We really enjoyed our stay at the Dockside. It's close to Portsmouth, Kittery, York, and perfect for a weekend of relaxation. Plus the restaurant is fantastic. Be sure not to miss the delicious breakfast!
This was our first visit to New England, and we found the Dockside to be a very nice place to stay. The staff were friendly, helpful, and courteous. I found the housekeeping staff to be very responsive and did a great job of keeping the room clean. I would definitely recommend it to everyone.
My wife and I, and later our son, have been guests of the Dockside since our first visit in 1976. Over the years we have enjoyed the peaceful, scenic surroundings, and the courtesy and dedication to guest satisfaction their staff is known for. The accommodations are “Maine Simple”, yet elegant in their own right, and the restaurant seems to get better each year. We appreciate the Lusty Family’s efforts to stay with the times and the environment in an unobtrusive way. The location is ideal: An hour or so from Boston and Portland, and less than 15 minutes to the great little city of Portsmouth, but quiet and serene even though close to I-95. At last count, our family has visited Harris Island and the Dockside at least 40 times, many times twice each year. They do things right for us otherwise we wouldn’t keep coming back. We’ve watched the Lusty Family raise their children there, and then retire for the second generation to take over. We feel like adopted family, for each time we return we feel as if we’re coming home after a too-long time away.
Booked this place via internet for a week in October and on arrival it was very obvious that the facility is trading on its views rather than condition of rooms. The room that we were allocated whilst supposedly being a suite of rooms was really nothing much more than a motel with a sitting area and very small bathroom, Interior of rooms was very clean but all furniture is old and miss-matched. I can do quirky fixtures and fittings but not uncomfortable beds and seating areas. The balcony, whilst giving excellent views had not been swept prior to our stay and was littered with leaves and debris which would have been trampled into the room every time we ventured out. The kitchen facilities of this so called suite consisted of a two ring electric hob that was attached to the sink! I am amazed that health and saftey rules allow this in the USA ...... There was NO central heating or air conditioning in the room. In October the only available heating was supplied by an outdated, industrial style electric heater, which was heavy to move and dangerously hot, that required repositioning if you wanted to heat the bedroom - - NOT what I expect when paying over $200 per night. Do yourselves a favour - there are many many better, cheaper places to stay in the area - we left, disgusted, after one night. The pictures on the web are very very missleading!
Try The Stage Neck Inn, just around the corner - we got a better deal in October than we would have had at Dockside and the service was absolutely superb from the minute we arrived until we left six days later.

This is clear by their decision to move to the Stage Neck Inn, a very nice 4 diamond hotel. It is obvious, when you compare the Dockside and Stage Neck Inn that the facilities and experience you can expect will be different. Their use of the term “suite of rooms” implies they were expecting several rooms. We have never used that term. This is how we describe this particular room; “a suite, consisting of a bedroom, kitchenette, bath, living room and private deck with water view”. Their description of the room they were in is way off the mark in many ways. Ironically, this room was just renovated, and we have had numerous accolades from repeat and new guests on the finished project. Further, they admit that the room was clean, yet they give us only 2 stars in this area. They further state that this room was not as described or shown. However, this room is EXACTLY as pictured and described on our web site. I truly wish that this guest could admit that this was simply a case of their expectations not meeting what they had reserved. We have all been in similar situations from paint color choices to a meal in a restaurant. It doesn’t mean that there is something wrong it is simply not what you were expecting.
My family and I recently attended a wedding at the Dockside Guest Quarters & Restaurant. In our lifetime, we have been fortunate enough to visit some pretty amazing locations and experience exceptional lodging and service. Although others have recommended it to us, we have never been B&B type of people.
Our visit to the Dockside changed our outlook. There is a charm and warmth that exists at the Dockside that is often missing at upscale resorts & hotels. While service may be efficient and your reservation may be exactly as expected, it is not always warm and friendly. At the Dockside you are greeted by a special brand of New England hospitality.
I agree with one of the other reviews that said, if you are looking for luxury or high-end fan fare, this is not the place for you. But if you want a quiet place to enjoy a beautiful view or a delicious fresh homecooked breakfast or a place where lodging is warm and comfortable and where your family can spend some quiet down time, then this is the place for you.
One special note: During our stay my 4-year old son left something behind in our room. The kind owners at the Dockside mailed it to us without us even asking. I do believe that that is the type of service and thoughtfulness that exists at a B&B and what truly sets it apart.
A very good friend recommended "Dockside" to us and we were so pleased with our stay. Our room was great and will try to get it again. The food at the restaurant was delicious and our waitress was really great. All in all a wondeeful end to a little getaway. WE WILL BE BACK.
The stay was pleasant and the people there were very nice. The breakfast was fine but served buffet style and you clear your own dishes. This has not been my experience at any other B&B. The restaurant on site was excellent.
What a great waterfront place to stay. A very nice place tucked away in its own little cove. You are off the beaten path but still close enough to things you don't feel too remote. It is a historic place that is updated and kept clean. We would definitely recommend this place to our friends as well as return ourselves. Thank you Dockside. Next time we will stay longer.

Very happy with my stay at the Dockside Guest Quarters. Room was clean and quaintly nautical with a great view of York Harbor. Staff was courteous and friendly. Food was good. All-in-all a good Maine experience.
Charming main house with lovely porch overlooking cove and marina. Private deck with room, lovely breakfast buffet and gourmet restaurant on premises. Highly recommend this B&B as a quiet destination. Very helpful staff.
Accomodations & Staff were wonderful. I would definetely come back! The continental breakfast was very good as well. However, I do recommend that you go to one of the surrounding towns for lunch or dinner. The food at their restaurant was sub-par and outrageously priced.

We love the beautiful views, friendly and pleasant accomodations and the fabulous restaurant. We return for special occassion each year and could not be happier with our experiences there. Dockside is by far our favorite Bed and Breakfast, there will be many happy returns to this wonderful location.
Our room had a nice view to the Maine Coast and the room was clean and neat. However, the walls were thin and we could hear everything around us including the people at breakfast and the couple next to us. We paid a lot of money for this room and have stayed in B&B's in York before and thought for the price the room was average, small TV, tiny bathroom and no frills. The breakfast was average and the baked goods were not homemade and there were not enough choices for those who did not eat eggs. (no pancakes, waffles, only sausage). The staff was not that friendly but did answer our questions but did not show us much additional hospitality when checking in or checking out. The best part of this hotel is the view to the ocean.
My husband and I stayed at the Dockside for the first time last week. We were pleasantly surprised by the location. The accommodations were varied and ours was superb. The view of the harbor was great with an ever-changing vista of life as the tides flowed in and out. The breakfast choices were far superior to other places we have stayed, with a lovely variety for every type of palate and morning eater. We are already planning our next visit!
My sister and I have been bringing my mother to Maine for the past 20 years. We have become disappointed with our previous hotel and have been trying new establishments, without much success. The Dockside is absolutely charming! From the moment you walk in the door you know you have made a wise decision to stay there. We enjoyed our time so much we cancelled work and stayed an extra day. Thank you for a perfect visit. We will return soon and often!!!!

We chose Dockside for our wedding because it was peaceful and intimate and on the water. It was the perfect place and the weather made it even better! The staff was friendly and helpful and made us feel like welcomed guests. The views from our room, especially the sunrises every morning, were great. The breakfast was spectacular and enjoying them on the porch watching the boats was very relaxing. I would highly recommend this place to stay for a peaceful and relaxing time.
We've been visiting the Dockside for years, and this time stayed in the Captain's Quarters suite -- providing us with all we needed for our own lobster dinners, while still giving us those delicious Dockside breakfasts on the porch at the Main House. We enjoy visiting and shopping in the area, and consider the Dockside our late summer home away from home.
The room was very nice, the view outstanding and the breakfast truly outstanding. The only issue we had, was that with three registered guests there was seating and water glasses only for 2.
We've been going to Dockside for 4 years now and my girls wouldn't allow me to go anywhere else for a summer vacation. We wake early, watch the sun rise across the water and the lobster boats head out to sea, then head to the gazebo to relax in the morning sun and play until the main house opens for breakfast. The place exudes peace in a way that even young children can appreciate, yet is minutes away from all kinds of adventure.
A couple of items that might improve our room: mirrors in the room not just the bathroom, and do what you can to get rid of the mice in the walls.

I have been coming to Dockside in August for the past six years - a great room that overlooks the harbor entrance. They have a great breakfast and coffee/tea available all day long. Great service and friendly staff while the food at the restaurant is very good.
Every room overlooks the water with a private deck. We could wancer the grounds and watch the boats go in and out of the dock. You can walk to town or take you car. Great location between Portsmouth and Ogunquit. We will definitly go here again.
Quiet, relaxing and superb views of the coming and going of a working harbor. We loved it. But the restaurant could use some serious work. If only the food and service lived up to the fantastic views.
The weekend was perfect. Our room was very comfortable and clean. We had a great nights sleep on the not too hard not too soft mattress. The grounds were floral and picturesque with water views every where you looked. We will definitely return for another weekend.
Found this listing online, which can be a risky way to make arrangements sight unseen, however we were impressed with the quiet, private river and bay access, and proximity to hike, bike and boat amenities. Staff was polite and the service was sound. Would like to see more outlets in the room for our gadgets though. Stayed in another charming B&B this last weekend with lamp shades with dual outlets built in. Clever!

Dockside is a wonderful place for couples to go for quiet relaxation and fine dining. This isn't a great place for lots of children. No pool and a quiet atmosphere- but that is what we love about it. A place to get away from all of the noise, hustle and bustle.
The room, views, and breakfast were all excellent. Our dinner was delicious, however, service was very slow, to the point that our dining experience was not good!
The Dockside is a beautiful place with helpful staff and nice rooms. The property is so nice its a destination all in itself and the views are some of the nicest in sothern Maine. A great place to stay and I have been coming here since the early 90's.
My husband, 6 year old son and I stayed two nights at the Dockside last week and even had our family portrait shot on the grounds during our stay. The property is beautiful and well-kept. Our suite was very quaint and we had a gorgeous view of York Harbor from our deck. Breakfast was amazing and the afternoon cookies and coffee that were set out in the main house were delicious and a very nice touch.
I have already recommended the Dockside to friends and family---we will make of point of staying there again when we make it back to Maine.
My only caveat is to make sure you bring mosquito repellent, because there were quite a few of them.
This is our third visit spanning many many years. The awesome atmosphere of quiet harbour, small town summer town atmosphere and excellent dining room were everything we valued from our other trips. It is really time though that the family updated the rooms so that everything is on the same level of experience. Putting flat screen tvs on the wall would make it much easier to enjoy in bed. Fluffy duvets that can be washed every time would be more inviting. While there is a little frig in the room, complimentary water would be an idea for tired thirsty travelers like other hotels do now. Their breakfasts and tea time snacks were well done. While they are short of room in the main room, a small business centre would be helpful. Internet access is intermittent on the property. Mr. Lusty is friendly and three times seek offers boat rides of the harbour which is a lovely touch being the innkeeper.
The Dockside has the most scenic, magical, breathtaking location. There is no better seaside retreat. The atmosphere and accommodations are conducive to rest and relaxation.
Quiet spot overlooking a fishing and pleasure boat harbor in York. You can take long walks along tree lined Route A1 to Long Sands Beach, or scenic drives through Maine and New Hampshire seaside towns. Easy drives to Portsmouth NH or Portland Maine.
We had some issues while we were there but overall we enjoyed it and since we make this a yearly/biyearly trip we think it's a nice place.

I love the Dockside's location, nestled in the harbor away from the crowds of the beach areas. There are beautiful sunrises and sunsets here, and you can sit on your comfortable deck and watch the boats go by. My room was very comfortable, and the buffet breakfast is a great start to the day. Having a restaurant on site is handy too. Just know that if you stay over a summer weekend there will be a wedding on the lawn, so you may feel like a wedding crasher when you need to pass through.

Dockside Guest House was absolutely the best place we stayed during our 7 night 'bizcation' in New England. Our room was lovely, view fabulous, sunrise amazing over the channel & harbor, staff fantastic, dinner (scallops) was very good (!), Then in the morning, after a fabulous breakfast, we borrowed Dockside's cruiser bikes for a 5 mile rd. trip ride to the Nubble lighthouse -- a perfect ending to a great week. THANK YOU!!! We really did not want to leave.
I have been going to "The Yorks' since I was a young child, and knew somewhat of The Dockside Inn. Unfortunately, I had never stayed there. When my, now Wife and I were planning our Honeymoon. I suggested we stay at The Dockside as I had heard much good about it. When we arrived the day after our Wedding, the proprietor, Eric, met us when we entered the Main House, and he gave us a personal escort to our room.
He, his family, and his Staff are outstanding! Sevice was fantastic and we really did not want to return to our daily life. Waking up and going to bed with the ocean right near our room was Sooooooooo relaxing!!! The Adirondack Chairs REALLY ARE where the picture shows them to be and NO, there is not a road or anything else disruptive between you and that spectacular setting. Eric took a small group of us on one of his boat tours aboard his Grady White, and we learned quite a bit about the history and local sites for a mere $10 a person, very affordable. He even loaned me some of his rods (free) so that we could try our luck at some striper fishing at "the Narrows" right in front of the Inn and gave me some advice as to where I could get some bait and tackle just up the road. We did get some good hits but no luck, still though, our stay was VERY Memorable and we have vowed that the Dockside Inn will be our regular Summer destination from now on.

My husband and I decided to take a last minute trip to celebrate my 30th Birthday and we came across the Dockside. It was beautiful and quiet with just perfect views of the harbor and plentiful boats. The breakfast was plentiful and easy to pass thru quickly or sit and stay awhile. The Inn Keepers were all lovely and so friendly and polite. Our room was quiet, clean, and provided plently of space to hang out. A great time, def. worth returning to again!
The place was perfect. A quiet getaway with plenty of fun things to do. Our favorite part was walking down for breakfast and coffee in the morning and a cookie and iced tea in the afternoon. Highly recommend it to anyone looking for a relaxing vacation.
Very nice place to stay. Suites were very clean. We especially enjoyed the fact it was so quiet. There was no traffic driving by and all you could hear was the ocean waves. Will definitely stay again!

Spent two nights at the charming Docksite Guest Quarters. We were in a room in the main house. The room was very comfortable, very clean, if somewhat small. The setting is outstanding with a fabulous view on the harbour and the ocean. Sitting in a rocker on the porch gazing at this view is a true delight. Could not have asked for better.

Heavenly....peaceful, beautiful views, and warm hospitality
We have eaten at Dockside Restaurant many times, but this was our first stay at the Dockside Guest Quarters. I wish we stayed here sooner, we are already planning to come back before the end of the summer! It is a lovely inn, historic and very well cared for. The pride of ownership is apparent in everything, including the upkeep of the well-planned landscape, green expanses of lawn dotted with beautiful perennials, mature trees and a gazebo, overlooking the picture-perfect harbor.
We were delighted with our room with a fireplace and view (#123) away from the main house. Breakfast was delicious and we took it back to watch the boats and birds off our private deck.
We borrowed the inn's nice bikes to tour York Harbor, walk the Fisherman/Cliff walk and swim at the nearby beach. During our three night stay, we also visited York Beach, Ogunquit, the Nubble lighthouse and the Stonewall Kitchen, plus golfed one day. My faves took place on the lovely grounds though, having tea and baked treats on the front porch in the afternoon and a lovely sunset dinner at the Dockside (nice to be steps away!)

Sue and I again thoroughly enjoyed our stay at the Dockside. I believe after your first visit and stay you will be booking your next one thereafter. Logistically the Dockside is also a great home base for other travels up to Kennebunkport and back in the same day.
We also enjoyed for the first time this stay at the Dockside a Wedding out on the lawn. We enjoyed watching the ceremony on a Saturday evening with the harbor and rainbow (after a quick storm) in the background. Memorable!!

What a quaint and beautiful place to stay and relax
Another great week at Dockside. The view from our unit is a memory builder. Watching the lobster boats leaving and returning, the pleasure craft exiting the harbor for a day of activity brings solitude and relief from the cares of daily life.
This was a return visit as I stayed at the Dockside 25 years ago. It was just as wonderful as the first time. Rooms are homey, staff is friendly, it is a very peaceful place and the breakfast was DELICIOUS! I plan a return trip in the fall if at all possible. A wonderful place for a peaceful, relaxing stay near the ocean without the hustle and bustle of the beach! Lots of beaches nearby, however.
We stayed here for our 20th anniversary. We always go to the Cape - and decided to do something different - boy were we happy we did! The views from our balcony were so wonderful - peace and quiet with wonderful diversion from the boats going in and out of the harbor. It was fabulous - the place was so clean and nicely decorated, the owners very friendly - it was a bit of heaven - and who knew - we will definitely be back!!!
Friends were getting married at the Dockside and we decided to stay for a few extra days. It was just what we needed, serenity! A beautiful view through the sliders with the water 15 feet from the deck. Delicious home baked goods for breakfast and the dinning was fabulous. We'll be back!
We will return to the Dockside every year. It is a beautiful location with the most magnificent view. I love to watch the fisherman head out at sunrise from my deck. You can also fish or kayak in this perfect location.The breakfast is delicious and the restaurant fare is also not to be missed. If you are looking for a quiet, peaceful place to spend some time in the York area.. this is the place for you.
I found this inn on a "fluke" after an extensive search for an inn on the water with a deck/balcony. What a find! We celebrated our 30th anniversary here and it was perfect. We will be back!
We could not rate the dining, as the restaurant was closed for a function, but this review site would not let me continue without rating dining. We did know the restaurant was closed, so it "met my expectations".
A June wedding at the Dockside was magnificent. The Dockside was the site ofr the Wedding (on the lawn overlooking the harbor) ,Cocktails and Appetizers again on the lawn, and the wedding reception in the restautant .Additionally guests stayed at the Dockside. The weekend in all aspects could not have been any better. Kudos to all.
It was the first time we stayed at Dockside and we loved the time we spent there. All the staff were extremely accommodating and very helpful in recommending activities and places to dine. It was a lovely, quiet place and the next time we visit York, we will certainly stay here again. The restaurant was wonderful; we ate lunch and dinner there and both meals were great!
Stayed in a alcove suite with a young child and it was perfect. Loved playing in the yard and access to 'beach' and marina was outstanding. Amazing breakfast. Very clean and well maintained. Great character.
Dockside Guest Quarters is a great place for adults. There isn't a lot for children to do here. The water views where the river meets the ocean are fantastic! I never realized that there can be currents in 3 different directions. The room was clean and well taken care of, the grounds were beautiful with plenty of places to sit down and enjoy the greenery and the gazebo was near the water. The walk up the road between the working marina and tidal pools was lovely. I'm going back next week!
The view from our room was breathtaking. We needed a peaceful weekend to wind down and you delivered The area restaurants and the closeness of the ocean added to a wonderful weekend. We look forward to returning soon.
The beauty within and the surroundings of the Dockside are breathtaking. It offers a serene setting. The staff are friendly, helpful and a joy to share time with! The restaurant was not open yet so I cannot comment on the food, but can imagine it is fabulous. Breakfasts were delightful.

This was not our first visit but it was one of the nicest. The only way it could have been better is if the resturaunt was still open but it was quite late in the season. Breakfast seemed to be better than usual even though it has always been good. We'll be back!
What a fabulous place to spend a crazy Saturday night!! The early snowstorm was quite impressive, but being at the Dockside was just the best way to spend what would have been an otherwise miserable weekend in central MA without power! Being minutes away from the York harbor, I have awesome pictures of crashing surf!! Waves over 12 feet! I am delighted to be able to say that I was at the dockside during that weather event!! WOW!
We've stayed here several times. The property is beautiful and a walk around it just soothes your soul. Our room, this time, as always, was bright and clean. My only complaint would be that it could use a new mattress. We did not eat at the restaurant, because we usually roam around the coast, from Kittery to Freeport. We keep coming back because the value is very good and we can always count on restful and calming vacation.
We regretted we had only two nights to stay. Our queen room with fireplace and deck was perfect - the view couldn't have been better. All of the staff was gracious, breakfast was lovely, coffee was always available and the room was spotless. I would move in if I could!
We had a three day stay at the Dockside Guest Quarters and were delighted with our stay there.It has a fantastic position virtually on it's own island with lovely views out to see and over the small marina.We received a really warm welcome and the rooms were very nice.We had two really delicious meals in the adjoining restaurant too.Would highly recommend it and we would definately return there . Room cleanliness was a problem. Our first night, we stepped in feces which was on the bedroom carpet, the bathroom floor, and on the toilet itself. Disgusting, to say the least. To our knowledge, the carpets were never vacuumed during our four-day stay. Staff was friendly. Food was so-so -- fine if you like sweet American sauces, less so for a more international palate. But there are better restaurants to compensate just a short drive away.

I personally inspected this room prior to the arrival of these guests as we do with all arrivals. This room was clean and in good order prior to their arrival.
Around mid day these folks called the front desk saying their room and not been made up and that the toilet had “Sh..” all over it. I contacted the housekeeper assigned to that room and she indicated that she had already cleaned the room. The housekeeper immediately went back to check on the room and see what the problem was. When she arrived she received a very crude reprimand complete with profanity from the guests.
She inspected the bathroom and there were feces on the toilet. This WAS NOT there when she had cleaned the room earlier that morning. She was unable to clean the toilet seat satisfactorily, so I replaced it. At no time was there mention of feces on the carpet as claimed in their review. Would you wait until mid day to report something like this? I have seen more than my share of “accidents” in my years as an innkeeper, most are handled with discretion and understanding. This is the only one where the guest was so arrogant and crude as to distort the facts and blame the housekeeper for their actions.
These guests were totally out of line.

over the top. Best roast duck I have ever tasted. My wife raved about the beef tournedos. Very enjoyable visit.
Highlight of our shopping trip to Maine was staying here. Although our room did not have deck access we were able to walk down the hall to the deck. We enjoyed sitting in the rocking chair admiring the view. Our room with king bed had many little extras an upscale hotel would have. Our dinner at the restaurant next door was excellent. We have already recommended the Dockside to friends and would definitely return when in the area.
My wife and I stayed here overnight on a quick weekend getaway. We weren't sure what to expect, but when we got there in the early evening, the host was there to welcome us and show us to our room. She was also very helpful in helping us find a place to eat. The room was quite clean and had an amazing view of the harbor. It was really neat being on an island, the grounds were beautiful. I would definitely suggest this place to a friend.
We had a very enjoyable stay here. The room was nice, the grounds were quiet and there was a most pleasant view of the entrance to York harbor and the Atlantic Ocean. The staff was very helpful and accommodating. The breakfast dining room was pleasant and you could also take your breakfast and/or coffee out on the porch. Breakfast buffet was adequate and well attended to. One note of caution: if you pick a handicapped accessible room, they are seriously set up for the handicapped, with lots of grab bars and a seat in the tub shower. In other words, if you are looking for a romantic soak in the tub, pick a different room! The full restaurant was right on the property, with a nice atmosphere and excellent food.

The enormous advantage to this B&B is the really fine location. Beauty beyond compare. That said, there are other things - the breakfast was fantastic. Loved the porch. The nearby restaurant for other meals was very convenient (a bit pricey). Note the differences in pricing for this B&B at different times in the year. We stayed in the small single cabin near the Maine House; very quiet - don't know how the other places that have collocated rooms would be.
All and all, highly commended.

We were thrilled to be at the Dockside Guest Quarters the first two nights of our 13-day Maine vacation along the coastline. It was a highlight and a great way to start out. The view of the harbor was fabulous, accommodations clean and just like the photos, breakfast excellent, and dining at dinner at the on-sight restaurant really delicious. We would definitely return again!

From the time that we arrived until the moment that we left, we felt as if we were treated as favorite realatives. We were greeted with smile & escorted to our room with a fantastic view The sunrise was spectular! Then at breakfast,which was prepared with local ingrietents and by a wonderfully talented cook, not only did the other guests greet us but also the owners!
At the restaurant we ate on the enclosed porch with not only a lovely view but also the sounds of the sea and of course delicious food, good wine and attentive service.
Very enjoyable, relaxing and am looking forward to visiting again!
My two friends had never been to New England, and to escape the brutal Texas end of summer, we decided to head up to Maine. I loved it, as always, and they could not believe the beauty and the scenery of the Maine coastline. The Dockside Quarters were the perfect home base for our daytime travels up and down the Maine coastline. The property is beautiful and the rooms were clean and comfy. Thanks for a great time!
I highly recommend the Dockside Guest Quarters. The location is excellent and the sunrise in the morning is simply picturesque! Bring a good digital camera and tripod! The area is not commercialized, which makes the the stay that much more relaxing. The staff are friendly, polite and helpful. The breakfast buffet offerings were quite ample and varied. I can't wait to go there again next year.
I was a little disappointed with the room originally reserved for me and the person at the reception immediately found me another room that was perfect for me, though being next to the dining room would not suit a late sleeper.
The location is truly beautiful and it, and the level of luxury warrant the price which was over my usual budget. Next time i have the opportunity, I'll save on other parts of my budget in order to return and make the most of the lovely grounds and facilities.
Room was a little bland but very clean which was more imoportant. Did see the room next to us (same price) with very nice wallpaper and furniture. The drawers on dresser were very hard to open. The price of the room was all for the view and would go back to that other room.
My wife and I wanted to spend our first anniversary up in York, ME where she used to visit as a child. We found the Dockside Guest Quarters and immediately made a reservation. It was not too far off the beaten path, but secluded enough to feel like a real getaway. The location is very private and the staff was very kind and helpful.
When we arrived and checked in, we were escorted to our room which was presented beautifully and elegantly by the staff. It looked like something out of a magazine and had an absolutely beautiful view of the bay with the sunlight hitting at just the right angle. It really made the weekend.

Just one overnite stay was enough to give outstanding ratings to this peaceful B&B. The view from room 122 was awesome both for the evening and the sunrise. Breakfast food was yummy, bed was comfy, staff were friendly. A last minute call to the main house while we were traveling to the location accommodated us with wine glasses & opener before the staff retired for the night. Thanks!
Rooms looked like they had all just been redone. The deck overlooking the channel to the harbor was great. It was a pleasure to sit there quietly and take in sites, sounds and smell of being ocean side. The nearby marina will all the moored boats and quiet activity was also enjoyable to watch. Breakfast was good too, I liked the options, especially the fresh fruit. I will reccomend and will go back. Thank you.
We have been going to the dockside for years and have always enjoyed our stay. The views from all areas of the property are absolutely beautiful. The rooms are comfortable and the staff is friendly. The breakfasts are wonderful with a wide selection of baked goods, cereals, fruits, egg casseroles,etc served in a very inviting surrounding overlooking the marina and ocean. We also always enjoy the meals at the restaurant. Usually we order at least one dinner of lobster. At our last visit we had various dishes including duck, braised chicken, and a seafood dish, all very good. The Dockside is convenient to quite a few other attractions including beaches, a playhouse, walking / biking trails, and all types of shopping.
Dockside has the best location in the York Maine area. The resort is right on the harbor, secluded from the hustle and bustle of the York Beach area. The tides are just spectacular and the views from our cottage wonderful. The owners and staff are really nice and have a sense of humor about their work. That's something that is really needed in their business. This is just a great place to stay.
Wonderful Inn, Perfect for families with young children
Wonderful place, great coffee and breakfast, very very child friendly. Our room was clean and big, it had a pull out couch for our little guy to sleep on. The staff was friendly and so helpful. Would have loved to stay for much longer. We will definiately be back!

My daughter and I found Dockside Guest Quarters so enjoyable and relaxing. The Staff made us feel so welcome!
We appreciated the extra touch in providing a delicious and beautifully displayed breakfast each morning. Eric was a great guide of the area by water. That was the highlight of our stay. We were helped with any questions that we had about where to eat or just touring about the area by car.
We enjoyed the haddock sandwich at Dockside after a time at the nearby beach.
We shall return!

We had a very enjoyable visit. The accommodations were clean but not luxurious. The staff were delightful and the breakfasts were very tasty and of high quality.
My husband and I stayed here with our two small children. The location is serene (very quiet for our family's early bedtime). My husband and I enjoyed putting the kids to bed and sitting outside, enjoying an amazing meal from the restaurant and gazing at the water. It is a short drive to the hustle of the town and beach but feels like a retreat miles from anywhere.
the dockside is BEAUTIFUL. our room was perfect and the welcome was friendly and warm. we enjoyed their breakfast in the morning, especially on the huge porch! my only (major) complaint is the process of making a reservation. the online system was not accurate at all, the weekend nightly minimum is very unclear, and worst of ALL - depending on who you talk to when you call you may get completely different stories. this was a major drawback for us, since we were traveling with our 3 year old and also were trying to coordinate with another couple we were planning to meet there. i can honestly say if we didnt have a gift card here, we certainly would have booked elsewhere after our first few phone converstaions with them! we are very laid people and travel quite frequently, so it was especially surprising that we had such a frustrating experience.

Our stay at Dockside was a wonderful experience. The room was clean and comfortable. The staff were very welcoming and helpful. The restaurant was terrific! Although a bit pricey it was well worth it; we were on vacation after all! The waitstaff and bartender were extremely friendly and the service was great. It's a picture perfect Maine setting.
Another excellent visit to the Dockside. The amenities and service are outstanding. The location is a gem. Quiet, beautiful and close to more activities when we bring the kids along (sandy beaches, arcades, shopping area). We stayed in the room we first visited several years ago--a little on the small side; the water view is remarkable. Some rooms are bigger than others and each is a unique experience. The food and service at the dining room are excellent! We always meet other friendly guests. Watching the lobster boats and fishermen leave and return is really fun.

We had a wonderful relaxing weekend at the Dockside. The rooms all offer spectacular views of the bay, and there are Adirondack chairs on the lawn to enjoy the views from as well. The continental breakfast has both hot and cold selections all made at the inn except for the bread which comes from a local bakery. The staff was friendly and very helpful in suggesting nearby places to go for sight-seeing and other activities. Overall we had a great stay and will be returning to the inn at sometime in the future.
The Dockside is our favorite getaway B&B in New England. The rooms are spacious and clean. The view is spectacular. The hosts are cordial. What more could you expect?
It was everything and more. My sister's and I planned a surprise get away for our Mother's 80th Birthday. The innkeeper welcomed us and showed us to our room. We were more then pleased when we entered it (room 112), it was clean and the view was beautiful! We didn't want to leave it. The grounds are a must see. We had a lovely dinner at their restaurant and the service and food was first class.
We all loved this place and plan on making reservations again.

The setting is quiet and beautiful, and spectacular June weather didn't hurt. Room 110 is wonderful; actually a small separate cabin with a nice deck looking over a lawn leading down to the water.
We had a nice lunch in the screened porch area which afforded a pleasant view of the small harbor area.
Breakfast provided a nice selection of savory and sweets.
We did not get maid service after the first night but really did not need it. We always leave a generous tip for housekeeping staff. We certainly did not need or appreciate the envelope on the bureau reminding us that gratuities were not included in the room charge.
We will certainly return!

We stayed here mid June for a couple days before going further up the coast. The view from our room was really nice, some obstruction from the building in front but still nice. Room was clean, the only critique I had was the tub was older and needed to be re-glazed. It didn't look the cleanest but I know if was from age and not lack of cleaning. I am extra fussy about cleanliness- but for some this may not have been an issue. The ladies running the inn were very nice and accommodating for the little things you forget. Breakfast in the morning was also good. A nice variety of things every morning. We liked it enough that we decided to come back and spend the last night there before flying out. We had them hold a room in the front building. The view was perfect there and the ocean just a few yards from our deck. We did eat one evening at the Dockside Restaurant. The food was alright. It was average. We do eat at some upscale restaurants so we were expecting much better for the price. Overall York is a beautiful place and the Dockside Quarters is definitely a place we would stay at again.

We stayed in room 110, which is right on the water and has the perfect little side room/alcove with twin bed for our daughter. The views and the location in general were fantastic! Friendly staff and a really nice breakfast added to the experience. So did the availability of things like beach chairs and towels, which we took advantage of! (bikes too). ...overall a great experience - highly recommended!
This was our 3rd visit in the past 6 years and the Dockside never disappoints. The location is beautiful on the harbour and provides a peaceful and relaxing atmosphere. The quarters are very satisfactory, the breakfast is excellent and the service is kind and excellent. We will be back.
We returned to the Dockside for the first time in 10+ years and were delighted to find the same high standards of service and accommodations. Hopefully we'll not wait as long next time.
The Dockside Guest Quarters and Restaurant are very unique. They are a bit hidden. As your drive over the bridge and arrive at the address stated, you wonder if the GPS is giving you incorrect directions. But once you get out of the car and start exploring you quickly see how beautiful and peaceful it is. Our room had a large sliding glass door with a patio overlooking the harbor. You could see small boats coming in and out. The room was a good size and the bed was very comfortable. The breakfasts in the main house were so good. There were a variety of items to choose from. The baked goods were delicious. You can have coffee on the porch and look out at the water if you don't want to eat inside or take breakfast back to your room and eat on the patio. We had dinner at the Dockside Restaurant one night and it was nice to have a table looking out at the harbor. There was an outside wedding there on Saturday morning which we missed. If I were from that area and looking for a place to for my wedding I think this place should be considered. It is a very romantic setting among the trees by the water. We spent the weekend exploring the areas of Perkins Cove, Nubble Lighthouse etc. There is a Catholic Church right up the road so that was very convenient for us. When we travel to southern Maine again we will stay at the Dockside Guest Quarters.
My experience with The Dockside started in the 70s when my Mother and I went with my younger sister and my young son. We loved it then. The Lusty family were a big part of the trip. Three years ago my sister, Mom and I were reminiscing and thought it would be nice to renew our delight. The current owner is the son. He and the family have done a great job in maintaining a peaceful and pleasant atmosphere.
The rooms are clean and comfortable and maintained that way through the stay. The morning continental breakfast changes a little each day. One of the "little" things is a fresh cut flower on the table... the smile from the staff as they refill the coffee pot.
It is fun to listen to other guest.. they are not grumbling but talking about the pleasantness of being in Maine and their stay at the Dockside.
Service is fantastic and unintrusive. My favorite thing is to get up pre-dawn to listen to the birds, watch the lobster boats leave and snap thousands of sunrise pictures. The view is spectacular.
This year we arrived in a storm ... the gulls were entertaining us as they dropped clams to the rocks below.. the Herons were patiently fishing.. the dozens of ducks diving for our pleasure and the gaggles of geese gathering on the horizon with a trip South in mind.
I recommend you try The Dockside.. you won't be disappointed.

My wife and I, and later our son, have been guests of the Dockside since our first visit in 1976. Over the years we have enjoyed the peaceful, scenic surroundings, and the courtesy and dedication to guest satisfaction their staff is known for. The accommodations are “Maine Simple”, yet elegant in their own right, and the restaurant seems to get better each year. We appreciate the Lusty Family’s efforts to stay with the times and the environment in an unobtrusive way. The location is ideal: An hour or so from Boston and Portland, and less than 15 minutes to the great little city of Portsmouth, but quiet and serene even though close to I-95. At last count, our family has visited Harris Island and the Dockside at least 40 times, many times twice each year. They do things right for us otherwise we wouldn’t keep coming back. We’ve watched the Lusty Family raise their children there, and then retire for the second generation to take over. We feel like adopted family, for each time we return we feel as if we’re coming home after a too-long time away.
Four friends decided to celebrate their 60th birthdays (all born the same year) and could not have asked for a nicer place to spend it. The staff went over and above our expectations, even providing us with wine glasses and wine opener so we could enjoy a bottle of wine in front of the fireplace. The weekend we spent in Maine sightseeing was extra enjoyable due to the comfort and cleanliness of the room. Breakfast was great, as well as cookies and coffee at night. We are planning on leaving our husbands home and doing it again next year.

I have stayed at this idyllic haven numerous times. Each visit is utter perfection - a natural elixir that relaxes both body and soul in glorious surroundings. How can you describe, sitting on your private deck, full moon, sparkling water, clean air, the sound of buoy bells. Add to that, hosts that make you feel like family,not just a person booking a room.
Dockside is such a special place. My youngest son was married there three years ago. He lives in California but always said Maine and Dockside fell like home. I agree 100 percent.
The Lusty family and staff make you feel like an speical guest.

We just returned from York, ME where we stayed at DGQ. The rooms were nice. We were in the Maine house and it was a bit noisy, but that is to be expected in a home over 100 years old. The staff was excellent and helpful. The breakfast was first rate and the view and grounds were exceptionally nice. Dinner at the restaurant was good as well. I would highly recommend the DGQ

We visit the Dockside on an annual basis. The location is exceptional. Removed from the hustle & bustle in a place that you feel is almost your own. The only traffic are the lobster boats gently passing by. A rare find, great quality, very comfortable rooms with unsurpassed views. A true get-away!

I've just returned from the Dockside Guest Quarters and I can't say enough about how great it was. As a sailor, watching the boats pass right in front of the inn was recreation enough. Breakfast is served on the porch which overlooks a fabulous view of the harbor and out into the open ocean. It feels just like Down East Maine without having to drive that far.
The rooms have fabulous, large oceanview balconies. The rooms are not overly frou-frou, just comfortable, making it so easy to relax.
We didn't eat in the restaurant, but peeked inside and saw they have this fabulous harborside porch, another great place to watch the boats come in and out from.
I'd recommnend it highly!!
