Our most popular Deluxe Suite, unfolds over 2 levels connected by a spiral staircase. Upstairs: features a bedside fireplace, bay window sitting area with wingback chairs, queen pine bed. Downstairs, the bathing salon features the largest whirlpool at Cliffside. Private library area. French doors open to private garden patio with table, chairs and umbrella. Total square footage 590.

This Classic Room features nicely detailed crown moldings, large bay window treatments and antique queen bed. Elegant walnut & marble trimmed mirror mantle, frames the fireplace. Large wingback chairs and an elegant armoire fill the sitting area. The bathroom is elegantly appointed with a walk in shower. Total square footage 335.
Long a guest favorite from our Classic Rooms collection. Blue & white florals dance about the sun-filled room. Large bay window area has built-in seating with table and additional relaxing area by the gas fireplace with 2 arm chairs. The antique carved mahogany queen 4 poster sits majestically high -- you'll appreciate the 2-step bed stool -- while mirrored antique French doors open to reveal the Bathing Salon. It features a shower, pedestal sink,and is nicely appointed in blue and white Italian tile. Total square footage 250.
Classic Room sits on southeast corner of the Manor House. Huge 9' wide bay window nook has built in seating for reading or relaxing surrounded by a trio of windows. Perfect perch for reading, relaxing or watching nature go by. The gas fireplace is detailed with green marble and has a wingback chair nearby. Note the stained glass panel above the doorway that leads into a unique Bathing Salon with steambath and shower. It has aromatherapy, chromatherapy and iPod docking. Total square footage 310.
Our most popular State Room Suite. Sun-filled with 2 large bay window alcoves. Artist Beatrice Turner lived and painted in this room. Grand antique carved walnut queen bed, matching chest of drawers, oriental rug, black marble fireplace, plus a bay window with built-in Victorian window seating & table. Bathing Salon features 2-person whirlpool dramatically set in the large bay window alcove, and detailed with carrera marble. Total square footage 355.
Classic Room: Room features hand-carved, antique golden oak furniture throughout, including an 8 foot queen headboard, dresser and mirror and fireplace with marble mantle. There is a Victorian fainting couch in the sitting area. The Bathing Salon has a clawfoot tub as well as a large stall shower. Total square footage 290.
Classic Room: bright and airy with 3rd floor windows facing south and west. While it is our most petite room, its sophisticated gold & ivory floral walls and burgundy accents help shape a warm, open feeling with sunny mansard dormer windows and gambrel ceiling. The guest chamber features an elegantly carved antique 4 poster queen bed, sitting area with gas fireplace surrounded in marble. French doors open into the Bathing Salon with whirlpool tub with shower, and skylight overhead. Detailing is Italian terracotta & white tiles. Total square footage 210.
Luxury Suite: sits quietly up on the sun-filled southeastern corner of the 3rd floor with 3 mansard dormer windows and 2 skylights. Petite living room with built-in library, fireplace, and wing back chairs. The bedroom features a queen mahogany plantation bed with large skylight above. The Bathing Salon features an enormous spa shower. Total square footage 365.
Luxury Suite: Bedroom is detailed with blues & golds, features an antique queen canopy, a reading area with a two chairs, gambrel ceiling, and a window seat that looks out 1 of 2 mansard dormer windows to seasonal, distant ocean views. The living room hosts a large fireplace, rolled arm gold love seat & small library area. The Bathing Salon has a slipper tub and shower. Skylights throughout suite. Total square footage 350.
The Inn's single largest bedroom features a mammoth 4 poster king bed, sitting area with Victorian fainting couch, chair, and fireplace. iPod-enabled suite-wide sound system. Bathing Salon: Large airtub and separate stall shower, double sink. Total square footage 470. One of the most popular Deluxe Suites.
With its dramatic, multi-angle, 9' cathedral ceiling & skylights, this Classic Room opens out into a light-filled, unique room. Tucked below a double skylight is an elegant antique Singapore king bed coupled with its matching butler armoire. Another skylight tops the sitting area with a marble fireplace, pair of armchairs, and double mansard dormer windows. Large French doors open to Bathing Salon with 2-person whirlpool, skylight, separate shower. Total square footage 320.
Unique Luxury Suite hideaway. Dramatic 2 level space in Cliffside's Victorian turret, with its own separate entrance. Upstairs: bedroom with an expansive, elevated bay window with built-in seating and fireplace. The room is outfitted with an Eastlake antique queen bed and armoire, and is elegantly detailed. Soaring overhead, the dramatic 20 foot cupola with its octagon cathedral ceiling, mansard dormer windows, and striking light system. Downstairs: Bathing Salon with 2-person whirlpool, shower, antique patterned floors. Total square footage 350.
Private entrance off a sunny deck with table, chairs and umbrella. There are 15 foot cathedral ceilings with skylights, plus a fireplace in each of the 3 spacious rooms. The bedroom features an English pine antique set with queen bed, armoire and desk, plus a large, sun-filled southeast window, and large wood burning fieldstone fireplace. The living room is made for relaxing with its roll arm sofa, over-stuffed club chair, built-in library with gas fireplace. Luxury Suite in Seaview Cottage includes one of Cliffside's most exotic Bathing Salons. Sun-filled bedroom has antique French King mansion bed with ornate carvings, butler's armoire. Floor-to-ceiling fieldstone wall leads to the living room, with roll arm sofa, club chair, marble surrounded gas fireplace. Bathing Salon: Heated towel racks, gas fireplace, antique pedestal sink, Jacuzzi Allure with steam bath, whirlpool, spa shower, built-in TV & stereo. Total square footage 500.

We had never been to a B&B prior to our stay at the Cliffside Inn. The Cliffside Inn was by far the best hospitality venue one could imagine. Visiting Newport, during the Memorial Day holiday, seemed the perfect thing to do for someone who grew up there; but never had the opportunity to enjoy the Island's Inns. Bill and Nancy's graciousness, hospitality and warmth was an unexpected, yet welcomed touch. We were taken care from the time we departed Washington, DC until the time we departed the Inn. On more than one occassion Bill called prior to our departure to ensure everything was OK and asked if there was anything he could do to make our stay pleasant. He made restaurant reservations for us and assured our special dietary menu was set.There was never a request that was too hard (whether it was ticket arrangements, special events coordination, or recommending things to do) or one that they could not fulfill. Our inital thought was "no one does this!" Upon arrival we were welcomed, as if we were family. The Inn's breakfast menu was filling and delightful and the nightly wine and small bites gave all guests an opportunity to meet and share experiences of the day. The Cliffside Inn's staff was absolutely amazing--the desire to ensure our stay remained pleasant was unbelieveable. The nightly room "turn down" service with its very special treats was an added touch of excellence. It was if the staff was on a personal mission to make sure we were completely and totally taken care of. These were the small, yet moving touches that made our stay special. We have stayed at 5 Star hotels in Europe and high-end resorts in the US-- we had to admit the Cliffside Inn is right up there with the best. However, what makes them better, in many ways, is something we could never find in these hotels--we found friends and family.

Our stay at the Cliffside Inn was the most enjoyable, relaxing and amazing weekend. The Inn is exceptional in every way. It's beautifully decorated, immaculate, comfortable, warm and inviting. We stayed in the Carriage House which is more than spacious and has a top notch bathroom. The whirlpool tub for two was so relaxing. The accommodations are exceptional, the food is delicious, the staff is warm and welcoming, the wine and cheese hour is terrific, the location is perfect and the Innkeepers make it all worthwhile. They are the most gracious and down to earth couple who make you feel so welcome and part of the family within moments of your arrival. When you leave the Cliffside Inn, you do so knowing you will return.

We visited the city of Newport and found a perfect place to stay. The atmosphere was great, innkeepers friendly and breakfast good. Enjoyed ourselves very much and the area kept us busy. A place to return to for sure.

Our stay was wonderfully comfortable, warm, and relaxed. The surroundings were lush and rich. Breakfast fulfilling and our innkeepers sweet, attentive, and knowledgeable regarding the history of this grand place. You will not regret your stay in any form.

This elegant inn has the best in both accommodations and service. The rooms are beautifully decorated, down to the smallest detail. The bathrooms are incredibly top-notch and spacious. The renovations throughout the inn are both visually stunning and yet oh-so welcoming. Food is delicious and made-to-order. Nancy and Bill are outstanding innkeepers and hosts. Can't be beat!

Follow I-95 South to Exit 9 for Route 4 (left hand exit). RT 4 will turn into RT 1 South. Take exit for the Newport Bridge. Go over the Jamestown Bridge and then the Newport toll Bridge. Take a right at bottom of off-ramp. At the 2nd traffic light turn, right where road forks. America's Cup Avenue begins there. America's Cup will turn left by the harbor/wharf area and become Memorial Boulevard at a traffic light. Follow Memorial uphill 8/10 mile to Cliff Avenue, which is last street before the beach. Take a right on Cliff Avenue, go down 2 blocks to Seaview Avenue.

In the afternoon, we welcome you back from your day exploring the best of Newport to join other guests for afternoon tea (served on Wednesdays and Saturdays from 4:30pm - 5:30 pm) and during the rest of the week, for a relaxed wine and hors d'oeuvres reception. Our daily reception is a wonderful way to meet other guests and unwind before heading out to enjoy one of Newport's fine restaurants.
