My fiance and I were looking for a place that would house all 16 of our immediate family members for our intimate wedding weekend. We stumbled across the Balcony Guesthouse and we were both immediately intrigued with it's beauty. Once we made reservations, Zak made it incredibly easy to ask questions, while receiving incredible responses from him. He made this whole process so simple....every step of the way. When we arrived for our weekend the staff was generous, courteous, and available for anything we needed. The space was perfect for our family. The beds were incredible. No one ever wanted to get out of them. The restaurant downstairs is convenient and absolutely delicious. My husband and I are planning to revisit soon!

Great location with restaurants and bars within walking distance. Staff was very friendly and helped to make our stay enjoyable. French market is a short walk away as is the trolley. The balcony was why we picked this B&B and it did not disappoint.

This is a great place to stay on the edge of the French Quarter ... away from the tourists. You get a real feel for the local community here. My favorite this was the little sitting area near the balcony door. I spent hours there reading one night. Very relaxing. Everyone in the restaurant/bar downstairs are very friendly, the food is delicious.

Very quiet and just a short walk to Frenchman Street. You can still easily walk to Bourbon Street in a few minutes - but why when there is so much else to do. Don't miss the Thai restaurant on Royal and Elysian Fields - truly great.

This B&B in a quaint neighborhood. It offers a real feel for the more authentic section of the French Quarter (away from the typical tourist sites). The restaurant and bar on the first floor of the building has excellent food ... I highly recommend the lentil and spinach soup.

Loved the Balcony Guesthouse, could have been a tad cleaner in the guest bathrooms and maybe some other options for breakfast but other than that we Loved it!

I love B&B's and this one was nice. The owners were very nice and friendly. I arrived later than anticipated and they were very accommodating. The building is old so floors creak but I didn't mind that, part of the old home charm that I enjoy about B&B's. The stairwell is pretty narrow and the stairs shallow. The door didn't block much noise from the halls. I could here people coming and going but so long as no one was in the halls there wasn't much disruption. The pictures seem much more spacious than the rooms actually are, but also ok. There was a small armoire for clothing. The WiFi was sketchy, in and out. The cable was basic, the tv an older model with a remote that didn't quite work all the time. The place is in the Marigny neighborhood, seems sort of New Orleans flavored hipster. The French Quarter is a good walk but doable if you've got comfortable shoes. There's some eateries in walking distance. I had the crawfish egg rolls and some gumbo from the Silk Road Restaurant. Both dishes were pretty bland. They have a mango white chocolate cheesecake which was surprisingly good. All in all, a good stay great value considering I booked within two weeks of my trip and the weekend fell between the French Quarter and Jazz festivals. I would stay again!

The Balcony Guest House is great for those looking for quiet place to stay away from the almost 24 hour noise of the French Quarter in New Orleans. The Balcony Guest House is located in the Marginy and has several good dining choices within walking distance as well as a good restaurant on-site. It is also an easy walk to Frenchmen St as well as the French Quarter if you desire music or a more active environment.

The owner is grumpy, but the place is very nice. It is old and in an old neighborhood, but there is all kinds of character in it. Walking distance to all of the great things in the French Quarter. It is quiet. We felt safe. The price was very good. The night we stayed, there was a drive by shooting about 2 blocks away, but hey, it IS NOLA. People who lived near would sit on their porches and talk to us as we walked by.

Had my family fly in from all over the country and world to celebrate my 70th birthday. We were immediately treated like a part of the family. Zak, the owner, brought me some beautiful flowers to start off our stay. You could tell Chef Ganesh took great pride and had worked all day preparing the feast for my birthday dinner. Chef Cheryl made the best cake we had ever tasted. I spoke about each person in my family and my kids did a amazing rap about me. By the time we were done almost everyone was in tears - including the owner Zak, his wife, Steve and Alicea (sp). They made the night magical for all of us. Thanks from all of us to the staff. We will probably never be able to get all of us together again but the ones of us that do go back to New Orleans will always stay at the Balcony Guesthouse!

I'd say the best part of our stay was the lovely wrap-around balcony that we could access from the common area.. Also our room and bathroom were clean with no complaints, although room was small which I've learned is typical in these New Orleans B&B's. Complimentary Breakfast consisted of standard limited buffet of dry scrambled eggs (for some reason we got the scrapings of the pan, eggs were not replenished), bacon, biscuits & gravy, fruit. (no complimentary pastries or pancakes). If you want an an outstanding breakfast nearby try "Cake" just a couple blocks away or "Horn". We didn't eat dinner at the Silk Road restaurant at the Balcony Guesthouse but some folks eating at the outdoor seating area said the dinner was Excellent. The walk to Frenchman's Street/French Quarter and the waterway was a little inconvenient but certainly doable. I would definitely stay at Balcony again because of the price, cleanliness and of course the lovely balcony. Would also like to try Silk Road restaurant (other than their "breakfast).

We really enjoyed our stay at the Balcony Guesthouse it was a great deal for the location! The room was small but definitely more than sufficient. We loved breakfast every morning, and had a great time drinking wine on the balcony. The only issue was the sheets had little brown spots on them. Housekeeping changed them, but apparently where they are stored gives them little brown spots. As long as that doesn't weird you out, this is the place to stay!

I booked the BGH, site-unseen, via the Internet, and it was not the least among my magically perfect wedding details. Our entire wedding party booked the six rooms (2 suites), completed with a balcony patio, above the silk road cafe. Zak was perhaps one of the most wonderfully accommodating and helpful hosts I've known. He was so very gracious when I broke the rules unwittingly and provided nothing but sympathetic assistance when anything went wrong. The rooms were delightful, though smallish, and very clean with pretty furniture. Each room had access to the shared balcony, with the exception of the suites. The common area was small, but pleasant, and also provided balcony access for visitors. The BGH was perfectly hospitable to all of the comings and goings of our various wedding guest visitors, provided delicious food for my culinarily-undaring family, and responded very graciously to my requests for exception to some rules. All-in-all, these guys tried their very best to provide exceptional service to our group. The location was fabulous, about 5 blocks from Frenchman street and a stroll to the French Quarter. There were also a couple happening night-life spots a half-block away, though the surrounding neighborhood was fairly quiet--perfect for entertaining us without keeping us awake at night! Parking was also a breeze, and I was never further away than across the street, regardless of when I showed up. Breakfast might have been a little more extravagant. It consisted of eggs, biscuits, bacon, and potatoes each morning. No fruit or other luxury items, but the coffee was pretty good and so was the orange juice. The cafe's menu was nice though, and the food, as I understand it, was deLICious. To Zak, Matthew, and all the other marvelous people who made our stay so delightful, THANK YOU! I will definitely be back!

We had a lovely stay at the Balcony Bed and Breakfast. If you are looking for a simple, clean, quaint, affordable room to stay in, this is the place for you. While the room we stayed in was small and the bathroom had only a standing shower, everything was clean and tasteful. Since we were out exploring the city much of the time, we didn't need exceedingly spacious accommodations. The balcony which we had access to from our room was absolutely gorgeous and so big that it entirely made up for the quaint coziness of the room. Observing the local life from up above was peaceful and soothing. Just a block or two from the bed and breakfast, one can find 2 coffee shops, several local bars, and even a small grocery store and deli. Walking to the quarter was a breeze and took less than 15 minutes. We drove to New Orleans so the fact that the street parking in front of the bed and breakfast was plentiful and safe was a huge plus. We were able to drive to the few distant destinations we coated without any problem. While we could have eaten in the restaurant downstairs every morning, we only did so once. The comimentary breakfast was hot, huge, and delicious. We bought beer and wine in there several times which was very convenient and appreciated. The owner is incredibly attentive and kind--- when I couldn't figure out how to ge the air conditioning working, someone was over to get it going in minutes. The wifi was strong and worked anywhere in the location. If you aim to watch tv and microwave food all the time, this may not be the place for you (haha!) as the tv is older and grainy and the microwave didn't have a place to plug into the wall---- but if you are anything like my boyfriend and I, who love cleanliness, simplicity, comfort, peaceful sleep, good food, balconies, sunlight, and location---- this is the best place around!! We couldn't have been happier with out stay!

This place was as billed - nothing more, nothing less. Rooms were fine, clean and decent. A little odd to figure out where to go since there's not really a front desk - just go to the restaurant and that was a little confusing but it worked out and was fine. Nice that they supplied an extra heater since NOLA was very cold when I was there. I would recommend this place.

We spent 3 nights in Room 1 at the Balcony Guesthouse. We parked our car and walked or rode the streetcar. Zak met us and provided some pointers on the surrounding area. We enjoyed walking down Royal Street to Frenchman and then to the French quarter. Many colourful houses and colourful people. The restaurant downstairs is closed on Mondays, so we had muffins, croissants, fruit and yogurt left in our room for the Monday morning. On the other mornings we had a delicious hot breakfast prepared by Cheryl who is the morning chef. We also ate in the restaurant one evening - very good, I would recommend the Lemongrass Crab bisque - delicious.

My party of 3 adults spent 2 nights at the Balcony Guest House over the Holidays of 2014. The owner was friendly and helpful and the rooms were very clean and well appointed. The room we rented (The Honeymoon Suite) was not really practical for three adults due to the location of the bathroom being EXTREMELY close to the bed in the bedroom causing the third guest to pretty much climb past the bed to access the bathroom. We ended up renting a second suite which doubled our planned cost for our stay. Due to renovations taking place in the kitchen of the B&B, there was no breakfast, although the owner did supply a boxed breakfast which was OK, but not what was expected. Access to the rooms was via a VERY STEEP stairway that made luggage management a real challenge. We are in our mid 60's and it was difficult for us to navigate these stairs with bags.

The owner Zak was terrific--helpful and congenial--and we were able to book last minute after realizing that staying on Bourbon Street might not be the wisest choice for a couple who enjoys their rest. The place is about 5 blocks east of Frenchmen St. and within walking distance to the French Quarter. We even walked to City Park from the B&B (3 miles north)! The other guests were pleasant, though we didn't actually see them much and it was nice not to have to worry about a key and instead the doors are password protected. My only complaint would be that the supplied breakfast is pretty boring three days in a row: croissant and a cup of fruit. There is a wonderful breakfast place around the corner: New Orleans Cake Cafe, so consider the money you're saving by staying here instead of in the French quarter and walk around the corner to this gem and eat your breakfast there instead.

The room was nice & suitable. It was in an excellent area a short distance from the French Quarter. We were under the impression that the breakfast would be served hot & made to order. What we received was 4 boxes in our fridge upon our arrival for our 2 day stay. It included a small cup of friut with literally five small cut pieces, a small quiche, croissant & huge cookie. There was a microwave in the room to warm it up. Honestly, it was gross & I'm not a picky eater. One of the reasons we selected this guesthouse was for the nice breakfast, which would save us one meal dining out. Based on this shortcoming, we would not stay here again.

Thank you for making the trip to New Orleans wonderful! We had one hiccup where the rooms weren't ready for hours after they were supposed to be, which was definitely frustrating as we had arrived at 10am, and the rooms weren't ready well after the 3pm check-in time. But other than that, the staff was kind, rooms simple and beautiful, & Bloody Mary's delicious! Thank you for making the overall stay such a delight.

You're paying for the welcome cocktail and the breakfast. Room didn't have an iron and there were hairs in the shower. Breakfast starts at 10 or a little later since the bar opens at that time but was good. Was woken up by owner late at night making sure that I checked in when all he has to do was check with the lady at the bar. She walked me to my room when I would have been nice for the owner to do that. Felt uneasy about my stay too. Airport shuttle doesn't go there but fortunately there is a city bus a block away. Renee at the bar was friendly.

We recently stayed at the Balcony Guesthouse. This is the first time we have stayed at a B&B and just loved it. When we arrived our room wasn't quite ready so we had lunch and a drink at Silk Road, the restaurant downstairs. The food was fabulous. Our room was very comfortable with a queen bed, ensuite, TV and wardrobe. The air-con worked extremely well, thankfully. On our last morning we were leaving early so Chef G cooked up some breakfast for us to take with us, which was very appreciated. The B&B is located a short and safe walk from Frenchman St. We didn't have a car so walked everywhere and although the B&B is not in the centre of town it is an easy walk or short cab ride to the centre of the French Quarter. We would definitely stay here again and would certainly recommend it to our family and friends.

This place is authentic New Orleans. If you're looking for a cookie-cutter, sterile hotel room or a cutesy b&b, this is not it. The rooms and lounge are decorated with stately antique furnishings. Our room opened out on to the balcony that wraps the building where we could have our coffee. The bed was very comfortable. We hope to be back!

Had a really great stay at the Balcony Guesthouse (May 2014) for our 3 nights in New Orleans at the end of a 3 week American road trip. The staff were the friendliest and most helpful we encountered anywhere and they even kindly let us do some laundry before we flew to visit friends in NYC. The room we had was simple but very cute and the balcony is a great place to relax with a beer in the evening before you head out. Location is perfect, a short walk from Frenchman St but far enough away that it's peaceful at night. Felt very safe walking home each night and we were able to park right outside too which was a bonus. The bed we had was VERY squeaky. I think there might have been other coments about the squeaking... You couldn't really roll over in the night without making it squeak a lot so that was a little annoying but it wouldnt put me off staying here again. I'd just maybe not ask for that room (Room 2 I think?) or would suggest they get someone in to tighten up the bed frame (it is a beautiful antique!) so that it doesnt do that. But overall it was fab and I am so so glad we chose to stay here and not in any of the very expensive places we saw on airbnb as they looked much less nice than this and it's very helpful to have locals to ask for advice and having the bar/cafe downstairs meant that there was a nice buzzy atmosphere to the place. Would definately stay again when we return t NOLA.

When I travel, I expect a certain level of service. That includes daily housecleaning service. When I stay at a B&B, I expect breakfast at a reasonable time - that means before 9:30 AM. This offered neither. On the plus side, the room was acceptable (I'd give it a B) and the staff made some effort to accomodate (C+). Had the website alerted me to these issues, I'd not have stayed there. If you don't mind them (oh, and note hot breakfast isn't actually available on Sundays, despite what the website said), this is an acceptable, if not awesome place to stay. If you're looking for more, keep looking. Oh, and the drunken frat boys coming in at 4AM didn't help. That said, if that's what you're looking for, this would be a fine place to stay.

We stayed a week here and chose it because we wanted something that would truly help us enjoy the New Orleans experience. It is situated in a charming, eclectic, diverse neighborhood. The rooms are small, but ours had direct access to the balcony and we used that whenever we were not out and about. The cafe is wonderful and the guests have 4-5 choices of breakfasts. The cafe staff is wonderful! Steve, Stella, Tyler, everyone is friendly and attentive. The food is great! Some people may not like the fact that we had to make our own bed each morning, ask for the bathroom to be cleaned and ask for clean towels. We didn't mind, but be aware that this could happen with an extended stay.

We've enjoyed a half-dozen trips to NO, in some fancy hotels and other B&B's, all of which have been pretty good. But we were particularly impressed with the Balcony Guest House (or Guesthouse? I wasn't sure). We were there two nights during the week. There was some construction noise in the morning, but it wasn't too bad and it was on weekday mornings, after all. Everyone was very friendly, and they made breakfast to order. Breakfast is a little late, served between 9:30 and 10:30, if that matters to you. We were a few blocks walk (or whatever suits you) from the Quarter. I expect we'll stay there again the next time we make it over.

We just recently stayed at the Balcony Guesthouse for 4 nights on our first trip to NOLA and will most definitely be staying here again in the future. The proprietor and staff were so friendly and really went out of their way to make us feel at home. This is a great place located in a great neighborhood...a nice short walk to the French Quarter down really picturesque streets with friendly people...the cafe downstairs is always full of locals coming and going, you really get a great sense of what New Orleans life is like (and with free coffee and soft drinks included all day long, not to mention the excellent breakfast each morning, you'll spend plenty of time there). Other reviewers have mentioned feeling unsafe walking at night but we personally never felt uncomfortable...in all honesty, something is more likely to happen down in the more touristy areas of the French Quarter than in this quiet residential neighborhood of local families and recently-arrived YURPS (young urban rebuilding professionals). All in all, a wonderful place for the traveler who enjoys living like a local - highly recommended!

Our stay began at the front desk with the more-than-friendly staff. The rooms were immaculately clean and comfortable and even the other guests were a joy! We were able to reserve the room at a great rate, under $100, even during Mardi Gras weekend, when hotel rooms were charging anywhere from $400 to $600. The food is to die for traditional southern faire as well as other ethnic options and the general store downstairs offered everything you could possibly need for your stay. I would stay here again anyday regardless of the time of year or my budget.

We recently stayed at this what I would call a boarding house room..It is not your standard B&B and does not hold a candle to most of them...The pictures in the photo album must have been taken 10 years ago as the curtains needed a good cleaning and they needed repair as they where falling off the rod. We booked 3 nights and when we got there would like to have left immediately as the room was not like the pic's.. We do not recommend this unless you are young and don't mind walking up to the french quarter (6blocks) with your head on a swivel as we felt nervous in the evening.. The room was in need of a good cleaning (under beds) and baseboards and needed painting. The bathroom was new but we got no service in the three days we even had to ask for wash cloths and toilet paper...The balcony was left a mess by other guest and stayed that way until we mentioned it to them.. We liked our breakfast and dinner we ate in the bar down stairs and the employees where very friendly and helpful.

We were able to easily walk to the French Quarter and Frenchmen St. But we were still far enough away that we didn't have to deal with the noise from Bourbon! My only complaint was the cleanliness... The floor under the bed was extremely dusty, the comforter had some stains, and the shower curtain was in pretty bad shape. But the linens and towels were fine. It wasn't so gross that I felt I had to change rooms, but for 100 bucks a night, it could have been cleaner. If you have any dust allergies, you would not be able to stay here without a Swiffer being ran around the room. The breakfast was excellent (full restaurant menu) and the people were extremely friendly! I would definitely recommend it and I will be staying there again on my next trip to New Orleans.

We stayed here on our recent visit to NOLA. It was our first time but won't be our last! The location was easy to get to and conveniently located to the French Quarter, riverwalk areas and other tourist stuff. The whole place captured the essence of the New Orleans experience. Our room was comfortable, the food was outstanding and the service provided by all, expecially Brian and Cathy exceeded our expectations. True Southern Hosplitality!

Stayed at Balcony Guest House in 2007 for 2 nights. The room was lovely and clean but we didn't spend much time in it. I have since recommended Balcony Guest House to friends and family from all over.

This is a great location. Quaint B&B with small cafe & grocery. Close to everything and very quiet. We loved it and will defienetly go back. The small cafe has a bar and really good food. Usually you find some nice locals hanging out. It's about 6-10 blocks walk from everything. I would defienetly recommend it. The rooms with the balcony are very nice.

Don't think about it anymore, book your room in the Balkony Guesthouse right now! I came to New Orleans on my own and found this amazing place by chance just because the room I booked in another hostel was not available. I enjoyed my stay in the Balcony Guesthouse so much that it will be definitely be my first choice when I come to New Orleans the next time. The service is very good and everyone is very friendly and helpful. The atmosphere is great. I felt very comfortable there. The rooms are nice, comfortable and clean. The bar serves a very good full breakfast. You can sit outside at the bar or on the balcony. The French Quarter is in walking distance, it will take you 10 minutes to get there and see all the famous places of New Orleans. I am glad I found that place because the people I met there made my stay so much better! Enjoy your stay at the Balcony Guesthouse! You will have a great time!

The Balcony Guesthouse was a great gift on my visit to New Orleans. I happened to stumble upon it by accident, and never wanted to leave again. The room, with wooden floors, bed and closets is very tasteful, quiet, honest and clean, with a balcony surrounding the house that is perfect to hang out on. The people that work at the place are a very cool bunch indeed. Personal, interested but not crowding and the restaurant/bar is great to meet people or eat good (and healthy!) food. The neighborhood is funky, with an alternative feel to it. I, being a solo female traveler, felt safe there. And gorgeous houses too!

I stay at Schiros every year. It's just outside the French Quarter by a few blocks, so it is close, but not too close. The inn is on the second floor, and there is a balcony which wraps around and is open to all the guests. Right downstairs, is a cafe, bar, and grocery. I have everything I need when I stay there. The staff is down to earth locals, who bend over backwards to make your stay comfortable. For example, On my first night, I arrived in the late afternoon and was too tired to go out. I called in my dinner order and sat out on the balcony for awhile. When I went downstairs to pick up my food, the inn keeper, Zak, asked if I needed anything. I replied that if I had a fan and a radio out on the balcony, I'd be in heaven. He immediately called for Rodriquo to go into his personal office, get his fan and radio and bring it up to the balcony for me. I sat out on the balcony that evening with my fabulous Indian dinner, a bottle of Shiraz, my osculating fan, and transistor radio. I was in heaven. :) I would never have received such personal service at a big hotel. The people at Schiros Balcony Guest House bend over backwards to serve their guests. A+++++ all the way!

Always our first choice when we go to New Orleans. We feel like family and always take away good stories. Don't share this secret!!

Great location, and two of the rooms with balconies overlooking Royal Street. Weekend nights are the only time we go, and the staff is super friendly and helpful. Don't look for luxury digs, just a cool, well air-conditioned place in North America's coolest spot.

The accomodations were good, and it was nice to stay in a place that was local, and not as touristy. The staff was very friendly and accomodating, and a full restaurant breakfast was included making this a great value. One night there was a party going on in the street, so it was a bit noisy, but we were enjoying having the windows open and it would have been drowned out had we closed the windows and turned on the air conditioner.
