    Our late Victorian home retains its original features. Guest bedrooms are accessed by the main wide stairway with several split landings allowing ease of passage for people with mild walking difficulties. The rooms are high ceilinged and generously sized light and airy with plenty of space for you and your belongings. With countryside and garden views they are equipped with 22"" flat screen tv's with dvd players and freesat TV mini-coolers hospitality tray with selection box clock/radio and hair dryer. Free WiFi available. The double room has a kingsize bed with a luxuriously deep matress comfortable seating with coffee table. The Family room has a king size bed and single bed so can accommodate couples friends traveling together or a small family. The newly refurbished en-suite bathrooms contain room width shower basin with razor point and W.C heated radiator and floor with complimentary toiletries supplied. Generous breakfast choice. Vegetarian speciality full English Continental fruit etc. Home made breads natural yoghurt and Mother's tangy marmalades. Cream teas available on request. The rooms are hung with John's watercolour paintings of Cornish coastal harbours. Prints on archive quality paper available. There is free garaging hard standing off road parking for 3 cars at the rear of the property accessed via Edgcumbe Road. We have a lockable garage for cycles. There is a short sloping path leading to the back door. If arriving by Public Transport we would be happy to pick you up from the station by prior arrangement. Centrally located in Mid-Cornwall with easy access to all areas it is 4 miles to the Eden Project and 6 miles to Heligan Gardens. Town centre 5 minutes walk. Cornish cycle way 1km. Ideal base for visiting local beaches gardens National Trust properties moors North Coast and further afield. There is good public transport throughout the area if you prefer to arrive on foot

      A390 Plymouth|Road|30|Stay on the A390 from Dobwalls. Continue on the same road through Lostwithiel and St Blazey into St Austell. Cross several sets of lights and straight over 3 roundabouts. From the MacDonalds double mini roundabouts carry on up the hill then take a right rurn signed to Newquay. Cross the lights then turn immediately right on a asmall track to the parking spaces.;Newquay Airport|Air|15|By car: Turn right out of the ariport. Follow the road to the end where you turn left. At the next roundabout take the 3rd exit. Stay on this road cross a dual carrigeway and pass under a rail bridge. Turn right at the next junction to the village of Roche. In the village go right then right again at the end. At the next roundabout go right following downhill and round a steep righthand Ubend. Continue on over lights. At the next set go right then immediately right again into the parking area;St Austell Rail and Bus station|Train|0.5|If walking (10 minutes) turn right out of the station towards the green footbridge. Go left downhill passing the Church. Enter Fore Street and at the end go straight on down the hill. Go over the first set of lights. You will find Holly House just below the next lights on the right. Buses passing Holly House include Nos.22 27& 27B 521 526 and 527. Ask for Four Turnings. We are near the 3rd stop;A30|Road|10|Take the St Austell sliproad off the A30. Turn off left at the roundabout. Go striaght through the villages of Bugle and Stenalees. At the roundabout DO NOT turn left. Go straight over and follow the road down into the town round a steep righthand Ubend. Staying on the same road go down hill and cross the first set of lights. At the next set turn right. Turn right stright away down a smal track to the rear parking spaces.;
