    Just 4 miles from junction 28 of the M5 motorway we are ideally located for the business user and leisure guest. Our Four Star Silver Award accommodation offers spacious ensuite rooms, free wi fi access, fridge, microwave and own separate access so you are free to come and go as you please. Each room has been individually decorated and provide hot drinks facilities with biscuits, Digital TV, radio alarm, safe, hairdryer, a range of toiletries and much more. There is ample safe parking on site and several local pubs in the area all serving excellent food. Singles, doubles, twins and families all welcome. For the keen fisherman we have four coarse fishing ponds within 500 yards of the house. Free fishing is available to guests staying.       Tiverton Parkway|Train|8|Exit M5 motorway as above A30|Road|8|Exit the A30 at ' Iron Bridge ' exit signed for 'Ottery St Mary'. Follow the signs for Fairmile. At the Fairmile Inn turn right. Follow local road for 6 miles through the villages of Talaton and Clyst Hydon. One mile out of the village of Clyst Hydon you will pass a row of red brick houses on your right hand side, Langford Green. Take the next turning left following signpost to Langford. Newcourt Barton is situated at the top of the hill on a T Junction on the left M5|Road|4|Exit M5 at Junction 28. Head for Cullompton town centre taking the B3181 towards Broadclyst/Exeter. Continue for approximately 3 miles out of the town and at the Merry Harriers Public House turn left – following signposts to Langford. Immediately after hump back bridge turn right. Newcourt Barton is situated at the top of the road on a T. Junction on the left
