Great location to walk to most all restaurants and shops. Innkeepers were extremely friendly. Street level rooms on front porch were too noisy for our taste. The Victoria Rose room needs central air-conditioning. Window unit is old and noisy. We loved the breakfasts!
Thank you for your input. We appreciate your comments. We are constantly striving to improve our property and our guest experience. The A/C unit is on our repair list and will be replaced shortly. Unfortunately, there's not much we can do about street noise. (Except mask the noise with an air conditioner...LOL) We do hope you will come back to visit again and experience the ever-improving OPH.

Just about every aspect of our stay at your Inn was way above average. I will recommend your Inn to anyone who we know will visit St. Augustine. If I return in the next few years, you will be the place I book. Thanks to all the staff who help make it that way.

The owner hostess greeted us at the door with a huge warm welcome and did the same each morning. We could always count on hot coffee being out in the parlour promptly at 7:30 am along with tea. In the afternoon would be waiting wine for us to partake in while sitting out on the porch. The bed room was beautiful airy with 3 windows and a modern private bath. The bed was even special. The perfect B and B to escape to for a long weekend.
