massima: 2
  • Bagno Bagno privato
  • Letti 1 Queen-size (largo 160-180 cm)

Room 9 – The Fish Aquarium

This room is a great large bright room with cathedral ceiling. There is a new bathroom with tub and shower. This room can be adapted as either a king size bedroom, or one with two twin beds. There is also enough floor space left over that a couple of kid mattresses can fit in just fine. We also added a private deck on this room. It has a table and chairs and you take breakfast back and get a suntan while eating.

  • Capacità massima: 3
  • Bagno Bagno privato
  • Letti 1 King-size
    (largo 200 cm)

Room 10 – Birds & Butterflies

At the outside of the Servant Quarters, this is about our nicest, and certainly brightest, room. Cathedral ceiling, great old bathroom with a cast iron tub and shower. It also has twin French doors leading to a private deck. Heck, grab some of Bill’s breakfast and bring it back to your own table on the deck. King size bed, and a nice sitting area. Number one choice for folks with dogs.

  • Capacità massima: 2
  • Bagno Bagno privato
  • Letti 1 King-size
    (largo 200 cm)

Room 11 – Cape Cod Critters

Racoons, foxes, seagulls and ducks are all over this huge room. The cathedral ceiling shows how the two parts of the barn were joined. This is the largest room we have. Used to be Bill’s, and he has always pampered himself. Historic queen canopy bed, and has a full size twin if you need it for a third person. Great sitting area, and a ‘door’ overlooking the lawns and Bill’s garages.

Room 1 – The Cat Suite

Brand new addition. Well, the front room is 200 years old like the rest of the house, but we cut a hole in the back wall and built a nice size bedroom. We converted the old bedroom into a sitting and relaxing area that is yours alone, it can also take a full size twin rollaway bed if there are 3 of you. A great suite has replaced our smallest room. Lots of room now for all those cats, big and small, to play. King size wrought iron canopy bed, and the largest bath we have. Cast iron tub and all that. First floor facing the back. Gets a great breeze.

  • Capacità massima: 3
  • Bagno Bagno privato
  • Letti 1 King-size
    (largo 200 cm)

Room 2 – The Dogs Room

Rear corner room on the first floor that gets all the ocean breeze coming in from the southwest and the sunset to boot. Queen size bed, small bath with a shower. Small but cozy, fun and relaxing room. Also a great room if you have a dog, as it is next to the door leading to the porch and back yard. In addition to the Dog Theme, one wall is a cork one that any guest can stick up a photo of their dog as dogs love the room!

  • Capacità massima: 2

  • Letti 1 Queen-size (largo 160-180 cm)
