Amazing place, from the decoration to the location and of course the owner Pat. The best place in San Agustin. And them you get an extraordinary breakfast at the magic garden. I will give 7 stars if i could.
Pat is a wonderful host; so kind and helpful. B&B in a convienent and quiet location in the historic district. It has a nice pool, balcony with hammocks, and private courtyard. Breakfast is excellent and can be enjoyed inside or in the courtyard.
We have stayed several times and are booked for another visit soon.

I surprised my wife by selecting their romance package with fresh cut flowers delivered to our room on our first day. Pat the inn owner, did a wonderful job of getting the flowers and making our dinner reservations for our anniversary. Everything was handled with elegance and it really made a great time in St. Augustine!
The inn itself is beautifully decorated and our room was exquisite with a balcony overlooking the street. The room was beautifully decorated which made it feel like home.
The breakfast at the inn was outstanding with fresh fruits and waffles one morning to Eggs Benedict with a yogurt parfait the next.

We had a wonderful weekend stay at the Kenwood Inn. Pat (the owner) made us feel very welcome. The location was perfect for walking to the historic sites, but yet far enough removed that it was quiet in the evening. Awesome breakfast, too!

We enjoyed every moment of our stay at the Kenwood Inn. Pat, the owner, made us feel so welcome and even called and made our reservation for dinner at the Columbia restaurant. Our room was cozy and beautiful. The breakfast was scrumptious! It is great to wake up to the aroma of coffee brewing! We enjoyed sitting around the dining room table visiting with other guests over breakfast! And the location is great-within walking distance to everything! Highly recommend this B&B. We plan to go back!
My husband and I stayed here for the weekend to celebrate our first wedding anniversary. The location was ideal for walking to all of the nearby shops and restaurants. The inn was very warm and inviting and all of the staff were exceptionally polite and accommodating. The gourmet breakfast each morning was sensational and very creative. My husband and I would highly recommend Kenwood to anyone wanting a very special weekend together.
The main reason I chose the Kenwood Inn was that it had some two-bedroom, two-bathroom suites which seemed ideal for my friend and I who were meeting for a mini-vacation in St. Augustine. This B & B turned out to be wonderful in all respects: awesome breakfasts, comfortable rooms and common areas, and an extremely helpful innkeeper, Pat Dubosz, who helped us with restaurant reservations and scheduling a massage. Another positive was the camaraderie with the other guests, young and old, all of whom were delightful. The place really was a home away from home and I'd love to return some day.
I recently visited St. Augustine for the first time. I was fortunate to have stayed at the Kenwood Inn. The Inn is beautiful (there is a grand piano in the bay window in the living room), comfortable, and clean. It has a pool, which is a rarity for a B&B.
I stayed in the Old English Room, which has a private porch, a whirlpool tub, a sitting area in front of the fireplace, and a crystal chandelier.. I looked forward to relaxing in my elegant room after a busy day.
I ate breakfast each morning in the sunny courtyard. The gourmet breakfasts, which included fresh fruits, baked goods, and a main dish, were amazing. Pat, the owner, cheerfully modified each breakfast to make it onion-free for me. She constantly refilled my tea cup.
Pat is the perfect innkeeper. She makes you feel at home without hovering. She had great suggestions for places to visit and restaurants. She offered to bring the antiques I purchased to a shipping place so that I do not have to miss a minute of my vacation. She treated me -- and I suspect all of her guests -- like we were special. Her staff immaculately cleaned my room and graciously carried my luggage to and from the cab.
I plan to return frequently to St. Augustine and the Kenwood Inn..
I will not visit St. Augustine unless I can stay at The Kenwood Inn. It is by far the most comfortable, warm and inviting place I have ever stayed in while traveling. Pat is the best hostess and makes you feel like a part of her family. I can't wait to go back again! I've been there several times and never ever have I been disappointed. The saddest part is leaving!! But I'll be back!!
The Kenwood Inn is such a beautiful home with an owner who makes you feel like family the moment you enter. We love the delicious breakfasts, comfortable rooms, perfect location, and the ease of the place. My husband and I have stayed here a few times to enjoy a relaxing, romantic weekend away. Recently we took our two children with us and they loved it too....feeding the koy fish was their favorite!!!! :). We can't wait to go back!

If we're lucky enough to return to St. Augustine, we'll stay here again. Location is so central (though quiet) that we easily walked to sights and restaurants. Room was comfortable and I expect it will be even better in the very near future when the guest quarters will be entirely redone, including updating the bathrooms. Gracious, informative hostess who volunteered to make trolley and restaurant reservations.
I have stayed all over the country. This was by far the best ever. Clean, safe feeling, friendly, helpful, great breakfast (and I don't like breakfast usually) everything was wonderful. We walked everywhere. The only problem was parking, but that is St. Augustine. There is a lot for The Kenwood Inn, I didn't have to find space on the street. There is a loading and unloading area in front, which they help with. I would without a doubt stay there again
We enjoyed a wonderful 7 night stay at the Kenwood Inn! Pat greeted us warmly upon our arrival, gave us an amazing history lesson of the city, made a few great recommendations for our first night's outing, and it only got better from there. Breakfasts are phenomenal, the rooms are like sanctuaries, and afternoon wine is a real treat. Pat and her staff are professional, gracious and accommodating. We didn't have a car and found the Inn to be perfectly situated - tucked away but within walking distance to town, the trolley, and all the action. All of Pat's recommendations were spot on - I can't imagine our first trip to St. Augustine could have been more enjoyable if we had stayed elsewhere. In fact, the gentleman who drove us back to the airport, a local, told us the Kenwood is the best B&B in St. Augustine. We didn't need validation at the point, but it made us feel good that we got it right!
My son's wedding was in St. Augustine in December. We wanted to find somewhere to stay for all of my son's groomsmen and family. When we discovered the Kenwood Inn we knew it was perfect! After talking to Pat, the Innkeeper, I felt even more comfortable with my decision. We had about 30 people there for the weekend and just getting all the rooms assigned was a difficult task. Pat did a wonderful job assigning the rooms and everyone was thrilled.. I felt very fortunate to get to see each and every room at the Inn. Each is unique and beautifully decorated. My husband and I stayed in Caitlin's room on the first floor. It was perfect in every way. The breakfasts Pat prepared each morning were fabulous. At 5:00 p.m. each day, it was "wine hour." We enjoyed siting on the veranda with a glass of wine just taking in the beautiful atmsphere. Both Pat and her staff were there for anything any of us needed. We also hosted a brunch at the inn the morning following the wedding and it was the perfect finish to a wonderful weekend. Pat made the brunch special and the food and atmosphere could not have completed the weekend any better. I cannot give Pat and her staff enough praise. My husband and I stayed at the Kenwood for our honeymoon years ago and decided to revisit for an anniversary trip. It was even better than before! Pat is possibly the nicest and most genuine person you will ever meet. Anything from warming our leftovers, to utensils for our balcony table, she was such a help. You never once feel intrusive or uncomfortable. We are a younger couple and it is less common for our age group to stay at B&B's but I hope to change that! The food was beyond amazing. Delicious quiche with fresh fruit one day and a gourmet breakfast buffet the next. With all of the upgrades to the rooms and bathrooms, the place looks 5+ Stars! We stayed in the room with the new private balcony with lounge chairs and outdoor dining and I dream of going back just to take a nap outside and listen to the horses slowly walk by. I have always and will always recommend the Kenwood to anyone who will listen!!
Are you staying in St. Augustine? If the answer is yes, I recommend the Kenwood Inn Bed and Breakfast. The location is perfect and you'll find yourself immersed in the Old City. The Inn Keeper, Pat, is warm and welcoming from the second you walk through the front door. My husband and I felt as if we were staying at our Aunt Patty homes. The daily homemade breakfast is delicious! We really enjoyed using their complimentary bicycles. Our room was quaint, cozy and clean. We'll have to return to use their pool during the summertime, since we visited in the winter. You won't regret your decision to stay here. :)

The Kenwood Inn is located within walking distance to everything in downtown St. Augustine. The most inconvenient thing is the parking lot is about 2 blocks away but if you are afraid of a little walking you shouldn't go to St. Augustine. The service, food, staff were great. The location is convenient. I have no complaints at all. We'll be going back and staying there again.
Pat made our family reunion perfect in every way with lasting wonderful memories. Prior to our Christmas reunion with our daughters and their families, we went over to St. Augustine in August to make arrangements. We fell in love with The Kenwood Inn and the warm welcome we received from Pat. We returned at Christmas with our families to a most relaxing, memorable holiday. Pat had organized and prepared our Christmas dinner with top quality service. She made arrangements with a local photographer for us and met us at The Kenwood Inn for family photos. Our rooms were all together with a separate hallway so that we could close the one door with all our bedroom doors open to each other. The rooms all faced the wrap around porch, we gave our family privacy. Each morning our breakfast was served in the sun room with just our family. The breakfast was always delicious, well prepared and very fancy, not the normal eggs.
The rooms were clean & warm and had so much character as did the whole house. Pat was an amazing hostess and look forward to another stay while at St. Augustine.

Pat, the owner is such a wonderful person, who takes a genuine interest in making sure her guest feel right at home. We stayed there December 27-30, 2012, the Inn was beautifully decorated for Christmas, every room of the Inn is so welcoming and impeccable.

My boyfriend and I wanted a little getaway before school resumed and takes my life over again. Pat did an amazing job of descreetly setting up a sweet carriage ride with a bottle of champagne and helped me surprise him by pretending she was giving him directions to our dinner reservation right next to the carriage, then sprung it on him that we needed a way to get there! It was awesome! The breakfasts were wonderful and Pat made the most perfect recommendations for where to go for dining and fun (we're both foodies!). We felt like she knew us perfectly, like a friend we've known for ages! And she was always available, but not intrusively so. We went for a more modern room and it was everything we had hoped for and more. And to top it off, the location is so close to everything, we only saw our car when unpacking when we arrived and packing when it was time to go! We are already looking at the calendar so we can plan our next visit!
A get-together with my sister from Georgia occurred recently at the Kenwood Inn. Having been to St. Augustine a number of times and staying at various properties, I must say that the Kenwood was a real treat. There are beautiful living areas to enjoy, sumptuous rooms from which to choose and even hammocks to lull you to sleep in the sun on an upstairs porch. Best of all, however, was the warm welcome extended by Pat, the owner and innkeeper. We intend to make this an annual adventure.

It is the again time to visit lovely St. Agustine in Christmas time. We were eager to stay again at the Kenwood. This charming, and wonderful place. We were lucky to find "our" room. Suite number 2 on the first floor. As always, the place looked impecable. All Christmassy, beautiful. As always the formal dining room set and ready beautifully in good taste. Several Christmas trees in different areas ... a dream. This place is like coming home. And I say this because if I had a home like this one, this is exactly like I would like it to be. Like other people, we have visited other Beds and Breakfasts here and in other places. However, THIS ONE IS SPECIAL, not only the place is beautiful, but the "feeling" is the right one. Cozy, lovely, welcoming ... and to add to all that, there is Pat - the owner. I believe she is the soul of the place. Warm and sincere, sweet and friendly, helpful, a friend. Pat makes you feel welcome, like family. This place is perfect. If you come to St. Augustine and don't stay in this place; you are missing something special.

We decided to not go to Iowa as usual this as it was too soon since PopPops passing just 8 weeks prior...we were actually going to pretend is was not really Thanksgiving. Well, thanks to the amazing care, attention and genuine concern Pat and the folks at the Kenwood Inn give to their guests, we truly felt we were "at home" for Thanksgiving! We have such happy memories of Thanksgiving 2012!
We have been to many B & B's of time but this was the best of the best. From the time you are greeted at the front door to the very moment yo depart. It was like staying in you best friends home. Room was enchanting. Breakfast was outstanding. Pat (the onwer) makes you feel as thought your family. We hated to leave but plan on returning next summer.

This was our first trip to St Augustine and staying in a Bed and Breakfast. I would highly recommend it, the city and especially staying at the Kenwood Inn. Even the name is peaceful. We enjoyed the Country French style room and found it very comfortable. The home itself had a measurable amount of charm and history. At night the horse and carriage would pass by with vacationers as we sat on the wrap around porch off our room and you would feel like you went back in time. It really was a time to remember. This was the most absolute best place to stay and to have our wedding. From the moment we arrived, early due to this bride being anxious, to right at the end. My boyfriend and I recently celebrated our anniversary in St. Augustine and we had a wonderful experience thanks to the lovely people at the Kenwood Inn. We were promptly given a warm welcome by Pat, who was genuinely friendly and caring from the start. We were given a helpful map of the city and some suggestions for dinner and things to do that evening. We were also informed that someone else had reserved our original room at the exact same time online, but Pat had us set up for an even nicer room to make up for it. We stayed in the Olde English Suite on the first floor which was absolutely beautiful with tasteful decorations, a huge jacuzzi tub and a king-sized bed. We also enjoyed a private outdoor sitting area with the room. Breakfast in the morning was delicious and Pat's hospitality shined again as she shared all of the great events and activities that St. Augustine offers throughout the year. We will definitely be staying at the Kenwood again and would highly recommend it to anyone looking for a great place to stay while enjoying the sights of a great historical city.

My Wife and I recently stayed at our favorit Bed and Breakfast in St. Augustine,FL. We have traveled to many locations and stayed at Bed and Breakfast Inns all over the US. The Kenwood Inn receives 5+ Stars from both of us in every categorie. From the moment you pull up to the Inn Pat is there to greet you with her award winning smile and you have to fight her her off from trying to carry all your luggage herself to your room. Pat immediately offers you a variety of refreshments and is eager to give you a tour of the rooms that are not occupied and the grounds are charming. The archeticture of the house is a delight and each room is decorated with an expert eye with no small detail let out. The staff is a delight and Pat provides the best advice for dinning and shopping in the area.( Directions are perfect) Her breakfasts are wonderful and very filling. Seconds are not a problem. The swimming pool is an extra bonus and the overall atmosphese is one of charm and grace. The entire experience is one not to be missed. We had a fantastic time at the Kenwood Inn. My new brother and sister in-law had their bridal party with close freinds and family stay there and we took over! Pat was amazing and made all of us (and there was a lot of us) feel at home. She hosted the rehearsal dinner at the inn which added another special touch to the whole weekend. Her cooking is second to none and definitely do not miss her breakfasts. While we were all getting ready for the wedding Pat was running around with us making sure we had everything we needed. If something was missing Pat was there to help. By the end of the day she was no longer just a fantastic host but also a friend. We will def be back there next year for the 1 year anniversary. The Kenwood Inn is Luxurious, Tranquil & Beautiful
I have stayed in many b&bs, 5 star hotels and luxury accommodations around the world, and The Kenwood Inn is one of my favorite places to stay. It is near the old, romantic, fun section of St. Augustine... you can walk anywhere. It is close to the water, a few miles from the beaches and the interior decor is perfect. This is the oldest b&b in the city and that makes is feel comfortable and romantic. Take your spouse, your wedding party, your parents, your friends to this wonderful special vortex of luxury and tranquility... you will love it!
This is the most wonderful B&B. It has all the charm with wonderful ammenities.
I first visited with my daughter-in-law. We stayed in the Green Room which allowed us each to have our own bathroom and bedroom with a door between us. It was just perfect for two girls. The following trip my husband and I took our son. We stayed in the suite on the 3rd floor. It was so spacious. The bathroom has a wonderful modern cool factor with the overall area being very quaint with a cute little balcony. My husband and I even had a King size bed. Something hard to find in B&B's.
Breakfast both times was incredible. Pat is the most fabulous host there is. She makes you feel like you're coming home. St. Augustine is a great place to visit and this is the place. to stay.
Stay was wonderful. Pat (who runs the inn) can not due enough to make your stay GREAT. Would stay again ASAP. If you are going to St. Augustine, a stay at the Kenwood makes the trip, it is right in the middle of everything. Thanks Pat for everything.

My husband and I went to St. Augustine for a long weekend to relax. We usually stay at one of the hotels on the waterfront, but our daughter recommended the Kenwood so we decided to try it. We LOVED it!!! Pat is so gracious and kind. She made us feel at home the moment we walked in. The inn is beautiful and we can't wait to go back and try one of the other beautiful rooms! Breakfast was delicious and sitting on the patio our last morning there was so relaxing. The wine hour each evening is a great way to meet the other guests staying at the Inn. Having a pool to enjoy was great after an afternoonof sightseeing. We are looking forward to our next visit with Pat!!
Our experience at the Kenwood Inn in St. Augustine was exceptional. Our Host, Pat, made you feel like one of her family members. The Inn was so clean and the breakfast Pat prepared each morning was "GOURMET". If you're looking for a GREAT B&B, the Kenwood would be my choice.

I am so beyond thrilled with my experience at the Kenwood Inn. Pat and everyone else on staff were friendly and helpful and just a pleasure to chat with! We stayed in the Captain's Room and it was big, the furniture was beautiful, the mattress was more confortable than the one I have at home, the shower was huge and the room had so much character. Loved all the details! The pool here as beautiful and perfect for relaxing after walking around all day. It was very hot in St. Augustine but the location is great for getting to the trolley, walking to restaurants and galleries, Flagler College, etc. Our breakfasts were delicious and so filling that we didn't really need lunch. Pat helped us make reservations for a dinner out and helped me plan a special surprise for my husband on our anniversary. I have never stayed in a b & b before and I LOVED it. We really felt like special guests. I can't say enough wonderful things about the Kenwood Inn!

Hands down, one of the best B&B's I've stayed in. Top notch service and hospitality. From the minute we walked through the front door, it felt like home. Pat and her wonderful team at Kenwood went above and beyond any expectations we had, we were spoiled! Rooms and Inn were beautiful, and the breakfast was amazing. Just returned from our second (and long overdue) stay at Kenwood. As before, we were treated not like royalty, but like old friends or, better, like family, with warm hugs and big smiles, great conversation and a hearty “Welcome home!” greeting. Pat goes out of her way to make our 11-year-old granddaughter feel right at home, offers plenty of tips on where to go based on all of our interests. Food is terrific, and she’s very accommodating about my husband’s gluten allergy. Location couldn’t be better — just far enough out of the downtown to be quiet at night, but close enough to walk to everything. We’d never stay anywhere else! Perfect combination of back-home hospitality and experienced professionalism.
It was perfect. Wonderful place to stay and close to everything. Pat, the Innkeeper is a gift to all who stay here with her genuine personalityand ability to keep everything going smoothly. The breakfasts were just wonderful and served so elegantly at 2 dining tables where everyone could visit.

We not only love coming to the Inn, but we love coming home to family! because this is how Pat and Ted make you feel, as well as the rest of the staff. Because we have stayed in very nice hotels, we were skepitical to reserve a B&B. However, we realized to truly experience St. Augustine, we decided to stay at the Kenwood based on its reviews. As soon as we entered, my husband said, "This is like home!" The atmosphere was immediately warm and inviting thanks, as we would soon learn, to Pat and her wonderful staff.
Pat, our gracious hostess and owner, made us so welcome. She is one special lady--knowledgeable, personable, and accommodating. We stayed three nights in the roomy and beautiful Country French Room which opens to a porch with a hammock. As other guests arrived, we peered into each other's rooms--all tastfully appointed and clean. We slept very well due to the quiet atmosphere and the extremely comfortable bed with luxurious soft sheets.
Breakfasts, served in the garden, were scrumptious and filling lasting until dinner which could be had at one of the various restaurants nearby. We were able to walk practically everywhere.
Needless to say, our first B&B experience was delightful. If we ever return to St. Augustine which is highly likely, we shall stay at the Kenwood Inn.
One added note: I first tried to make a reservation on line, and the agent informed me after I had inquired that the rooms would not have private baths. I decided to directly call the Kenwood to see if this were true which it most definitely is not. Our bath was very pretty--nice hot shower, too. Every room had lovely and private bath accommodations.
We were fortunate enough to spend 5 days at the Kenwood with Pat. She was so kind and helpful with pointing out some nice spots in St. Augustine. She was very accommodating and the inn was spacious, clean and comfortable. We stayed in the Captain's Suite. It was excellent. It was clean and spacious. The breakfasts were excellent! Pat made our vacation in St. Augustine better than we had expected! I would definitely recommend visiting The Kenwood!
My husband and I just got back from spending our anniversary at The Kenwood Inn. We had been there years ago before the new owner, Pat, took over. Pat is a wonderful host and made us feel very welcome and comfortable. Every morning breakfast was delicious and it was very nice to be able to sit outside in the garden and eat. We had a lovely time. and would definitely go back.
My husband and I enjoyed a delightful stay at The Kenwood Inn. I stayed a night with my sister in 1993, and looked forward to sharing this historic B&B with my husband. It exceeded our expectations. Pat presented a delicious breakfast in a very charming dining room. We would encourage anyone to stay at this Inn, but don't make the mistake we did. Don't book just one night! We really should have booked two or three, to get the flavor of the history and charm. Pat is incredibly warm and welcoming, and helpful to the tourist.
There aren’t enough stars to properly rate my experience with the Kenwood Inn. My daughter wanted to have a small intimate wedding and decided to have it at the Kenwood Inn in St Augustine. She booked all the rooms at the Inn and asked Pat (the owner) to help with the arrangements. It didn’t take long to realize that Pat had done this before. While a daughter’s wedding is a very special event, Pat and her staff exceeded my wildest expectations. The setting was beautiful, the staff outstanding, and Pat made the experience one I will remember for the rest of my life. Thank you Pat for all you did for our family and friends. You are the best. This relaxing ‘you’ve fallen back in time’ property is a stone’s throw from the Marina and a few minutes by foot from the hustle bustle of downtown. Parking is complimentary. The staff is incredible, kind, and accommodating. We visited several guest rooms and each was truly spectacular and magical. The nuances and details were perfection. I’ve traveled extensively, and yet, rarely have I seen a B&B which can cater to non-couples. The guests were an array of couples, friends, colleagues, and a family of 15. By the end of the first day we felt a part of this establishment. I can only imagine this is how this property has perceived itself from its inception in the 1800’s. What a beautiful thought that the walls have shared memories with guests for generations and is a place of peace and serenity.
Beyond the décor of my beautiful bedroom (with a spacious patio and hammock) the actual bedding was amazing. I want to know how they captured the smell of a summer breeze touched by flowers into an immaculate bed. The breakfasts were also an experience. The owner (Pat) creates and cooks the most sumptuous dishes; which I can only compare to boutique restaurants in Europe. We took this meal shaded by 100 year old trees. An in-ground swimming pool is also on the premises but the weather was brisk. Bikes are available and were a great way to travel to locate hidden streets to view architecturally magnificent homes. In the evenings we’d return from an adventure for a glass of wine, lemonade, etc… to enjoy before readying for a night out.
Leaving this property was a very sad day but I left with the understanding: a phone call and a short drive from Georgia means I can return to my second family and home….
I stayed here and it was great or i should say awesome Pat the owner is amazingly gracious from the moment you book it till leave ,room are clean and neat and cozy the food is great and not borring she make me want try inn keeping great find dont pass up a chance to stay if your in the area !!!XD
My husband and I visited The Kenwood Inn this weekend and had an absolutely wonderful experience. Ms Pat was a very gracious hostess and made us feel at home every moment that we were there. We stayed in the Elizabeth Suite, which was an absolutely beautiful room. Breakfast and social hour were wonderful. This Bed and Breakfast is about 2 blocks off the main drag so you can walk anywhere but you are far enough away from it that it you don't get all the noise. We will definitely be back. We are already planning our trip for the same time next year. What a perfect way to spend my 10th anniversary. This place is perfect for couples but is also kid friendly. Its the only bed and breakfast in St Augustine with a Swimming Pool.
A beautiful and historic Inn in a lovely town. Found it by surfing the web, so always a bit unsure how it'll really turn out, but we were completely impressed. We were treated as family, shown how to access drinks (lemonade, etc) day or night. Our laundry was washed and folded for us. Breakfasts were delicious and the seating options were varied if you don't like the formal dining room setting. It was just a perfect stay, and we hated to have to leave.

This was our third time staying at the Kenwood Inn. Our first visit was many years ago and was "just ok". We decided to stay here again last year because of its incredible location. We were pleasantly surprised to find new owners (Pat & Ted) and the wonderful changes they made to the inn -- it's so clean and updated with a home-like feeling. No "doilies and fake flowers" like other B&Bs where we've stayed. When we returned this most recent time, we could not believe they renovated more and how they have really changed over this inn to make it even more welcoming and beautiful. How is that possible?
The breakfasts are quite delicious. I don't think we've had the same food twice; nor have we had anything we didn't like. I'd hate to think about how many calories we've eaten there!
To be honest, we were concerned about a dog at the inn. We've stayed at other inns where the dog(s) was pretty obnoxious. This dog was not a problem at all. He keeps to himself but is approachable. You don't even notice him unless you need to step over him while he's sleeping.
As for the town, it's so nice to walk the historic area. We also found using the bikes at the inn gave us a wider area to explore. We rode over the bridge to Anastasia Park and enjoyed the beach. We then came back and went for a dip in the inn's pool (I don't remember any other inns there having pools). I would recommend getting some popsicles from the Hyppo Popsicle store on Hypolita Ave (on the end closer to the waterfront). They're so fresh and delicious, especially on a hot day! If it's a nice evening, sit out on the porch at A1A Alehouse for dinner and watch the boats float by and the people enjoying the town.
We haven't booked our trip for next year yet, but think we should probably look into it soon. We found the inn does sell out many times, so we want our choice of rooms.
I have stayed at the Kenwood Inn twice and enjoyed each visit. On our second visit we checked in on Christmas eve (2011). Pat welcomed us back like we were family visiting for the holiday. The inn is beautiful and we loved our room. The breakfast on Christmas day was wonderful. We are planning a couples getaway soon with friends and the Kenwood Inn is where we will stay. If you want a friendly and warm atmosphere, go visit Pat and her family, and enjoy your stay.
This will be the only place I stay when returning to St. Augustine. I felt like I was in the lap of luxury the enire time. Pat is such a wonderful, warm, inviting host. The inn is absolutely beautiful! The room decor was elegant and the bedding was superb. The gormet breadfasts were truly "gormet". I have stayed at over 30 B &B's and this one is now my favorite. Plus the location is the best. You never have to use your car. I have been to St. Augustine many, many times and every time I find something new to explore.
This was my second visit to the Kenwood Inn, my mother was married there in November (and they did an outstanding job!!!) and we returned to spend a weekend. Pat and her staff are wonderful! They make you feel like family, the rooms are gorgeous, the location is perfect for enjoying the sites and the food...delicious! I've stayed a numerous B&B's both in the US and abroad and the Kenwood has been my best experience by far. I would highly recommend it!!!!
What a wonderful B&B and Brixton the dog is a bonus. This house is beautiful and Pat is a wonderful hostess. I have to add that the coffee is wonderful!!! It's close to everything so no need to drive to the shops.

What a wonderful experience at the Kenwood Inn. The rooms were charming and our hostess Pat was beyond gracious. From breakfast on our china plates to the friendly chatter of "wine hour" this Inn is the treasure of St. Augustine. I would definitely put this on my "places to go back list." We only got to stay for 3 nights mid week but the place is so relaxing, breakfast is amazing loved the china and Pat is wonderful nothing was too much trouble and we really enjoyed sitting talking for wine hour.

The perfect B&B! Its like coming home! Pat and her family go out of their way to make your stay as excellent as possible. Breakfast was outstanding and so are the rooms en the home itself. Nicely located near the city center. Stay here!
My husband and I traveled to St. Augustine from Va. We've stayed in many, many B&Bs before around the states and in Europe. We have a sense a expectation as well as limitation but I have to tell you, The Kenwood Inn was an unexpected delight. Physically, it is very, very spacious, beautifully decorated, great public space including 2 livingrooms and 2 dining room, tropical courtyard with koi pond and very nice large swimming pool with suning lounges.
Location couldn't be better. Walk to everything but removed from the city noice.
Our guestroom, the Elizabeth Suite was well appointed, very comfortable, spacious bathroom with a shower/tub combo. We wander around the inn and saw several rooms larger and a few smaller than ours but all were very attractive.
The owner Pat was the icing on the cake. You feel as if you knew her your entire life. Nothing is an inconveniece for her - she even went to Harry's and picked up the buzzer (I think that's what it's called) and brought it back to the inn so we didn't have to wait for our reservation.
Breakfast WONDERFUL.
I highly recommend this inn and can't wait to return.

If you're looking for a B&B in St. Augustine, look no further...the Kenwood Inn is fabulous! Innkeeper Pat is so hospitable and accommodating...couldn't ask for a better host. Her homemade breakfasts, served indoors in elegant yet casual dining rooms or outdoors on the beautiful patio, are to die for! The inn's pool is a wonderful place to get out of the heat and relax before heading out to one of Pat's wonderful recommendations for dining nearby. Pat went out of her way to make us feel at home, tell us about St. Augustine and make sure we had a wonderful stay. We will definitely visit the Kenwood Inn again and will tell our friends and family about it enthusiatically!

My husband and I reserved the Inn for a weekend in July to host our family and friends that were joining us for our ceremony which we had in the court yard of the Inn. Pat planned and arranged the entire wedding for us. She took care of everything from picking up our rehearsal dinner and going on beer and ice runs to fixing breakfast the morning after the wedding, Pat is truly amazing! The whole weekend was so wonderful and stress free, nothing less than perfect. Everyone raved about the wonderful time they had at the Inn. The Kenwood Inn will always have a special place in our hearts and we will never forget our perfect wedding weekend!

I stayed at the Kenwood Inn during August 2011 along with my 1 1/2 year old daughter and husband. Our host Pat was so attentive to our needs. We felt like an extension of her family. This was our first stay in a B&B, so we didn't know what to expect. Fortunately for us, this experience surpassed our expectations. The inn was very quaint with a historic flair. The rooms were cozy, unique and very clean. There is a pool on the property which is very rare for B&B's. The breakfast service was prompt and the quality was equivalent to a 4 star restaurant. Pat was very helpful and answered any and all questions we had for her. I would definitely recommend the Kenwood Inn for your next stay in St. Augustine. We are already planning our return.

Pat made our family feel welcome from the moment she opened the door. The food was fantastic and the room well kept, very clean and a great place to relax for our family of four. Coming from the Netherlands and doing the New York to Miami tour our 3 night stay at the Kenwood Inn was a welcome intermezzo. No need for the car, everything within walking distance and very, very quiet. Sorry Pat for drinking all of your lemonade.

We live at the beach just north of St. Augustine, and consider St. Augustine to be a home away from home. We have never stayed in a B&B in the oldest city, so we decided to change it up, and we are so glad we did. Pat is wonderful, warm, welcoming, felt like we have always known her. The Inn was big and charming and old with lots of history. The setting was perfect, bikes were so fun to ride through the historic streets, the pool and courtyard were pretty, wine at 5 o'clock, sharing our visit with other guests, and a delicious breakfast beautifully served. What a great way to end the days of summer!
Our Visit was for 4 nights. Upon the Check-in, Pat was right there for anything that we needed. My husband and I have visited this Bed and Breakfast before, with the outstanding comfort of the bed and the most welcoming feeling we just completely enjoyed our get away. We had an anniversary that we will never forget. Pat will make all your arrangement personally. She had the romantic packages completely arranged for us.

I recently got married in St. Augustine, and The Kenwood Inn hosted our rehearsal dinner as well as provided accommodations for several family members and guests. The Inn is completely beautiful and charming, and the Innkeepers are extraordinarily helpful and thoughtful. Pat did an incredible job with the food all weekend, and looked for ways she could be extra helpful where the wedding details were concerned. My wife and I were "walk-ins," tired and with no idea what to expect. Pat treated us as if we were long lost friends from the minute we met her on the front porch. Our room, the Blue Porcelain Suite, was more than we could have hoped for and extremely enjoyable. We have stayed at B&B's for several years, many of which were considered "high end" but The Kenwood Inn is, by far, the most pleasant bed and breakfast experience we have ever found. We rate The Kenwood Inn "outstanding" in every category for the simple reason that it is. We're already planning our return visit. To paraphrase Oscar Wilde: We're easy to please. We're always satisfied with the best!

My husband and I were extremely happy with this Inn. Pat was very friendly and helpful. She even called ahead to see what the wait time was for a restaurant we were heading to. She went above and beyond what we expected. Breakfast was delicious too! The Inn is right next to all the attractions so the location was great. We stayed in the country Victorian room. The view from our balcony was fantastic. My husband loved the pillows, he couldn't stop talking about them. We were there on the 4th of July and the fireworks were fantastic! The best part was we didn't have to wait in traffic we just walked back to the Inn. We would have stayed another night if we didn't have other plans already. We will definately be back though.

The Kenwood is incredible. Really nicely decorated without being overly done. Beautiful rooms with a period style look, but fabulous modern amenities!! Following is a short excerpt from a letter we wrote to the owners.

In early June 2011, I stayed overnight at the Kenwood Inn with 5 of my work colleagues. Pat and Ted were fantastic hosts and welcomed us warmly and promptly checked each of us in our own lovely rooms. Pat provided a handy map of St. Augustine and quickly highlighted a walking route for us to follow to see sights and get dinner. All of her recommendations were perfect for our limited time.
I stayed in Lavender's room that overlooked the pool and the courtyard. I couldn't have been more relaxed and wished I had more time to unwind at the Inn.
The following morning, we got up early to hit the road and Pat and Ted had delicious hot coffee ready and waiting for us. We were seated to a luxurious breakfast of orange juice, berries and cream, cinnamon bundt cake, and a version of eggs benedict that was unforgettable! How Pat managed to fit that into our per diem was amazing and most appreciated. Her efforts over our short stay were impressive and I can't wait to return for a longer visit at this wonderful inn! Check it out for yourself!
Pat made my husband and I feel welcome from the time we checked in....til the time we left. She greeted me with a hug & I felt like I had known her a long time. We had the charming adjoining "Green Room", with 2 separate bedrooms & 2 separate bathrooms. Pat was very accommodating with my special needs of sleeping in a recliner chair.....due to back surgeries. Worked perfectly for my husband and my needs. Pat also recommended nice restaurants and cafes that she thought my husband and I would enjoy. We had two very nice breakfasts that Pat had prepared for her guests.... the two days we were there. We met nice couples from all over the world....staying there. A very nice experience, nice atmosphere....with the nicest people you ever met. The Kenwood Inn is everything you look for in a B&B. It's an 1865 inn converted in the 70's to a B&B. It's located right in the historic district, a block from the water and walking distance to everything you want to see in St. Augustine. Pat and Ted, the innkeepers, are lovely and warm people. Pat provides every amenity possible -- from tickets to dinner reservations (where you'd likely have trouble making them yourself) to recommendations of the best things to see in the area. She's a wonderful cook and the breakfasts are elegant.
Our room was large and beautifully appointed and surprisingly quiet at night. The pool is a plus after a warm day of sightseeing.

This is a delightful bed and breakfast. We stayed in one of the two-bedroom, two-bath suites. Since our mother was with us and she couldn't really stay by herself, it suited our needs perfectly. Ted and Pat are wonderful hosts and were most gracious in meeting our needs. We will definitely stay here again.

We stayed in the Porcelin room with our daughter who is 10. The room is tastefully decorated and king bed was very comfortable. Even the cot that was provided for our daughter was nice to sleep on. The Inn itself is wonderfully decorated with a combination of antique and contempory furntiure. The breakfast room(s) are spacious and bright. The breakfast itself was amazing. Pat is a wonderful cook and host. The best part of our stay here was meeting and visiting with other guests during breakfast. There was also wine available from 5 - 6 pm which included some freshly baked treats by Pat. The location was perfect. Easy walking distance to downtown restaurants and old town sites. I would stay at the Kenwood again without hesitation. Ps. It would be nice is if their pool was heated.
We were so excited to be staying at the Kenwood again after a 3 year absence, it was better than ever, Pat and Ted are wonderful host, they cannot do enough for their guest. The Kenwood has everything, great hosts, location, beautiful gardens, pool, you name it they have it.

Pat, the owner, is a wonderful hostess. She was very welcoming from the moment we got out of our cars. The Inn itself is fabulous! You probably wouldn't think it is just by looking at the outside. The decor, the dining area and rooms are all amazing. The Inn is just minutes away from everything. Perfect location!!! My husband and I are planning our next trip back to St. Augustine just so that we can stay at Kenwood again. I've already recommended this bed and breakfast to my friends and family. Just know that you won't be disappointed if you stay there.
Pat the innkeeper is amazing, so friendly and accomodating. We were assisted with dinner reservations, a carriage ride, and places to go/things to see. The Old English suite was fantastic, the fireplace, patio, comfy bed, and deluxe whirlpool tub in the bathroom. We cannot wait to go back!

We surprised out kids over Thanksgiving break with staying at a B&B it was the 1st time for all of us staying in a B&B. I called around to about 50 hotels and 25 B&B's they wanted us to pay for an extra room due to having 5 in my family. My last call was to The Kenwood Inn and let me tell you I hit the jackpot. Pat said she would put all 5 of us in a room with a roll away bed. I have 3 children and wanted them all to be in the same room as us. We had 2 rooms connected with 2 bathrooms and it was beautiful and very comfy beds. Ted was only home when we arrived so we got checked in our rooms left came back to the Inn about 9:00 p.m and as my children and husband rounded the corner Pat yelled our last name gave us all hugs and acted like we were her family. She then chatted with us and asked if the kids liked her special on Wed. for breakfast I told her they would not eat a poached egg she said no problem and fixed them potatoes, scrambled eggs and grits..she was so sweet with doing that for them. All I can say is we will be back again real soon....

Our trip to historic St. Augustine was greatly enhanced by our stay at the Kenwood Inn. The inn's history and location made it an ideal place to stay and explore St. Augustine. The inn as well as the city was still decorated for Christmas which made our stay even more special. Pat made us feel at home, answered all our questions and served fantastic breakfasts. She and her husband were the perfect hosts. Our trip was made on the spur of the moment and we knew nothing about The Kenwood Inn but I am glad we stayed there and are planning to do it again next year.

Pat and Ted really set the bar high! This was an amazing experience. The room was delightful, breakfast was great and Pat was the most excellent host. I really felt like I was at home. The Catlin room was perfect for our family of 4. Cozy sofas and sitting areas through out the inn. Met some really nice people and had great conversations. My boyfriend and I arrived at the Kenwood Inn already reading past reviews and really hoping that the great reviews were right, and they were! From the moment you walk in the Inn makes you feel welcomed and Pat is a major reasong for that! The rooms are beautiful, comfortable beds, cleans, soft towels, and super clean. Breakfast in the morning was exceptional! Pat knows so much about St. Augustine and her reccomendations for dinner and sights to see are right on point! It is a perfect location a few blocks away from everything but still far enough that it is quiet to get a restful sleep at night. Met a couple great people during breakfast and the wine social at night. We just left today wishing we could stay longer and already planning our next trip in two months! Thank you Pat, for a beautiful experience.

Not only are the rooms gorgeous and well-appointed, but Pat took the time to make us feel at home while telling us about the absolute best St. Augustine has to offer - and all of her suggestions were spot on! The Romance Package was such a lovely luxury - Pat makes the most delectable chocolate-covered strawberries and arranged a horse and buggy to pick us up from the inn and drop us at our restaurant. On the last day, she arranged the BEST massage I've ever had - a perfect way to end a vacation walking the streets of the city. The inn is located at a wonderful spot - just a short walk away from all the main spots. Finally, the nightly cocktail hour was a great way to start the evening - Ted and Pat are both such gracious hosts!
We were greeted with warmth and immediately felt like we were at home. Pat is amazing, she was juggling the holiday open house at the inn and checking us in at the same time. She makes us feel so welcome. We became fast friends with her and can't wait to go back! She gave us great advice about seeing St. Augustine and even printed our boarding passes when all too quickly it was time to checkout. Talking with other guests, we found many have stayed at the Kenwood before. Even a young couple were welcomed at the door with hugs from Pat; they took a train all the way from Miami just to stay a weekend at the Inn. Breakfast included assorted baked goods, fresh and cut fruit and a hot item each day. The Inn was beautifully decorated for Christmas with trees in each public room all with a different color scheme and ornaments. The 5 o'clock wine social was lovely and many guests relaxed together with Pat and Ted and chatted. Pat discussed the many improvements they've made and plans for future upgrades. We were in the Country Suite and the bed was very comfy, room very clean, and the bathroom good sized with a large walk-in shower. The Inn is very charming and within walking distance of everything to see and do in this beautiful city. In other words, don't hesitate, you'll love the Kenwood! We're already planning a trip in late spring.

My husband and I recently spent a night at the well-appointed Kenwood Inn in St. Augustine. The innkeeper and staff could not have been more accomodating; the public rooms were most attractive and our bedroom was sunlit and soothing, with one of the most comfortable king-sized beds we've ever had away from home. Breakfast with other guests on Sunday was healthy, beautifully presented, and delicious. Of course the environs of the old city were picturesque in the extreme, and at night the clip-clop of horses hooves lulled us to sleep.

We recently stayed at the Kenwood Inn in St. Augustine. We've stayed at a few others in St Augustine and other cities. I have to tell you - it was the best experience we've ever had. The inn has a wonderful location - it's right near everything but what's amazing is the neighborhood is very quiet. We slept so soundly.
Our room was wonderful and it had a great view of the bay. Our room also had a very nice porch and even a hammock- which was lovely especially with a glass of wine from the inn's wine social.
Breakfasts were great, delicious and very, very filling.
Did I mention the owners - Pat and Ted. The welcome we received felt as if we were coming home for the holidays but better because they weren't relatives. Pat couldn't have been more accommodating - she even drove me to the drug store when I need my medicine.
I can't say enough about my stay. I highly recommend the Kenwood and can't wait to go back.

We took a chance and hit the jackpot!! The inn is beautiful and the location is perfect, but the best thing about the Kenwood Inn is the owner. Pat Dobosz is one of the friendliest and most gracious persons I have ever met. From the minute you set foot on the property she makes you feel like family. Her hospitality goes above and beyond and makes your stay at the inn so special. We have been to St. Augustine many times but this was our first stay at the Kenwood Inn, now I can't imagine staying anywhere else. I'm already planning a return trip. I want ALL my friends to have the "Dobosz Experience."
Very comfortable beds and plenty of room in the bedroom suite. Breakfast, coffee was quite enjoyable and tasty. the wine in the evenings was relaxing in their spacious parlour areas. The owners were welcoming and the hospitality made you feel at home.
My husband and I stayed at the Kenwood Inn in October. It was my first visit to St. Augustine, and this inn was the perfect choice for our stay.
Nestled in a quiet little street with other houses of the same period, it was a convenient 5-minute walk to restaurants and downtown shopping. The charming Victorian house is beautifully maintained, and the furnishings are exquisite. The living area exudes taste and an inviting warmth; the bedrooms are individually decorated and outfitted in lovely linens and window treatments. We loved the beautiful china and other details of the table settings, and the food was delicious.
Hosts Pat and Ted Dobosz were gracious and patient with our lively young grandchildren. We would definitely stay at The Kenwood Inn again.

From the extra help we received before we arrived to the greeting we received we could not have felt more welcome. Pat went over and above her duties as hostess and helped us with some extra accommodations and planning while seeing to our comfort. And comfort there was a plenty. From the warm inviting colors to the down mattress topper, to the Jacuzzi tub. Not to mention the gorgeous porch where we sat and watched it rain. Thank you Pat. If we are back to St Augustine we will be staying here. Your tricker treaters on scooters.

I come to the Kenwood Inn twice a year and wish it could be more. I not only love the location of the Inn but Pat and Ted the owners have become like family members. My wife had never been to a B & B. I, on the other hand, have been to several. I have been to a B&B in Vancouver, Canada and several in the Napa Valley. I consider these to be at the top of their game and they simply encompass everything a B&B is and should be.
While in St. Augustine I had the opportunity to see many of the B&Bs there. While they were all beautiful, none seemed to display the charm and intimacy that the Kenwood Inn seems to have. I wanted my wife to have a genuine experience, and it was exactly that! My wife loved it, made some new friends, and found some new experiences to aspire to. I love it, made new friends, and saw the value of having a wonderful relationship with your spouse. What more can you ask of an experience that I have only found at the Kenwood Inn?? The proprietors are wonderful, charming, and always there for your needs. The Staff is just as welcoming..and consequently, the clientele that they attract is equally inviting.

This was our first experience of american bed and breakfast, we usually use Marriott hotels but thought we would try B&B. Pat and Ted could not have done more for us during our stay. Would recommend without hesitation, the pool was a great addition, and I'm sure that when the renovations have been completed their will be even more choice of rooms.

Our first stay in a B & B in St. Augustine could not have been better! We LOVED the Kenwood Inn....charming and gorgeous with unique personality in each of the numerous bedrooms and suites. Bear in mind that the inn features the best of historical feel with modern conveniences. We loved that we could park our car out front of the inn and then were able to walk everywhere in town without taking the car....the location is quiet and not where you can hear the restaurants or the bars....but close enough to get to them within minutes. The breakfasts were too wonderful....we gained a pound or two....and the wine with other guests each evening was fun. We made some new friends with the other guests. This was our first stay at a B&B. It's true what they say, "Once you stay at a B&B, standard hotels pale in comparison". Pat & Ted were WONDERFUL hosts, and Pat is a fabulous cook. I'm going to ask her for her "Banana & Nut French Toast" recipe. When we got to our hotel in Orlando days later, we really missed the familial atmosphere & 5:00 wine tasting. PS - our teenage daughters loved it too.
My husband and I and our teenage son stayed at the Kenwood Inn. It was lovey the inn keepers Pat and Ted made you feel very welcome the rooms (we had two) were beautifully decorated with very modern bathrooms that surprised us. Pat is very knowledgeable and quite the historian. We were within walking distance to everything. Pat's breakfasts were not only esthetically pleasing but delicious as well. We sat by the swimming pool with cool drinks in the shade after exploring St Augustine. Not only would I highly recommend staying here but I am trying to figure out when I can return. Maybe for a girls weekend stay it would be perfect. So grab your husband, family or girlfriends and go to this wonderful home; it was heaven. Hope to see you again soon!

My husband and I were VERY pleased with our stay at The Kenwood Inn. We were meet by Pat and Ted who where extremely friendly and helpful. They greeted us, took care of our bags and gave us excellent directions to our destination that day. We swam in their pool by starlight, ate our breakfast with other house guest by sunlight and gazed upon a beautiful moon before snuggling in our comfy bed.
We definitely plan to go back and to tell our friends about our very relaxing, homeeee experience. And it's right in the heart of St. Augustine - within walking distance of everything!! Thanks Pat and Ted - we needed that!!!

We were thrilled when we arrived by boat via the river to find out how inviting and attractive the Inn appeared. We loved the quiet yet close proximity to the At. Augustine downtown, sites and restaurants. However, after a wonderful night on the town, upon falling peacefully into bed, I awoke with a terrible stomach virus. It was apparent the next morning that i could not survive a 2 hour boat ride back to the dock and an additional hour and a half drive home. Pat volunteered to drive me to Orlando! I will never forget this kindness nor how wonderful our stay was up until I became ill, nor will I consider staying elsewhere. The house was beautiful and from what our friends and my husband later told me, the breakfast was delicious. Everyone was friendly, welcoming and gracious. Our second story balcony was next to our friends' room and we were able to enjoy the rocking chairs while sipping wine and watching the quiet passerbys. The whole atmosphere reminded me of the quiet areas of Charleston!
First of all, this is our 2nd stay at the Inn and it still is an amazing place! We stayed on the 3rd floor this time in the Bayview Suite or Bridal Suite. Upon going to bed at around 0115 my wife was immediately disturbed by a feeling that she knew something was in the room with us. She described it as a heavy feeling and she wanted to leave immediately. She then began to cry and felt even more oppressed by what was in the room. I got up to check things out and when I went to my suitcase, I immediately felt freezing cold and felt like there was something on my back. When I turned to tell my wife to get up and lets go, she said that my face was unrecognizable. She got up and we left with me being the last one out of the room. Immediately upon shutting the staircase door to our room when we reached the 2nd floor, we could breathe and felt relief. We left by 0145! When we called the next day to explain, the Innkeeper said that at 0300-0330, 2 different people had heard loud pounding sounds on the floor above them and things being dragged across the floor... That time was AFTER we had left and were already back at home in bed!!! This place is an unbelievable nice place and the owners are great, but something is definately paranormal on the 3rd floor!!!

As I planned a little get away to old Saint Augustine for my wifes birthday, It was by chance that I found the Kenwood Inn as most might have on the internet. The best I can say,simply put, an excelent experience. It's a great old building full of warmth,charm and an interesting past that we just loved. For the past 25 years, my husband and I have taken many quick trips to St. Augustine and have stayed at many inns, but our favorite is the Kenwood Inn. We feel welcomed like family, and the accommodations are always the best.

In planning for my sister's wedding, we wanted to find a place that would hold our entire family comfortably and was close to town so people could walk everywhere. After meeting the Inn owners Pat and Ted, we knew our special weekend was going to be at the Kenwood. The home is a true TREASURE with a perfect blend of period architecture and modern amenities. The location is pristine with views of the water from the top floor and an easy walk to town. You are greeted by dual floor wrap around porches that offer hammocks and comfortable lounge furniture to relax in. The downstairs has multiple options for seating and also has a baby grand piano in the parlor area. Pat gave us a tour of all the rooms and they are all exquisite boasting rich colors and classic detailings like crystal wall sconces. There is even a fantastic penthouse perfect for a larger group. The outside area was perfect for our bbq with beautiful cobblestone detailings and stonewalls that surrounded a peaceful koi pond. A highly competitive game of pool volleyball maintained throughout the weekend. The pool held an extremely comfortable temperature and is surrounded by large trees allowing for nice privacy. On the night of the wedding Pat was kind enough to call a pizza place and ask them to stay open for us. The hospitality, personal touches, care and compassion from Pat and Ted far exceeded my expectations. As a result of our amazing time we are already planning our reunion trip next year. If you are travelling to St. Augustine, stay at the Kenwood, you will not be disappointed.

Really enjoyed our 3 night stay with Pat and Ted. Our recently updated room was quite large even with a king size bed. Had a large tub and shower, only bad thing was it took forever for the hot water to come from the shower head and felt we were wasting water. Pat did a wonderful job with the breakfast goodies and Ted made sure the coffee pot was full. We really felt like "family" as they went out of their way to please us. The location was great as we walked most everywhere so once we parked the car, it never moved until our trip home. A really nice feature is the pool-very refreshing. Especially enjoyable was interacting with the other guests, either at breakfast or afternoon wine and exchanging experiences for that day. Will we be back? You bet!!!!

The owner, Pat, was most helpful in making our weekend stay very delightful. She most graciously helped me make this a most memorial surprise wedding anniversary by coordinating long-stem roses in our room and arranging a horse carriage ride to a very romantic restaurant, and to my surprise, a small wedding cake in our room after returning from dinner at the Collage restaurant.
The Kenwood Inn, located in the heart of the old city, was the first bed and breakfast in St. Augustine. Today is has been beautifully restored into a most comfortable, enjoyable setting. Its rooms and suites are decorated in several elegantly different motifs to fulfill everyone’s expectations. Our suite was a beautiful French country setting.
Breakfast at the inn is beyond comment. The quality and presentation out-shines most five-star restaurants. Everything is from scratch, no store-bought mixes or pre-made ingredients. The variety will satisfy even the most finicky appetite. Coffee, tea, lemonade are available all day and the buffet in the sitting room always had a cake or pastry and specially-made fruit flavored ice cold water, delicious.
The room and the food are only topped by Pat’s desire to help everyone get the most out of their stay in St. Augustine. She is always available to help recommend, get information on, and arrange tours and restaurant reservations.
The only thing more enjoyable about a weekend in St. Augustine is a weekend in St. Augustine at the Kenwood Inn.
My wife and I have stayed at the Kenwood Inn on numerous occasions and always return to the Kenwood. The owners, Pat and Ted treat you like family. The Inn is located in a quiet, peaceful end of town, away from the hustle but still within walking distance of everything in town. The rooms are all beautiful and unique. The cleanliness and attention to detail cannot be matched. It is our favorite Inn in St. Augustine.

Not many people think to stay in a B&B on a business trip. However, Pat made me feel perfectly welcome during my stay and was very flexible with my early early breakfast hour. Not only did they make my business stay memorable, I will certainly call on them again when I go back for a vacation!

The Kenwood Inn was an Inn we had stayed at many years in the past. We found it under new owners who aim to please. They are friendly and pleasant. The Inn was clean and well apointed . Stocked with sherry a guest pantry stocke dwith refreshments. The Kenwood is being updated in a most modern yet traditional way, making it even more beautiful than it already is. They are doing it one room at a time so you don't even knowiit is going on. We love staying in bed and breakfast inns and we defintely recommend this one. It is quiet yet convinient with the old city all around you. It has a pool and different size rooms. Stay there ....you won't be disappointed!
What a great stay in a very charming inn with, incidentally, the coolest owners ever! We truly had a blast and the experience was much like that of going home and feeling ever so comfortable in a family home (minus the usual family bickering of coarse). Pat is a very gracious host who was willing to go the extra mile! Can't wait to go back!
3 friends came for the weekend and stayed in Caitlyns room, wow! They are remodeling the rooms and this was 2 rooms, 2 baths, whirlpool tub, little patio out the side, beautiful! Poolside each afternoon, home cooked breakfast that was delicious, so close to down town , and peaceful serenity. We all will come back, can't wait!

The Kenwood Inn was wonderful. The room, the service, the location and the innkeepers, Pat and Ted could not have been better. The inn is located in a wonderful corner within walking distance of it all, yet not in the middle of the sightseeing crowd. The inn sits on a street corner at the end of Marine St., quietly beckoning you to look at its understated and quaint elegance. We really felt at home there and will definitely return. There are many beds and breakfasts in St. Augustine but the Kenwood Inn stands in a category by itself. If you want to experience the old charm of a beautiful home and the warmth of people who will make you feel your stay is as special to them as it is to you, then look no where else.
We spent four great days in St. Augustine at the Kenwood Inn. It's charming and elegant, and Pat and Ted make you feel like you're part of the family. Centrally located, easy to walk to everything interesting. Restaurants and nightlife are within blocks. Parking is offsite but convenient, especially in a city where parking is hard to come by. If you want fabulous breakfasts (the baked goods are the best I've ever had) you'll love this place.

If you are seeking a very special and very beautiful bed and breakfast in St. Augustine - look no further! This magical oaisis is walking distance to everything. The inkeepers are warm and welcoming, the service is devine (as are the yummy breakfasts) and the rooms are comfortable (great beds) and well appointed. Best of all, there's the hospitality. Pat and Ted will treat you like life-long friends (which you will be once you've experienced a stay here).
My best friend and I stayed at the Kenwood Inn for a "Girls Getaway Weekend". We enjoyed the sights and sounds of St. Augustine, and Pat and Ted made us feel so comfortable in their home. It was wonderful to sit with the innkeepers to learn about the city, inn, them ... whatever we wanted to talk about. We could be social or private at anytime throughout our stay. The room was comfortable and the special touches were welcomed with smiles. I have to be honest, the cookies didn't hurt either. We have already recommended this inn to other friends.

The Kenwood Inn, a charming and historical B&B in beautiful St. Augustine, Fl. was the setting for our Easter weekend stay. Our hostess, Pat, provided information and sound recommendations for what to see and where to eat. She even made reservations at the restaurants for us!
Our Easter breakfast included a traditional baked ham, eggs Benedict, coffee cakes, fresh fruit and egg strata all topped off with fresh coffee and champagne mimosas.
Each afternoon, her husband, Ted, hosted a hospitality hour serving wine and other special treats.
Our room was delightful and the inn has the charm of "old Florida."
We look forward to a return visit!

My fiance and I had an amazing time at the Kenwood Inn. Our room was beautiful and we had a great time in the pool. The breakfast was delicious and the cocktail hour was so much fun! The location is perfect, we walked to all the historic sites, restaurants, and bars, but it wasn't as noisy as some of the other B&Bs. We loved walking along the bay and can't wait to go back.
Upon our arrival, a little late and very tired, we were greeted by Pat and Ted, our very gracious hosts. They immediately got us settled into our wonderful room. Within moments,, they had wine and appetizers for us, very much needed after our long trip.
Our first night could not have been better. The jacuzzi tub relieved alot of stress and the awesome bed made it very hard to leave. We walked to a wonderful restaurant for dinner, and then on to a quaint pub for some great live music, both places, Pat's suggestion. What a great first night.
Breakfast the following morning was superb. Ted is a wonderful chef. It was difficult to decide whether to eat in the dining room, the sun room, the garden, the pool or many of the wonderful porches. Thankfully we were going to be there more than one night.
There are so many things to do in St. Augustine. We decided to tour the historic district by trolley, then did some great shopping in the many art galleries. We had a great lunch with a view of the water and then back to The Inn for nap then more hors d'ouvers and wine. The other guests were such a pleasure to meet.
Another great dinner and more entertainment. We took a pirate boat cruise the next day and more touring. What a wonderful trip. Out last day was spent relaxing by the great pool. It was nice to enjoy the company of the other guests as well.
Pat and Ted could not have been more accomodating and gracious. There knowledge of the area truly helped make our stay more enjoyable.

I was quite disappointed with my stay at The Kenwood Inn. If you have children and want to stay at a B&B then this is the place for you. If you do not want to be around screaming, unruling children; then this is NOT the place for you! I had reserved a specific room and the innkeeper "upgraded" me to be across the hall of a couple with a 4 month old baby, a 2 year old, and a 5 year old. I was rudely awaken in the middle of the night with a baby screaming and crying. Then rewoken up by 3 screaming children. We were woken up both morning to screaming children. I thought by staying at a B&B which has a children policy; I would not be disturbed by screaming, unruling children. And for those of you who think I am anti-children; my niece was also a guest here and she is well mannered!

What a wonderful place, beautifully decorated and inviting. Pat and Ted are wonderful people, they could not have made us feel more at home. Pat's breakfasts which included homemade coffee cakes, bread pudding, fresh fruit and Eggs Benedict to name a few were fantastic.
Although they are still renovating some of the rooms, you would not have known it, except for the lumber stacked in the courtyard. The inn was clean and quiet.
The location of the inn is the greatest. Within walking distance of everything, or if you prefer a ride on the bicycles provided by the inn for guest use.

Our Stay with Pat and Ted at the Kenwood Inn was like visiting Family, We could not have felt more welcomed. The Breakfast was something to look forward to every morning. and the afternoon social hour( wine tasting) was a big hit with most everyone. The rooms were very comfortable. And all our needs were met. Pat and Ted were excellent hosts. Being located in the main part of town was just a short walk to most anything you wanted and walking along the harbor (ICWW) in the evening was so relaxing. If you want a wonderful homey place to stay the Kennwood Inn is your place.................
A friend and I just concluded a second visit to the Kenwood Inn. Absolutely delightful both times. Pat and her staff are friendly, the Inn is comfortable and filled with gorgeous decor....and the food is yummy! The Inn is very near the bay area and downtown St. Augustine. For us, it was the perfect fit for what we prize: historic property in historic district; close to attractions, restaurants and amenities, but far enough away to be quiet and relaxing; personable proprietors that we now call "friends." Highly recommended!!
We stay at Bed and Breakfasts when we can, this happened to be our 5 year anniversary . We only live about 1 1/2 from Saint Augustine , we have driven there many times to have dinner , and walk around But this time we wanted to play tourist . Thank You Kennwood Inn for making our stay very enjoyable . We felt like family.
We arrived in St Augustine without reservations and walked to many of the inns before we selected the Kenwood. There was no comparision. We were so warmly greeted and instantly fell in love with the layout and spacious guest areas particulary the main living room, walled courtyard and guest pantry. We loved every minute of our stay. The wine service in the living room was just a perfect way to meet the other guests. Breakfasts were exceptional. Coffee service at 7a and not having to exit the building outside to walk to the main dining area was the best. Our room was exceptionally clean, wonderfully decorated and cozy. We couldn't have been happier and ended up staying 2 extra nights. The hosts - Pat and Ted are great, great people - alwasy anxious to make sure your stay was the best. We highly recommend the Kenwood Inn B&B

This was my first time staying at a bed and breakfast. From the moment Ted greeted us at the door, I felt at home. Pat and Ted goes out of their way to make your stay enjoyable. The Kenwood inn is differently home away from home. I was so comfortable that I overslept. Breakfast was delicious. The inn is beautifully decorated, the back yard is peaceful and cozy. A MUST stay when in St Augustine. Thank you Ted and Pat for making my stay enjoyable and memorable.
My friends suggested I check out the Kenwood, because she had such a wonderful time. Upon my visit, I fell in love with the owners and the inn. I can't wait to come again!!!

My wife and I celebrated our anniversary. Pat and Ted made our visit more romantic by helping us plan our dinner and carriage and buggie ride. The inn is right by the bay and we went on a boat ride. Pat cooked an awesome breakfast!
The inn is half a block from the bay. We went fishing all day. came 'home' to the inn to relax and chat with the owners over a glass of wine. Good times!
As soon as I walked in, the owners, Pat and Ted, made me feel right at home. My room was beautifully decorated and had a patio with rocking chairs and hammocks. Social hour was so relaxing on the courtyard getting to know the other travelers and listening to the classical music. Food was great!
So relaxing, it is my home away from home. Pat and Ted the Innkeepers are wonderful people. Made me feel so comfortable and welcomed. The breakfast was outstanding!

We've stayed at this inn two times and love it even more each time we come back. The new owners are great and really make us welcomed. Food and rooms wonderful!
My young son and I stayed in the Colonial Room. It is a beautiful room, just off of the living room. We had a wonderful time in the pool and gardens. Breakfast was cozy. The innkeeper was very sweet and helpful. This inn is within walking distance of the Spanish quarter, restaurants (Columbia is highly recommended), shops, museums, everything! A delightful stay!

This was the first time we have stayed at a Bed and Breakfast and it won't be the last. The innkeepers were very nice, the continental breakfast fresh and delicious, and the rooms very comfortable. The street was being worked on during our visit so we had to park at the Oldest House parking lot, but it was only a block away and once we were parked we walked everywhere. The location was great at the south end of the historic district so it was quiet at night
and everything was easily accesible. The pool looked refreshing and clean.

Mark, and Karrianne were wonderful. Breakfast was superb. The rooms were cozy, and extremely clean. The pool was refreshing after exploring St.Augustine. This inn get's an Aplus.
