Wonderful historic home! The main floor on the house always had the windows open letting in a wonderful breeze! Overlooked the water - both porches were fairly nice had the same wonderful breeze and water views. LOVED all the animals that live there! The cat came into my room several times and it was so sweet! Ate breakfast out on the deck and were able to watch the dolphins swim by! Breakfast was buffet style which was good but was the exact same thing every morning, a change would have been nice. Very close to all the main streets downtown if you don't mind walking a few blocks. We stayed in the Suite which was huge!!!! Had a large living room and bathroom and a separate room where we slept! Room opened up right onto the third floor deck! Very spacious! Had a great time! Staff and owner were all very polite! Pool was great!

On the positive side, the owners and staff were very friendly and accommodating. Location was great, the veranda was outstanding. The Price was good and comparable to the Inn. Negative, the breakfast was bad, both days we stayed everything WAY over cooked. Fried eggs that were like rubber and tasted like hard boiled eggs, toast burnt. The fruit was good and the coffee was OK. Didn't try the Grits because it didn't look appetizing.

Remote control did not work so cable could not be accessed. Good view of the river from the porch. Excellent breakfast. Concierge was very helpful. Would consider staying again.

We thoroughly enjoyed staying at Palmer house. Location is in the quieter historical district and is perfectly situated to see Fort Sumter. With a park, restaurants, grocery store, and massive amounts of historic sites to see within walking distance this place is a hit. Local residents were very cordial and we felt like we were at home in Charleston. Nary a complaint comes to mind with any aspect of our trip. The home owners were more than friendly, even inviting us to chat and participate with personal events going on. True southern hopitality like we are used to. The breakfast every morning was a true southern breakfast. Ive often seen breakfast ruined but at the Palmer house bacon, eggs, grits, biscuits, fruit, etc are just what this southern gentleman grew up on. Staff was friendly, chatty, and very helpful. I could not have asked for more. Thank you so much Palmer House, a true southern peach of the southeast.

My husband & I celebrated our 51st wedding anniversary at the Palmer House. We didn't tell anyone that it was our anniversary but our stay heremade the event even more memorable. The home is beautiful, the staff was friendly, & when sitting on the veranda with the breeze coming off the water, we felt like we had stepped back in history. It was a magical time. Not glitzy, just comfortable. Thank you, Palmer House staff.

The best thing about the Palmer Home is the location. The views from the living room and side porch are fantastic! And the history is fascinating. The service and people were friendly and helpful. The upkeep of the common spaces - entries, stairs, windows, hallways, room details - needs improvement. But our room had sitting area, comfortable bed, and two TV's. Still it just wasn't crisp.

We really enjoyed the Palmer House. It is a beautiful, historic mansion in a great area of Charleston, within walking distance of anything you would want. The room (King) was very comfortable, clean. There are very friendly cats who love to sneak into the rooms. The breakfast is the same every day and is delicious (eggs,grits,biscuits, bacon, fruit). We look forward to our next visit there.

This house is a fine example of the period architecture that lines the street where it is, and one truly gets the feeling of a circa 1840's life style. Our room was spacious and comfortable. The furnishings were fine and in keeping with the style of the house. We enjoyed our stay. The breakfast was good, but minimal. Overall, maintenance was a bit lacking so there was a slightly shabby feeling. Our maybe it is just old!

A great opportunity to stay in an historic Charleston home, right on the water. Good breakfast, and wine in the afternoon was nice. Very friendly staff who made plenty of suggestions for us to try (restaurants, site seeing, etc).

Our first visit to Charleston was outstanding!!! We stayed at the Palmer Home B&B. It is an excellent location right on The Battery. It is surrounded by historic old homes, located within walking distance of the main historic downtown shopping district, and within a long walk to the Harbor docks for Harbor tours. The home itself is in need of some TLC, so visitors are paying for location and not luxury. Not recommended for persons who have difficulty with stairs.

My family stayed at the Inn for 3 days prior to the Christmas holiday. The accommodations were as depicted in the website pictures. The stairs were a little narrow and steep for carrying up luggage but other than that we were all very pleased. The inn was is a central location to the carriage tours, shopping and dining. I would definitely consider this B&B for our next trip to Charleston and have already recommended it to several friends and family.

We stayed at the palmer one night while we were in Charleston. They treat you like family while you are staying with them. We were not able to enjoy the breakfast because we had to catch a plain, but overall was one of the best places we have every stayed.

The house is beautiful and we loved how the owner keeps the family history alive and actually uses and displays precious family photos and heirlooms. Casey, William, and Angie were very helpful and nice. They made our stay very special. We stayed in the suiite. It is LARGE and has a beautiful balcony off the living area! I recommend this place to stay while visiting Charleston.

We recently spent one night at the a Palmer House in Charleston & it was very enjoyable! The house is very authentic which makes you feel like you have taken a step back in time. The view from the piazza is wonderful & the perfect way to start & end your day.

My husband and I stayed in the Magnolia Room of the Palmer Home for 2 nights. It was our first experience in a bed & breakfast. We LOVED the house! The location could not have been better! We parked our car when we got there & didnt move it until we left. Its a walk to the downtown area, but not bad at all! We enjoyed the walk & views, and it was so nice not having to drive & find somewhere to park. The views from the porches are well worth the trip! Our favorite place was the rocking chairs on the second floor piazza, I could have stayed there all day! Breakfast was good, we really enjoyed the wine & cheese in the afternoon. We loved the Magnolia room, at first being off the kitchen, I felt secluded. But i loved the privacy & the quietness of it! Bed was comfy, room was clean, & shower was nice! We enjoyed our stay & definitely would love to return to the Palmer Home B&B!

This was our first vacation without kids and our first B&B. It was wonderful! It was like stepping back into time with the comforts and feeling of home instead of a motel/hotel room. The Palmer Home is full of history and our rooms were large and comfortable. The views are outstanding from the porches when you are enjoying breakfast on the porch in the morning or wine and cheese at 4:00pm. There is "on premise" parking with food and shopping only minutes walk away. The staff was very friendly and our concierge was very knowledgeable of the area and restaurants to feast at. This has been one of our best stays in years and will be coming back again.

If your looking for a B and B that is off the charts GREAT then the Palmer house is for you. It was elegant yet not stuffy,friendly yet not intrusive, and comfy shabby chic. when you can find a place to saty that feels like home you know you have struck it rich. Down to earth, casual yet old world charm in every corner. it was a feast for the eyes and spirit. It must have the best view in town as you sip your morning coffee or tea have breakfast which was lovingly prepared and watch the sailboats on the water.- what a dream come true. The staff and owner couldn't have been more friendly or helpful . It was like you were invited into their home as a special guest. I highly recc The Palmer as a special gem of a getaway in Charleston

First off - we loved staying here for three days. The owners and staff are friendly and accomodating - the cats are too! We could have lived on the second floor porch - the view of Fort Sumtner, the sailboats and the people watching were a highlight of our trip. The bed was comfortable and the bathroom was spotless. Just a few things about our particular room - the Magnolia room - prevent me from rating higher. This room is off the kitchen, so we had early morning noise and one evening had a group in the kitchen slamming cabinet doors until about 11. Not horrible but you definitely knew someone was in the kitchen. The only cleanliness issue was cobwebs on the bedroom ceiling. The breakfast was delicious and plentiful - lots of fruit - beautifully presented. I would have liked a change from bacon every day. Some people might think I'm nuts, but there it is. Everything worked perfectly - the TVs, shower. We loved having cookies and lemonade to snitch every day as we came back to change and the wine/cheese/olives tray that appeared around 4 was very, very nice and a good reason to get out on that fantastic porch to relax again. It was wonderful to be right on the harbor - very quiet at night, close to Battery Park. We would stay here again without hesitation!

We are used to B&B's with more sociable hosts, and we never met the owner once. The hospitality seemed a little stand-offish. But the meals were good (buffet style, come when you want), although the same every morning. But the view from the piazza was spectacular and they had wine sitting out for the guests. Within walking distance from all the shopping/restaurants, and in a safe neighborhood. Last, the beds were not comfortable and people kept slamming doors outside of our room during the night. Bring your own pillow!

We stayed in the Carriage House on the property since we travelled with our three cats. We were made so welcome and made new friends during our visit. Charleston and in particular the Palmer Home is our new go-to vacation spot!

Great location, and great room...we stayed in the poolhouse and it was very nice and private. Breakfast was ok, not bad but nothing special. Location is amazing, a short walk to everything we wanted to do in Charleston. I would stay here again in the future.

The Palmer House is beautiful and convenient to all attractions. The only drawback was the breakfast. We were there for 3 mornings and had the exact same thing each morning....eggs, grits and bacon. Good, but some variety would be nice

The staff was wonderful. The location is excellent. Sitting on the piazza was memorable. The decor was tired. There is a huge difference between historic and tired. I have been in many historic homes and the furniture was just old, without any significance, the grandeur was missing . The breakfast lacked imagination and had absolutely no variety. We are not planning to return.

All my ratings are 'met my expectations' because we have stayed here before. We love this place!! The location and view are wonderful and you feel as thought you have stepped back in time. We have stayed in three different rooms. All beds have been comfortable and rooms quiet. Our last trip was May 2014 and we took our new toy poodle. She was well accepted and the one pet room they have was nice. The breakfast is a true, full, southern delight. Angie, the cook, knows how to do it. You can't go wrong here.

My now husband and I held our wedding ceremony in the Front Room of the Palmer Home and it was absolutely beautiful! Earlier in the day, my bridesmaids and mom had a yoga class in there, as well, and the staff at the B&B was more than accommodating to move furniture and such. The hubby loved the southern breakfast every day and the staff even let me use the kitchen! I have a gluten allergy and like to prepare a lot of my own meals. My entire family had the house for the weekend and my husband and I stayed in the King Suite for the duration of our honeymoon. Great views, great staff, beautiful space, and wonderful location at the Battery. I hope we make a trip every couple of years!

The Palmer Home was my first experience at a Bed & Breakfast. We had a party of five lovely ladies and three of us stayed in the Carriage House, the other two in the main home. key details: Hospitality, galore! Great Southern Breakfast, fine job you guys!!! Lovely Anitques! Wonderful location! Sweet and helpful staff! The fun scheduled wine service at the ready, while thinking of the evenings plans, with little snacks! The Views! The History of the Home and Family! Nice special touches, like the selection of teas available and cookies, wonderful bunt cakes and nut bread I found waiting on the dinning room table when it was late and just needed a little taste or a cup of calming tea. Loved my stay with you all. Thanks for making our gathering of friends feel so welcomed! I can say we had so much fun just staying in one night with the other guests.

The Palmer Home is in a fantastic location on the Battery. The view from the carriage house, where we spent the weekend, is breath taking. We had plenty of room, privacy and we loved the antiques. The owners, caretakers and everyone we came in contact with were very informative and kind. The only downside was it wasn't the cleanest place we've ever stayed. The breakfast was wonderful and we felt very at home.

From the moment we arrived we felt an aura of the past. The Battery views from all parts of the house were dreamy and enchanting. It was so thrilling to know that the next generation is keeping the museum like yet homey quality of this amazing structure filled with memories. We originally booked the country club room but since we stayed on a week night we were upgraded to the Front Room. And wow, the views were fantastic! The room was adorable as well. The entire house is furnished with some really amazing antiques, all with a story. Frances (the owner) is really sweet and proud of her home and all of the things in it and it as nice to have her tell stories about all the pieces and the history of the home. My boyfriend and I had a wonderful stay, the room was great, all of the staff were friendly (we really enjoyed getting to know everyone during the wine and cheese hour) and the breakfast was good. We would definitely stay there again and hope to do so on our next anniversary!

This is the worst B&B I have ever stayed in! Huge cracks up and down the walls of my bedroom. Portable heater sparked. No a/c in room. Bathroom door could not close. Huge cracks up and down the bathroom walls. Ceiling had so many cracks and it was sagging in; it could collapse at any moment. Toilet paper shoved in window around a/c unit in bathroom window to keep out drafts and bugs. Stained walls. Broken furniture. The home itself very dirty; trash and dirty dishes scattered around house. Trash up and down the back stairs. Green and dirty pool; unusable. Outside spiral stairways rickety and unsafe. The list goes on and on. I called several times to speak to owner; she left a message once and did not call back. I sent a letter via certified mail; she would not respond. I took multiple pictures as I could not believe the horrible conditions.

We had an outstanding weekend staying at the Palmer House. The Carriage House views of the harbor were amazing. Whether you want to be lazy and just look out the windows before leaving the bed, or while preparing for the day, it just gave you a sense of tranquility. The porches on the Main House were so relaxing to rock and watch the sailboats as they gently passed by. The staff was very warm and kind. They made you feel like you had known them forever. The breakfast couldn't be better. I will definitely be coming back and would recommend it to anyone looking for a romantic weekend.

Our stay and the staff at Palmer House were excellent. Walking distance to almost anything in Charleston you might like to do. Wonderful views and breakfast each morning was delicious. The staff helped arrange dinner reservations and were always helpful in answering area questions. We would definitely consider a return visit.

This was a wonderful, charming and everything we could ask for in a B&B! We walked out on the piazza from our room to relax and enjoy the view of the water...more than we expected! We were very satisfied with our stay at the Palmer Home during our recent visit to Charleston. The owner and staff went above and beyond to make us feel welcome and at home. The breakfast was always excellent. Our room was comfortable and full of the character of old Charleston that we were looking for. The only complaint I have is that the mattress was a little hard for my taste. That being said, my husband loved it saying he had never slept better! The location of the Palmer Home is one of the best features. You are right on the point of the battery well within walking distance to all of the historic district. I would not hesitate to book another stay.

The setting of the Palmer Home is wonderful, but the amenities were not. We were unable to get reliable WIFI during our stay, no bottled water in our room, even though the bathroom was across the hall. The pool was unusable even though it was hot weather and the window air conditioner in the not luxurious bath didn't work. The house itself was very pretty, but maintenance was needed. The staff were all very nice and helpful. We had a room on the top floor with a veranda and terrific view of the ocean, but I don't think I would go back despite the setting,

My wife and I just spent a long weekend at The Palmer Home in Charleston. It is one of the oldest properties in the area, and for the most part has aged well but is in need of a cosmetic makeover. If you want an authentic Charleston B&B experience then this is a great place of find it, as even the room furnishings are mostly genuine antiques. The staff is wonderful, and the location is fantastic as it is literally across the street from the bay and Fort Sumter. However, old houses like this have their quirks including uneven floors, rickety staircases, and small bathrooms so if those sorts of things bother you then you'd be better off elsewhere.

Our room, a third floor walk-up, was hardly bigger than the queen-sized bed. The location, right on the bay, was lovely and it was great to eat breakfast while watching dolphins cavort in the water. Breakfast itself was uninspired and repetitious. The room had a free-standing air conditioner with a hose attached to a partially-opened window which, due to the hose, could not be shuttered for privacy. Hardly a superior experience!

We had such a great time here for our wedding. I never thought to write a review but I am planning on a trip back and just relized I never did give the Palmer House and its staff the thank you they deserve. To start Merideth "the property manager" was just awesome! Anything we needed she made it happen. The rooms were all so nice and my wifes parents rented the guest house and it was so cozy, just perfect! I can't say enouogh about the Palmer house and its staff, you will love it!!

It had always been my dream as a little girl to spend my Honeymoon at The Palmer House. On October 5th, I was able to do just that. It met my expectations in every way possible. The home is simply beautiful and the history, fascinating. The room was beautiful and opened onto the 3rd floor veranda. The view of The Battery and Harbor were breathtaking. The staff were wonderful, as was the full breakfast. Ashley, was beyond helpful with some problems that came up right before the wedding and could not have been sweeter throughout our entire stay. Francess Palmer, the owner, welcomed us to her home as if welcoming old friends as opposed to just guests and made us feel so very at home. The whole stay from beginning to end exceeded our expectations and we could not have enjoyed anything more. We cannot wait to go back.

We loved our stay at the Palmer House Inn right on the Charleston Harbor because those porches off the front of the house got lovely breezes all day long, and the view of the sun coming up were delightful. We really enjoyed our big space in the Magnolia Room, and found the hot buffet breakfast each morning wonderful filling and tasty and perfectly Southern to take out on the porch watching the dolphins nearby. Loved it.

The Palmer Home was exactly what I hoped and expected based on the website info and the other reviews I checked out. The location and view were perfect. On the inside, I can see why the reviews are mixed. A lot of care has obviously gone into many aspects of the decor and upkeep inside, but it is a very old house. So for someone who wants everything to be new and pristine, it might seem shabby-for example, in areas that have had prior water damage, you can clearly tell where there was patching and repair, as opposed to the entire wall or ceiling being redone. As the owner of a very old house myself, I understand and recognize some of these difficulties. It is no small task to do certain types of remodeling, and you have to take into account what you lose in that process. The original floors have gaps between the boards, as is evident in many old houses, so yes, those appear to collect dust over time even as the surface is being kept clean, and again, would be viewed unacceptable by some who want things to be perfectly clean. Overall, I recognize that it takes a lot of extra effort to keep an old house with all of its cracks and gaps and grooves perfectly clean, and I felt that they do a pretty good job but no, it isn't perfect by any means. That did not overshadow the beautiful and unique aspects of the house for me at all though, and our room was so comfortable-we stayed in the suite and the bed was so cute, mattress was good, and the shower had great pressure. Staff was friendly and helpful. AC units in both the living area and bedroom kept it a comfortable temp. I might suggest an extension cord to allow usable outlets by the bed? People complain about breakfast being the same every morning, but there were more options than you could really even try all at one sitting, so I thought it was appropriate, and had something different every day. We thought the home was beautiful, and would consider staying there again.

Wonderful location and great atmosphere! We arrived a little early for chek in and the carriage house wasn't quite ready but we enjoyed an afternoon breeze on the second floor patio. Once we settled in the carriage house it felt like home. When we met Mrs Palmer, we were greeted with a nice dance in the parking lot! She is a character! Very hospitable and welcoming. A truly wonderful experience overall and we will definitely stay again when back in the area. The carriage house would be perfect for 2 couples to stay in versus renting hotel rooms. I would highly suggest this for others!

I absolutely had the greatest time in Charleston - Everything was so picturesque it felt like I was walking in a movie. I would live here if I could. Everyone at the Palmer home was a joy and the room and views were outstanding. If I could wake up every morning and walk along the water to go enjoy a cup of coffee It would be fantastic. Due to the long drive to Charleston, we were worried about arriving after the check-in time. We had called the day prior to let them know that we might arrive late, spoke to Libby and she assured us that she would wait on site until we arrived. On the drive in she even called to check on our travel status. With the excellent service, along with staying on the bay front in a historical home, made our trip to Charleston a memory of a life time.

The house is beautiful! We really enjoyed being greeted by Jack Tracey. He was warm, welcoming and very funny. He made us feel right at home. He also took us right upstairs, checked us in, brought up our bags in the cool elevator, got us robes, a glass of wine as we really needed one and gave us a tour. I have to say, he was one of the best parts about our stay. He continued to be personal and very helpful when it came to directions to the beach and restaurant recommendations. The view from our room and the porch were our favorite spots to hang out. The wind from the water was so relaxing and we enjoyed the sunrise. The sheets were very soft and comfortable. Breakfast was good. I wish the eggs were not so runny but otherwise good. The coffee was excellent. I wish there was fresh cream instead of the packaged creamers. I loved that we ate off of real silver, I think that was a major bonus. The seating areas set up for breakfast were charming, I loved that! I wish the pool bottom was cleaner but I loved the flower petals floating on top. It felt very organic. I think the refridg needs to be cleaned and the house in general could be cleaner. Otherwise we had a marvelous time and would certainly return....but mostly to see our new friend Jack and to sit on that porch again and feel the breeze.

Thus inn has alot of character and made us feel like we were in the 1840 when inn built with lovely view of bay and fort. The inn was in need of maintenance which showed up in the room. Service and kindness of the employees was exemplary. Food was buffet style and was good but no variety during out 2 day stay. I would recommend the inn for the views and eclectic feeling one obtained staying near the battery and having such wonderful views.

This was our second stay in the suite at Palmer Home. The location is exceptional, breakfast delicious and the veranda is wonderful! The staff is alway very nice and helpful. I'm sure we'll be back again.

We recently spent two wonderful nights at the Palmer Home. The location was great for riding our bikes and walking. The view from our window and the porches was beautiful. We enjoyed our chats with Francess and her family. The history of the original owners and her partens starting the bed and breakfast is something you should definately take time to ask Francess about.

We celebrated our anniversary here and had a lovely, memorable trip. We are casual folks, and the informality of this place suited us very well. We parked and never drove for 2 days, walking everywhere. We always made it back for wine and cheese at 4, and enjoyed talking to the other guests out on the piazza. I strongly recommend you just introduce yourself to everyone. The breakfasts were buffet style and tasty, but the same every day. Staff was friendly and helpful, very casual. There were always cookies and tea out. Jack was wonderful company and had great stories to tell, very warm and funny and welcoming. We stayed in the Magnolia Suite, formerly servant's quarters behind the kitchen: very quiet, great bed, attractive decor, clean bathroom, 2 window air conditioners. My only worry was that there was no way out in case of a fire in the hall. I always worry about outdated wiring and smoke alarms (one in our room, far away from the door, no idea if it worked). I enjoyed the resident cats and the dog. We understand it is for sale. We hope we will be able to make another visit to Palmer House

Country Club room was small, but quite comfortable. Jack moved us to large 3rd floor suite our last night. Huge suite with full piazza overlooking Charleston harbor. Very comfortable beds. Staff was friendly and very helpful. No complaints. Great value, location and service. Don & Carol

Very nice place right on the battery. Rooms were larger than I expected. I was not aware that the bath was not on-suite, however, it was dedicated to our room and not shared - so I wouldn't necessarily call it private. If I had to be picky, I would note that the maintenance of the home could be better, but it didn't affect our stay. Overall, a good value !

Location, location, location. Beautiful setting, great customer service. We honestly felt like we were staying with family. We rented the Carriage House which enabled us to bring our dogs with us. They had the run of the property and seemed at home from the beginning. Breakfast was wonderful every morning. No complaints whatsoever. If you want a brand new hotel setting - go somewhere else - but you miss out on the Southern charm,opulence of the property and history that this beautiful home affords.

We had a group of 5 and reserved the cottage plus the extra king bedroom. For the location and price you really can't beat it! We had 3 dogs with us as well. This property is an old home and don't expect this location to be a 5-star experience. That is not what it is meant to be. If you reserve it and stay there you'll meet some great guests from other locals, enjoy mingling with the owner, LOVE the views from the veranda porches, and enjoy the southern breakfast each morning. We had a group of friends come over our last night and essentially took over the whole pool and had a great time. We would definitely go back again!

When planning our short stay in Charleston, my husband and I wanted to stay in a good location for walking around the historic center of the city. The Palmer House was an excellent choice. The setting was lovely and everyone we met there friendly. Would not hesitate to recommend to friends.

We have traveled to many parts of the world and stayed in some amazing hotels and cozy Bed and Breakfast spots but when we came to to the Palmer Home for our Anniversary it just felt like we found home. Great staff, large room, delicious breakfast and incredible view. It was like we and the others staying there were first class "old" money even if it was just for a week. After staying in so many card board hotels it was nice to feel like home for a change. Sure, it was an old home but that's the point isn't it? I owned a Vacation Rental Company with beach and mountain properties so I know what to expect and the Palmer Home delivers all the charm, history and Southern Hospitality you are looking for. When we come to Charleston, SC next year, we're bringing the whole family to the Palmer Home!

This was a working visit for research, but I thoroughly enjoyed my stay. Booked in the Magnolia Suite at the back of the house. Luxurious bath and bedroom linens, spacious, well-appointed rooms. Miss Francess and Bruce were gracious hosts. Enjoyed late evening conversation on the balcony overlooking the battery. Off-street parking and an easy, sightseeing walk to Broad and Market streets. Spectacular views. Delicious authentic Southern breakfast and welcoming appetizers. Will definitely book again.

My entire experience was exceptional. From the initial greeting to leaving, absolutely wonderful! I travel with my large dog, and they were very kind to him, had plenty of information/suggestions for the best beach to take him, a local dog park, as well as local establishments that were pet friendly. The location is perfect for tourists, and vacationers wanting to simply relax.

Five of us stayed in the Carriage house and brought our dog. Perfect accommodtion for group,family or accompaning dog. The Carriage House had great charm. Occupants in upstairs bedrooms wake to a fabulous view of the sun rising over the bay and Fort Sumpter. Rooms are beautiful, furnished with antiques, but not stuffy. Downstairs has a nice functional little kitchen, dining area and very comfortable den that we enjoyed greatly after standing all day working the food and wine festival....Access to the main house was an experience! A delicious full breakfast is served in the dining room every morning. Guests are allowed to eat in the "drawing room." Later in the day, wine, cheese and other snacks are served.... So interesting to hear the history of the house from Francess, the third generation owner.... All the staff was great. Libby, the concierge, was especially helpful and accomodating. She even offered to walk our dog! Libby told us about nearby puppy parks that we did take our dog to. I don't have one complaint about our stay at the Palmer House. We will certainly be staying there again!

We just returned from staying at the Palmer home. We staying in Dr. Joe's king room and it was horrible. The home itself is interesting, and the decor is true to nature but the entire home is worn, not maintained and the room we stayed in had roaches in the bathroom and the bed was so old and lumpy you couldn't sleep on it. The breakfast was ok, but some of the items (biscuts) were burned. Not the level of B&B service I have seen in other locations. Merideth and the view from the piazza are the best features. Otherwise, save your money.

I wanted to provide my mom and her boyfriend a unique experience and Charleston was one city she had never been before. After various online searches, The Palmer Home met all my requirements: location, price, and amenities. The priceless view was an added plus. We were recieved by Merideth who treated us like family. Her professionalism and location history knowledge was impressive. The morning breakfast was deliciously cooked and had more than enough to satisfy the hungriest of appetites. Your kitchen staff were very friendly. I also enjoyed the onsite private parking with unlimited access in and out of the gate though once we parked, everything was within walking distance. Suggestions: the wine and cheese reception can use some improvements (such as having more than one type of cheese and red wine). Also offering ritz crackers instead of gourmet ones cheapens the atmosphere. The place is too classy to offer less than the best for it's clients. Also, I was dissapointed that only basic cable was offered. Was looking forward to the Clemson/Auburn football game Sat but ESPN was unavailable. I enjoy doing the outdoor daytime activities but in the late evening, I like to watch TV with my loved ones. Only a handful of channels (I counted 5) were available. A DVD player in the carriage house would be nice to. All in all, it was a delightful experience and I would highly recommend this place to anyone. Will be back soon...

From the bubbly greeting and tour by Meredith to the wine and snacks and coffee and breakfast on the wonderful porch, our experience at the Palmer House was wonderful. While there, we spent as much time as we could on the porch because the view was beautiful and the breeze was so refreshing! The breakfast was delicious '"southern" fare. stayed in the carriage house and loved it! It has that old kind of charm, which we loved! Highly recommend the Palmer House. Also had a great location on Battery so you can walk to just about anywhere. The second floor balcony was our favorite place to sit and have wine and people watch/make new friends. If you think that you'll be grossed out by older interior decorations and "slightly" used furniture, then this isn't the place for you. If you are willing to accept the idea of the place attempting to re-capture Civil War era charm.....then you'll love it. The breakfast was excellent.....the hospitality outstanding....and the views from the forward-rooms and the porch area are out of this world!!!! Fall in love again with your special someone while lounging on this porch....whether it's early in the morning, at sunset, or in the peace and quiet of the late-night when it seems that NOBODY is in the Battery neighborhood.....just the two of you and the moon!

My wife and I stayed 2 nights at the Palmer Home at the end of June. Considering it was built in 1812 we found it very comfortable. The staff was very helpful and friendly. We stayed in the Magnolia suite and the bed was very comfortable. The best part was sitting on the porch in the evenings with a glass of wine and some cheese over looking the harbor and the view was beautiful. We will be back in October!

We took over the Palmer Home the weekend we got married in Charleston. We even had our rehearsal dinner there. It was absolutely wonderful! Francis is a gradious hostess and even let us bury a bottle of bourbon in the garden to help with good weather on our wedding day, and it even worked! The weather was great right up until midnight. This was our first trip to the Palmer House. We were met at the gate by Meredith, who was very nice and helpful throughout our stay. The view was maginificent, looking out over Charleston harbor. My wife probably had a bit to much wine the first evening at the wine and cheese gathering but that was expected for someone who typically doesn't drink. The breakfast was excellent each morning and we enjoyed being able to sleep in until 8:30. We also enjoyed talking with Bruce and he was very helpful in pointing out good restraunts and places to visit. I would suggest driving down to the market area and locating a public parking site as opposed to walking, it is only like a 1/2 mile but it felt like a mile in the heat. Overall we very much enjoyed our stay and look forward to returning next year.

The Palmer home is a lovely B&B with amazing porch views. We stayed in a suite and were very impressed with the room...very comfortable and with a walkout to the second story porch. The owners actually live here and we were able to spend some time with them also. It's definitely has pros and cons, but overall I would go back. Don't expect the owners to come out and carry your luggage or offer a cold drink when you first arrive, but it's still overall enjoyable.

The staff was very polite and helpful. The view was amazing. However, the condition of the property was disappointing. Understanding that it is an old house, there still seemed to be a lot of imperfections that I would have expected better restoration. In addition, our hot water heater was problematic while there requiring a couple of resets on the electrical panel. This was our first stay as a historic bed and breakfast so this may just be the normal conditions for old vintage properties.

We stayed at the Palmer House for our anniversary getaway. The room was fantastic-even got upgraded from the room we had anticipated! Enjoyed the amazing third floor terrace in the evenings. The view of the Charleston Harbor was breathtaking and romantic. The breakfast was hearty and included some of the best grits I've ever had. We also enjoyed homemade chocolate chip cookies anytime of the day (and night) and washed it down with sweet pink lemonade. Meredith was exceptionally personable and even made our dinner reservations for us. We fell in love with Charleston and with the Palmer House. It will be one of "our special places" for years to come!

My boyfriend and I were lucky enough to get the Front Room with a balcony and extra little room with another bed and a bay window. I adored everything about this beautiful old home, including the very kind and helpful owner, and the friendly and informative staff. The view from the veranda is superb, the breeze refreshing, and it's so much fun to watch the carriage tours stop by and take pictures of this historic home and wave at the tourists on the sea wall. The wine and cheese and other snacks in the evening makes for a friendly ambiance with everyone sitting around on the verandas chatting. And the breakfasts were also delicious, with terrific blueberry muffins, eggs, bacon, sausage, grits, and lots of fresh fruit....you just can't beat this for a place to stay in Charleston. We WILL be back!!

Very relaxing sitting on the porch. View was advertised as being able to view Ft. Sumter however a large palm tree blocked the view. Additionally, the advertised swimming pool was dirty and unwelcoming. Even though it was 90 degrees, no one was in the pool due to the condition. Disappointing. Very good breakfast, however it was the very same thing all three mornings. Never did meet the owner/host and there was no common dining experience with other guests as is usually common for a bed and breakfast.

I really loved being there. Only suggestions are: The spiral staircase connections were a bit scarry, and the pool and piazzas could be kept cleaner. Slobs left cigarette butts and bottle caps in the planters.. The people were very friendly. Well worth the cost.

We stayed in the Italian Room and enjoyed every minute! We arrived late and found our room keys and a welcome note on the door. Wine and cheese was served in the Living Room. The staff was very gracious, and provided excellent suggestions for dinner and things to see. Overall it was a great stay and I wish we could have stayed more days. The location on the Harbor on Battery St. was great and walking distance to most of the downtown attractions. Definitely recommend the Palmer Home. John and Debbie

What a relaxing time we enjoyed. The House was quiet and comfortable, the location great. The staff was prompt, helpful, and friendly. On our arrival day, we were delayed and the manager called us to check about our arrival time, and explained all the late arrival arrangements since she had to leave. The rooms were pleasant and clean, although the bathroom was in need of a bit of maintenance; but it appeared the maintenance was in process. My only disappointment was a near-miss with a "land mine" left by the cute family terrier, right next to the door of my car.

We were just coming into Charleston for two days and wanted to stay in the historic area. The Palmer Home stood out as an excellent value and location. Being right on the harbor and having a room that allowed you to look out on to the harbor was great. The two piazzas made lounging around in the afternoon a real joy. And, waking up to a beautiful sunrise on Thursday morning was an added bonus. The staff is first rate, the accomodations excellent and the views across the harbor wonderful. My wife and I recently stayed at Palmer Home for a long weekend visit (2/2012). It was wonderful. These are the attributes we enjoyed: Scenic location with a view of the harbor and Ft. Sumter (from the Front Room). It's a short pleasant walk to Battery Park or along East Battery to the Market area for restaurants and bars. Beautiful building. The house is so gorgeous and charming, and also quite comfortable. Two big balconies afford wonderful views and has lots of chairs and space for relaxing. Excellent service was provided by all staff. Everyone is very attentive and eager to please. We had to leave early to make our departing flight and they let us have an early breakfast, no problem. The breakfast was very tasty and offered a variety of dishes. The afternoon wine and cheese is a nice touch and afforded an opportunity for socializing with other guests. It's a B&B, not a new hotel, so one has to expect little imperfections in the physical plant, such as shutters that don't function quite perfectly or a faulty electrical outlet. To us this was part of the charm and did not detract at all from our experience. We stayed in the Front Room. The view was marvelous, and it includes a little alcove with a second bed that is very quaint, relaxing and romantic. This room also includes access to a large private bathroom. We highly recommend Palmer Home to anyone looking for charming, comfortable lodging in Charleston.

I surprised my husband with a night at the Palmer House for our 4 year anniversary. It was a great night. The room was great and the view was remarkable. We live in Charleston but it was nice to stay right on the battery!! I would highly recommend it.

The floors creaked a little bit but if they hadn’t I would have been disappointed. The Palmer House is 150 years old and she’s got a little bit of cracked plaster here and there but this is a real historical home as evidenced by the attention she gets from the tourists passing by on the Battery walk way and in the horse drawn carriages. Dr. H and I were down for a little golf and some relaxation in one of our favorite towns in America. Meredith, the charming manager, greeted us at the front door and conducted us on a tour of the second floor common area that included a beautiful veranda equipped with numerous cushioned chairs and a couple of rockers. The walls were adorned with paintings and family photographs, the floors with aesthetic oriental rugs and the furnishings appeared to be originals. It is no wonder that CNN and ABC chose the home for a back drop during the SC primary back in January. After showing us to the Front Room Merediith left us alone to get settled with a reminder that “wine and cheese” was at 4. We were on the third floor with a door leading directly to the veranda and decided to have a drink and enjoy the view of Fort Sumter and Charleston Harbor. We hadn’t been out there for more than four or five minutes and Dr. H turned to me and said: “Booking us in here was the call of the century!” He was right; we had three glorious days in a great historical setting and enjoyed every minute of being there. Angie and William took care of our culinary needs with a hearty breakfast every morning, and I must say the coffee was very good and the grits even better! Couldn’t wait to have wine on the veranda each afternoon and will miss the feeling of being a southern planter in town for a change of pace. Doc plans to come back for his anniversary in June (his wife insisted after he texted pics) and I will certainly be back if they’ve got room!

We stayed at the Palmer Home January 19-21, 2012. It is a beautiful home with a beautiful view. We stayed the weekend of the 2012 SC Primary, and the parlor of the home was being used by a cable news network to interview one of the presidential candidates. As a result, we were two hours late checking in. Also, TV floodlights illuminated the front of the house all night long, streaming through our window. Immediately upon checking in, the city turned the gas main off for repairs, and we had no hot water until Saturday morning, before we checked out. We were herded out of the house at the check-out time, although we were kept from checking in for two hours. The gas problem and TV crew were anomalies, but the indifference of the owners was disturbing. No concessions or workarounds were offered. We won't be back.

Absolutely the greatest place to stay in Charleston........EVER!!!!!! The staff is beyond friendly. You will feel like you have known them your whole life. They make you feel like family. The rooms are beautiful, the views are beautiful, the grounds are beautiful and so is Francess Palmer! I can not imagine going to Charleston and staying anywhere else!

The only thing better than the house is the view. We had the frontroom with a great view. Every morning was a beautiful sunrise. Everything was in walking distance. the staff seemed more like friends who let you stay the weekend.

Our stay in the Palmer Home made celebrating our anniversary memorable. The view from the veranda was amazing, especially during the four o'clock wine and cheese hour.

My husband and I booked a five-day trip to Charleston in Dec. I picked Palmer House because of its historic value, and the fact that it was right on the water. I was exceedingly delighted by our stay. Not just because this is a true Charleston gem(which had been delightfully decorated for Christmas), or that we were able to sit out in the sunshine on the 3rd floor piazza just watching the dolphins in the bay, or the fact that breakfast was plentiful and delicious, but because the people who staff The Pink Lady, as she's called, were all so friendly, helpful and knowledgeable. They made you feel like personal guests instead of paying customers. And after strolling down to one of the innumerable brilliant restaurants in Charleston(hi recommend to Magnolia, Poogan's Porch, Cypress and Blossoms), we returned to share wine and munchies with other guests and the owner's friends, who were a wellspring of information about the gracious side of Charleston. As much as we loved the Suite, you almost don't need the extra room. The public rooms are open, airy, sunny and comfortable. I hope I get to come back soon.

The property is truly "old Charleston, South of Broad" The views are lovely and the staff very helpful. The only drawback: the owner was having a gathering for her family that went on very loudly until very early in the morning with no consideration for the B&B guests trying to sleep.

The Palmer Home really is a great example for southern hospitality! Francess and her staff are very caring and the food was incredible - especially the homemade cookies ;o) Since I am from Germany and usually stay in NYC when in the US this trip to Charleston was really an awesome experience. I'd love come back again some day!

Everything was quite nice particularly the owner, Mrs. Palmer. Only negative sorry folks , the coffee was awful and breakfast although good was served the same all three days we stayed. A tad boring. Thanks so much!

We, my girlfriend and I, arrived at the Palmer Home around 1pm and were checked in promptly by lovely and helpful hostess Meredith. After check-in we were given a tour of the home which included its' history and told about the breakfast and wine and cheese offerings. We stayed in the "front room", upon entering we were greatly impressed with the rooms cleanliness, spaciousness and views. The light from the multiple windows was fantastic and standing on the third floor balcony we had a great view of the bay. Breakfast, served buffet style, was an offering of grits, scrambled eggs with cheese, bacon, biscuits, as well as the usual condiments and cereal. We choose to enjoy our meal on the second floor balcony before we checked out. I highly recommend the Palmer Home and will be coming back next time I'm in Charleston. The service and the rooms are second to none. Also the opportunity to visit this style of southern mansion which is unique to this area is something you can't pass up.

We wanted a different experience than a Hotel... and the Palmer house was it! Beautiful views, lovely location, the Piazza was a definite highlight.... sunset views and breakfast outside. We stayed in the Sweet at the Palmer Home during our Charleston SC visit. The room and grounds were lovely. The B&B served a nice breakfast every morning, but they served the SAME breakfast for the 4 morning that we were there. The only problems that we had with our room were the television reception (which was terrible) and the restroom upkeep (we did not have enough towels or toilet paper). The staff was very friendly (especially Merideth and Mardi).

We stayed in the Front Room for our honeymoon. It had gorgeous views, and the staff was excellent. Everyone was very friendly and helpful. Breakfast was delicious and the wine and cheese in the afternoon was fun. This was a very relaxing stay. You could usually find us sitting in the rocking chairs overlooking Charleston Harbor. We will be staying here again!!!!

Hopefully my wife and I will have the opportunity to stay at the Palmer Home again. The location and setting were perfect for our first visit to Charleston. Our room (Front) and piazza had a great view of of Ft. Sumpter, the harbor, and Battery St. (but you do sacrifice bathroom convenience for the wonderful view). Walking within just 2-3 blocks revealed some of the most beautiful homes in this "South of Broad" neighborhood. Wine and snacks in the large sitting room added to our afternoon/evening relaxation. We enjoyed the breakfast buffet but variety was slightly disappointing (my wife would have enjoyed the option of pancakes or waffles and I sometimes like my eggs other than scrambled - the bacon was a little overdone two out of three mornings). Ms Palmer and her staff and firends offered gracious southern hospitality and made us feel right at home. Thanks for a teriffic three days.

We stayed at the Carriage House for 4 nights (2 adults and 2 small dogs). Having a pet and staying in this particular location is a rare treat and we're thankful the owners are dog lovers, too. It's a great and peaceful location where you can relax after a full days walk and touring.

My sisters and I chose this lovely B&B for our annual reunion and had a wonderful time. We stayed in the carriage house, which was spacious, comfortable and private, with an excellent central air conditioning system. The B&B is an authentic and beautiful old Charleston home that is perfectly located – we walked everywhere. The staff is helpful and owner Frances is a warm and friendly hostess. Best of all is the porch – it is a classic, spacious and beautiful Charleston piazza, with a spectacular view of the harbor and Fort Sumter and a continuous light breeze off the water. We spent hours relaxing in the comfy rattan furniture or rocking chairs, enjoying the outstanding hot southern breakfast or afternoon wine and cheese and just chatting. The porch is such a pleasant place to be that we had a hard time leaving it to go see the city! We wanted to have an authentic Charleston experience and were very happy with our choice.

My wife and I decided to take a quick trip to Charleston and booked the Palmer Home for one night last week. We have stayed at many places around Charleston, but never on the Battery. It was a great choice as the accomodations exceeded our expectations. We booked the Suite and it was a huge 2 room suite that was much bigger than we needed, but nice to have the extra space. We just were not at the room long enough to enjoy having that extra room. It also included a door out to the 3rd floor piazza with the most incredible views of the battery. You could see Fort Sumter in the distance and the sunset/sunrise from this spot were amazing. I also can not thank Merideth enough for making us feel at home and for the great recomendation for dinner at Poogans Porch. It was one of the best Low Country restaurants we have visited in Charleston. The location of the Palmer Home is excellent for its proximity to the battery, the market, and all of downtown. We love to walk and it was great to be able to park our car and head out on foot. Most places were within a 10 minute walk and Charleston is such a great city to explore on foot. We will definitly stay here on our next visit Charleston.

We decided to not only stay at the Palmer Home we also made it part of our Wedding. The staff was great and helped out in everyway possible. The suite was fantastic. The old architecture and the history that hangs on the walls is fantastic. We really enjoyed our stay and look forward to going back very soon. It is the best deal in Charleston and it comes with the best VIEW in Charleston!!!!!

My husband and I recently spent a weekend at the Palmer Home B&B. The service was great and the room was top notch. The view from the porches are the perfect match for breakfast in the morning and wine & cheese in the evening. My wife and I truely enjoyed our stay at the Palmer House. This was our second time in Charleston and we had to stay at one of our favorite B&B's for a second time as well. We felt at home and enjoyed everything! The views of the water is breathtaking. The morning breakfast was outstanding. Everyone here is very helpful and friendly. Room was very nice and bed was great. The third floor porch at night was a plus for setting and just enjoying the night. We could not have ask for a better time to go because the weather was perfect. I will most likely stay there again sometime next year.

The location and view were exceptional !! The room was OK. The breakfast was a full southern breakfast buffet and very good. There was slamming of doors and loud talking during both nights we were there between the hours of 3am - 4am. It was loud enough to be disturbing.

We only had one night to stay and arrived early, but the staff at Palmer House was very accommodating. Our room was ready early and Meredith gave great restaurant recommendations. Then we had some time to kill between check out and our flight time, so they were gracious in allowing us to stay around enjoying the view of the harbor from the piazzo until ready to head out to the airport. Not only beautiful but fun to watch the dolphins as well. Wine and cheese reception was nice and breakfast was good. Snacks were available all day! Would definitely stay here again.

This was my first trip to Charleston and to the Palmer House. My wife and I plus our two friends from the UK thoroughly loved staying at the Palmer House. We would highly recommend this Bed and Breakfast and will definitely stay there again. The home was beautiful and the service was outstanding. The place felt like home. The Palmer House is the best choice you can make when visiting Charleston. History with a view! Why settle for a short stroll on the Battery when you can stay in one of Charlestons most prominent Battery homes and soak in the historic atmosphere. Frances Palmer and staff are the epitome of southern graciousness and hospitality. They went out of their way to make our short stay perfect. The maintenance and repair in our room (Italian) leaves something to be desired. The flooring in the bathroom is loose and dangerous for bare feet, with exposed staples and loose boards. Seats of chairs in the dining room should be inspected for connection, as I nearly fell through the one I sat on for breakfast.

The good points: The property location is about as good as you can get! Overall, it is a beautiful home and the views are priceless. Mardie and her staff were professional, friendly and took care of issues quickly. The "other" points: The room needed a little TLC. The bathroom sink leaked onto the floor. The lights were old/loose/burned out in areas. The hot water in the shower would fluctuate from luke warm at best to scalding in about a second. We were unable to find a happy medium for more than a minute. I had to ask them to spray for bugs (spiders in the room and fleas in the living room bit us during breakfast). We were told we could park in the secure courtyard, but the gate was closed more than it was open so we were unable to use it and had to park on the street (not a big deal though). The pool looked nice, but it was full of debris from the moment we arrived and I never witnessed anyone clean it. It looked more ornamental than useful. Finally, while the breakfast was good and the presentation was nice, the creativeness of it was lacking. For such a fancy house, I was expecting a "local" dish or something that was actually made from scratch, especially on the weekends. I feel that I got a decent value for my money, but it wasn't enough to make me go back a second time, especially when there are so many other choices in the area.

My husband and I came here for a weekend w/out our kids. It was just what we needed. For once, WE were waited on. But it was done so secretly and quietly. Wake up, a yummy breakfast w/a view of the ocean was there. Come back from an afternoon of shopping and walking, to a cart of wine, cheese and crackers on the balcony. It was absolutely dreamy. We stayed in the Italian room which was cozy and relaxing. It was very private. We will surely come here again.

Stayed 2 nights. Enjoyed our time in Charleston! Meridith was helpful with offering tourist sites and restaurant suggestions. The decks offered a terrific view of the harbor! We watched the sail boats come and go in the morning with our morning coffee and again with the late afternoon wine and cheese. The bathroom was small. The B&B was within a couple of blocks walking distance to restaurants, shopping and other attractions. Would stay at the Palmer Home again.

The Palmer House view was unbelieiveable. The free parking was great and they served the best breakfast around. Each night with the wine and cheese, they always had the best homemade chocolate chip cookies. The whole set up is amazing, since they don't have a B&B sign out front, people drive and walk by and think you live there. The furnishings do need some loving, as some are very worn. My two biggest negatives on the Palmer House were, ac in the front room was very noisey and the pool wasn't clean. That really bugged me as it was sweltering hot outside and that was one of the reasons I booked that property, the POOL.

A wonderful step back in time. Stayed in the Suite on the top floor couldn't have asked for a nicer room. Bed was hard to get out of - could have stayed there all day - except we could have also spent all day enjoying a glass of wine or two, the fresh ocean breeze and wonderful views from the piazza. Or maybe relaxing in the pool..... There was so much to see and do in Charleston and we never wanted to leave our room/hotel. Guess we will just have to come back. Thanks again for a wonderful time.

My husband surprised me with an overnight stay in a suite room. It was spectacular. The room was beautiful. We had our own access to the patio overlooking the ocean. The owner was very nice and friendly. The breakfast was plentiful. Wine and cheese in the evening was a wonderingful touch. Even cookies and lemonaide was a refreshing changed too -(especially since it was sooooooo hot). There is so much history in this house its wonderful.

My mother, sister-in-law and I stayed at the Palmer House recently and had a fabulous time! We actually rented the Carriage House behind the main Palmer home. It was well appointed, the beds were very comfortable and the location was extremely convenient to restaurants, tours, Battery Park, the markets and shopping in general. Beautiful area of town...We walked everywhere. Francis the owner and the rest of the staff were so hospitable and friendly. We really felt like we belonged there. When (not if) we return to this lovely city, we will definitely stay at the Palmner House!! It's become our home away from home.

The kitchen staff made blueberry and strawberry pancakes specially for our daughters during our stay! (This was in addition to the full breakfast alreadu prepared for the other guests.) :-) This was an ENTIRELY unexpected and VERY pleasant surprise. The home is beautiful and the staff is wonderful! The Palmer Home is a destination vacation in one of the city's most elegant (and affordable) mansions. We began our day with a delicious (and complementary) breakfast of cheese grits, scrambled eggs, bacon, sausage, pancakes, biscuits, fresh fruits and cereal along with coffee, tea and juices. My husband and I enjoyed our meal on the veranda overlooking Charleston Harbor and in the company of other Palmer Home guests. During the day, we used the Palmer Home as “home base,” shopping in the Market and along Bay, Meeting and King Streets, returning as needed to drop off packages and venture back out to the city. The enthusiastic and friendly staff was glad to provide us with guidance in our shopping and in our plans for the day. Providing directions, suggestions and making reservations for us for everything from a romantic dinner to a day at the beach and an evening at the minor league River Bats baseball park. Whatever you do, return to the Palmer Home at 4:00pm each afternoon to enjoy the cool breeze coming off of the water as you enjoy the complementary wine and cheese party and reflect on your day. This was a great break for us before an evening out in Charleston and allowed us to plan a later evening supper in the cool at the end of the day at several of the wonderful restaurants a short walk up East Bay Street from the Palmer Home. And of course, the Palmer Home staff was glad to make those reservations for us. Should the heat of the day leave you eager for a break, the Palmer Home is one of the few B&B’s with a pool on the premises, providing cool water and plenty of lounge chairs for a relaxing break from the summer heat. The Palmer Home's owner, Francess Palmer, and her staff do an excellent job of keeping the property in good repair and making every guest feel welcome. This was my sixth visit to the Palmer Home and I have stayed in two different rooms in the home finding both to be well-appointed and graciously prepared for guests.

The Palmer House is a beautiful historic house overlooking Charleston Bay. It must have the best view in the city and is within walking distance of most of most of the sights. Relaxing on the piazza after a hard day sightseeing was a real pleasure. However, the owners really need to invest some money into the place and at least get some new plates etc for the breaqkfast service as those on offer look dirty due to the wear and tear on the ceramic surfaces after years of use. The Italian room also needs to be divested of the numerous nick nacks that are cluttering up a nice room and the precariosly positioned TV needs something more substantial to support it - this is an accident waiting to happen. Still its worth staying here for the history and the location but don't expect 4 star standards

The charm and beauty of the historic Battery and the Palmer House's place in that charming setting is undeniable. Sadly, the elegant lady is a bit "down at the heel." She could use some structural maintenance. Our suite, however, was well appointed, quiet and comfortable. Sitting on the veranda with views of Charleston Harbor was worth the stay! Delicious breakfast, graciously served. If you're a perfectionist, this is not the inn for you. If you enjoy romantic charm, the Palmer House has that in abundance.

When the reservation was made, I made sure that my elderly mother would have access to their "luggage" elevator. At any point during our stay, no one at the B&B made any offer to take her upstairs when we arrived ... or at any other time during our stay. No one offered to take our luggage up the three flights of stairs either. It was before the office was "closed." And a fellow on the porch told us that he worked there. Thanks for the help, buddy. The breakfast was adequate but certainly nothing spectacular. Most B&Bs go all out for breakfast but not this place. The room was nice, large and clean. The girl behind the desk on our first morning was not one bit of friendly, which was surprising. The B&B is sufficient. A "C" -- it could stand for some serious improvements. Nothing about it made me want to either go back to it or recommend it to anyone else.

The Palmer Home is right on the water in a very scenic part of town. It is very close to activities to do during the day and restaurants to dine at during the evenings. We sat on the veranda and ate breakfast in the mornings while overlooking the water. Fort Sumter can be seen in the distance. In the afternoon we sat on the veranda and enjoyed the wine and cheese provided by the inn. The people were very nice. The house is beautiful. The room we stayed in was very comfortable. We will definitely go back for another visit.

This house was in an excellent location for logistics to the beautiful homes in Charleston and also the harbor. The 'Front Room' is an excellent choice for overlooking the harbor. The breakfasts were great and the surprise encounter with the cast of Beauty and the Beast was AWESOME.

My husband and I decided to stay at the Palmer House B&B for our 1st wedding anniversary. And I'm glad we did. Although there were other guests there, we never ran into any of them except at breakfast one morning. The day of our arrival, they had a wedding reception planned. My husband and I were pleasantly surprised that we could not hear them at the reception. It was nice that we were able to walk to historic downtown (just remember to bring good walking shoes). It was a very pleasant stay!

We were at the Palmer B&B for a recent anniversary trip and to explore the area as tourists. The house is huge and was decorated for Easter. The room we stayed in was Dr. Joe's, and it had a huge king bed, a private bath with a shower and a small fridge and direct access to the porch. We met Frances and her four Alaskan Spitz dogs, who had free run of the living and kitchen areas. Frances was very nice and gave us some interesting facts about the the house and the Charleston area. Angela and Charles made a wonderful breakfast and she let my husband teach her how to make a splashed egg. The porches were big and had nice wicker chairs with cushions on them and there were plenty of places to eat breakfast or just sit and watch the activity on the battery. Don't forget the bug spray as the gnats are bad. The house is close to a lot of beautiful parks and just a short drive away are some awesome restaurants. We plan to come back in the summer and fall! There is also an outdoor pool that we didn't know about, so we will be taking advantage of that too. The only downside is there isn't an elevator, so be sure to bring good walking shoes as there are three flights of stairs to climb.

The worst place I have ever stayed. Unclean, dirty furniture, broken windows. Card tables are set up at breakfast. Disgusting! It is such a shame this home with such potential has been neglected to this extent. Do not ruin your vacation by staying here.

This was a beautiful and comfortable place to stay. The breakfast was great (particularily the grits), and the wine and cheese in the afternoon was an unexpected bonus. This was our second stay at the Palmer home, and found it to be as enjoyable as our first. The room (Dr. Joe's) was large, comfortable & airy. The bathroom lived up to it's description...very small. The direct access to the third floor piazza was exceptionally nice. The staff is very friendly, helpful and courteous, and makes you feel at home. We will be returning there on our next trip to Charleston.

My husband and I spent four days at the Palmer Home B & B and were completely thrilled with the experience. We were hoping for a unique home that would be all about Charleston as opposed to a chain hotel that, while clean and well-maintained, is not exactly unique. The Palmer Home is very unique, beautifully furnished, and has an unbeatable view of the harbour. For us, a little creak in a wood floor is a great reminder of the amazing history of this house. The staff was very accommodating, and were as hands on or hands off as needed. The food was great (full breakfast; wine and cheese from 4:00-6:00; a final snack in the evening). Our only dilemma now is not if we are going back, but when.

The Palmer Home is absolutely the perfect place to stay if you want to experience all that Charleston has to offer. From its ideal "south of broad" location across from the battery to its wonderful hospitality and attention to detail, the Palmer Home has all of the charm that makes Charleston so special. We, stayed in the carriage house. It was fantastic. Lounging downstairs in the living area after a full day was great. It's a full house although there is only 1 small bathroom upstairs to share, it was easy enough to spread out to complete our morning rituals. Great Breakfast and evening wine and cheese service. Love the history. Francis, the owner mingles w/the small group of guests. Great location.

My daughter and I recently stayed at the Palmer House for my second time. We stayed in the Suite which has direct access to the piazza. We were only there for one night, but we wished that we could have stayed longer. Our suite was quite roomy and very attractively furnished. We love all things antique, and these rooms had a lot of charm. When we arrived, we checked in and then enjoyed wine and cheese on the piazza while taking in the extraordinary view of the harbor and the lovely breeze. Everybody that we met was very friendly, and all of the staff and the owner were quite friendly and helpful. The following morning, we partook of a full breakfast of eggs, cereal, grits, bacon, and more again while sitting out on the piazza, enjoying a beautiful morning. While we were there, people down below were taking pictures of, for the time being, "our house." Sadly for us, when we returned to Charleston for the day a few days later, we were the people taking pictures of the Palmer House while other people sat on the piazza, making us very jealous! The only criticism that I have is that we had no tissues in our bathroom, and my daughter had a bad cold.

I always enjoy staying at the Palmer Home Bed & Breakfast. It's cozy, the view of the harbor is amazing and the owner is very hospitable. Breakfast on the porch was the best way to start our day in Charleston.

Maybe I'm too picky on an older house, but I was disappointed in the room. Even though we got a suite, I was surprised at the little things that seemed to need attention. For instance, there was chipping paint in the room and bathroom. The shower head was right at face level so it was hard to shower. Even though it is an older home, some updated ammenities would have made the stay for me much nicer. The staff was very nice, and the breakfast was very good!

The whole experience was great. Booked online, no problems with payment or reservations, and great communication. The house an room were both well represented online in their pictures. My girlfriend an I stayed in the Italian Room and everything was clean with a great view! Breakfast was good and the staff was very nice and accommodating. Would definitely stay there again!

While a beautiful, historic home in Charleston- the Palmer Home definitely shows signs of wear. It is obviously not maintained as well as other historic homes. There were cracks and holes in some of the windows in our room, drooping floors, slanted toliet seat, etc. Some of this is charm, but in my opinion it had crossed that line a bit. The breakfast was good, standard, but nothing spectacular. I figured for the money we spent there would be something more....

If you want to visit Charleston for a few days and really get a flavor for how Old Charleston was then the Palmer House is a good choice. Sits right on the battery with a great view of the bay and Ft. Sumter in the distance. Only bad thing was having to hike up three flights of stairs to get to our room. If you are an older couple not the place to stay. Overall we were satisfied with the room and view was great.

We had a great time at the Palmer House. We stayed in the Front Room overlooking the Harbor. It was very cute. The Front Room also has a small separate room w/ a double bed that has windows all throughout that we used as our nap room. It was perfect! The Front Rooms bathroom is across the hall - small stand up shower, but very cute tub. The notes on the room said it would include robes, but we never saw them (didnt really matter too much), you may have to ask for them upon arrival.

Sitting on the same porch (piazza) as others did over hundred years ago was incredible. The views, the views, the views......awesome - loved the company, the service (everyone made us feel special), the comfortable bed and the history -we will be back. If you are looking for the same ol, same ol stay at the Mariott or Hilton. If you are looking for a truly ol' Southern experience stay at the Palmer Home.

This was my first time back to Charleston, where I lived during the late 1960s. I lived in the historic section on Legare Street and was anxious to see what had changed since I left. The City is still beautiful but things cost much more than they did in 1967. The Palmer House was the exception, a great value and a fabulous view and the best location in Charleston. The place is charming although in need of some costly updates. The breakfast was wonderful and the staff was very helpful. We hope to return next year.

We were immediately 'upgraded' to the front room when, upon arriving, it was open. We were charged the same 'off season' rate given for the smaller room. Ms. Palmer and employess were quite hospitable. Only problem was hot water on the third floor; there were water pressure problems on the day the swimming pool was maintenanced. All in all - a great memory was made - what a view!

We had a wonderful stay at The Palmer Home in Charleston - our bed was divine and we had a gorgeous view of the battery! Wine on the piazza in the afternoon was such a treat as we overlooked the waterfront and basked in the warm sun! But breakfast was the tops - the drawing room was set up with tables for two, draped with white tablecloths and attractive placemats that made for an intimate yet social setting! And the food was plentiful - bacon, grits with cheese, eggs with cheese, fresh fruit and juice, muffins and biscuits with an assortment of jellies and always fresh, hot coffee! Looking forward to a return trip very soon!

What a terrific 'gem' located near everthing you would want in Charleston! Harbor walk right out the front door...what I call "Mansion Road" right out the front door...gorgeous park one block away...restuarants and pubs a short stroll away...just a fantastic location. Ms. Palmer was a treasure of charm, local history and information, and overall exactly what a B & B hostess should be. We stayed in the Carriage House (had our dog with us) which was HUGE and comfortable and really enjoed the wine and cheese 'party' which is what it turned into with a bunch of us strangers enjoying the home, hostess and company. Will definitely return to the Palmer House!

I had booked two nights at this lovely B&B in Charleston but unfortunately due to illness had to cancel about two weeks before arrival date. They would not consider giving me my paid credit back or a deposit for another time when I said I would definitely be coming back at some point to stay. Needless to say, I am disappointed that I did not receive a credit and will probably not consider going back. I am out of pocket $256 US and not happy about it. Any other business I have dealt with would have given consideration to the situation and at least given back a partial credit. Very poor public relations on their part. JW

This is a fabulous bed and breakfast! The staff members are more than accommodating, they are superb! The house is amazing. Stunning. Frances is a wonderful person and I thank her greatly for opening her home for all of us to experience. That's just what our stay was... a beautiful experience. We are to be married here in a few days and I absolutely cannot wait! The drawing room is only something that I could have dreamed of! The details in this home are impeccable and the architecture is a must see! To the earlier posts of cleanliness and dogs... Frances does have 4 dogs... we saw them a FEW times during our extended stay. When we did see them, they were within a few inches from her. They are beautiful sweet dogs. One dog barked... it is deaf and blind. (HARMLESS!) Frances lives on the ground floor as do these beautiful dogs. They do not have free roam of the property. On to the cleanliness... This house is Clean! There are no roaches! It is a house that has seen times that we could only daydream about. It is OLD... HISTORIC! Not shiny and new! That is the point to our seeking a B&B... the history... the quaint memories... the people that you meet... the romance... the ambiance... We plan to continue coming here on our anniversaries... and any other time that we can steel away!

The view from the front room its beautiful. The location is perfect for a visit and walking around sight seeing. Francess Palmer was very nice and helpful with recommendaitons and reservations. Make sure you like dogs as she has 4. One barks at times, but they stayed away from the guests during our stay.

We stayed in the Carriage House with two college age children. The view was incredible. The beds were comfortable. The breakfast was excellent. I now know I like grits. The hosts were friendly and responsive to our needs.

After reading previous reviews, we are puzzled that anyone could give this property a positive review. Expectations must have been very low. We are previous owners of a B&B, have stayed in many and believe we are good judges of quality. The only positive things we can say about our experience are the location is beautiful, the bed was comfortable and the staff friendly and helpful. Our room (The King Room) was dusty, rugs were dirty, two light sconces were barely hanging and when we attempted to turn one on, it almost fell off the wall. Drapery tie-backs were attached with safety pins! Black mold was along the floor at the shower, pipes exposed; the entire bathroom was disgusting. The air conditioner was barely hanging on the wall and very dirty. A bedside light was not plugged in, nor was there a place to do so. The porch furniture was dirty and the tables were covered with dust. The carriage house, where friends stayed, was a whole other experience - strange is what comes to mind. The elevator was pathetic. Although it was only for luggage, it was actually a piece of junk...no other way to describe it. When we left at 7:45 a.m., there was no staff on the property to assist and we could not get the door at the ground floor to open - SO we carried all of our luggage down the shaky spiral stairs to the ground. We did not have breakfast, so cannot comment. Upon arrival, one of our friends just directed a friendly comment to one of the dogs, not touching it and the dog growled at her...not exactly the type of pet to be around guests.... We were relieved we were only staying one night and would never recommend this property to anyone.

We don't know which was better; the absolute beauty of the house, location and views at this location, or the outstanding friendlyness of the entire staff. Francess Palmer and all the people there go out of their way to make you feel at home and comfortable. The food was beyond anything we could have imagined, and the total experience was outstanding. We have already made a reservation to return there in March, and hope to be able to go back again next December. We stayed in the Italian room. This was a very nice room with a fantastic view, but next time will be using one of th eother larger rooms. The main drawback to this rtoom was no direct access to the amazing piazzas. It would be difficult foe us to come up with anything negative about the Palmer House. We strongly recommend it. Dee & Art

This is the third year we have stayed at the Palmer Home for our anniversary, and it won't be our last. Everyone there is just wonderful and friendly. We feel so welcome. You just can't beat sitting on the porches with the harbor breeze listening to the carriages ride by. It feels like it is right out of a perfect southern movie.

We stayed three nights on a fall trip to Charleston. The pictures and description on their website made it seem the ideal place to book a room. The exterior of the house and property was maintained. There was ample parking. The breakfast selection was good, but the same daily. A maid changed towels and made our bed each day. It did not appear that the sheets were changed, due to the same recognizable marks on them. Our room, the Magnolia Suite, was behind the kitchen in former servants quarters. It was quaint, which we expected. We also knew that we would have stairs to climb to get to it. When we arrived, the girl at checkin delivered our luggage it to the room via a service elevator. The downside of our stay involved the ambiance of this bed and breakfast. At one time it was a grand place to stay, but it now appeared run-down. Our suite had threadbare carpet and stained upholstery in the sitting room. The bathroom was OK but the shower floor was rust stained and we had to wear flip-flops. The bedroom did have a newer flat screen television and a firm mattress. The issue we had was with cleanliness. The white windowsills and base molding in our room had obvious dirt. There were dirty window cubbies in the hall leading from our room to the kitchen. Our exit down the back stairs lead by the laundry room with shelves of junk piled in front of the window and doorway for guests to see. I would suggest that the Magnolia Suite not be rented for the rates that the management charges. It is very overpriced. Or it needs cleaning to bring it up to the standards that the public expects at a bed and breakfast. We were also disappointed with the living room area in the main house. Guests could use this area, but it had no appeal since furniture was always left helter skelter.

We thoroughly enjoyed our stay at the Palmer Home. We were there for 3 nights and were welcomed with graciousness and a glass of wine with cheese. Due to double knee replacements, I was somewhat limited in my abilities to carry luggage and navigate the spiral outside stairs and the owner made every attempt as easy as possible (use of the tiny elevator for luggage, use of broad back stairs). The home is comfortable and a bit quirky, with a tiny bathroom for the room we stayed in, but the room, the comfortable bed, and the unparalled view from our upper porch more than made up for it. Breakfasts were good downhome Southern style cooking. We would certainly return again and hope to do just that at a future date.

Location and balcony view were perfect. Rooms were spacious and decorated nicely but he house needs some upkeep. The sofa in the "suite room" were I stayed for $300 was so dirty I could not sit in it and there were a lot of spider webs throughout the house. The bathroom had small roaches in it. As far as the breakfast I found a piece of a French manicure nail tip in my blueberry muffin. The thought still haunts me.

The Carriage House was quite adequate for the two couples that stayed there, plus the 70 lb golden retriever. The main criticism of the accomodations was that they should add a powder room as 4 people sharing one bath is a bit disappointing given the rate. They should also fix the front door so that it can open all the way out and check their light bulbs as many were out. The breakfast meals were SUPURB and everyone could not have been nicer. A perfect location and setting made for a memorable trip.

The Palmer Home was an amazing weekend getaway for my husband and I. We wanted to celebrate his birthday. We were walking distance from restaurants and right on the water. It was beautiful and took us back to a different time. We had amazing breakfasts and afternoon wine and cheese on the piazza. Even though we only had the weekend, we were able to fully relax and completely enjoy ourselves.

I booked this bed and breakfast for October 2010. We stayed in the front room (which has two rooms with a bed also in the bay window room) for two nights. The web site pics, reviews, and location pointed me towards the Palmer Home. The room was expensive ($275/night not including tax), but the moment we pulled up to the front gates it was all worth it. The building itself is gorgeous, 3 stories, with two terraces. It is located right on east bay street with a direct view of the harbor. The staff is welcoming and goes out of their way to make your stay enjoyable. We stayed on the 3rd floor "front room". They had a handy little elevator for bringing up your baggage. From the 3rd floor terrace you can view the harbor, the palmer home's garden, and the pool. Our room was clean and amazing. My girlfiriend was very impressed with the room, the bathroom, the bed. The Palmer home is beautiful and contains a lot of history as witnessed by the many tours passing by to take pictures. They do have a hand out on the history of the building which you can go through as you look through the over 150 year old building. The breakfast was awesome, and I am a big eater. Nothing like crispy bacon and cheezey eggs in the morning. The only problem with our stay in the front room was the air conditioning window unit. It did freeze at some point (which they have a sign posted that it would if the terrace door was left open) causing it not to work very well one night. Overall, we were pleasantly surprised and will stay there again.

The breakfast was like at (grandmothers house). The afternoon pink lemonade and chocolate chip cookies were wonderful... We really enjoyed our stay at the Palmer House! During the wine and cheese hour we sat on the piazza and stayed there all night overlooking Charleston Habour. The breeze was amazing! The staff was friendly and the breakfast was absolutely delicious! The house is within walking distance to a numerous restaurants and shopping. Staying at the house did feel like going back in time. It was really neat to experience and learn a part history.

The exterior of the home is beautiful and the staff was great. However, my room was very outdated with mismatched and stained furniture. The bathroom needed to be sanded before painting so it looks very sloppy and had no color or style. The bedroom part of the suite was more attractive and the bedding clean, but all furnishings/decorations were very dusty. Did not see other rooms.

If you love history, you will love The Palmer House. She is a grand dame that we thoroughly enjoyed visiting. The owner is so down to earth and an animal lover as well. We loved meeting all her four legged children. The view is breath taking from the piazzas. All of the staff were very helpful and very pleasant. We never thought we would be able to stay in a house on The Battery and we absolutely loved it!

We stayed in Dr Joe's room which was advertised as having a small bathroom, however for the price we paid I did expect it to be better than it was. The shower stall was wedged into a corner of what used to be a closet. The toilet was right at the doorway when you walked into the room - literally you could bump into it when entering. Howvere, the location of the Inn was spectacualr and the views from the veranda where second to none!

Veranda looks right over the bay looking at Fort Sumter. A real mansion dating before the Revolutionary war. Right at ground zero for history of the Revolutionary and Civil wars. Easy walk to many parks and historical sites. Stayed in the converted carriage house. Very roomy but very old. Like B&B's because you can open windows and get fresh air. The windows were welded shut so had to use A/C. Breakfast was really first class for a B&B.

We stayed in the Magnolia Suite this summer. The staff were wonderful, booked reservations for us, gave us historical background and tour suggestions. Being at the end of the Battery made for a quiet environment, away from traffic, with beautiful views of the harbor. The full breakfasts were quite nice, with plenty of food, though it was the same every day. The suite itself was decorated in a lovely way, but the mildew smell was overwhelming. A dehumidifier would be a tremendous benefit in that room. The pool area did not live up to the picture, so we did not even use it, as there were leaves in the water, clutter of pool supplies on the pool deck, untended flower beds surrounding the pool, etc. The landscaping left much to be desired, in a city known for its curb appeal. Overall, the stay was relaxing and nice, but I would probably choose another B&B next time we visit.

We are thrilled to hear this guest overall enjoyed our home and what we have to offer. Our staff attempts to make each guest feel at home and well taken care of. My only regret is this guest did not mention the "mildew smell" while they were here. We would have gladly gone out that very moment and purchased a dehumidifier. But, I will certainly take their suggestion on this and appreciate the feedback. Our pool is professionally cleaned 3 times each week and sometimes more than that. It is virtually impossible to keep it free of leaves since we do have (thankfully!) a constant breeze and there are trees around our pool. Once again, I only wish this had been brought up at the time so we could take care of it for them at that moment. We do try to keep flowers planted year round in our flower beds. We could always do more landscaping as the yard is over a half acre. We do offer a full Southern breakfast each morning consisting of: eggs cooked anyway, grits, bacon, biscuits, toast, muffins, cereals, yogurt and fresh fruit. Once again, we appreciate the feedback and will work on the items brought to our attention.

We stayed her in Sept during our 25th anniversary trip to the area. What a great historic house. The view from the porches is amazing- we so enjoyed drinking wine and eating breakfast overlooking the harbor. The rooms are like being in a great old house. There is so much to walk to in the area. The breakfast was awesome an dthe little things like fresh baked cookes and treats available all day, wine in the evening and a staff thawas just the right amount of attentive made for a perfect visit. I stayed in the Italian Room - was very comfortable -The most signfiicantly Italian thing about it was the pesant boy and girl lamps. Since I grew up in an Italian family with similar lamps , I felt very much at home. A nice touch if you're into that sort of thing.....The room has a nice view of the water. We were a large group, and they accommodated us in both the main house and the carriage house. Good location - Great view of the water

My husband brought me to the Palmer Home Bed and Breakfast for a surprise on my 40th birthday. This elegant, Carolina, low-country mansion is the epitome of Southern hospitality! It is a warm, friendly, and home-like atmosphere. We stayed in the front room, which has the best view of Charleston Harbor. We had access directly from our room to the piazza with the use of rocking chairs and comfortable wicker furniture. The room itself was decorated with period furniture and comfortable feather-down bed coverings. The room and bathroom were absolutely spotless! The staff was fantastic and very helpful. They catered to our every whim and need. Kristen even helped my husband surprise me on my birthday by arranging a private carriage ride through this grand, old city! The owner, Francess Palmer, even spent some time talking with us about the house and her family history. One thing I that someone staying in the front room must be aware of is the fact that the private bathroom for this room is across the hall. At first, I didn't think I would like it, but they provide nice spa robes so it wasn't that big of a deal. And, it was worth the walk across the hall to have the luxury of a big claw foot tub! The entire week of our stay at the Palmer Home Bed and Breakfast was a dream come true!

This place is outstanding. The young lady who checked us in also talked with us on the porch while we were having cheese and wine. She shared with us lots of information. The breakfast the next morning was great and the people who cooked were most friendly. My wife hugged and told them how good the food was. The weather was so nice, we ate breakfast on the porch. Not bad for January. The only thing I would change would be the delivery of our luggage. It is hard to get bags from your car to your room. The bed mattress needed replacing..but besides that, this place gets an A+. We will definitely come back..
