    • Cancellations: For advance bookings you may secure a room on your credit/debit card. When we have received your card details (we will not debit your card for a deposit) your room will be reserved and you will have entered into a legal contract to complete your booking. In the event of cancellation by yourself within 7 days of your intended stay you will be charged 50% of the entire booking unless we can re-let the accommodation for the full term. If you cancel within 72 hours of 12 noon on the day of your intended arrival you will be charged for the duration of your booking at the agreed price, again, unless we can re-let the accommodation for the full term. You can book in confidence using our online booking system. We update our system almost hourly and will contact you by phone and email to confirm with you.

      We have 3 distinctive Cedar wood dormer windows right opposite Chequers Lane. Post Code PO18 8EH Coming from Chichester: (A27 Tesco Roundabout) pass the Woolpack Inn and the Bulls Head public houses and head out of Fishbourne. Hilliers garden centre is on your left. There are two traffic islands which is the turning into Ham Farm. We are the first house on the right after Ham Farm right opposite Chequers Lane. Coming from Emsworth: over the Bosham roundabout continue for 3 tenths of a mile. We are the last of a row of 5 bungalows on the left just before you leave Bosham. If you see HAM FARM at the traffic islands on your left you have past us. We would like to thank you for your booking. Lorraine and I look forward to meeting you soon.

    This photo does not do justice to the quality of the decor in the rooms. We had a brilliant couple of days. Lovely Room – Comfortable bed!! The weather was glorious and we thoroughly enjoyed sitting out in the wonderful landscaped garden with a bottle of wine until the sun went down!! The hospitality of Kevin and Lorraine was much appreciated. Dave and Denise Kent

    Our 3 night stay was wonderful - the room/decor was of a really high standard and yet it's always the little things that count I feel - like the kind of bathroom toiletries that you just forgot to pack, the outdoor private decking and seating, the fridge........................ I truly appreciated your beautiful garden and the effort involved to keep it looking so lovely. Breakfast was delicious and I loved the variety of fruits in your fruit salad each morning. Nothing was too much trouble! Finally we thoroughly enjoyed the area and exploring Chichester, West Wittering, Portsmouth and Brighton and the Seven Sisters. We didn't quite manage everything on our to do list so hope to return later in the year. Thank you so much for the lovely time we have had here in Nick & Joyce
