      M5 Southbound|Road|25|Leave the M5 at Exeter and join A38 toward Torquay/A380. The A380 eventually leads directly into Newton Abbot, to Penn Inn Roundabout. Follow the signs for the A3022 leading to Paignton Seafront. At the end of the road turn right at the roundabout, St.Andrews Road is the second on the left. Keep going for about 400yards, Two Beaches Hotel is on the left hand side.
