Fabulous food. 1st room just OK, 2nd room just great: views are variable depending on room. 1st room fireplace did not work, Jacuzzi was not worth the effort. Romance package never delivered. 2nd day switched rooms to a cheaper room with fireplace that worked, no Jacuzzi, great views. Package delivered during dinner, after a reminder, no flowers (possibly an unreal expectation at this time of year! Cost was reduced on my bill.) Staff was very friendly and pleasant, but see above for performance. Never met innkeepers: too bad. Great published notes on what to do and where to go. Did I mention food was fabulous?

Everyone was so wonderful to us! Dinner was delish and so was breakfast. My favorite part was the drive and tour of Littleton Nancy gave us.

We had such a nice, romantic, quiet weekend here! Our room was beautiful with a king sized bed and separate hot tub room (well worth the extra few bucks). Very clean and the view from every window was amazing! We asked for ice and extra towels which were provided to us with a smile. Dinner both nights was amazing and I would have given Dining a 5 star rating, but the deserts fell way short. We will definitely be back here though!

Nancy the innkeeper here and her staff were amazing! From the beginning to very end they were incredibly helpful and kind. One night we even got a lift into town because we were having car trouble and the on site restaurants were closed! We were only able to experience the dinning and wine one night of our stay because the restaurants were closed the other two nights (we stayed in the off season) but the food was great and the wine selection was awesome. On the nights when the restaurants weren't open they made sure we knew multiple options for dining near by. I will definitely be coming back!

It is an old hotel and as such things are crooked and out of line, but the bathroom which included a jacuzzi meant that using the toliet and closing the door nearly involved acrobatic actions - the lamp sconce over the bed had a burned out light and was crooked and the furniture was more kitsch than in period - sort've like early 70's motel for the headboard. We had to clean the dead flies off the window sill in the bathroom and in the tub and and well the room just was tired. The meal was included and we upgraded a bit and the food was absolutely delicious! The wine list was very good. Give the lobby and halls a fresh coat of paid and clean up the dings and dangs so that it looks less shabby and the place could be outstanding.

Sunset Hill House was one of the great highlights of our trip to see the beautiful fall colors. The staff at the inn were friendly and helpful. The view from our top-floor room was great. The room was cozy and quaint - and very comfortable. The breakfast was not only delicious, but also beautifully accented. Wish we could have stayed longer!

We enjoyed the tranquility of this very quiet Inn. The views are spectacular, the food was outstanding and the Inn is very clean and cozy! We stayed in the Master Suite Room 211 and it was very romantic with a gas fireplace, cozy couch and comfortable bed. It also had a balcony that overlooks the mountains (probably more enjoyable in warmer months) Recommended if you are looking to get away with your significant other and relax

While on a business trip, I had the pleasure of a single night stay during late October. Although the peak leaf season had already passed, the view and setting of the Sunset Hill House is outstanding. I returned to the inn after dining elsewhere nearby and visited the in-house pub and was pleased to find a cheerful crowd gathered for drinks and socializing. The owners and staff were friendly, gracious and courteous. After a great night of sleep (the bed was extremely comfortable), I awoke to a lovely sunrise. I rambled downstairs and had a delicious breakfast of cinnamon/apple/great grains pancakes, with a side of bacon and eggs over easy for some protein. The coffee was delicious and I filled my Sunset Hill House mug purchased at the gift shop for the ride home. I definitely plan on returning to this lovely destination.

We stayed 2 nights in a room with Jacuzzi in the Hillhouse, the building next to the main building in October 2013 during our Fall road trip through New England. The rate was very high ($280 per night) but as it was one of the last rooms available and we read the lovely reviews on Tripadvisor we decided to treat ourselves to a great Inn experience. It started off good. Nice location and hotel looks beautiful on the outside. Check in was friendly and good but the room was very disappointing. Yes a big Jacuzzi and a spectacular view, but the room was not clean (dirty corners, hairs on the Floor, pillows and duvet, many dead flies in the bathroom window, dirty windows, big stain and dirty carpet near the Jacuzzi, remnants of (ducked) tape on the floor near the airco, a dirty mirror with mascara stripes on it,). The rooms offered no extra perks e.g. a simple closet, coffee machine, a fridge and bathrobes. After stating our disappointment several times to the staff during our stay nothing was done about it. They promised to personally take care of it but nothing was extra cleaned and no note or personal touch or compensation to show that they cared for us. At check out we also mentioned our experiences and were brushed off with the advice to put our experience on this website to inform the innkeeper. When we returned from our trip I sent an email to the Innkeeper. I got a one sentence reply back from her and am still awaiting a proper reply. The beautiful surroundings and the house itself could make it a wonderful Inn and it is such a shame that the Innkeeper is not able to get the personnel up to a higer standard and together look more into the details. We are reasonable travelers and we understand when you work with people that these things can happen but take responsibility and offer a compensation that fits the room and the situation. Show you care for your guests! So unfortunately for us this experience was one we will never forget but not in a positive way.

Sunset Hill House is a very nice bed and breakfast. The room was clean, the inn keepers were very friendly and accommodating. Their restaurant was good. They do need a little help with their reservation system. Thankfully, we read other reviews about not getting the right room so we called a few days early to confirm our room. They did have us in the wrong room but had it taken care of before we got there. While we were there two other couples came in for the same room we were in. One of them actually were given a key to our room and were at our door at an inconvenient time trying to unlock it. We just chalked it up to a memorable experience. Overall, it was a great place.

Was just looking for a getaway spot durning peak season. I love leaf peeping. The room was fine, service was absolutely awesome, but the view was the best part. This inn has the best location and I walked out early in the morning and watched the sun rise over the incredible mountains in the backyard. Breakfast was overcooked and had limited choices. But I'd stay again just for the location and service!

As I said in the title, the setting is wonderful. On a clear day the view of the White mountain range is impressive. After that it all goes downhill. The room we stayed in was bright and the bed comfortable, but housekeeping does little in the way of refreshing the room once you moved in for the stay. Paint on the outside of the building and in the rooms is peeling. Furniture in the inn is old and needs to be replaced. On occasions we caught a musty smell in the room. I understand that it is an old property, but a tad of paint and running the vaccum very now and then isn't asking to much...especially at the price that is charged. Breakfast consisted of standard items, but was hot and fresh.

My significant other and I had a wonderful time at the Sunset Inn. The staff were kind and friendly and the overall atmosphere of the place is more than welcoming. My one issue is that I ordered the Chocolates, Roses, and Champagne special and asked that I be contacted via email or provided with a phone number where I could speak with someone in order to plan the when we would set them out to surprise my girlfriend. I was never contacted or given any further information and instead everything was already set up in the room when we arrived. She thought they were just complimentary and it spoiled the surprise. Nontheless, we still enjoyed them thoroughly in the jacuzzi. And the staff were so friendly that I couldn't really be upset about it. Two thumbs up.

The dinner was amazing. We stayed in the HH8 room and the view of the sunrise and sunset was amazing on the mountains. The golf course is more of a beginning course for sure so if you're a serious golfer it's going to be more of a short game practice for you. Short course and VERY slow greens. Regardless though it was still fun to play with the beautiful views of the mountains on both sides of the course. The surrounding towns to the north and south are enjoyable to visit and walk around. Plenty of places for everyone with all kinds of options. The only thing we didn't like was taking a shower was a pain because of the age of the building. The faucet leaked and it was loud when turning the hot water on. One other thing is that the drain was clogged with hair (come on ladies!) and needed to be cleaned out because at the end of the shower there was about 2 inches of water slowly going down the drain. The staff was incredibly helpful and was willing to bend over backwards on any request. It was cold and we came in after playing golf. We spoke with the person at the desk and they welcomed us to a glass of hot chocolate or hot tea in the dining room. It was the little things since we didn't even ask or know to ask. We took the bikes out for awhile and went into Franconia. It was a very quick ride down since it was all downhill. I don't think we touched the peddles once after getting onto the main road. It was a very hard ride back up though. If you make it to Littleton you should check out Chutters. World's longest wall of candy. Pretty cool even if you aren't a junk food person. All in all it was a relaxing few days with great food and beautiful views. This was just shy of a perfect experience.

People at the front desk didn't appear to be on the same page. Billing was difficult to compute - coffee free at breakfast but not at evening meal; not told until discovered on the checque. Dinner was gourmet but a little slower service than we would have chosen. Disappointed not to see either of the inn keepers, especially when Nancy was talked up so fondly by our first night waitress. We had a jigsaw puzzle to put together and the front desk was great in setting up in a side room with a table and chairs. Lovely grounds, loved the surrounding mountain view.

Our stay at the Sunset Hill House was very enjoyable. We loved the Inn, the views and the food. Our room was in the Hill House which is right next door to the main Inn. The room was quiet, historic and decorated with antiques, with a view of the golf course across the street. Our package included all of our meals, which was a great deal. The breakfast was a part buffet, part service and super yummy. Lunch was a take out bag lunch which was perfect for our hiking and exploring Franconia Notch. Dinner was full linens and gourmet food with panoramic views. So nice and so relaxing! The service was awesome, everyone was very helpful. We would definitely come back!

The staff at Sunset Hill are all lovely, and I feel bad making this review, but the issues should be fixed for the next customer. There were a few things that I would have overlooked and not written this review about. The Jacuzzi was still dirty the next day I went to use it.....the golf greens were unplayable and I am not a good golfer, and I was displeased....the bill is still being straightened out...and it has been a few weeks and three telephone calls from me to fix it....and still no return call.......but the worst was the food. The package was to include the full Innkeepers dinner. Well, each evening there was the same four choices....very limited in style. So we chose to pick off the menu. I was dismayed to see the charges....$4 for appetizers...$9 for dinners....I cannot remember the price for dessert....12.50 for a small dish of cheese...and 2.50 per coffee.......it seemed a little unfair since we had already paid for a dinner with the package....it was almost as expensive as starting with a blank slate. Our bill for two was an additional $79. What made it a little embarrassing was that I had invited another couple on their first B&B experience. Their bill is also still in question. I did explain that usually a B&B experience is very enjoyable and relaxing. I hope they believe me. Again, I want to say that the entire staff was lovely....and maybe it was their first time using Travelzoo....but they did not do a good job.

Smoke alarm went off during the night - found out no-one stays in the building after midnight - wooden structure if there was an actual fire would go up in instant flames. Also had a stopped up toilet. And their way of billing was really undesipherable! People all very nice but not well organized. Pleasant stay but way overpriced.

Sunset Hill House lives up to it's reputation in every way. The views were out of this world and we are Vermonters used of mountains. The rooms and facilities were all very clean. Please keep in mind this is a country property.If you see a leaf on the stairs, welcome it.You are partaking in nature.Guests are coming in and out from the golf course or out walking on the gorgeous property.Of course, they might bring in a leaf or two.If they were to vacuum constantly, it would be a unwelcome noise . The Innkeeper has won many awards for this B &B and it shows. The food was amazing. We used a promotion so we were limited with choices. We could not complain.These choices were absolutely wonderful.Breakfast was a surprise. It was fabulous and the portions were extremely generous. The staff seemed qualified and much more helpful than we would expect.They were kind and thoughtful. We spent a memorable weekend at Sunset Hill and hope to return. One little note is that they could use an extra chair or two at the pool.

Room was small, bathroom tiny. Beds were good. The menu advertised meant that some dishes were included. Others had a fee attached - $4 for appetizers and $9 for certain entres. They were worth the money, but it would be nice to be forewarned. It was not advertised this way.

The view is amazing as was the afternoon tea and home-made muffins. My dinner was very good but my wife's (pork) was terrible. The breakfast was excellent with a wide variety of offerings. Building and grounds were not "grand" but overall our stay OK.

From the first phone call until checking out, the service we received was warm, courteous, helpful and professional. The views of the mountains from the candlelit, quaint dining room were spectacular. Ean meal was artistically presented and the food was good. The picnic lunch is such a lovely idea. You can hike or sightsee and not worry about where you will eat.....and it was delicious. Sandwiches, amazing salads, cheese and bread, fruit, homemade cookies, chips, water. What more could you need? Golf is across the road and although the course is a little rough, my husband enjoyed the ease of playing...and the fees are included! The only thing that we found less than exceptional was the upkeep of the inn. It needs a good vacuuming, especially the common areas. The rooms are just okay. We upgraded to a premium room and I am not sure what a less than premium room would look like. Still, this is one of the best travel values we have ever gotten. All the pluses made us overlook the lack luster room.

We stayed here for two nights during our honeymoon, and we'd go back in a heartbeat. Wonderful, friendly staff, very eager to help and make our stay a happy one. Our room on the third floor was spacious and the bed was very comfortable — although we did have a noisy AC unit and ceiling fan, but fortunately we didn't need them. The breakfasts and dinner were excellent (they were a tad short-staffed at breakfast, resulting in some waiting), and the lunches they packed for our days of exploring were very tasty.

this was a nice place and we recieved a discount prior to arriving but the room was very noisy up until midnight.. i believe it was coming from the kitchen area as there was alot of door banging like cooler doors being slamed shut.. also housekeeping personal would holler to each other out in the hallways in the morning.. the beverage area for the breakfasts was always out of something and we wouls have to ask for things like hot water for tea. being a bed and BREAKFAST and included inthe room rate i don't feel you should have to tip the waitstaff or have it added to your room charge. waitstaff was good but inn should take care of tipping. beautiful views and we made the best of our three days, but i feel a bit pricey and would have left if paying full price.

We booked 1 night, a date night /escape for me and my husnand. Absolutely enjoyed Every minute. We walked and enjoyed the beautiful views, had a delicious, romantic, gourmet, candlelit dinner and a nice glass of wine. Loved our room. Very clean and comfortable, not to mention the jacuzzi. Woke to a delicious breakfast. I had the french toast and it was awesome! Time to leave and we hit the rode with a packed lunch from the kitchen. We had no plans, just enjoyed the views from the backroads. We even stopped for a short hike in the area. Can"t say enough. Everything we could have wanted and more. Oh, and the service....amazing!!

My wife and I stayed for two nights and drove away with a very happy contented feeling. Those people who want a perfect, sterile and plastic experience should go somewhere else. This is a place to explore, to enjoy and to feel the history and elegance of an old inn. The paint maybe peeling and the inn understaffed but you will have a great time because the other assets will surprise and delight you. The scenery from your window, the great food served and friendly staff will make your experience a good value.

My husband and I stayed for our 10th wedding anniversary. I loved the uniqueness of the buildings and rooms. We had an incredible view of the beautiful White Mountains from our room. The food was amazing and the service was great. All of the staff were helpful and friendly. When we asked about ways to spend the day, they had many suggestions for us. We really enjoyed the picnic lunch that they packed for us each day as well. It was a very relaxing getaway.

We stayed here for two nights with the travelzoo deal. The staff was great when it came to asking for things, but they did not go any further. We were supposed to have all meals included, but they forgot to have our bag lunch ready the first day and never offered us the second lunch. Because we stayed on a Monday night, the kitchen was closed and an expensive dinner was replaced with a $5 bottle of champagne and 3 chocolates. Not exactly equal to what we paid for. Although, the breakfast both days and the one dinner we did have was superb. The rooms were clean, however the bathrooms were a different story. The water never drained properly and the basins were all stained a blue color. Our stay all in all was OK. The staff never took time to make sure we were getting everything we needed and actually paid for. I could have spoken up, but waited to talk about it at checkout. Unfortunately the man behind the desk asked me for my keys, handed me a bill, and went about his business, never asking me how my stay was. That summed up the entire stay. Ask... don't expect. Again, I could have spoke up, but I just choose to handle it a different way, and that will be by not returning there again any of the two time a year we stay near the white mountains.

The Sunset Hill Inn is a very nice inn with gorgeous sunrise and sunset views. Not to mention an amazing view of the White Mountains. It's also conveniently located by other great attractions. The room was clean, service was great, and the breakfast was amazing. My only complaint was how early the inn "closes". My fiancé and I returned to the inn after going out for dinner (9ish) and nobody was there. We thought we could grab a drink at the bar, but it was closed. We bought a bottle of wine and didn't have a bottle opener since no one was there. Overall, we had a great time and I would recommend staying there...we'll just bringing a corkscrew next time. :)

Food and views are the highlights here! The rooms are comfortable and relatively clean. A little dust and some dead bugs in the sills. Everyone is happy to help so the service is really good. As I said the food was great! The included breakfast was made to order, to go lunch was perfect and all the dinners were amazing. Dinner was a little pricey but the chef let's nothing leave the kitchen that wasn't perfect. Although I stayed in the summer the views in the fall have to be amazing here, the location is perfect.

We stayed two nights. We dined two evenings as well as breakfast. The dinners we well done but special menu the same both nights. Breakfast was, breakfast. They have a 4 slot toaster and only 2 worked. Somewhat tuff with 15 or more people. I could not walk barefoot on the bedroom floor, it was gritty. The bed was comfortable though the duvet cover dingy. We will not use this inn again, at least not to stay.

We were very disapponied with our stay... our room was not clean and there were wires laying on the floor. The outdoor eating area had plants falling over with soil all over the deck along with lots of food not picked up.. we ended up going into town to eat on our first night. Service was very slow and due to the wedding that was being held on that Saturday, more attention was gived that that than the guests. Couldn;t enjoy the inn on Saturday due to the wedding... wish we had known there was a wedding going on, we would have come a different weekend. All in all not a good time.

My husband, myself and two friends stayed overnight at this resort. The innkeeper and staff were excellent. Service was wonderful and I cannot say enough about the delicious food. The innkeeper called prior to the visit and welcomed us which was something that has never been done for me before, so I was very impressed. She did tell me that the inn was old and do not expect even floors or new furniture as they had decorated in the period of the inn. She was not kidding. If you are looking for new and fancy, this is not the place for you. The room was small and the bathroom was so tiny that it would have been difficult for a larger person to get in the shower. It was clean, but very small and inconvenient to get cleaned up as there was nowhere to put anything down. The bed was comfortable but the pillows were small and lumpy. I do not know if that room was reserved for someone on the Travelzoo package or all the rooms were the same. You did get to play golf if you brought your clubs but the clubhouse closed down several years ago and was in disrepair. The pool looked clean and kept up. The inn does need some repairs on the outside. Most of the inside was OK but the carpet was old and stained and the living room was small and seating limited. That was the bad news. In the afternoon they had coffee, tea and water available, dinner was excellent and breakfast was great. They also packed us a really nice lunch that we took with us the next day and had a wonderful picnic. Again, the service and food were better than any bed and breakfast we have ever stayed in. I love going to the mountains and this inn also had a mountain view to die for. For the Travelzoo price, we could not have found better accommodations that included all the meals and had such a wonderful staff. I would definitely return and try to get a better room.

Beautiful spot, fantastic views and scenic area. Super friendly staff especially Amanda, the assistant mgr. She makes you feel like you have known her forever and you are family. She appears to be superwoman at large - always working to make sure all is right and everyone happy! Food was spectacular but if you overeat there are many hiking areas available to work it off! Just wish there were more chairs available outside to enjoy the beautifuly grounds. Hope to go back next year.

The Inn is beautifully located with gorgeous views of the White and Green mountains and lots of great places for hikers and nature lovers. Our room (305) was very nice and was cleaned each day but the halls and stairways needed vaccuming from our arrival to our departure. The staff was helpful especially with suggestions and ideas for activities. The travel Zoo deal included meals and the food was OK but the during the 3 days we were there the menu remained the same for all three meals (including the box/bag lunch) The first night dinner offered salmon which a friend and I took. Both of us (out of 4, the other two people made other choices) had upset stomachs for the next two days. Other wise the food was good. The dining staff was very pleasant if a bit disorganized. I think the Travel Zoo deal had them very busy.

We got a great deal on Travelzoo. The staff was very warm and helpful. The place is not pristine (paint chipping around the pool, stairs definitely not vacuumed that day) but if you don't mind looking past a few things its an overall wonderful experience. We will definitely be going back to stay there again.

Title says it all .... just stay away from the pool . The entire property is well kept considering the size of the building. The only suggestion I would make is don't pack your swimsuits. The pool area is very nice however the bottom of the pool is dirty and the color of the water is not one I would want to swim in, otherwise the place is a reasonably priced getaway

The Sunset Hill House is an antique New England inn near Franconia in New Hampshire's White Mountains. Situated on a hill, with a 9 hole golf course, a pool, dining room, bar, party room, decks and mountain views, the inn has lots of potential, but falls significantly short of expectations. While the crooked hallways and creaky wooden floors might add to the country charm, the excessive peeling paint on the building's exterior and other maintenance issues do not. We stayed in room 203. It was clean and offered a comfortable king size bed, gas fire place and jet tub. However, the bed's white coverlet and shams were old and stained and in need of replacement. The jet tub's hard water stains needed something more than a wipe down with soap and water. A shelf in the bathroom hung slanted off the wall making it hardly usable. And the sink's faucet was not properly secured. Our bay window had blinds but no curtains, only brackets where curtain rods once hung. The "art" that hung on the wall over the dresser was a cheap print in a cheesy frame that looked more suitable for a college dorm room than a $300 a night hotel room. Breakfast was just ok. The inn offers a choice of breakfasts with daily specials. Coffee, juice, fruit, toast, and grains are offered buffet style. At the 8:00 breakfast our first morning, the large coffee dispenser was empty, and only crumbs remained where bread for toast and english muffins once were. The coffee server was not replenished until the end of our meal. On our second morning, my wife and I ordered the same exact meal. Her's came out promptly, mine came 15 minutes later. As I said before, the inn has lots of promise and potential, but it's maintenance issues and lack of attention to detail make it second rate.

Outstanding room on a nice quiet road with exceptional views. What a great way to start any morning with a spectacular view and a breakfast to match. Now finish the day with a gourmet dinner that puts most restaurants to shame. Best meals we have ever had at a B&B. We'll be back!!

We stayed here with a travelzoo promotion and were hooked by the views and numerous activities nearby. We were NOT disappointed. The views were spectacular and the hiking trails at the nearby Franconia Notch State Park were better than advertised. The Flume Gorge is 2 miles of breath-taking, natural beauty. The dining was phenomenal! An absolutely gourmet experience; complete with a pallet awakener, scrumptious appetizer, beautifully presented entree and extensive list of wines to peruse (if you can take your eyes away from the view). The best part of the whole experience was the personal service of the staff. Everybody seemed to genuinely care if we were enjoying our stay. They asked us about our adventures and I even received compliments on my choice of attire! When we were checking out, the guest in front of us was actually complaining that there was too much sunlight coming into his room and he couldn't sleep in. (Typical miserable old couple) Nancy handled the situation without trepidation and had everybody smiling by the end. The bag lunches were phenomenal and made the daily excursions that much more enjoyable. The only disappointment was with the golf course which was not very well maintained. However, as soon as I mentioned that we wanted to play a longer course, Rick called over to maplewood country club and got us a tee time. That course was close to the inn, affordable and much more suitable for long hitters (they have a 600 yard hole). Stay at this inn if you like great food, amazing views, friendly service and a wide array of activities to partake in on a daily basis. My girlfriend and I left feeling totally relaxed and looking ahead to plan our next visit to the raw beauty of the white mountains and the hidden gem of an inn, the sunset hill house.

We enjoyed our stay but we were disappointed in the difference between the room descriptions and what we found. The website needs to be updated to reflect changes due to renovation. We booked our room due to the "sleep sofa" that was in the room. This sofa was not in the room and a roll-out bed had to be brought in. There was no microwave, coffee machine, or minifridge ...all described as part of the room. There is a lack of chairs at the pool and a struggle to get pool towels. Room towels were also difficult to obtain. Although we had 3 people, we only had towels for 2 and requests for additional towels were ignored. On the positive side, the daily breakfast was wonderful. The service staff works extremely hard and were friendly. Also, lots of mosquitoes and no bug spray or candles to eliminate them. They should screen in the large patio.

Sunset Hill Inn is my ideal traditional stay over when I'm in the Whites for both summer and winter. Combine great B&B accommodations, hospitality, and food with world class vistas and interesting guests for an always special experience. Sunset Hill House is a great location to view the mountain ranges and enjoy great food. We like to enjoy sitting out on a deck and/or a swim in the pool. Both were a huge disappointment at this property. We upgraded to a room with a "Large Private Deck" which ended up being in significant need of cleaning and maintenance. The view of the Sunrise is blocked by the corner of the building, although you will see the Sunset, what portion is not blocked by a tree. The pool was disappointing, bottom was dirty and not cleaned in some time, deck was cracked concrete painted over (and peeling) with only a few (maybe two or three) lounge chairs. The hospitality of the staff is fantastic, they are very friendly and really make you feel comfortable. So if you are going for the food (included breakfast has a great menu to choose from, and everything we tried was fantastic. We upgraded to a room with a Jaccuzzi, which only had an in-room free standing Air Conditioning unit. Aside from having to frequently dump the water tray from the unit (which had no signs on it that this was required to keep it cooling) it was very inadequate to cool the room. We hit a hot spell, so we had to sleep with the deck door open, which had no screen, and ditto on the windows. So needless to say, we have some extra visitors fly in during the evening. All in all we were hoping for a relaxing weekend, a swim in the pook, and sitting on the deck. Aside from the breakfast, at these prices it was a disappointment.

My husband and I stayed two nights at Sunset Hill House with Living Social vouchers (for which we were grateful and without which we would not have been able to afford a vacation). We only live 3 hours from Sugar Hill but it was enough of a getaway to leave our troubles behind. Front desk staff Ron & Karen were extremely helpful and gracious. Our room was large and comfortable and we enjoyed the privacy of being in the Hill House. Nancy's written (yes, as in "on paper", not online) guides were excellent and we squeezed a lot into our two days. Breakfast was incredible, everything home-made, no Eggo waffles here! Our gold panning wasn't very fruitful but Sunset Hill House is a diamond in the rough and THAT'S where we really struck gold. We don't golf and we're not particularly outdoorsy but we would love to go back for some winter activities!

Incredible food with spectacular panoramic views of the White Mountains. Definitely a destination worthy of "foodies." We take a food destination trip often for our anniversary. This year we were well pleased.

This is a nice inn with beautiful views. The on-sight golf course helps with activity. Most of the staff tried to be helpful, but there seemed to be some disconnects with housekeeping. We had no concerns re: cleanliness in our room. The breakfast choices were very good and the Tavern menu was ok.

My husband and I were here one night over Memorial Day weekend celebrating my birthday. During that evening it snowed three inches. When we came down for breakfast the next morning it looked more like December than May. The innkeeper had put out some Christmas decorations and had holiday music playing in the dining room!!! Loved it!!! People were singing along and didn't mind at all that the spring weekend plans had been changed due to mother nature. Also, the evening meal was AMAZING. Maybe the best meal I have ever eaten. Breakfast was way above standard, and that was with limited electricity after the snow storm. Great trip, wonderful staff. We will be back for sure.

If you're seeking beautiful scenery, excellent dining options, total sleeping comfort with the options to do something or nothing at all, look no further than the Sunset Hill House. The staff are so friendly and cater to your whim. Recommend room #310 with beautiful views, gas fireplace, and 2-person jacuzzi. In the dining room try the rack of lamb and don't skip dessert, because the butternut chocolate sauce over ice cream is fabulous! And the wine -- wow. The list is endless!

This cozy hideout in the mountains has it all. It's easy to get to but once you're there you feel a million miles away. it's on a hilltop with views of hills and mountains in every direction. There's a golf course, restaurant, and bicycles which you can take into the little village. The innkeepers make you feel like family and the scrumptious breakfast is heavenly. It's a place to visit again and again with something to offer each season.

THE BAD: When we arrived, our room had 30-40 dead flies in it, mostly around the windows and floors around them... I'm sure the room was cleaned after its last tenants, but it clearly hadn't been checked in the days before our arrival. The hallways were in need of a good vacuum too. Fortunately the dining areas always seemed clean. THE GOOD: Even though it was past 11 PM someone graciously came and changed our sheets and cleaned up our room as best as they could at that time of night. Our room was nice. The fireplace was wonderful. It heated up the room in a jiffy and provided a wonderful coziness. The view from the dining area is magnificent: snowcapped mountain peaks, valleys and hills covered with all sorts of trees... Equally inspiring was the breakfast: one part is made up of a continental breakfast buffet and the other is a made-to-order hot portion. The pastries were delicious. Coffee was great. The tea selections were among the best I've seen. The hot breakfast portion was also fantastic. My wife had a lobster and cheese omelette and I had stuffed french toast . All the ingredients were fantastic quality and the cooks obviously knew what they were doing. The service was great. Nancy, the "world's happiest innkeeper" checked in on everyone at breakfast and handed out several "insider" itineraries of things to do. The service was so friendly and nice that I feel guilty saying anything bad about their inn at all. The inn itself was was worn, but cute. Think of it as "character" rather than being run down and it shouldn't bother you. CONCLUSION: Is it good value? Kind of. You need to have the right expectations and know you are staying in a place whose value lies more in the intangibles than in the old building. But I guess the real question is, "would I go back?" Definitely. The food, service, location, and views would bring me back.

We stay in a Jacuzzi suite, with our 2 dogs and cat. The suite was big enough for us and our pets (one Labrador included). Bed and pillows very comfortable. The Jacuzzi for two people is in a separated room and it really invites to relaxation. The staff is friendly and helpful. Food is very good. It was my first time in a B&B and I'm glad I had a great experience.

Our 2-night stay was wonderful. The chef did a great job accommodating a vegan diet. The food was GREAT for both dinner and breakfast. Our small budget put us in a small room but it was very comfortable and cozy. The common sitting rooms and dining rooms were very inviting with spectacular views. I definitely would recommend Sunset Hill House.

My fiancee and I stayed here last year around this time, and had a wonderful time. Not only was the Sunset Hill House a romantic setting, but there was so much to do in the surrounding areas in New Hampshire. From zip-lining to maple syrup tasting, we had 3 days of fun and relaxation. The innkeepers were fabulous hosts, and the food was some of the best we've ever had! It was also a wonderful place to ask a beautiful girl a very important question :) Definitely recommend!

Stayed one Sat night to go skiing at Bretton Woods the next day. Had the Chef's Table Prix fixe when we arrived - delicious (especially with the optional wine flight) and an excellent value. Service was friendly and attentive. Room was updated and comfortable, with a beautiful view of the sunrise over the mountains. Highly recommended.

My wife and I stayed at the Sunset Hill House for one Saturday night. We arrived in the afternoon after skiing. The place was just as amazing as we remembered when we stayed there 6+ years ago. It was well worth the drive. All the staff members were extremely friendly and accommodating, I don't believe service could be any better than what they offer there. Food and the restaurant was out of this world!! While the room was a little aged, compared to the age of the House, it is in amazing condition. We had a room with a huge jacuzzi, a nice modern touch to an older House. On top of that, the Value was just out of this world for what you got with your reservation.

We stayed at Sunset Hill Inn with my elderly mother, our children and dog during February vacation. What a treat! The views are incredible, the rooms lovely, spacious, charming and comfortable, the service friendly and flexible, and the gourmet food was fantastic and generous. The grounds and golf course provided hours of pleasure for xc skiing and snowshoeing. There was no need to go anywhere else during our stay there. I highly recommend.

We've been to Sunset Hill House several times and always request the same room. It's sunny and faces the White Mountains and has an outdoor deck enclosed on three sides. I only gave the room 4 stars as the inn is old and bits of wallpaper are loose and the window shade has a tear. The same view of the mountains from the dining room is not to be believed; it's spectacular, especially when snow is on the peaks! Nancy is a wonderful host and is the one to prepare breakfast from the kitchen, although there is fruit, coffee, juice, yogurt, muffins, etc. on the sideboard for self service while waiting for the hot plates. Nancy delivers them personally so she can greet each table. Dinner menu selections are very varied and prepared and presented so well. Cleanliness at 4 stars has nothing to do with the inn itself, it's just that the walkway was not totally cleared of snow from several days previous. No matter, we will return for another visit, perhaps in the summer when we can enjoy the pool.

We had a very nice stay at the Sunset Hill House over the holidays in early January 2013. It is our second time at Sunset Hill House. While we had a couple of issues with the fireplace not working and one or two other items - the food was excellent, the staff are super friendly and helpful, and the stay was a real treat. Highly recommended!

My husband and I decided to stay here for our one year wedding anniversary. We had a fantastic time! We had a room with a fireplace and jetted tub, which was amazing. The dining was outstanding and we loved the views from the dining room at breakfast. We also enjoyed snowshoeing out back and took advantage of the discount ski tickets/rentals at Bretton Woods. We will definitely go back!

I was looking forward to my visit, having read excellent reviews on this Inn. the drive up is gorgeous, you go through a quaint little to only to see the Sunset Hill House on a majestic hill in the distance- but the people are the magic of the place, smiling, helpful attentive and caring. They clearly love working here and appreciate their guests. The rooms are all different and unique,large bathrooms are great. The water pressure is abundant as is the hot water. the food was amazing, and a delightful surprise. On a Wednesday night, Halloween no less, the dining room was practically full. Just about everything, including dessert is made in their kitchen. From appetizer to dessert, the meal was delightful and delicious. Just when I thought I could eat no more, HOMEMADE chocolates! This is one of those special places that is a rare find. I will be back!

From the time we entered, throughout our stay we were treated exceptionally well. the staff were friendly and helpful. The atmosphere was so inviting with spectacular views all around. We began our stay with a great round of golf and ended our day with cocktails on the porch. A great place to come, relax and enjoy life. We have to mention Marion, our waitress, who made our dinner more enjoyable.

We had a wonderful stay at Sunset Hill House. As a young, mid-20's couple, we got a great deal on the Master Suite Hill House 1 that we couldn't pass up and felt like royalty during our stay. A two-person jacuzzi tub with mountain views and a steam shower. Outstanding food for both breakfast (stuffed french toast) and dinner. The staff was wonderful and charming - always available to answer questions, recommend activities, or just for a pleasant chat. If we lived any closer than Albany, NY (4hr drive) I'm sure we would be there more often. If we can find time to go again, we definitely will. The only displeasing part of our stay was the lack of places in the room to put our winter gear (boots, coats, hats, etc.) when we came in from outside. No closet, no coat rack, and not mat for our boots made for some wet spots on the floor and rug that we stepped in. However, if we had gone in the summer I would not have even noticed that these were lacking from the room. Overall, it is a wonderfully charming place with better views of the White Mountains than I have seen anywhere else.

A wonderful stay filled with unbelievable views of the White and Green Mountains, friendly staff and great food. Lots to do outdoors and in the area, but watching the light change on the mountains and the clouds shift form was all we needed to keep us busy!

Sunset Hill House is a beautiful and charming old house. We went there for a cozy weekend getaway. The food is fantastic, as is the staff! The only negative comment is that the room had no TV. Everything else was just wonderful!

My sister and brother-in-law gave us a night at the Sunset Hill House as our wedding gift. While we are not big Bed and Breakfast people, we had a very quiet, enjoyable, relaxing stay at the Sunset Hill House. Highlights included the lobster quesadilla at the tavern, BREAKFAST and some great walking around the golf course and trails behind the inn. Thanks for a great time!

just a one night thanksgiving week getaway for my wife and me.saw the deal on living social email and took advantage.been in the area many times(polly's pancake parlor,sugar hill sampler,harmans cheese,etc.)but never stayed at sunset hill.we will definitely return and would highly reccomend.had some great raspberry chocolate chip pancakes for breakfast while looking out at the beautiful white mountains.

We stayed with Nancy and the Sunset Hill House folks the weekend before Thanksgiving 2012 as it was the perfect launching off place for our "northern 2nd home search". Everything was terrific; so good, in fact, we've decided to live there versus on our own. We spend a very long day Saturday house hunting but we were bolstered by a fabulous homemade breakfast that actaully carried us all the way through until dinner. All the meals were 5 star - Chef Brill is outstanding. Each night we opted for the Innkeeper's Table which included an appetizer (loved the Lobster Bisque), Salad (real Caesar dressing, need I say more?!?), a sorbet, an entree (the veal was like butter and the marsalla top notch, and dessert (the best Creme Brulee ever, and I've had a lot). I really enjoyed four dinners total because I had something different Friday and Saturday and then helped myself to my husband's dinners - much to his dismay, but he was a good sport and he let me try what he had ordered. Our room was lovely with a bow window and an impressive view of the mountains. The gas fireplace in our room only made the room more cozy and inviting. I never post anything online, but this was such a terrific weekend that I have no qualms heartily recommending Sunset Hill House. We will continue to make this our launch pad during our house hunt, and as potential new neighbors, we know we'll be frequent dinner patrons. Happy holidays! Michelle and Bill P.

Unsurpassed, knock your socks off views of the White Mountains...no traffic noises... THIS is a real getaway retreat! We brought our elderly yellow lab, our 8-year old daughter, and the inn welcomed us with open arms. The staff is delightful, the food is fabulous. Our room was very comfortable, though a bit quirky, and clean. We would definitely go again, perhaps in the summer when we can enjoy the golf course too.

The views were spectacular and the staff very friendly. But, there were too many 'little' things that marred our stay that reflect a lack of attention to detail and training. For example: the coverlet on our bed was filthy. Then, we spent the next half hour killing flies. As we used tissue to scoop up the dead flies, we noticed that the roll was almost depleted-- with no extras in the cabinet. So, late at night, we're back to the front desk asking for toilet paper. The next morning at breakfast, there was a bug in the orange juice! The OJ jar had a lid on it! So it had to get in there in the kitchen. The food was good. But, when I was brought hard fried eggs instead of the 'soft, scrambled' I requested, the server's response was 'oh, yeah.... well, can you cut into it and see if it's alright?' When we partook in what the Inn described as "Fine Dining", the food was good, except for the runny and inedible creme brulee. We mentioned it to our teenage server, and her response was 'oh, I'll have to let them know that.' In a "Fine Dining" establishment, the response is an immediate: "I'm so sorry, the ???? is excellent tonight, may I bring that out, instead?" Also-- when we asked for a second spoon so spouse could try it-- our server looked perplexed-- and said "hmm... I'll see if I can 'rustle' one up." Again, NOT fine dining. There were no instructions in our room on how to turn on the fireplace. When we called the front desk, the person that answered didn't know either. But, wanted to know if we wanted to "bother the innkeeper", or "could it wait?" Fortunately, the professional staff person that checked us in (that made such a great impression) must have heard and was soon at our door to quickly explain. It was SO simple. How about a little card in the room with the information? We saw good intentions everywhere; but, the staff needs to be better trained and more attention paid to the 'little' details.

Any issue presented by a guest will be resolved to your entire satisfaction immediately - that is my promise to you! You are absolutely correct that your room was not ready til immediately before the wedding. Check in is at 3pm, and if i recall correctly the wedding started at 3. We worked very hard and were glad to get you in even a little bit early. I am sorry you feel that that is poor service- I'm not sure how to address that. I felt my staff really went the extra mile to accommodate you early, with many check outs a full house arriving that day. thank you though for your feedback. We stayed in one of the newly renovated rooms which was done very well and had a nice view. Surprised at how great the food was, and we are very picky eaters. We had breakfast both mornings which was really fantastic and a great variety of things to pick from, also ate at the tavern one night which was also extremely good. Sat at the bar chatting with a very friendly bartender who even had us taste test a few new drinks she was putting together. Very helpful staff when asked for advice on hikes at front desk, although I was surprised they didn't have a AMC hiking guide or similar for people to look through. We were admittedly there during one of their busiest weekends of the year at the peak of foliage, but the breakfast seating seemed understaffed and the coffee had run out when we first got there. The inn is old, which is cool, a neat part of history. And I do love the charm that the old inn has, but I do wish it was a little more stylish in the common areas. The tired carpet, dated floral wall paper and decorations and brass fixtures are just a little too early 90s. I'd much prefer to see them with more the style of when the inn was constructed rather than the 90s, but the newly renovated room was very well done. All in all it was a great stay. We had wanted to book the Mt Washington Hotel but it was full and although I'd still rather stay there if I had the choice, we were very pleasantly surprised at Sunset Hill House, particularly the food!

The inn was very quaint, albiet needing some paint and minor repairs in places. A few minor things such as tissues in the bathroom and a shower door that stayed shut without having to reach above six feet to move a wooden stop would have been nice, but overall the room was very quiet and comfortable. Meals were very good and breakfast was included with price of room which made the room a fair price. Meals had somewhat unusual offerings and were very tasty, although menu had limited number of offering. Portions were just enough - plenty of the main entree, but a little slight on the sides, especially the vegetables (i.e. 5 green beans with my excellent roast duckling). Pricewise, thought meals were a little on the high side. In the morning, had to wait 10-15 minutes to get a table and then wait in line to make toast and wait for tea water. Self-serve breakfast area could be better organized and stocked/refilled, but food we ordered to be made up was very good (my husband though the omelet had a bit too much mushroom, but my pumpkin pancakes were excellent!) Overall had a very nice stay and plan to go back at least once in warmer weather when we can see some of the wildflowers in the back of the building in bloom and it is not so cold and windy that we shorten our walk of the many paths in the back of the inn.

so glad you enjoyed most of your stay. it can be very very busy (and we cant control it) when everyone in house (all 60 guests) decide to get up and have breakfast at the same time. I apologize you had to wait. Usually things are quieter early (7:30-8:30), but much is weather and 'mood' dependent. If only I could control that! Beautiful area to visit. The view of the mountains in the fall are spectacular. The front desk people were great, buy room service could have been better. This was our second stay at the inn. The restaurant was very good!

Charming ambiance with a million dollar view of white mountains of NH in the back and green mountains of VT in the front. Incredibly friendly and accomodating staff, especially Nancy the innkeeper who was more than happy to provide us with seconds of an amazingly delicious, hearty country breakfast. Dinner at their award winning restaurant is a special treat...gourmet food cooked to perfection, excellent reasonably priced wines, and again..that fabulous not to miss view.

We recently stayed at Sunset Hill for two nights and we enjoyed it very much! The room was great and very quiet. So much character! The views are amazing. We enjoyed the fine dining and the meal was beyond perfect. The wine was spectacular and the service outstanding. Everyone was friendly and helpful. Couldn't ask for anything more. We paid $260 for one night and with that price tag comes some expectations. We thought we'd opted for a lovely B&B experience instead of staying at a generic chain. What we got was truly a disappointment. The Hill House looks like a cross between a boarding house and an old hotel, complete with dirty carpets, chipping paint and old yard sale furniture with bad mattresses. None of the pictures on the website depict the room we stayed in. Breakfast was lovely, but that was the only thing that I would use that adjective for.

You are right- Hill House is our 'value' building - several of the rooms have not been renovated (but are scheduled to be!), and they are priced accordingly - which has me perplexed as they are nowhere near $260/night!!! Can you contact me so I can look up your charges and make sure they were correct? I wish you had let me know at the time that you were disappointed. We promise every guest that if there is any problem at all we will resolve it to your satisfaction immediately (short of the weather and other Acts of God!). My husband and I made our first trip to see the foliage last week. The Sunset Hill House contacted us before we ever left town to see if we needed any special accommodations. I requested sugar free syrup and it was waiting for me. Our room was 308.. very clean, huge jacuzzi tub, comfortable bed. We loved the special soap with the hole in the middle and took extra home! The help was friendly and the desk gave us many tips on what to see and do in the area. We had a fabulous time. The breakfast is delicious and the view awesome. This property is lovely! We were there for 5 nights and hated to leave! Thanks!

We were looking for a close overnight in order to attend the Highland Games in Lincoln. This B&B fit the bill. On arrival we were greeted by a very nice front desk host. Although it was her first day, and she was being coached, she will certainly do well. We felt welcome and she took care of us quickly. Our room was clean and comfortable. A few comments on housekeeping are in order so they can improve. We were lacking any bathroom amenities. The front desk quickly assisted us with that. On the minus-side, it was apparent that the floor above us was used as a private residence. There were toys strewn on the inside stairs leading up, and on our outside deck stairs was thrown a trashy rug. Considering the upscale image of the rest of the hotel, this was very out of place, but easily overlooked. Dinner dining was very nice. We opted to eat in the Tavern, and our lady bartender was friendly and knowledgeable. The food was awesome. Breakfast was a different matter, and a little awkward. It seemed the two young ladies working the tables were constantly in need of prodding for utensils, bread, coffee at the buffet table, etc. When I asked for an omelet prepared without onions, the response was that 'sometimes' the chef would balk at special requests. Having cooked professionally myself, I offered to cook it myself. One omelet was runny and very undercooked, with an unheated cheese interior. Basic French cookery 101. Perhaps it was a bad day? In any case, these are small items and easily cured. In all we enjoyed the experience, will recommend this B&B to our good friends, and will hope to enjoy it in the future.

Thanks for your great comments - I will absolutely do a bit of retraining with our breakfast girls, and address the toys issue with our assistant innkeeper (she has a delightful 7 year old, who occasionally 'forgets' to put things away - as 7 year olds are wont to do... I apologize. They are good folks, and I wouldn't trade them for the world, but like all of us are not always at their best (and clearly this was the case). I appreciate the information!

Used a travel zoo deal for a first time stay at this Inn. Rooms and view were wonderful. All of the staff were friendly, helpful, and went out of their way to make our stay special. Meals were delicious in both dining room and the tavern. On top of all this, our deal included unlimited golf at their course. We most definitely will return.

My husband & I just celebrated our 10th wedding anniversary this past weekend at the Sunset Hill House in Sugar Hill, NH. This was our first experience staying at an inn. My husband was unsure at first claiming he thought he would prefer a hotel. Thankfully, the experience at Sunset Hill House has changed his feelings. While the views are stunning, what really made our trip special & memorable was the excellent service of the staff and the mouthwatering cusine. From the full hearty breakfast to the impecable 5 course dinner, we left the inn relunctantly having never before been treated to such gourmet treats. We are already planning our return!

On first glance, the room seemed okay. However, the duvet had a couple of stains, the jetted tub could not have fit two people, someone felt the need to play the piano (on the other side of the wall of our room) at 8:00 am. We would still go back and try a different room (we were on the first floor) as the views are stunning, food is delectable and the staff definitely tries to please (we tried to move rooms but were unable due to availability). It would have been nice to have been given a voucher for something given our lack of pleasure with the room but alas it was not extended. Still go and enjoy a room on an upper floor facing the white mountains and indulge in the food! Yummy!

All I can say is that my wife and did not want to leave. The quality of the complete package just blew us away. Staying there for 3 nights for my sons wedding was really a pleasure. The staff went beyond amazing. When ever we needed any thing it was like they came out of thin air. My wife accidently stained her shawl during cocktails and the wedding planner came over and took the shawl to be cleaned and within minutes had it back to her without even being asked. The rooms where very inviting, warm and comfortable. It was very difficult chosing which room we wanted to stay in. They all had something different to offer. Each one seemed nicer then the next. And the views are breath taking. This is what living in New England is all about. The quality of the food, it's presentation, quantity and taste was on par with any resturant I have ever dinned in. The selection also made it difficult to decide. And the deserts, what can I say. All I need now is to find the time when I can plan a return trip. I don't even need a reason. I hope everyone who gets to read this review gets the opportunity to visit the Inn even if it is just for dinner. You won't be disappointed. And if you are planning a wedding or any other event for that matter, you won't find a more rewarding location to have it. A. Frigon

We need a weekend away after a crazy busy summer just to do whatever. The incredible service started when we called to make a reservation. Karen the front deck person was so helpful from beginning to end. She gave us the best room in the Inn. We spent a quite Friday evening and a wonderful nights sleep on the very comfortable bed. Woke up early (as this is what we do) to the smell of food cooking downstairs in the Kitchen. Went in for our complimentry breakfast which was delicious and small but perfect portions. Also a small but great selection. We wanted to go for a hike and ask Karen again and she recommend Bridal Veil Falls which is a 5 mile hike round trip which was exactly what we wanted. I would recommend it to anyone up in the area. After our hike we had a small picnic on the pretty grounds of the Inn and just relaxed the afternoon. Dressed for dinner, had a cocktail in the small bar and proceeded to dinner. The food was top notch ( and I have a very picky husband when it comes to food.... only the best!) Had a wonderful second night sleep and played a little golf on the course right across the street. I really loved it here and we WILL BE BACK. Thank you for a much needed weekend away!!

When you pull up to the Sunset Hill House, you will be astonished by the view of the beautiful White Mountains. Located in the quaint town of Sugar Hill, you are far enough away from busy travelers but close enough to enjoy a good time. I spent most of my time in the Notch, seeking out new adventures every day, and was able to unwind and enjoy the delicious food and views of Sunset Hill House.

When you find this B&B in the internet you get a very good impression. We believe that this has been like on the photos some years ago. Today you see everywhere that the owner is not taking care of this nice house at all. It is run down. Just everything is dirty including the bed. At the same time it is quite expensive. Unfortunately the breakfast was also on the same bad level. We where happy when we left the place.

My husband surprised me with a weekend get away to Sunset Hill House in Sugar Hill, NH for our 28th wedding Anniversary. This place is magical and romantic. We were treated to a 3 course wine tasting dinner, relaxed with new friends reading trivia cards in the tavern and played 9 holes of golf surrounded by the Green and White mountains. Just perfect.

We loved the view from our room. A suggestion would be to hang darker curtains. Once the sun comes up, the room is so bright it is impossible to sleep a little later. Karen at the front desk was very nice and accomodating. She went out of her way to make us feel welcome.

After booking on internet, we did not know what to expect. Surprist the property is beautiful, Rooms real nice but the real surprise is the dining experience is one of the best we had in a long time and the service is wonderful.

Cons: They stop serving breakfast at 9:30a and no food is available until 5p-8p when they serve dinner. No mini fridge in room. Our balcony was much smaller and less private than expected. The outside of the house did not look as nice as on the website. The house looked like it was in serious need of a paint job. Pros: The food was outstanding and the views of the White Mountains were as beautiful as advertised. Green Mountain views much less spectacular but nice sunsets.

I believe you were in room 205 - that balcony is 6'x10', but it might seem smaller as it is enclosed on the long side, and 4' on each of the short sides, making it nice and private. I apologize that we didnt communicate well with you that we were indeed in the process of scraping and painting the inn during your stay (we try not to scrape and paint on weekends or times of high occupancy so we dont disturb our valued guests)- so yes, you are absolutely right. We stumbled upon Sunset Hill House website last minute before Labor Day, and then got the discounted rate with BedandBreakfast.com. The rate was very reasonable and we were able to get a bridal suite at this discounted rate. The inn is an older home, but that in itself makes you feel like you have escaped far away from the city, and that was great. The innkeepers and staff take great pride in creating the most wonderful experience for you. The rooms are spacious, quiet, nicely decorated. Many (maybe most) rooms have balconies and our room had a jacuzzi. Rooms were immaculately clean - A+ to the cleaning staff. The mattress was very comfortable (you just lay down on it and forget all your troubles at once). Waking up to this wonderful sunrise facing a field of wild flowers and magnificent mountains at the horizon - is an unbelievable experience. The views are spectacular no matter what room you are staying in, and there is a golf course on premises if you play golf. Breakfast was nice too. I had a lobster omelet, which was very delicious. Overall - we had a great mini-vacation that is unforgettable.

This was our second stay at Sunset Hill & we were even more pleased this time. Updates were evident & created an even more welcoming arrival. We could only stay one night, which happened to be a full moon. We booked through bedandbreakfast.com & got the most beautiful King room with Jacuzzi tub for only $115.00 !!!!! That night the full moon shone thru our windows so beautiful & we wandered out onto the back lawn & danced in the moonlight. The next morning there was a short glitch with the new updated water pump system but it was quickly taken care of. (Hey, these things happen to everyone once in a while ! ) Once fixed my morning shower was awesome as I could stand with my back to the shower & look out the second story window with the blinds open & view the sunrise across the valley & up the White Mts. Awesome experience. Hope to get back up there for leaf peeping season.

My wife and I spent 2 nights on a travelzoo deal. Never used travelzoo or stayed at a Inn in New Hampshire before. What we got was great value and a totaly relaxing 2 days. After reading other reviews the room was basicly what I expected, very confortable King bed jacuzzi tub, lovely view and very clean everthing that was promised. It is an old building though and the trim is original quaint but a little rough. The halls are a little narrow and could use a little more upkeep in the stairwell area which left a poor first impression, but we soon got over it, realizing that the rest of the inn seems to be well maintained. The true value is the not the inn itself or the nine hole golf coarse which was a great place to walk as it is not to long and play best ball with my wife who has only played a couple of times as it's not to stressed. Nor is it the outstanding tastes of every dish we ate in the restaurant. The true value is the staff. At the outset the young receptionist asked us to let them know of any problems and if they were fixible they would be fixed. As it turned out there was a slight problem with the reservation. When I mentioned it, the owner said she would look into it. The next day it was fixed in a more than generous way. These people are honest, hospitable people that truely value their clients and want them to enjoy their stay and do everything in their power so that they do. A great place to relax.

I wanted to find just the right place to take my wife away without the kids for the first time in a very long time. I stumbled across a great deal on travelzoo and off we went. First, I just have to say that the concierge was absolutely one of the nicest people I have ever met. Just genuinely nice, easy to talk to, and couldn't have been more helpful. Second, the Inn and the grounds were just breathtaking. We felt like we were a million miles away. Finally, every morsel of food we had was fantastic. Free, cooked to order breakfast that is outstanding is not something you see everyday. Rooms arent huge for sure but they were extremely comfortable and immaculate. Surprisingly modern for an older inn. I can't wait to go back again. What else is there to say?

We got there early and were allowed to watch TV in the bar which was cool. I love that this place was so dog friendly. Although it is not always allowed, our dog played golf with us because there were not any people on the course, that was awesome. This really helped out the value of the place vs. all other places that dont allow pets. The views are great. The doors in the hallways are very loud, you should put some padding on the doorways(or anything for that matter) to reduce the banging. The bar didnt have hours it seemed, it was kind of open if people wanted it to be open, which was good, and bad, and confusing. The food was ok, could use some help. The people were very nice.

My wife and I stopped over en route to Quebec City and Charlevoix. Sunset Hill House was a perfect stop. We stayed in room 201, and had several beautiful views of the mountains. The service of the staff was fantastic throughout our short visit. Perhaps the highlight of the trip was our dinner. We ordered the Innkeeper's Table, and had some for the best food we have eaten. Starting with a huge Lobster Bisque (more like a stew with good lobster chunks), we went on to a great salad, and sorbet. I ordered the Ribeye special, and it was superb. In all, it was a great dining experience. Breakfast the next day was also excellent. The only tip that I would give would be to ask about wifi, if it is important to you. Our room, 201, was a good distance from the router, so service dropped regularly. Perhaps it was a call from above not to use my iPad in such a beautiful location! If wifi is important, check with the inn when you book. In all, it was a wonderful, albeit short stay. I would recommend highly. .

A little understaffed. Iron-- no ironing board. Hangers-- no closet or rack. One door hook. Exposed outlets in the most inconvenient places. Radio clock-- set to the wrong time and unusable. AC barely worked. Ice bucket-- no ice machine. Must go to kitchen or bar which close ridiculously at 8pm.

I'm sorry you were disapointed, and wish you had let us know while you were here so that we could have assisted you better. We have a promise, in writing, to all our guests that we will do all within our power to make your stay absolutely perfect. In this case I think you were under some misperceptions, and we could have easily assisted you. Irons and ironing boards are kept at the front desk - just ask. Similarly, if you had difficulty with your alarm clock or a/c we would have been glad to fix it for you, immediately, and to your absolute satisfaction. Yes, we are an older building (built in 1880!) and there is a paucity of outlets in handy places in a few rooms - but fortunately the foundational wiring has been upgraded and can easily support an outlet strip if you had needed one. Fire code prevents us from keeping those in the rooms, but they are available upon request. Our tavern is open for beverages all day. Dinner service starts at 5:30 and closes after the last reservation or guest departs, with the last formal seating being about 8:30. Late arriving guests (or those about to expire from starvation) we can resuscitate with salads, cheese, crackers, ice cream and other treats from the kitchen that don't require a chef to prepare. Ice is always available at the front desk, from 6am to midnight at a minimum. thank you for allowing me the opportunity to respond. As we turned on Sunset Hill Road, our grins were from ear to ear as the as yet unknown exact location of the Sunset Hill House became clear. we were giddy with excitement as our choice of Inn based only on web information and photos, happened to be the dream we were hoping it would be. Not only is the view as good as the Mt. Washington Hotel, it was off the beaten path, which is ideal for peace and privacy. We stayed in the Hill House, with a deck overlooking the green mountains and golf course. Because we spent two days hiking in and around the basin, we didn't get to play, but we will next time we go back. Lon the innkeeper made a personal visit to our breakfast table one morning, and we found the restaurant food to be all we needed and never ventured out, except for one sandwich for lunch. If you want to renew your spirit and soul, this is one place that can deliver.

My husband and I wanted a night away, so we stayed during the week. The room was very clean and decorated very nice. The views are spectacular, and the breakfast was wonderful. On the down side, there is no TV in the room and the "heated pool" was very cold. Also the back of the House and pool area are in need of some TLC.

Dear Guest, Thank you for this review! I'm very sorry that you felt the pool was not quite warm enough. Though our pool is heated, much of the heat comes from our solar panels, so the temperature of the pool can fluctuate, even depending on the weather! You are correct that not all of our rooms have televisions. Many rooms do not, simply because we hope that in an area such as where we are located you will be spending your time exploring. We do have complimentary wi-fi, and televisions are certainly available upon request, just ask! As for the back of the Inn, we have recently started a large painting project, and hope to have a fair amount done before it gets much chillier! We stayed at the Sunset Hill House for a weekend while in town for a wedding. The location is breathtaking and the weather was just about perfect. Our room was cozy and we enjoyed our king sized bed. We went on one of Nancy's tours - a great way to experience the area! Would definitely come back any time of year.

We were looking to stay in NH, and happened upon a deal at this Inn. What a pleasant SURPRISE, it had a beautiful view, our room (you had to walk through the bathroom) had a deck that overlooked the golf course!! It was great. We had drinks on the deck that overlooked MT Washington, and then we went to an awesome dinner. 5 Courses, it was one of the best meals we ever had!! We had played a round of golf before drinks, and then the next morning after our wonderful breakfast. We can't wait to go back...very soon!!!

My second visit and there will be more. This is one of the most pet friendly and people friendly inns that we have visited. The atmosphere and the food is outstanding. The people here all make you feel welcome. We also enjoyed the little 9 hole golf course.

We recently visited Sunset Hill House on August 3rd for a friends wedding. Everything was amazing right down to the gourmet breakfast. Our room was cozy and comfortable,especially with the fantastic spa tub! I have never seen more beautiful grounds or view anywhere and would highly recommend Sunset Hill House to anyone looking for romantic getaway. I expected the breakfast to be good, your usual run of the mill fare. I was so wrong! I have never been offered such unique options before where all of them sounded fabulous. The waitress even suggested having a side sampling of one the the other choices, which I thankfully took her up on. Hands down best breakfast anywhere! We will definitely be back! We had a very nice stay at the SHH. It was populated, yet quiet and peaceful...exactly what we were looking for. The location was very close to everything we wanted to see and do. Finally, the staff was very friendly and extremely helpful in guiding us in the right direction and making some suggestions that turned out to be great.

The staff were all very friendly and profession and the Innkeepers very helpful. The views are lovely. The breakfast had variety and was well prepared. My only complaint is that the room description from the website gave me some expectations which were not fully met, but which did not detract from the overall enjoyment of my stay.

While it was a brief stay, it was a wonderful stay. The staff at the Sunset Hill House was welcoming, friendly and accommodating. The Sunset Hill House is beautifully decorated and furnished. We enjoyed an outstanding dinner and full breakfast prepared by a new chef - excellent! There are wonderful views of 2 mountain ranges; the best being from behind the Sunset Hill House, facing the White Montains. The sun sets in front of the Sunset Hill House, which is also where a small parking lot is located across the street, as well as the golf course.

Pleasantly surprised with a beautiful room. It was nice and cool after a long hot ride. Golf was laid back and not the least bit intimidating for a beginner. Very forgiving. Dinner was awesome. My husband still can't get over the lava cake. The weekend will be well remembered.

This place is such a pleasure. We went here for just one night with our kids and the staff was very accommodating. There were no shades on the window in the adjacent room we had for the children but the staff quickly tried to rig something with a blanket which did help. The rooms were very clean and we had a good night sleep. The included breakfast, is not a quickly put together continental type of deal, it is a full service, anything you want on the menu type of deal. Wow. A sweet and nice family runs the thing, where the girls were kindly teasing their mother at the front desk. Thank you, we will be back again. Highly recommended.

From the time we arrived until the time we left less than 24 hours later, we were treated like their favorite family members! Everyone from the desk clerk to the waitstaff to the other guests to the owner were so very nice and accommodating! We had dinner and breakfast, and the food was wonderful - far beyond expectations! The room was comfy, and had a fantastic view of the White Mtns - near and far. The grounds were quite pleasant to walk around and we enjoyed the wild flowers galore! This is a wonderful old Inn. Our room had magnificent mountain views from our balcony. We loved the jacuzzi too. Our stay included a 3 course dinner which was delicious as well as a full breakfast. Service was very good. All of the employees were attentive and helpful. Would definitelt go back.

Staff is very nice and helpful. The young ladies serving breakfast are sweet and accomadating. Our breakfast(s) were wonderful and came with a good selection of hot and cold items. Our room was very spacious, comfortable and the view was excellent. The location of the inn is unbeatable. We understand the inn is old, but certain areas in and around the inn need some TLC. Painting and replacement of the worn carpet would help. The dinner menu is limited and the items listed just didn't peak our interest. However, talking with another couple that ate in the dining room said their dinner was excellent. The front desk didn't have area maps or a listing of area restaurants we picked up that info at another inn in the area. We did love our stay and would return in the future just better perpared with maps and restaurants lisiting.

This was my third stay at Sunset Hill House. I have stayed in both Winter and Summer climates. Tha attention to detail yet the relaxed atmosphere lends to an always wonderful stay. The rooms are clean and comfortable, the food is always great and the visuals are the best. My wife and I and another couple were at the Sunset Hill House last Sunday - Tuesday. Although the weather was less than perfect we had a grat time. I have to give credit to the Inn keepers and employees for the work that they do to make the experience memorable. It is a nice break from the standard hotel stay. The location is beautiful. The views are spectacular. The people are very friendly and accomodating. If you play golf there is a 9 hole par 33 golf course across the street that was part of our package. It is not the best manicured course in the state but it is the oldest. It has character and plenty of scenery. We played 72 holes. Walking it from the back tees is a good work out. The rooms are great (all different) and the dining is supurb. You will not be disappointed visiting this B&B. I'm going back.

Sunset Hill House offers a spectacular view of the Franconia & Presidential ranges, arguably the best you can find, along with gracious service and an excellent menu for dining. The personable service is a relief after being at impersonal chain hotels, and you meet some interesting folks there as well.

We stayed at the Sunset Hill House from Sunday to Monday of Memorial Day weekend after purchasing a deal from Travelzoo for $150 for a one night stay, 30 dollar food or 50 dollar wine credit in the dining room, breakfast and green fees for the golf course or mountain bike rentals. The room was very nice, I loved the claw foot tub and the mountain view. The sink area was small and I wish there were a full length mirror somewhere in the room. The back of the property was beautiful with gorgeous mountain views, we had the 5 course innkeepers dinner (which was delicious) by one of the back windows and it was beautiful! The bar in the tavern closed a little early I thought, but maybe its because we're used to being in the city. The dinner was a little pricey, but the wine credit and selection of wines with reasonable prices was an excellent surprise. I would definitely return sometime in the fall for a foliage overnight!

Incredibly friendly staff and excellent food are the main attractions. Nearby Cannon Mountain ski resort is a great place to learn for first-time skiers. Nearby town of Littleton has the world's longest candy counter, and Italian Oasis brewery with a great stout. Room lacked some modern conveniences, and something in the hall beeped at night. Wifi connection was very slow.

Hi thank you for your review! I'm sorry you found your room only 'so so' - some rooms in this historic property are outfitted with original fixtures dating to the 1800s - definitely NOT modern! But other rooms are completely modernized. Next time you visit us, tell us what you prefer, and we'll absolutely make sure the room fits you and your needs. After all, with 30 rooms and no two the same, we have a wide variety to choose from! Wifi? yep - it can be slow sometimes if a lot of folks are accessing it. we're looking into an upgrade now, but are limited somewhat by the bandwidth available in the region. I just feel fortunate we have wifi - so many others rely on satellite modems up here, and we are DSL! Looking forward to welcoming you back!

We were greeted cheerfully and respectfully when we came. We always have many questions. The innkeepers were very helpful and friendly. Waitresses were very up to kidding around with us. We were here for cross country, but there was no snow. They had a deal at Brettonwoods which we took and had an enjoyable day. Everything worked out right and we would love to come back.

Feb 2012-We bought a Travelzoo voucher for this B & B last fall. Booked it for the 24th & 25th of Feb., my wife’s B’day. For us it was a 21/2 hr. drive to Franconia, N.H. Until we got to about 15minute before the Notch, there was no snow. Shortly after we arrived it snowed and snowed; basically their first of the season. This is an inn that first opened in 1880 and has evolved through the years to the current building which was the servant’s quarters when it opened. The original Inn fell into disrepair and was reduced to ashes in the 70’s in a controlled burn. The present owners bought the current Inn about 13 yrs. ago. It is a building with a lot of character and not a right angle in the place. We were welcomed nicely by the front desk staff. Our room was an upgrade which I requested and paid for. It was a large comfortable room with a fireplace(gas) and a 2-person Jacuzzi in the bathroom. Do not come if you are expecting a modern up-to-date Inn though it is well kept. There is library/sitting room area which also had fireplaces(gas). In the afternoon, you can go there to get coffee, tea, or cocoa(NC); read a book, or use your computer or tablet with their wireless router. The wifi barely reached to our room and it was inconsistent there. The restaurant is very good. The menu offers a 5-course chefs table for $52 that was amazing. There were enough choices that were also offered al carte. The food was excellent and cooked to order. Breakfast, of course, comes with the room and has many choices. They also have a small tavern with a decent wine assortment. All of the staff were friendly attentive and quite helpful. For the value this was well worth the money spent. I have heard that Travelzoo will be doing another offering for this venue.

Our group thoroughly enjoyed the Inn. We moved the venue from the North Conway area after 10 years to seek out something a little more intimate for our group of 20 and the Sunset Hill House fit our needs like a glove.... a few of us were shocked on the room size and ammenities - come on now, where can you go and have a Steam Sauna Shower in your own room. I had several members of our group come in for a shower after a long day of skiing, AHHHH. It was great how our guest's could go in and look at the booked room and choose something different if they wanted. If your looking for a small group to stay all together, then stay in the Hill House, a detached house from the Inn. They couldn't have been more accomidating. We were all impressed and will be back next year at the same time, hopefully there's more snow. If your looking just to wonder off for those non skiers there's plenty to do around there, with a short car ride to anything.

Sunset Hill House was a great find. Our room was large and comfortable. The bathroom, although small, was fine. The food is excellent! The french toast, stuffed with cream cheese, is irresistable. The staff, from innkeeper Lon to waitstaff, are attentive, warm and not intrusive. And we appreciated the little surprises!

We stayed in the Hill House 1 room for two nights. The room was amazing, we loved the fireplace, and unique shower. The food was top notch from the restaurant in the main house. The selections were great and the service was superior. The hardest part was deciding what to order. The management was very personable and eager to please. We would love to come back to visit again.

My husband and I stayed at The Sunset Hill House for just one night this winter and were pleased with the Inn. I booked last minute and we were still able to secure a room with a beautiful view, king size bed and whirlpool tub. The service was lovely. While the overall experience was nice and we were glad to have been able to stay there, I think next time we might try someplace different.

The rooms were very quaint and had their own fireplace. The bathroom was updated. The service was good. The front desk ensured we had a room with a great view and let us know that we could see the sun set out the front door and the sun rise out of the dining room. What awesome views of both!! Everything was very clean. The front desk staff, bar and dining room staff we very friendly and told stories of the area revolving around pictures they have on the walls. The only negative I have is that I thought the food was over priced. It was excellent flavor and original, though! I had stuffed French Toast for breakfast - not to be overlooked! Yummmm!

The only thing better than the flawless and kind service at the Sunset Hill House is the food. The dinners my wife and I shared were wonderful & the "40's" big band music was charming. But the reason to come back is the view. To sip coffee at breakfast and take in the snow-capped mountain range is breathtaking. Our room was wonderful as well. If you are a fan og giant old inns, this place is not to be missed.

Last year we stayed at the Sunset Hill B & B and had an amazing time. The "free" breakfast in the morning was 5star gourmet breakfast. It was unbelievable that was included in our room. The couple that owns the B & B are wonderful and so welcoming. we had a lovely time sipping delicious hot cocoa and reading in their living room area. Our room was clean and comfy. our jacuzzi was wonderful! very clean. Dreaming about going back again soon!

I stayed at Sunset Hill House with my boyfriend this past weekend, and was a little worried before arrival given some of the reviews on yelp regarding the decor. They were wrong. I purchased the weekend get away through travelzoo.com as a Christmas gift and wanted everything to be perfect. The owners really made the weekend romantic and great. They placed us in a really cozy room with a nice tv, king size comfy bed, awesome views and great renovated bathroom with a Jacuzzi tub. We were extremely comfortable. The Inn was clean, the food was very good and everyone was so nice. The most impressive part of the weekend was returning from dinner at the Restaurant at Sunset Hill (which was really cold, only complaint) to a candle lit room with the fire going and a rose on my pillow. Nancy and Lon were energetic and just a joy to be around. I would certainly come back.

We went on the spur of the moment thanks to an online coupon and made a nice weekend of it. If we'd had our druthers we would have taken some of the comments about how run down this place is more seriously. The inn needs a complete renovation-- all the carpet and wallpaper in the common areas needs replacing, and our room was no different. The bathroom was as clean as the 40 year old fixtures will ever get. It reminded me a lot of visiting my grandparents' house: clean but a generation out dated. Like we said, if you've got a coupon or other deal, go for it. The view is great, location isn't bad, and they throw in breakfast for free. I wouldn't pay full price for it, though, and there are much nicer looking places in the area for the same price.

We spent a romantic weekend at Sunset Hill House. The food was superb and the location overlooking the mountains was beautiful. This is a really nice getaway place. The fireplace in the room is a nice touch. Some baths are marked as "step up". I guess we had one of those as it was an old fashioned tub with a shower. I would have preferred a modern shower which some of the rooms have. It was great that we could bring our dog.

Draps in room were faded. Dirt under end table. Ceiling fan not working. Blinds need to be repaired or replaced. One toaster for breakfast not enough. Prefer to have toast brought out with eggs. Problem is eggs get cold while wait for toast (if toaster is available)Service staff seemed overwhelmed during breakfast. 1st day we waited 20 minutes before Lon summoned someone to take our order. Other days juice and coffee urns were not refilled promptly.

We only found this little gem of a B&B on the last night of our holiday but it was the best. A shame we didn't find it earlier. Very welcoming, every care looked after. My guess is that owners have put their heart and soul into their business and have thought through everything. We usually leave a B&B thinking lovely but if only... they'd done this or that, but not with this one. This is a charming N.E. inn. The food is outstanding as well as the service. The rooms are a bit outdated but clean. Just know what to expect - an older inn with all the creaks, tacky wallpaper and smallish rooms. But a warm and friendly atmosphere with excellent food. We felt as if we were back in the day staying overnight at grandma's house! We enjoyed our stay but felt the cost is on the high side.

We had a wonderful weekend at the Sunset Hill House, and we really did not want to leave! The room we had was great, complete with beautiful decor and a hot tub in its own room, which had a gorgeous view of the mountains! The staff could not have been nicer or more accomodating, and the owners are very nice! Lon (one of the owners) is a very interesting and nice guy to talk to....he makes you feel right at home! Also, the dinner we had there one evening was fabulous, and everything was home made and delicious! You could have cut the Rib Eye steak we ordered with a butter knife! Additionally, the views from the Inn are incredible, as you look over Cannon mountain and many other mountains in the Presidential range. The town the Inn is located in, Sugar Hill, is one of the most beautiful spots in all of New Hampshire! A great place to visit, and a must on our future list of places to go again!!!

We went to a wedding there and was told it was a two night minimum, but that later changed and you could book the one night. Too late for me. When we first went up to the room, it wasnt what I had seen in the pics, so I was disappointed, the musty smell was slightly evident in the room, but much stronger in the closets. The sink was dripping and staining the sink, there were drool smudges across the windows, I assume a dog was in the room last, and I took a damp towel and wiped them myself. The staff was not always available. Attention to detail and organization isnt their strong suit. They never made the bed or restocked our towels etc the next day. I was told the Inn was booked up, so I tried to make the best of it, as I was so looking forward to the wedding, I wasnt let this ruin it. I guess what surprized me most was when I received an email asking how my stay was and if they missed the mark in any way please let them know so they can fix it. It wasnt sincere, as when I did they never responded. I let it go and had no intention of going back. This morning my daughter who also stayed there, and her room was much cleaner and cheaper, received a newsletter email. In this update was the fact that Nancy (owner), quit after 12 years, and they are renovating room 309, so I guess they got the hint, and I was right it was in need of a redu and cleaning. As a business owner, they should of acknowledged my complaint and validated it!!!! It would of meant a lot.

We have stayed at the Sunset Hill House twice over the last two months, and each stay was terrific. The views were incredible, the golf was as pleasant as could be, and the breakfasts were delectable. There was even live piano music during breakfast! I would go there again.

We love our Saturday morning pianist. He showed up one day as an out-of-house guest for breakfast and we've since developed a great friendship. He's a local pastor with a joie de vivre that all enjoy and he looks forward to the rather spectacular mix of people who come through our door as guests. Judging by your rating of our rooms, I'm going to guess you were in one of our traditional rooms which tend to be simpler and "classic inn." To me, that's the best value and the most authentic way to experience the slice of New England history that we represent. Thank you for taking the time to review us.

V. accomodating - nice inn with great surrounding - had some problems with some rooms but they largely compensated for the temporary situation. Will go back.

Looking at the date range of your stay, I'm guessing the "problem with some rooms" was due to our fire on 30 Aug 2011 (caused by defectively manufactured wire--how does one prevent that?) There was a short time where we had up to 12 rooms out of service and even now we still have one room that won't be fixed until well after foliage.

Our stay at Sunset Hill House, room HH #4. Based our selection on the advertised room description and pictures found on website. The truth - As soon as we unlocked the door we were hit with: Overwhelming smell of mold and must emitting from the room as soon as you opened the door; Cracked windowpane obstructed the view; Bed mattress was listing to the left; the mattress sank even more when you sat on it. Bed linens were dingy & stained; Dresser had someone else’s clothes still in the drawer and two of the drawers had used sandwich baggies left in them; Carpet was soiled and stained throughout. Called the ‘main’ house; still no one answered the phone, I called 2 times. I walked over, no one at the front desk; I rang the buzzer that said, “to see the World’s Happiest Innkeeper, just ring the buzzer”. I rang it 3 times, still no one. Dining room door was shut; I entered and found 3 staff just sitting. I asked to see the Innkeeper or manager. I spoke with Karen and I explained my issues. I told her, she could “make it better or issue a refund”. I was offered their ‘best room in the house’ Room #211. This room did not have the horrible smell of mold and must but it did have the following problems: Wallpaper was peeling or bubbled; Above the television an uncovered electrical fixture with exposed wires and switches; Sofa was worn and frayed; Carpet was soiled and stained; Shower curtain had mold on the bottom. Several light fixtures had burnt out light bulbs. Carpet needed vacuming. 2 other bits- The “best” room was directly over the kitchen! Had to endure the conversations of the staff and pots & pans clanking well after 10 P.M. I suspect the Innkeepers and their 4 children reside on the 3rd floor above room #211, or else a herd of moose were residing up there because all we could hear was the pounding of running feet across our ceiling early in the mornings and late at night. Will not recommend it to anyone!

I wish I had a herd of moose on the 3d floor, they'd be a huge marketing asset. I've thought long and hard on this review as I do not fathom the motivation for such vicious deceit. In addition to outright lies, there are gross exaggerations (and even a kernel of truth). Lies: 1. Exposed electric-There is not. 2. The innkeepers' kids. The reviewer professes intimate knowledge of my family’s size, manners and abode. No one lives above 211, and both my “organic” & adopted children have exemplary manners. 3. My staff. The idea my staff would “just sit around," is outright malice, even if I could afford for them to. 4. Talking to the innkeeper: If Nancy or I are in Sugar Hill, much less on site, we are available for our guests. Karen, our desk manager, did everything she could to satisfy them and they told her all was well while they were here. 5. Moose: Per state law, no wild animals are allowed as pets. 6. Noise: Hyperbole of the "because it could be true, it is true" ilk-if there is noise we'll ask the offender to quiet. Truths: 211’s wall paper has some edges that are trying to lift. We stick them back down assiduously, but it is the nature of wallpaper (and everything) to be entropic. I would also like to replace the carpet (which she doesn't talk about, instead calling it "vacuuming”). Mold: Impossible. H4 is a bright room with huge natural light. While it’s possible there was an odor she didn’t like, it most certainly wasn’t mold. The antique glass still has a crack. All I ask of a review is fairness. We do screw up at times-Karen was mortified that housekeeping had missed the drawers and it wouldn't matter if it they had been full of $100 bills-it was still an error on our part. Bottom line: If there is something wrong for which we're responsible, I beg we are told when we can still do something about it-because we will. To accept our overtures and tell us all is well until a hateful anonymous diatribe months later is graceless.

Overall, a very nice spot to spend a first anniversary, great food and ambience, our room was switched to a 3rd floor room which was fine and very clean. Price was reasonable, about what one would expect at a fine old inn in northern NH.

This wonderful mountainside Inn is hosted by friendly inn keepers and staff. There is fine dining offered and a cooked to order breakfast is included. We tried the Chef's special 5 course dinner and each course was excellent. The atmosphere is relaxing and the area is beautiful. There are some nice paths for walking and the location is on a sidewalked road also good for walking. A short 9 hole golf course is on the property. Our room was comfortable and we especially enjoyed the little deck overlooking the back yard and mountains.

Small group of friends and family gathered to celebrate a 50th birthday. The graciousness of the staff and the accomodations they made for our party was outstanding! Absolutely the best staff! Rooms were very comfortable and a good value. Breakfast was to die for - especially their maple cream cheese stuffed french toast. Unfortunately dinner was very disappointing - lobster bisque, mussels and other dishes were extremely salty. They did credit costs however it just left a lot to be desired. Overall a great stay - just have dinner elsewhere.

This reviewer is actually being very kind to us reference dinner. My then Executive Chef really botched this up and I am very sorry. I truly have to thank Amanda (our Assistant Innkeeper) for bending over backwards to make it as right as we could. Unfortunately, the most valuable resource any of have is time and even writing off your meal is only partial compensation for your time. We had read alot of negative reviews in TripAdvisor so our expectations were not very high. We were, however, pleased with our stay. While it's true that the B&B might be considered slightly run down by some, we still found it to be lovely. Our room did have peeling wallpaper and spider webs in the closet, and also could have used newer/nicer curtains to block out the sun more effectively. But the bathroom looked to be newly renovated and was quite nice. The staff were tremendously nice and helpful, answered all of our questions, and met most of our requests. We had hoped for a TV in our room but unfortunately it was not "cable ready". I think they would have happily given us another room if one had been available. The restaurant was great and had incredible views. In fact, the views all around this inn are amazing. Bottom line: if you're looking for luxurious accommodations, this is not the place to stay. But if you're content with "nice enough", good food, very obliging staff, and an astonishing setting, you will be very here.

This review is ABSOLUTELY WONDERFUL. You, Dear Reader, are perhaps wondering why? At one level it could seem like damnation by faint praise. What it really feels like is my night dreams of the 1001 things I want to get done with the place that I wish I'd gotten to already. I hope these folks come back, because there has been a lot of changes made since they wrote this review. For example, when they were here, much of the main inn had been scraped but not yet repainted, and then the painter couldn't finish the job. It's only in September that I found someone to finish the job and I hope he can be done by winter. The reviewer did correctly note that we will do whatever we can to accommodate any guest. Probably the thing I am most frustrated by is that housekeeping missed the closet as it is what I term an “easily controllable.” At the exact moment, I quite sure the problem has been resolved (it was systemic), but I always worry that we can get it 99% right and still get it 100% wrong. On the TV front, I am half considering taking out all the tvs and half considering biting the bullet and wiring all the rooms for cable. The quandary is that couples come here to remember why they’re with the other person and tv is more insistent than a new puppy. Out first stay at the Sunset Hill House was an exceptional one. What a pleasant surprise to find such a quaint and cozy escape from the stress of life. The staff and service was exceptional, the views breathtaking. The room had a great unique charm, and the breakfast was perhaps the highlight of the trip!

Robert Frost's "The Road Less Traveled" and "Snowy Wood" were based on his life here in Franconia/Sugar Hill. It really is a magical place out of time. I'll pass on your breakfast remarks to Nancy who cooks about 99% of the time. Three years ago I looked at Nancy like she had rocks in her head when she said she wanted to do breakfast herself. I mean, why would someone who could hire someone else to do a hard task, take it upon herself to be here before the sun's up, be the first to deal with all the little things that can arise overnight, and FUNCTION at 6am. Excluding a couple of short vacations, she hasn't missed a day since then and she still loves it! Thanks again for your review.

My husband and I stayed at the Sunset Hill House in NH and we had a great time. The views we unbelieveable. The Sunset Hill Restaurant was delicious and the setting perfect. I loved the view of the white mountains from our room. Breakfast was also tasty and served quickly. I guess the only bad thing was that there wasn't any wiggle room in the bathroom and my husband had to manuver himself in weird ways to get the door to close behind him. Otherwise, the room was perfect.

Thank you so much for taking the time to review us. I actually chuckled when I read your review because I know some of our bathrooms are small. Of course, when they were installed, it was considered luxurious just to HAVE a private bathroom. As you know from being here, it's nearly impossible to expand some of the bathrooms short of taking a room between two others, splitting it in half, and making two larger bathrooms (which we've done in a few cases--307, 309, and 308). For anyone else reading this, the smallest bathroom is in 304, the 2d smallest in 204. They're bigger'n an RVs, but definitely compact.

What a fantastic way to spend the weekend. Outstanding rooms and service seems to be business as usual at the Sunset Hill House. The stay was complemented by great breakfast and dinner served in the main house which was great after a day of grueling hiking. All of this of course with a beautiful White Mountain backdrop.

I'm impressed at hiking in April. The views are stupendous because the trees haven't leafed out, there's no bugs, but the tops of the trails consistently have a LOT of snow. This was my first time to Sunset Hill House and it will not be my last. The staff was there to answer any question you might have or to provide you with information about the area and the various towns to take in if you were not cross country skiing or snow shoeing. This was of great help since I had never been in the area before. The selection of meals offered were outstanding both in the tavern and dinning room. The rooms each had their own charm and warmth, those with fireplaces only add to the charm. No, I will return and that is a promise. Gerri Otenti

What this really does is create a forum that sometimes works the way it's supposed to, but also is used as a vehicle for cyber bullying. You don't even need to stay at a place to rate it (good or bad). TripAdvisor is the worst for this and one day I'm going to have to respond to it, but I dread it as I expect civility of me and those I encounter and it's not there. You're right about my staff. After a long ride due to a snow storm my wife and I got a pleasent surprise our hosts Nancy & Lon Henderson were there to greet us. The place was spotless and beutifull. our room was very nice and comfortable. The staff was very friendly and went out of thier way to make sure every thing was to our likeing. The food was fantastic. The only negative for the whole weekend was the very limited menu. Other than that it was a very relaxing weekend and we felt right at home. My wife and I plan on spending our anniversary here evey year now. Thank you Sunset Hill House.

Thanks so much for your kind review. It's true, in the winter time midweeks we usually offer just the tavern menu which is much more limited than the fine dining. This may sound complex, but next time you come and we know you're coming, we'll send you a copy of the main menu and you can give us an idea of what you want to eat. Think of it as a prix fix, but with you in the driver seat. Then even if there are only the two of you, we'll have a fine dining dinner worthy of your anniversary. Actually, we'd do this for anyone, but it's very hard to do "the night of" since we like to use completely fresh, cooked and prepared in-house, ingredients. Thanks again, Lon.

The scenery was breathtaking. The rooms were much larger than I expected. I did a package plan that included breakfast and one dinner. The food especially dinner was outstanding! Would definitely stay again and am already planning a trip back in the summer!!!

As of Oct 2011, the Innkeepers' Table was $52/person and includes an appetizer, a soup or salad, home-baked rolls, sorbet (as intermezzo), an entree and a dessert--basically 6 courses and what many consider the best mountain views east of the Rockies. For some of the high cost dishes such as rack of lamb, venison or filet mignon, there is a surcharge of from $4-8. For many folks, 6 courses is a LOT of food irrespective of price and I whole-heartedly endorse a la carte dining. We don't even mind if a couple splits an entree although we reserve the option of having a modest separate plate fee. The reviewer didn't mention that we also have a much lower-priced tavern menu with options in the $5 to $15 range (3 courses are typically in the $20/person range). Guests should also note that we're usually closed on Mondays in the high season and Monday and Tuesday in the off season. Thanks again for reviewing and we look forward to welcoming you back.

Inn was very comfortable. Room was spacious, clean, comfortable and warm (in the middle of January). Service was excellent, friendly, relaxed and welcoming. The views and setting were way beyond my expectation -- truly "a view with a room". We did the King's Feast, which was wonderful -- food and wine were excellent.

This is a great place to stay when visiting the area. Both Nancy and Lon are very cordial. The staff are all very helpful and caring people. This was our second visit there and we will continue to stay there when visiting in the White Mountains.

The wind and snow blew outside, but we were cozy and pampered in this traditional New England inn. We arrived at 10 pm in a snowstorm and found the fireplaces aglow and welcoming. Our second floor room was comfy with fireplace and king-sized bed. Lon and Nancy couldn't have been friendlier! They provided us with all the information and reservations we needed to enjoy the area. Breakfast was yummy and plentiful with real maple syrup on the pancakes! They advertise the view and they weren't exaggerating. You can't imagine the majestic view of the Presidential range of the White Mountains. We are not skiiers, but there was plenty to do otherwise. We would go back in a minute if we didn't live so far away (Wisconsin). We highly recommend this charming inn!

Our expectations were high when we saw the inn on the website and our expectations were met. It is truly a lovely location with mountains surrounding you and nordic trails available right outside the door. We had a package deal but due to room availability, I'm sure we were upgraded to a better room with some special amenities which was appreciated. The staff were all courteous and friendly. The only difficulties we had was in making the reservation for an advertised package deal thru the New England Inns & Resorts and then some issues with how it was billed. The reservationist at the off site call center was not familiar with the package I was reserving and then the billing method caused us to be charged for our included dinner. All was resolved cheerfully and was the only glitch in a wonderfully relaxing weekend. My only warning is to plan on spending more money than you think because the culinary experiences will tempt you! The food was wonderful for breakfast and dinner. We enjoyed a 6 course private dinner, as it turned out, complete with falling snow at the end of a picture perfect day.

We had a very comfortable stay in a big room with a jacuzzi, a steam jet shower, and a fireplace. Really accommodating atmosphere and very relaxing. The view is absolutely spectacular! I would recommend it to anyone who needs to get away.

This was our first time in New Hampshire and the Sunset Hill House was everything we dreamed of and more. First and foremost, the service was outstanding- friendly informative and useful (they shoveled the 24" of snow off of our car!) The food was AMAZING! We dined in both the tavern and the dining room and both meals were delicious and presented beautifully. Our room was cozy, comfortable well-stocked with great amenities (fire place, jacuzzi tub, heat lamp, beautiful mountain view) and clean. We were here during a snow storm and had the best time playing with their snow shoes and drinking the hot cocoa they greeted us with when we came inside. Great experience and we will be back to have our wedding here.

The inn is in a beautiful location on a ridge just north of Franconia Notch in the White Mountains, with both sunrise and sunset views. It is an old building, with charm and quirks appropriate to its age. I doubt that any two rooms are alike. Our room had a small deck with a beautiful view of the Presidential Range in the distance and Canon Mountain just across the valley. The heart and soul of this inn are the innkeepers, Nancy and Lon. Rarely have we met a more delightful couple. And Nancy makes amazing breakfasts. Speaking of food, we were there on a weekend featuring the cuisine and wines of Tuscany. Our package included a 5-course, 4-wine dinner on Saturday that was extraordinary. (Wine dinners are an approximately montly occurence.)

The view from our room, with fall foliage in the foreground and mountains behind, was breathtaking. The room itself was delightfully decorated and very comfortable. The quality of the food (breakfast and dinner) was of the highest, and all the staff were friendly and welcoming. We would certainly recommend a stay here.

We wanted to explore the mountains and see the leaves, and spent 10 days here in this peaceful house with great views across the mountains. It felt just like being at home in your own house, and the food was exceptional, with excellent service from all the staff. We would certainly come back again and would recommend this house as the ideal center to explore this beautiful region.

While the weather (which was lousy throughout our two night stay) and the fact that it was the weekend after Columbus day (hence a bit empty) admittedly didn't help the atmosphere, here are our overall impressions. Pros - Location (best in the area), green credentials, staff (efficient, chatty, helpful), quirky/quaint building, room 202 (pretty, spacious, plenty of ambience), the upgrade we were given but not told about, the inn cat, the food (breakfast was copious and our tavern meal excellent, as was the waiter). Cons - confirmation of my online reservation with the room’s original price, not the discounted one (which forced me to send an email of complaint), staff (inexperienced and off-hand, especially at check-in when we couldn’t locate anyone), room cleanliness (dust under the bed, an uncleaned glass and an unacceptable shower curtain), the limited tavern menu and the small, dark room it sits in, the cat (it woke us up at 5.45 one morning but we like cats and are luckily not allergic to them). I realise I’m contradicting myself, but that’s the trouble. There’s a surprising amount of disparity at Sunset Hill and, while there’s a good feel to it, we couldn't help think that the Inn is somehow past its best, like a once successful but ageing actress who tries to deny that her graying hair and wrinkles are losing her fans. It can’t be easy running a place of this size and age, but neither is it a good idea to rely solely on location and past acclaims. Perhaps if we’d had the chance to meet the innkeepers we’d have formed a different opinion and although we enjoyed our stay (the above are but niggles after all) I was also glad not to have paid the full price for the room. We would however definitely stay here again and will also recommend the inn to other like-minded friends. Tips - book a sunrise room (the view is stunning and unmarred by roads or cars). Check the special rates webpage (discounts start one week prior to arrival and can be substantial).

Thank you for your insightful comments. I wish you had simply mentioned to us that you were dissatisfied as we would gladly have corrected any deficiency on the spot to your entire satisfaction. That is my responsibility to you, and I take it seriously indeed. you'll be interested to know that the whole inn is torn apart as I type - we are replacing the 130 year old heat system (YIPPEE) which has done nothing but give me grief this past decade. It is a HUGE expense (100% of the gross revenue of the inn for half a year...) but it is so needed. And concurrently we're rearranging, repainting, stripping, and generally "playing with" our rooms. Keep abreast of our doings on our facebook site or our blog and come see us again in a few months when all is in order again!

My husband and I found SHH for a fairly last minute stay in NH. We chose our room because of the view and that is was one of the 'quietest' (Room 301). On the positive, it was a corner room and had absolutely beautiful views of the mountains at sunrise. On the negative, even the hallway seemed slanted on the 3rd floor and we could not keep the soap from slipping off the shower shelf. The wood floors are quaint, but we could hear the people below us move about. We were glad we had no one 'above us'. The wallpaper in the whole inn, seems ready to be replaced...very dated and starting to peel. If they replaced the paper, what a huge difference it would make as the inn seemed very clean otherwise. Our waitress was wonderful and I'm sorry but I can't remember her name (she was pregnant). She had great advice on where to go as we had limited time and were new to the area. She asked how our room was every morning and made sure we had the things we asked for. ON the negative side, the front desk was not as helpful and seemed only interested in having us eat at their restaurant. When I had mentioned that our room was very chilly and there was no thermastat, she said we should have a heater in the closet, there wasn't and there was no attempt to see if we had one. Also, when they cleaned the room, they took the wet towels, but did not replace them. We think this was just an oversight as they left the window open, yet it was an inconvenience to us. The room was clean otherwise, but looked as if they don't sweep under the bed. We never ate at the restaurant or tavern for dinner, as they don't have ESPN in the inn and it was football season! We ate at the Italian Oasis in Littleton one evening, the pizza was good and you can order in the bar and watch your favorite game. I think if we returned...we would try somewhere else. There was nothing 'bad' about the inn, but aside from the views and our breakfast experience, there was nothing we would rave about.

My boyfriend and I stayed at Sunset Hill House in August. The area is beautiful and there is an amazing view of the mountains. The staff at Sunset Hill was very helpful. We were put in one room originally which did not have a view of the mountains, and we were given the keys to other rooms to check out to see which one we would like to stay in. My problem with Sunset Hill was it was clean but not clean at the same time. The room was obviously cleaned each day, but when we arrived there was a piece of trash on the table. Also there were a few bugs that we found crawling in the bathroom, not big though. These weren't deal breakers though, and I would consider staying again.

My wife and I stayed for a long weekend to celebrate our first wedding anniversary. Upon arriving in the lovely little area of Sugar Hill and finding the Sunset Hill House, we found out that our room had been upgraded to the amazing Hill House 1. A well-appointed interior and jacuzzi looking straight out onto the mountain range. Spectacular! We ate the 6 course prix fix menu in the restaurant on our first evening. The food was wonderful and well portioned. Breakfasts were fantastic too. The staff were delightful. Thoroughly recommend.

The Sunset Hill House is a beautiful B&B with the Green Mountains on one side and the White Mountains on the other. there are beautiful views right outside the hotel and it is a great location close to Franconia, Lincoln, and Mount Washington. The innkeepers and the staff are extremely helpful and friendly creating a wonderful environment for relaxation.

Sunset Hill House is a very old inn. Our room was slanting. Some of the people at the front desk were very helpful, others were not. Our room had not been swept when we arrived and the bathroom was not clean all the way. When we told the staff, they said that they would take care of it (which they did not). Dinner was very good. The wait staff was excellent. We had Zack - he was great. The bar tender was fantastic as well. Breakfast which was included was just o.k. Would not stay there again.

Absolutely we are an old inn. Indeed, we are one of the oldest inns in NH, built in 1880 and in almost continuous operation since then. Our floors (and walls, and windows and everything else) slant and creak as is typical of a historic building. I am sorry you felt the bathroom was not "all the way" clean- I wish you had told me personally or my General Manger so that we could have made it right for you. I see that after you reported this to the desk, we did go and look at your room, emptied your trash, replaced the soap etc, but that it was truly clean. Please understand that in may bathrooms, the sinks and tubs are also 130 years old - many folks love the deep clawfooted tub experience, but some prefer modern plastics - and we have those too! Next time, let us know what you prefer, and we'll be sure to accommodate you.

My wife and I have returned to Sunset Hill House a number of times over the past decade. The inn is well-located with great views, yet away from the White Mountain's traffic, crowds and noise. It's an easy drive to almost anywhere you may want to go during the day. The inn's hosts and staff always make us feel at home in this friendly, comfy country place, every time we come. It's truly a home away from home. If there should be a problem with anything (hey, it happens -- and really, no inn or hotel is always "perfect"), they'll jump through hoops to make things right. The rooms are attractive and nicely furnished. The beds we've had are comfortable, and the fireplaces can take any chill out of the air. There is also A/C for any very warm days. The baths we've had in our rooms are modern, with plenty of hot water. The complementary breakfast is both well-prepared and filling, as is evening dinner, whether in the restaurant or the casual tavern, although taking an early or late meal will reduce waiting time between courses, if that's a concern. And front desk travel guidance for the area's many attractions is first rate. Is this place for you? Well, if you like the predictable, bland sameness or formality of a major chain hotel or motel, no. If you like warm, casual, friendly, comfortable historic places to stay, we'd recommend it.

For us the mountains are the main allure, and what a perfect place Sunset Hill House is for soaking in the views while relaxing in well-appointed rooms and attractive common areas. The innkeepers have produced terrific guides to, with informative comments on, all possible things to do in the area. They and the staff are unfailingly friendly and helpful. The full breakfasts are scrumptious and healthy. The dinners are delicious but more healthy choices are needed. We are already planning when we can go again and for how many more days we can stay.

We have stayed at this inn for six years and are never disappointed. It feels like home with lovely amenities like a pool and golf course. The staff is lovely and so hospitable! Will definitely return!

We planned our destination wedding at the Sunset Hill House. The owners, the wedding planner, the entire staff all did an amazing job making our wedding not only what we expected, but even better. The staff were especially patient with us, and took as much care in all of the details as we did ourselves. They were like part of the family! The food was absolutely amazing. All of the guests raved about the food, the view, the environment, and the fun! Our wedding was around 110 people, and was a perfect size for the Sunset Hill House. Not all of our guests were able to stay at the Sunset Hill Houses 29 rooms (we bought the entire place out), however there is a Best Western 2 minutes down the road for those guests who weren't able to book at the inn. The ceremony area could easily have fit more people, as well as the reception area and cocktail hour area. The only thing that would make the SSH more perfect is more rooms for additional guests. Thank you to Lon, Nancy, Amanda, and the rest of the Sunset Hill House staff for making our wedding absolutely perfect. We'll see you soon for many anniversary celebrations! The Tropeano Family.

Incredible views and tranquil setting. Inn staff very helpful. Excellent variety and preparation for breakfast. Challenging and beautiful setting for cycling. Great walking right outside the door. Room and bed were comfortable and room had character with furnishings and decor. We had a great stay and look forward to returning soon. May even try golf again.

Missed breakfast so I don't know about food, but wine list was impressive - only thing where fault could be found was pool looked a little run down, but hey, we live in a 160 year old farmhouse, so we know a little about priority of projects on these older buildings - labor of love!! The views were A plus, staff were friendly and helpful, loved the antique furniture. My only recommendation is extend breakfast hours. We arrived at the restaurant at 9:30AM and had missed breakfast completely. We like to sleep in on vacation, but didn't think 9:30 was too late. Oh well, I guess we should have asked the innkeeper what the hours were! In general, it is a lovely spot and I would certainly return... great spot to celebrate our anniversary.

Sunset Hill House overlooks the mountains offering a beautiful view. The wait staff is friendly and solicitous. The food is well prepared and is delicious. The inn itself is very "tired" needing a paint job on the outside as well as sprucing up inside. From our perspective housekeeping is non existent. Dead bugs and cobwebs littered our room. On three successive days dirty towels were not replaced with clean ones and one day the room was not cleaned at all until sometime after 7:00 P.M.!! We notified the manager on duty who apologized and the situation was corrected but this shouldn't have happened. In our opinion the inn must have a system whereby a manager should educate the housekeeping staff on how to clean a room and then follow up by checking the room after it has been cleaned. Again the people are nice but a dirty room put us off. We will not recommend this inn to anyone.

Hosts Lon and Nancy welcomed our family with incredible warmth and generosity. A lovely old Inn in a spectacular setting and convenient location. Outstanding breakfasts - the most delicious waffles and omelettes we've ever tasted. Cozy common rooms and a fabulous dining room with a superb view of the mountains. Sunset Hill House's dining room must have one of the most magnificent views in the White Mountains. Panoramic and it includes a dozen or so of the Presidential Peaks - Mt. Washington in the distance and Mts. Lafayette adn Cannon up close. Ask for a room with the sunrise mountain view. Accomodations are old-fashioned with modern amenities such as jacuzzi tubs and a gas fireplace in the cozy double parlor. An elegant breakfast is included. Dinner is extra and "haute cuisine". The Tavern Room offers light dinners at very reasonable prices that are delicious. We were very happy with our experience.

We recently returned to the Sunset Hill House for an amazing weekend away from the city. (Boston) We have stayed at this "one of a kind" INN twice now and we will continue to return for years to come. The service and hospitality provided at this INN is few and far between. The Innkeepers, Nancy and Lon are extremely friendly and they really work hard to ensure that their guests enjoy their stay. The rooms are very warm and cozy. The views are spectacular - one of a kind. Amanda at the front desk was also amazing - we didn't even have to tell her our names when we checked in. She remembered them from our previous stay. This Inn truly is a home away from home. We've stayed at other INNS, B&B's and Hotels in the area and this is by far our favorite. We can't wait to come back! Thanks again Nancy and Lon! This Inn will take you back in time off the beaten track, the winding roads that lead up to the Inn are lined with beautiful aged maple and pine trees. The Mansion is a museum where tapestry, architecture, carpets and furniture are beautifully preserved in their original state. When we came in, we were greeted by a very friendly, upbeat, efficient front desk person. She was cute as a button with a personality to match. Our room was everything we anticipated it would be and more. My husband fell in love with the shower and plans to get one for home. Dinner was undescribably delicious and well presented. We had the loveliest waitresses.

The staff here was wonderful, everyone is passionate and completely focused on engaging guests! We had an incredible Valentine's day dinner, stayed in a suite with a gorgeous jacuzzi for two (and the biggest bed I've ever slept in) and also enjoyed our breakfast - included in the rate. I was playing the piano after we checked out and got an email from the innkeeper (Nancy) asking me to come back and play for her again! They are obviously focused where they should be - on their guests.

We stayed over the Valentine's weekend to do some skiing at Bretton Woods and Cannon. This was the first time at Sunset Hill Inn but we had spent alot of time in Franconia and Sunset Hill over the past year. The Inn was great. The dinner was exceptional as were the homemade cookies. Our room had a slider with a great view (if it had been clear it would have been spectacular). The room seemed to be renewed recently with nice paint and furniture and floors. The bath was new with a jacuzzi tub, a sink with a view and wood flooring. The bed was beautiful. The gas fireplace was another highlight. The service was good but we had to wait some for a seating at the restaurant, even though there were empty tables. We found this problem at another Franconia Inn previously. Make reservations ahead. I can't think of many places as beautiful in the east.

You are absolutely correct that there are often tables unoccupied, yet we may ask a guest to wait a few moments. This is not because we don't want to seat you, but simply because we want your service to be wonderful, as you noted it was. We seat guests not when tables are free, but when our servers and our kitchen are able to welcome you with excellent and attentive service, so that you never feel rushed, or ignored, or have to wait an uncomfortable time for your meal. We had a great one night stay. Our room was very comfortable and clean. Loved the wallpaper! Were woken in the morning by a cat crying to come into our room. We let him in and he curled up on our bed!!! Some may not like this but we loved it! Great breakfast and dinner in the tavern was great. We would definitely go back.

Enjoyed my stay very much. Only suggestion I have is to take the antique mirror out of the bathroom and replace with a clear one - makes it easier to shave or apply make-up, and is the one place a clear mirror is a good idea. Everything else was great - loved the fireplace and the cat.

Ten artists stayed at the Inn for a 3-day outdoor painting workshop. The innkeepers couldn't have been more hospitable, friendly and helpful. We had some adventures; the boiler broke down, leaving some of the rooms without heat. As the temperature was south of negative 10 degrees, the pipes froze. The innnkeepers, Nancy and Lou, met these enourmous problems head on and had the problems solved. Note: they had a contingency plan if their initial efforts had failed. Sunset Hill House is a wonderful place to stay, with astounding views of Mt. Washington and the Presidentials.

What a wonderful winter weekend. I had only cross-country ski'd once before, but this was great. The trails were perfect and the view stupendous. And the rentals sooo simple. The room was like going back in time. The breakfast was STUPENDOUS (with the most breathtaking views); and the 6-course meal was so elegant and delicious and so perfectly presented. I felt like we went back in time. Plus we hopped around for a little antique shopping in between skiing and dinner. And the views, views, views . . . stupendous!

My husband and I wanted to get away after Christmas for a little R&R and winder snowshoeing. The Sunset Hill House was perfect -- very relaxing and warm (it was -11 degrees outside). The food was delicious, the rooms clean, cozy and updated. It was so peaceful and all the staff very friendly. We will recomend this to all our friends.

Sunset Hill House is one of our favorite places to go to escape our busy lives. The staff is always super friendly and they make you feel like family from the moment you arrive. The rooms are very comfortable and our room even had a gas fireplace. What a wonderful way to warm up after a hard day of skiing. Sunday and Monday evenings there is no food service at the Inn but there are several local options available within a short drive. They have a new chef and his tavern menu is exciting and new. I wish we were there long enough to try everything.

We stayed at 3 similar establishments during our recent trip to New England and this was the most expensive and the most disappointing. The loaction is superb - very picturesque and peaceful, but relying on the loaction to attract visitors and doing little to win them over once they are in the door. Our room was OK but the attention to detail very poor - the shower room was pretty nasty with hardlly any toiletries; wallpaper was torn in places, ill fitting doors, scuffed paintwork etc etc.... Little effort was made by the hosts to create a good atmoshere in the lounge, which felt a bit like a doctor's waiting room. We didn't eat in the main dining room because it seemed so lacking in atmosphere. It was useful to have the 'tavern' - we had been out so long one day that we just had little energy for going back out looking for restaurants. The food was very average and not cheap. Again there was little or no attempt to create any atmosphere in the small room.

My wife and I are not given to making critical reviews of accommodation, but after staying at the Sunset Inn at the end of September 2009 we have to make an exception. We chose the Sunset Hill Inn as part of a tour of New England, largely on the basis of the accommodation and dining offered on the well produced and persuasive web site. It was an expensive mistake as the reality bore little relationship to what was promised. The ‘completely remodelled’ traditional room was dark and dowdy with an air conditioning unit on the floor away from the wall. No one had thought to provide adequate drawer space or a mirror and the clothes closet was dark and difficult to access. The replenishment of the bathroom toiletries was haphazard, on arrival there was not even any soap, and a bath towel had a split in it. And at 7.00 am each morning we were woken by the very strong and unpleasant smell of cooking bacon coming from within the hotel! On three of the four mornings we stayed there, the full breakfast promised turned out to be a rather indifferent buffet (‘because we are busy’) and the waiting staff were clearly inexperienced, untrained and unsupervised. They did not even notice when coffee, juice, fruit bowls etc. were exhausted and had to be reminded to replenish them by guests. We had booked the five course table d’hote menu on the first night, but after a long delay waiting for our table found the food quality, ambiance and service so disappointing that we cancelled further reservations. The front desk staff did recommend alternative dining options which proved better, the Sugar Hill Inn close by providing an exceptional dining experience. The Sunset Inn proved a major disappointment and had we been able to cancel without risking the entire cost of our reservation we would have left after day one. This inn appears to be trading on its pleasant location and past glories and cannot be recommended.

We so regret this guest was unhappy. And they genuinely were; however, every opportunity that we used to accommodate them they refused, including an early check out (we had three other couples wanting to stay with us), and a room switch (they would not consider it!). We have a policy of ensuring each guest leaves happy, but were stymied in this case! What should an innkeeper do when the guest refuses to turn up the dimmer control on the lights to turn them on full power, or to turn on the light in the closet (where there are large clothing drawers), preferring to complain that it is 'dark'. I feel most sorry though that they chose to focus on being unhappy, as opposed to enjoying the view of spectacular colors and peak foliage over 5 mountain ranges that they could see from their 6' wide window and deck. What a shame!

We had a wonderful weekend at the Sunset Hill House in September 2008. Not only did we have a fantastic time with our closet family members on our special day, but the staff at the SHH made our entire wedding weekend unforgettable. Lon, Nancy, and Amanda were all so helpful in the weeks and days leading up to our wedding. Not only was every item we chose off of our wedding menu perfectly cooked and flavorful, but our wedding cake made by the Inn was awesome! We look forward to not only going back to the SHH with our families, but also by ourselves for anniversaries! We couldn't have found a more perfect place to have our wedding!!

The staff is extremely friendly and helpful. We loved the bartender in the tavern who was personable and made us feel as if we were dining in his house. We were also surprised by the champagne delivered to our room!

The staff went above and beyond for us, to the point of serving us a make-shift dinner on the front lawn so we could watch the sunset. The room was wonderful; the bed the best I have ever slept in. We even had a view of both the sunrise and the sunset. If you are in New England, you must visit the Sunset Hill House. Oh, and on top of all this, it is exceptionally close to all the great hiking trails of the White Mountains!

My wife and I just got back from 2 nights at the SHH. We had a fantastic time. I happened upon the SHH website noticed they were running some nice 'last minute' internet specials for those who booked same day. We received 50% off for that night and at these rates When I got there I was told they upgraded our room for us at no extra charge! The young lady at the front desk seemed to be new but was very personable and attentive- even taking the extra time to answer my questions as best she could about the history of the Inn. The room we stayed in was awesome. Great views in 2 directions, spacious, king sized bed. some of the features didnt seem to work on the spa-shower but no big deal. rooms were clean and offered great views. yes, this is an older building which means floors, doors and such are not brand new. Some of the bathrooms are a bit small as I assume there was no -or little- plumbing in this building when it was built. We enjoyed breakfast in the morning (included with the rate) and spent the day outside in the hammock, walking the areas around the inn, lounging in the chairs with spectacular views of the White Mts. We did not eat dinner at the Inns restaurant or smaller pub so I cant say how the food is there as we enjoyed exploring and trying some places up in nearby Littleton. The only slightly negative thing I can say about our entire stay there, which my wife and I both loved, was that the pool looked a bit dirty (both sediment at the bottom and a 'dusty film' at the top) The staff was pleasant and helpful, the property and area very scenic, and especially at the low rate coupled with the room upgrade my wife and I had a great time here. I would return and stay there again even at the higher 'normal' rate after being introduced to the Inn with our recent stay. All in all a memorable stay which I recommend highly!!!

I called in early September to book a room for my mother and me, and pre-paid. I was assured that we would get 2 beds. When we checked in and went to our room, lo and behold, it was a single king bed. We went back to the front desk where we were told, "Sorry, we only have 3 rooms at the whole inn that have 2 beds, and they are full." So we asked for a rollaway, which was brought to the room. We thought the room was not very clean, and the floors and walls are not in great condition. The curtain rods were bent and sagging. It was also very noisy, with neighbors coming in and slamming doors as late as 12 p.m. We left a lengthy note expressing our dissatisfaction, and received no reply. That was the only night of our trip to Vermont and New Hampshire that was a disappointment, and also the most expensive.

Spectacular views, excellent breakfast (we loved the homemade blueberry and strawberry pancakes). The staff was very accommodating and gracious. We didn't want to leave. Beautiful area too.

Our stay at Sunset Hill house was wonderful. The staff have prepared trail walks and scenic drives flyers at the front desk for guests. The rooms were large, though the TVs were small. The location is so so beautiful and the food is great. And despite being a B&B, there is a lot of privacy! We are definitely planning to go back!

This isn't our first stay here. It will not be our last.Nancy & Lon's hospitality standards are shared by their complete staff. From the moment we arrive they are there to please. The meals were fine and the young servers were polite and respectful.Rooms are clean and if there is anything required one just has to ask for it.The Inns location is perfect . Far enough away yet close to anything you may need.It is a pleasure staying here !

After being attracted to the GRAND online presentation by the Sunset Hill House, we reserved one of the upper scale rooms for 2 nights. After reading the comments on this B&B review board that spoke about specific sub par conditions including a discovery of dead flies, we moved ahead regardless. With similar findings, and after clearing a good number of flies ourselves, we asked for the remainder to be removed during normal room cleaning hours. The request was ignored. The accomodations although "quaint", included peeling paint, water stains and a generally stale odor. The daily common replenishment of basic laundered items and accessories was inadequately performed. Overall, we were left with an overriding feeling that there is some lack of responsiveness and consideration by management toward visitors that is typical of the level we have otherwise experienced from innkeepers during our many successful B&B stays. We do not intend for this unfortunate instance to deter us from returning to NH and VT to enjoy the area.

I hosted my wedding weekend at Sunset Hill last July, and the entire experience was outstanding for everyone. Our guests had a great time and raved about the food, and the staff completely spoiled us by attending to our every possible need. Highly recommend for an intimate wedding, only problem we didn't forsee was not being able to return on our wedding anniversary weekend in years to come because they're quite popular and already booked solid for other weddings. I guess we'll have to start coming mid-week!

Sunset Hill is always a favorite.The staff is pleasant and always very helpful from the front desk to the breakfast staff. It's that homey country feeling that we so look forward to and the magnificent mountain views. Always a real treat!!!

My husband and I stayedfor our 23rd anniversary... the stay exceeded our expectations! We were upgraded to the Bridal Suite, a very nice surprise and everyone was so wonderful. We stayed in one of the most expensive rooms at this inn - HH7 - and we were very disappointed. The first thing we noticed upon arriving were many dead flies beneath the window by the Jacuzzi. Some other observations, the "balcony" was more of an enlarged fire escape and had broken glass on it, the linens were old and worn, and there were boxes piled in a corner of the room. The views were spectacular, but unfortunately, it could not make up for the condition of the room. We did leave a lengthy note for the innkeepers expressing our dissatisfaction and noting the above issues and others, but we received no reply. Fortunately, our experience is not typical of what we have experienced at other B&Bs in New Hampshire or Vermont.

I hosted a wedding shower brunch at the Sunset Hill House. The room was beautiful with one wall of windows overlooking the mountains. The food was excellent and there was enough to feed an army. Everyone had a wonderful time.

Our first stay at the Sunset Hill House,wont be our last. What a great Inn you have.It is a treasure within itself. The staff made us feel so warm and invited.It was like they had known us forever.Our room was so comfy and the view you could not get anywhere else.The food was delicious and presentation was excellent.We followed Nancys Backroads tours and met some great people we will not forget.Saw some great sites like the longest candy counter at Chutters, and we kissed in the longest covered bridge near The Brick Store,even had to coax some big wild turkeys out of the way on Pearl Lake rd. We stayed two nights at Sunset Hill House. Both mornings we had fantastic breakfasts. The room was spacious and me enjoyed having the whirlpool tub in the room. We were able to snowshoe right around the property and Lincoln is a short drive away for scenic drives on the Kangamangus and other winter activities, like snowmobiling. Overall, a wonderful inn!!

My husband and I were married at Sunset Hill House this weekend (Jan 26-27, 2007), and without a doubt, it was the most perfect day. We had 55 total attendees, and everyone had an outstanding time. Nancy and her staff left no detail forgotten. Food was amazing, especially the Cream of Roasted Vegetable soup and the crab cakes. We look forward to celebrating our next romantic get away with Sunset Hill House!

We visited your inn last Oct. for our 25 wedding anniversery. Although we just had dinner there, I wanted you to know how much we enjoyed our visit. The food was wonderful, and everyone was so nice. We had a beautiful view of a full moon rising over the mountains as we enjoyed our gourmet dinner. Nancy is a marvelous host. We hope someday soon we will be able to return to your inn and visit again. Thanks for a great memory.
