We stayed at Boris Family B&B for 9 nights (much longer than planned) in August and September 2014, experiencing Armenian hospitality at its best! Booking our room was straightforward. We communicated with Suzanna (who speaks excellent English) by email, and always received a fast reply. It was no problem that we arrived at the dead of night. The room and bathroom were clean and friendly. Lovely Zhanna and Mara, who ran the B&B, looked after us as if we were family. They answered our questions and solved numerous small problems. We particularly loved their freshly-made, sumptuous and varied Armenian breakfast! Yummy!! Another big plus: breakfast time was flexible. Communication was no problem even though we knew no Armenian. We communicated mostly in Russian, but there is always a family member available (if necessary via skype) to help with communication in English. It was still very hot at the beginning of our stay. We were given an electric fan for our room, but the coolest place was the airy, roofed terrace overlooking the gorge and the river. We loved sitting there when making plans for the day or relaxing with a drink in the evening. The location of Boris B&B is a bit out of town, but there is everything in the neighbourhood you might need: supermarket, pharmacy, atm, restaurants... We liked it because it is less noisy and hot than in the city centre and also provided an different view of life in Yerevan. Getting into the city centre is no problem: you can catch a taxi or a minibus (marshrutka) or take a walk up to the Metro station (10-12 min). The underground is easy to use, efficient & fast. It takes you into town in about 5 min. We will definitely come back and warmly recommend this place to anyone who is looking for a friendly, hospitable, clean and affordable accommodation in Yerevan! Being there for a week, I don't need to say more, cause if you don´t like a place: why to be there more than a day? They all kind and helpful, and let feeling you like in home, walking around and using what you want. Great.

Boris's family's bed & breakfast is a nice and friendly place to stay. It was as well really nice to have a van, cause in summertime it is very hot! The metro is not far away, so it is really easy to get to town.

I stayed there for a couple of days in July 2014 not only because of the good reviews, but also to be away from the two hostels in town where obviously everyone stays and it was a very good experience. A very nice and comfy room overlooking the river in an upper class/ embassy neighborhood, the family was very hospitable and sweet, the bathroom was big and clean and the breakfast was enormous and yummy. The best thing however was that I felt like being part of the family. At the start the place is a bit hard to find as there is no sign outside and the number 42 is being used by a neighbor as well, but the place has good connections to the metro and to the buses for the bus terminal. Overall highly recommended.

I stayed here for five nights in September and recommend it to anyone looking for an authentic taste of Armenia hospitality on a budget. The basics: My room was large and comfortable, with a nice view of the gorge. The location is convenient, about a 10 min. walk to the Metro. The free WIFI worked well. The breakfasts were typical Armenian-style, with breads, cheeses, cereal, honey, butter, coffee, tea and some variety each morning (such as omelets or buckwheat). The shared bathroom was clean and modern, available whenever I needed it, and had plenty of hot water. There were no problems with leaving early or returning late at night -- someone was always available to open the door. The real advantages: Zhanna, Boris, and the rest of the family are very friendly, welcoming, and hospitable -- they will look after you and treat you just like family. Staying at Boris's is a nice blend between a family homestay and a typical B&B. Boris gladly handled arrangements for me (ordering a cab, getting information regarding tours, etc.). Zhanna is a dear, kind person and a gracious host. A stay at the B&B is a chance to gain an honest snapshot into life in Yerevan, enjoy the company of the family and fellow guests, and engage in conversations/share experiences. The B&B certainly has more Armenian character and authenticity than a hostel or budget hotel. Tips: Boris speaks excellent English, but he is not always at the B&B, so some familiarity with Armenian or Russian is helpful. There is no sign outside on the front gate to indicate the B&B, only the house number and a buzzer, so you might have a bit of difficulty finding it at first. I would recommend this B&B to travelers looking for a nice, affordable stay and those who enjoy the interaction and idiosyncratic adventure that comes along with any family homestay. It's an excellent value and a unique experience, as you are truly folded into the life of the family.

Very friendly family make you welcome in their family home. This is not like a hotel, as you have to pass through the family's living space when you come and go each day. Excellent and varied breakfasts - vegetarian diet was requested and provided. The area is quiet but near to rapid metro system and a great cheap Georgian restaurant is 10 mins walk. One tip: you must visit the Armenian Memorial - a 20 min walk over the bridge - a moving experience. Where would I stay on my next trip to Yerevan? Boris's of course!

I stayed here beginning of March for two days. It was seriously the highlight of my trip. I not only enjoyed my stay but I also made new friendship. Airport Pickup: Boris, the son, was waiting for me in the airport and he was so kind to offer to tour me around downtown by car before going to the b&b. Upon Arrival: As soon as I walked in, the whole family came out to welcome me. They also invited me to join them for a traditional Armenian tea and pastries (Which was perfect when coming out of a long flight) and Boris also taught me a traditional Armenian game board. Room: Very clean, sunny, and includes heated bed. You can also use the family's computer and WIFI. Breakfast: The best food you can ever have in Armenia The grandmother Janna, prepares it with love and has enough varieties. Butter, White Honey, Cheese, Serials , Eggs and traditional Armenian food ...etc Tours: They can organize trips for you, so do ask. I asked the sister, Susanna( very sweet and warm), to go on a tour to Gherad . I was amazed by her honesty. She recommended a tour company because it's cheaper for a one person than going with them- this is due to the fuel cost- However, i decided to go with them because of their honesty and flexibility in timing. I really travel a lot around the world but I never felt home as much as I felt in Bori's family house. The family will do their best to make you feel comfortable, very honest and helpful.
