Adams Inn

The manager Unia is very friendly and helpful. We enjoyed chatting with her and she was very informative. The Inn is lovely, very well kept with interesting antique decorative touches. It's near the zoo and a metro stop to access all other DC attractions. The neighborhood is a very nice, well kept residential area with plenty of restaurants and other businesses in easy walking distance.

Our stay was great

It was nice to find a B&B that offered rooms with 2 twin beds, instead of the usual 1 only. Beautiful location, but is right across the street from a fire company. Extremely friendly & helpful staff. Very clean room. The breakfast offering was a "continental" type that you find in many motels. Inn is within biking or walking distance to almost everything. 7 minute walk to the National Zoo. Has on-street parking, & we were extremely lucky to find a space very close to the Inn, so we did not move the car until we left. We would stay there again.

We have repeatedly stayed at Adams Inn because we like its atmosphere, simple but perfectly adequate rooms, friendly people, great location and setting in lively neighbourhood, nice and sociable breakfast, good value for money. I wanted reasonable accommodations near my daughter who lives a block away. I stayed 5 nights in a room with a shared bath and only once had to wait--on busy Easter weekend. Many guests were interesting to chat with at breakfast. Or you could eat alone if you wished. Staff friendly and helpful.

The staff as always was most cooperative and attentive. The facilities comfortable,and the parking so easy with the garage. The breakfasts were very good and I really enjoy the morning paper, always on the table Bruce and Kath Barden

I have stayed at the Adams Inn 3x, the same time of year each time. Making the reservations is very efficient and friendly. The check-in is warm and welcoming. The sitting areas are very comfortable and it is a fun place read, relax, or to chat with other residents. I like that the papers arrive early in the morning. Since I stay during March Madness I do appreciate the tvs in the sitting areas but it would be nice if the tvs were updated to larger HD flat screens. I do not stay for the breakfast as I have early morning meetings during my stay so I can't comment on the breakfast (I had to enter a dining score to complete this review). Given that the heating system is old and the weather can vary dramatically in March, I am glad I have a window to open if the room is too warm. I enjoy the ambiance of the well kept residence and the location is perfect for my needs. It was easy to take a jog along Beech drive, very pretty. Lots for fun restaurants. It has always been an enjoyable 4 night stay. The staff is top notch.

Wonderful B&B. Great location with access to two Metro locations.

The outside of the building looked trashy--- The doors to the building and the room were difficult unlock------ It is very noisy------The room was dirty---- The lady in the office gave me a cold shoulder each time I went there to ask about something. Breakf ast was ok.

Rooms were comfortable. Had space heaters instead of regular heat. Wasn't a problem during our trip, but may be a problem during colder weather. Good location. Definitely walkable to DuPont Circle. The breakfast was disappointing, however. It was all grains/breads/cereals without any protein.

I would definitely come back. Very clean, quiet, and staff helpful, courteous. A good value for the price.

We enjoyed our stay at the Adams Inn. The area is easy to get around,tons of good places to eat,friendly people,the metro was easy to use to get to Washington sites.Recommend Pasta Mia but you will stand in line for a long time,worth the wait , and Southern Hospitality was very good also,no lines there. My only complaint would be that the heat was to high,we were on the third floor and had two windows open plus two fans on, other than that I would recommend staying here :)

We went for inauguration weekend. It was reasonably priced considering the weekend. We had a nice big room with a shared bathtoom. The houses were lovely. We enjoyed yhe communi RT y feeling of hanging with everyone. Breakfast was good and plentiful. I appreciate the staff. They were very helpful with figuring things out for us as well as providing snacks for our long days.

Great location, good value. No surprises, but this was a good find, and I will probably be back. Good suggestions of nearby restaurants, and other directions were helpful. The breakfast spread looked amazing, but as a diabetic vegan there was nothing there for me. I didn't ask, so don't know if they could have accommodated my dietary needs.

The atmosphere has all you expect from a B&B. Nice meeting room for a wine/beer after the day, comfortable lounge, cosy furniture. The breakfast buffet has a good choice (different types of bread, cereals, fruits, yoghurt, juice, different jams, peanut butter, cheese and ham, ...). The rooms are a little pricy for what they offer. The beds are simple, heating can be an issue in winter, not all rooms have a private bathroom, bathrooms are okay, clean. The staff ranges from very helpful and friendly to grouchy (the latter being the exception).

If you like staying at home in a neighbohood, this is the place. Walking distance from National Zoo and great reataurants/shops in Adam/Morgan, easy Metro access. It's a chance to pretend that DC is where you live.

I'm in DC relatively often, but have never once stayed in a Bed & Breakfast (there or anywhere else). I purchased a LivingSocial voucher to give it a shot, and was quickly convinced that Adam's Inn is a great alternative to more expensive hotels downtown. It's in a good neighborhood, the staff are all friendly and helpful, it's pretty close to three Metro lines (Red Line at Woodley Park and the Green and Yellow Lines at Columbia Heights), and all in all, it's just a great value. I would recommend it to others traveling on a budget.

This was my first time at a B&B. I purchased a Groupon for one night. Service was impeccable from start to finish. I called ahead to let the office know what time I'd be arriving. The receptionist left my arrival packet at the door in case she wasn't back from lunch in time. There were many materials in the packet; the instructions were very detailed and helpful. We reserved a parking spot in the garage and got in safely. Our room was larger than we needed, but upon booking my reservation (over a month in advance), I was told I'd get the more spacious room on the first floor (with the private bath), and they came through! The inn itself is gorgeous and cozy. There is a living room, fully furnished and decorated, equipped with movies, magazines, and a TV. The dining room has a beautiful rustic wooden table, and along the side is a table with info about the Adams Morgan area, as well as York peppermint patties AND a bottle of white wine (complimentary drinks on behalf of the new year)! There is a desk to take notes and a pay phone on the wall above it -- how "antique!" Our room was very clean. I'll admit, as I opened everything, I was fearful of what could be waiting on the other side, but behind every single door, cabinet, and sheet was cleanliness, thank God. :) The shower was not very roomy (no tub, just standing), but that would be my only qualm. Overall, my experience was very positive. The location is great, just a couple of blocks from an impressive strip of bars, restaurants, and lounges. Check-in and check-out were smooth. I hope to return in the springtime or summer, because there is a lovely front porch and a gorgeous patio area in the back. You should definitely consider staying at Adams Inn!

The location was convenient and we were given a 10% discount as we were visiting family in the area, an unexpected and lovely surprise. We appreciated that. The room was clean and basic, a hairdryer and toiletries except for soap had to be requested from the front office. The windows had venetian blinds but no curtains so the room felt "cold". The queen bed was comfortable Because of the age of the house floor boards creaked so other people going to their rooms at night could be heard passing our door. The living room was cozy and the TV was available there

Cool, funky, lot's of character, convenient, CLEAN, affordable, comfortable. Staff was very helpful. Breakfast was too late for us to participate (9:30 AM). We left early and returned late taking in the city. The Metro is a 10 min. walk so we didn't need a car. I would visit again and recommend highly.

We have stayed at Adam's Inn previously and this stay met our expectations.

Extremely convenient location. Quiet. People were pleasant. The houses are charming and the amenities are quite thoughtful. My room was small and simple, which is exactly what I was willing to pay for; I appreciate having a lower-priced option just by sharing a very clean bathroom. Excellent value.

Pleasant and conveniant. A good place to stay

Purchased by living social deal. We checked in late about 6pm because we wanted to tour dc before checking in at 3pm. House was clean but I felt like I was visiting someone's parents home. No tv in room, so we did go down to living room to rest after a long day of walking. We deceided not to move the car since we lucked out with street parking in eye's view of our room. We walked to recommended area for dinner, very nice and beautiful evening for more walking.(Area map very handy!) Sleeping was dificult at first since the fire station was just accross the street, busy fire & ambulance night! Our biggest disapointment was the breakfast which other than the fresh fruit, did not impress. Cold & Hot cerels, bagels that were not at least bakery fresh. If not for the coupon I would not have booked the room. It was fine enough but would not return.

Enjoyed this neighborhood B&B. Close to a variety of great restaurants and bars. Also close to the Washington D.C. Zoo and metro. We loved the location and found getting around very easy. Neighborhood is safe and upbeat. Lots of young couples, joggers and folks walking dogs. People out at night.

I would definatly go back. Liked the homey atmosphere. Clean and short walk to nite life and restaurants. Easy drive to all attractions in D.C.

Adam's Inn is lovely historic and charming. And a very short walk from some great restaurants. In fact, the only drawback is parking, which is a real issue. Apparently they have some limited parking but not enough for all their guests. If you get in late after an evening out, prepare for a pretty significant walk back to your room...and hope for good weather! Aside from that, it is authentic old DC and highly recommended.

I loved the quiet old room, the lack of TV, the garden and location. Pretty. Want to stay again!

Good and unexpected place. very good feel. It's like to be in a big family

Very nice looking Inn and easy to reach The Nation Mall and The National Cathedral but i was on 3rd floor and with a luggage weigh like a stone and without an elevator has been pretty tiring... No toiletries in the room itself, pretty boring everytime asking for hairdryer and stuffs. The reception has no change for coin laundry in the basement. Looks like americans are always full of quarter dollars... (you needed 14 quarters). However no problem, there were a coin laundry just 5 minutes from the inn. Average breakfast.

I loved everything but the lumpy beds. A'll the staff were great and helpful. They were completely booked but got me a room when there was a cancelation. The location and morning dining experience were stimulating and homey.

I had to leave at 8 am, so was not able to have breakfast. I appreciated the granola bars available.

My husband and my teenage son stayed 4 nights here. It was clean, close to numerous bus stops so the city was easily accessible. The breakfasts were lovely and the shared kitchen facilities meant we could eat at home after a long day sight seeing. The laundry was handy too.

B and B in the middle of the block close to 18th and Columbia. Clean, well kept, pleasant personnel, good cont breakfast. Don't bring a car, no parking available.

Let's get the good out of the way first. Holly was friendly to start. York peppermint patties at the front. Now for the rest of the story.....Getting a parking spot was a blessing from God. One of the first things Holly told us was "get all your things out of the car", (we had bikes on the back, and took them to our room). A nice tour was given and we were told we could get coffee anytime, (not a chance). The place was blah, old feeling, looking, and there was no pride in its appearance from the dingy rugs, to the chipped paint and ugly decor in the rooms. The only experience you'll get at this B&B is a reasonable night's sleep in a "clean" room. When going for coffee, the doors were locked at the main dining room; I knocked and a women that only partially understood English opened the door and it took me 3 persistent trys to get through the door for coffee, and then she walked away and was of no help whatsoever. II never found hot water for the coffee and the instant coffee was like a brick block. This was before it opened at 8 a.m. and the front office was closed. Turns out, no help is available as no breakfast staff is on call. I later found out I was supposed to go to the front office for help, (before 8 and you're out of luck). When relaying my concern to Holly, she said it was the European style; whatever. She also said I could have gone to a different area, (why couldn't their staff have been more helpful?). I got a gift from Living Social, and I find most of their so called "deals" are wanna be businesses that don't know how to do business. Unless you're broke, got a special "deal", were given a gift, or just don't care about staying at a unique B&B, you will be disappointed and never pay full price for this one as it wasn't worth the "deal" in my opinion.

When scheduling a last minute trip to visit my son I discovered there was not a single hotel room available in DC! After a whole day of searching I stumbled upon Adam's Inn and reluctantly booked it knowing nothing of the area or Inn except it was available. They were easy to deal with and accommodated my very late booking and arrival. The facility was clean and the staff helpful with metro advice. The Inn ended up in a good location; I felt safe. There was no iron in the room but one was available in the basement of a sister building next door; I had to use it at 2 in the morning and it was well lit and accessible. There was also no hair dryer in the room. Breakfast was simple - mostly carbs but nicely done; however it would have been better if available before 8am. I took off one star because the price was a tad high for two twin beds and a warm room. There was an air conditioner but they request that you use the energy saving feature and not go below 75 degrees. Also, the first night I had a rough time sleeping because the pillow was flat and lumpy. I requested a second pillow the next night and slept fine. All in all it was a pleasant experience.

I loved the Inn and the hospitality offerred. The neighborhood was quiet and so charming. I liked the diversity of people and restaurants. It was also in an area easily accesible to public transportation. We had a wonderful time and will go back!!

I truly enjoyed my stay at the Adams Inn. Everyone who works there is VERY nice and helpful. My room was clean and pleasant, and I loved the other rooms in the house where I could sit and read a book, converse with other travelers or even sit on the porch and pretend I was a local. The location could not be better: in the heart of one of DC's coolest and most eclectic neighborhoods. There are plenty of public transportation options include bike and car sharing. The streets are VERY pedestrian friendly. And there are numerous hip places for dining, including outdoor patio dining, serving a wide range of fare including ethnic cuisine. You can even find delicious vegetarian food (check out the falafel places!). I also loved all the live music in the area, like latin jazz, and the local salsa place, Havana Village. Even though nearby 18th street is bustling with activity day and night, the Adams Inn is on a quiet, peaceful and safe tree-lined street. How perfect is that?

We enjoyed the location as much as the value at this B&B. We could catch transportation including the local $1 bus to Georgetown or to the local Metro stations and then go anywhere. Loved the ethnic restaurants all over Adams Morgan.

I was very pleasantly surprised by my stay at Adam's Inn B&B. The Inn is located in an absolutely charming residential section of DC. The room was beautiful with big windows, lots of light, and comfortable beds. The Inn has gorgeous word floor and accents throughout the two buildings. I am already planning my stay for next spring.

We got a room that opened to the backyard and was near the kitchen, easy access to a garage, there were two rooms in the suite - all perfect for traveling with a toddler. I will stay there again if we can get the same room and garage. For the first night I used a Living Social deal, which was great. Please do Living Social again!

We spent 2 nights in Adams Inn ; we booked 2 rooms as we were 4. One room (28) was very good but not the other one (bad smell and old). Not to distant from downtown. Breakfast was OK ; the area is very quite.

Cozy and well located in a charming neighborhood in Adams Morgan. Room was clean, house very comfortable. I liked that it was a quiet neighborhood- great for sleeping. But, I like to open the window at night so was disappointed to find no window screen. Next time, I would ask ahead of time. Also, entrance way could be spruced up- new carpet, new front door mat would go a long way- touch up paint- all easy fixes. Overall, for the price and location, a good deal.

Our visit to Washington DC was enhanced by our stay at the Adams Inn. It is located in a very pleasant and quite neighborhood located near restaurants and shopping. The staff were all very efficient, friendly and courteous.

I love B&Bs and know that not all of them do a home-cooked super fabulous breakfast. We were offered an assortment of breads & cereals, a couple flavors of yogurt, and apples & oranges. Although I'm sure I could have specified dietary preferences, I didn't. I don't eat refined grains & sugars which limited me to the apples & oranges as well as cheese slices. Perhaps I am spoiled by those crazy inn keepers who live to cook for their guests. Overall, the experience was pleasant. Parking is available on-site and very convenient. The Inn is located in a very trendy and fun area of DC. Bus stops and metro stations are within easy walking distance. Our inn keeper provided us with so great information about the nearby attractions and the best ways to get there. I would definitely consider staying at Adams Inn again.

Our stay at the Adams Inn was lovely. The neighborhood was Old World charming and quiet while just a few steps away from a bustling commercial center. Breakfast was filling and the atmosphere international and congenial. Since the garage space was limited, we had to deal with street parking which was a challenge. Rooms were basic, clean and adequate and the staff pleasant and helpful. This was a no-frills inn experience, but the flavor and convenience of the Adams Morgan neighborhood will be enough to bring us back in the future.

The Adams Inn is a lovely spot, with clean rooms and excellent service. The room I stayed in was in the 'basement' so it was nice and cool on a hot summer day. There was also A/C and plenty of room to spread out. I would recommend it to people who like the B&B experience in a quaint DC neighborhood.

Wonderful leafy street, quiet and with plenty of character. Excellent location for getting into town and loads of good bars and restaurants nearby. Receptionist was so friendly and helpful. Amenities were much better than a British B&B with free snacks, computer and printer, wifi and facilities for storing food and cooking and laundry. Loved sitting out on the porch at the end of a long day at a conference.

Parking at first seemed to be a problem when I was told over the phone that there weren't any more dedicated spaces for guests, but when I got there and saw how many rooms the Inn has, and that a parking garage was an easy walk away where the restaurants all were, it was fine.

It was nice to stay away from the DC city area. Subways within walking distance to get to DC. Quiet neighborhood too. Wondered where the cookies were during the day for a light snack. Mini York peppermint patty candy may have been the substitute?? Rooms were nice but wished TV was provided in room. Didn't find a remote for the TV in the main living room.

Since I was visiting family living in Adams Morgan, the Adam's Inn was the perfect location for me. My family was literally around the corner. My room was clean and breakfast was plentiful. There was a little confusion when I arrived late Sunday night. I didn't realize that there were three entrances. When I couldn't find my room, I mistakenly opened a door only to find someone sleeping. Both of us aged 10 years in that instant. Luckily, I quickly found my glasses, read the directions more carefully, and found my room. Needless to say I put the chair and my suitcase next to the to door that nigh.

I thought the rooms were clean and well kept, staff was polite and responsive when we had an issue. The location is great 10min walk to the metro or 3-4 min if you can snag a bike from the bikeshare. Tons of restaurants and bars around to enjoy. Breakfast was very subpar, my expectation at a B&B is a hot breakfast this was just english muffins, cereal, yogurt, and apples/oranges. I didn't mind the community breakfast atmosphere, there were places to sit alone if you wanted as well but I expected more. I had a nice stay though and would stay again.

This is one of the cleanest Inn's we have stayed in. Walking distance to great restaurants and the National Zoo. The room and bathroom was very clean. The bed was so comfortable, we slept like babies. The continental breakfast had great variety and very good coffee. The staff was very friendly. We will be back!

The best thing I can say about Adams Inn is that the room was clean, nothing fancy, but clean. One of the problems I had with this establishment is that no one answered the phone on 3 different occasions. If they are not going to have someone answer the phone they should at least have someone check the messages. It took 2 days of trying to get someone on the phone just to book a reservation. But the end all was when I called 2 times for directions because we were lost never to get a person on the phone. Finally with the help of a friend I got a return call. When trying to get directions I was bluntly told, “If you think I am going to give you turn by turn directions you are wrong!” How’s that for Customer Service! No - Holly is wrong to think I will stay there again or recommend it to anyone.

Our stay at the Adams Inn was great. The facilities were charming and the staff was wonderful. My only complaint was the wireless internet connection was poor. We would definitely stay again!

The room was large. It would have been perfect for a family, since it had a big bed plus two twins. Everything was spic and span clean. A nice variety of things to choose from at breakfast. Also there were granola bars and York peppermint patties for the taking as we left that morning which was a very homey and generous touch.

We'd been planning our DC getaway for months & had spent alot of time trying to find the best "bang for our book" with regards to procuring the most appropriate lodging. Adams Inn was by far even better than we expected. The warm friendly staff and beautiful furnishings made it more like staying w/ family instead of a paid accomodation. We had a blast, will definitely be back & would happily reccommend it to others!

Adams Inn is in a great Adams Morgan location. So many things to do within an easy walk. Also near the Metro. We rode our bikes there and they are very bicycle friendly. A bicycle really is the best and fastest way to get around DC. So many bike trails separated from traffic. Friendly and helpful staff was a joy to be around. The rooms are large with lots of character. The breakfast included tasty and healthy food. It was fun meeting the diversity of other people staying at the inn. I highly recommend. We will be back!

This is a cute little bed and breakfast. I really enjoyed the stay because it was nice and cozy. The only issue is the parking. I really do not like to location for that reason. However, rating the hotel alone, I believe they make it very comfortable for their guest.

The facility was very nice and the service was outstanding. The room was cooled with a small window unit which did not adequately cool the room. The continental breakfast was displayed nicely but heavy on breads. I would have liked to seen a wider variety of fruit and other healthier choices.

We had a two night stay in Washington DC and found Adams Inn very charming.

In a city with significant demand for hotel rooms, finding a bargain is tough. For those who are willing to forego the modern conveniences, the Adams Inn is a place to stay. The bed is comfortable, the room is clean, and the check-in/check-out process is convenient. On the downside, the toilet and shower are down the hall, bring your shampoo and conditioner, and don't expect a TV in your room.

We stayed at the Inn for two days and enjoyed it a lot. The staff was very helpful. Coffee was excellent, beds were very comfortable and a little back yard relaxing and quiet.

This is my second stay at Adams Inn. I like the neighborhood, the inn's comfortable main rooms. The staff is always friendly and accommodating. However, the bedrooms are too stark. Simple things like area rugs beside the beds (not at the foot of the bed!) to put your feet on in the mornings, instead of cold, hardwood, would make the rooms more cozy.

We were within walking distance of the Metro, restaurants and the zoo. Had a great time with our three children and felt warmly welcomed by staff and other guests. Truly enjoyed sitting and sipping coffee in the garden. Only wished we could have stayed longer.

Charming European-style lodging on a quiet residential street in Adams Morgan just a block away from cafes and restaurants. We booked through a LivingSocial offer, so it was extremely inexpensive and I didn't expect much. Even though we shared a hall bathroom, the stay was relaxed and enjoyable. Room was comfortable and furnished with antiques (w/o television, but we watched Mad Men in the downstairs living area in peace). Breakfast was delicious - coffee, bagels/bread, cheese and spreads.

Our stay at the Adam's Inn was very nice. We really liked our rooms and customer service was great. We were able to put 4 people comfortably in one room. The rooms were very clean and spacious. We especially like the location of the Inn in DC. It was convenient for all our traveling needs. Would highly recommend.

The after hours service was wonderful and we thoroughly enjoyed sipping our coffee in the garden after breakfast. It was a great atmosphere inside and out.

When I came to the Adams inn's B&B , I really like it, just like at home, let you can totally relax, and it was nearby the Metro,only needed 10~15mine for walking.

this was a delightful, thrifty, comfortable, convenient stay for us in d.c. the location can't be beat! just a short simple walk to all the food and fun in adam's morgan & dupont circle and a simple cab ride or public transit to farther destinations around the city - the room was comfy, clean, cheery, and bright - the price for d.c., GREAT

We stayed for two days at the Adams Inn. We enjoyed the location since it was so close to lots of things. The room was just what we needed for a quick jaunt to D.C. I think the Adams- Morgan area is interesting, and hopefully I will get a chance to come back:)

I aarived at 23, my late arrival envelope was there waiting for me. Very nice room very calm. Breakfast maybe could be a little bit improved but the location is fantastic and everybody was extremely nice and helpful. If one day I go back to Washington Adams Inn will be my place to stay. Carla

Perfect Location- within walking distance of the metro. Lots of information and brochures for touring. Rooms were quaint and cleanly, although a little noisy. Parking needs to be reserved in advance, which was not mentioned. Otherwise, friendly, helpful staff. Had the most wonderful breakfast in the morning! Thank you!

Charming neighborhood setting with very friendly and accommodating innkeepers!

For hospitality, atmosphere, comfort, congeniality, and convenience, Adam's Inn is my favorite place to stay in D.C. The area is delightful, transportation is readily available, entertainment and sights are nearby, and the "neighbors" and guests are an international mix. You can eat, shop, and mingle to exhaustion or relax and "chill" to your heart's contentment. Margaret Remy

I really enjoyed to stay at Adams Inn. It is very pittoresque and is situated in a nice residential area close to many restaurants. It is quite near to the subway that takes you down town. It feels very generous at the place with good possibilites to relax in the livingrooms. It is a cosy atmosphere. And nice that you can get coffee or tea whenever you want, redading the paper and have free internet. Breakfast is also ok - if possible it would be nice with some vegetables. And it is a nice way to meet new people around the breakfast table. The garden looked superb. Unfortunatly was the weather not so good during my stay. I could really recommend it. We have stayed at Adams Inn several times due to location convenience. We have stayed in at least four different room and the mattresses are long overdue to be replaced. If it were not for the location we probably would stay somewhere else.

My first visit in the capital was made easy by the plesant stay at Adams Inn. I was plesantly surptised by the nice atmosphere of the house and my room. After a trilling day of exiting visits in Washington I coold take a deep breath in my plesant room and calm down for the quiet night. The contact with the staff was also very pleasant and helpful and - when away - there were a lot of notes to remind me!

Holly, who was at the desk when I checked in was extremely helpful. She made suggestions for dinner, carefully explained the routine for parking my car, and gave me an upgrade. Having internet access and a printer was an added benefit. I hope to stay at the Inn again.

Adam's Inn is in a great location and is a great vacation value. The rooms were modest but very clean and comfortable. The garden was lovely and the continental breakfast plentiful and in a homely setting. My only complaint would be that the coffee and tea service was not as well stocked and maintained as it could have been (no tea at all in 1746; very little in 1748). And adding hot chocolate both to the continental breakfast and the coffee and tea service would be a great idea. Some children staying in the Inn wanted hot chocolate for breakfast, but the only hot drinks available were coffee and tea for the grown-ups. The staff were extremely friendly and helpful. In total, I glad I chose Adam's Inn and will stay there again if I return to DC.

Adams Inn is a perfect stay in a quiet oasis in the middle of a buzzing neighborhood. The rooms a cozy, the shared bathrooms are clean and the breakfast is decent. Very beautiful is the garden. We definitely recommend it!

The best part of the Adams Inn is without a doubt the location. The metro is a quick walk from the front door. However, the Inn itself was so-so. Our room was clean, but horribly decorated with fire engine red drapes. A bright light was left on throughout the night directly in line with our windows, and even with the drapes closed, our room was lit up like a stage. We tried complaining to the B&B owner, but she just shrugged and did nothing about it. We ended up piling blankets over the window at night just to get some sleep. The breakfast was also very disappointing.

We enjoyed our stay at Adams Inn very much. We found the rooms clean, the people friendly and the location was great. It is located in a quaint neighborhood amenable to walking and felt very safe.

I will always stay here when I visit D.C. I love the location.

We were visiting out daughter who lives in Columbia Heights and picked Adams Inn because if its location. The price was good (for DC) and we were Ok with shared bath and continental breakfast. The room was small but adequare. The staff was helpful and nice. We enjoyed the backyard garden one evening. Most enjoyable was sharing breakfast with other guests from 4 different countries. We would stay here again.

The Inn is located in a beautiful location, very convenient to the enormous number of shops/restaurants in Adams Morgan and also very convenient to the zoo. It is also a relatively easy walk to the Metro Red Line. The inn itself is very beautiful. Unfortunately, our Groupon only let us use one of the rooms with just a double bed and shared bedroom. The bed was quite creaky and not terribly comfortable, however other than that the room was very clean and pretty. You do get breakfast, which is your fairly typical continental breakfast. We got to talk to several of the other guests and it was very pleasant. There are also two common areas with couches, books, games, and a TV.

This is a perfect stay if you are not looking forward to extra amenities and luxurious rooms. The rooms are good and clean, but simple. The breakfast the same. The people were great and very helpful. the location is fun, safe and we can't wait to go back. We really enjoyed the neighborhood and all that the DC area has to offer. The Adams Inn was perfect for us!

The inn is a great value, and within walking distance to the zoo. There are wonderful little restaurants in the area, and night life is terrific. Lovely, quiet neighborhood street that felt safe for walking both day and night. No fuss, no frills - just a quiet, clean room in a charming setting. Would definitely return.

We were lucky enough to use a Social coupon but even the regular price was worth it. Great location. If you're in reasonable shape, you could walk to the White House. Minutes from hop on-hop off bus. Great restos in the area. Staff friendly and very helpful. Breakfast (continental) was plentiful with fresh perked coffee. Highly recommend the place.Whashington is beautiful!!

I have lived in the DC area for several years, but have recently been living abroad. I wanted to come back for a few days to see friends and family, but trying to find a reasonably priced, clean, and somewhat centrally located hotel is much harder than I anticipated. The Adams Inn was perfect. It was only about two blocks from the great restaurants of Adams Morgan but in a very quiet, peaceful micro-neighborhood. The metro was a little farther away than I would have liked, (about a 12-15 minute walk) but still quite reasonable. The Inn itself was lovely. I opted for one of the smaller rooms with ensuite bathroom and I couldn't have asked for anything better. It was tastefully decorated, full of windows, comfortable, and spotlessly clean. The common areas were equally well looked after and it managed to feel cozy without being cluttered or tacky. Breakfast was nothing to write home about, but plentiful and satisfying. The inn keepers were very friendly and welcoming and contributed to the overall pleasure of the stay.

A nice place for a romantic getaway. The room was a bit spare - it could have used another comfy chair. Located in a wonderful neighborhood for dining out. The breakfast provided would have benefited from some fresh fruit.

Looking for an unpretentious, low profile over nighter in our old neighborhood and we got that and more at the Adams Inn, Quiet charm, surprising accessability and amenities and all at a great price, could'nt have asked for more.

We were celebrating Valentine's Day a little early. This was our first stay in a bed and breakfast. Our room was nice and comfortable.The woman in the front office was very nice and helpful. We don't have any complaints and we would definitely consider visiting again.

I am a return guest to the Adam's Inn - 3rd time now. It is ideally located for visitng my son who lives in Adams Morgan. The value/price is VERY good and the people are friendly although the hours for breakfast are a bit restricitve. Still a great choice. I brought my friend with me for a day of sight seeing andshe thought it was very nice. There is no doubt i will return with my husband for another visit with my sonor any time we come to DC.

It was my third time staying at the Inn, my previous two visits were in the main building, which I realize I prefer and will request in the future, the only reason being the small shower stall.

This was my first visit to the Adams Inn. I had a groupon but found I was happy to find the inn. In Washington DC, hotels are very expensive. The Inn was very reasonable, very clean, and the rooms were what they should be in an old converted row house. The staff are very nice. The continental breakfast is served at a nicely set table. I recommned the inn for people visiting the area and not wanting to spend alot of money.

We purchased a Groupon and were glad that the Adam's Inn allowed us to use it over the holiday (New Years). With the Groupon the price was quite affordable and the location is great. We were close to the subway and the bike share. Plenty of bars and restaurants within walking distance of the bed and breakfast. Quite and safe neighborhood. Breakfast was pretty basic, toast, juice, and cereal.

I used a Living Social coupon so it was a great deal to stay here. The staff was friendly and hospitable and the inn is comfortable and homey. I would definitely stay there again and tell others to do the same. Location is perfect for exploring Adams Morgan and DC. Only comment I have is to fix the extremely squeaky bed in the basement room.

This B&B was super cute, felt charmingly Parisian and was affordable... my only complaint is that our room was exceedingly cold at night and we didn't have any independent control of the heat. We were approached by a lady staying upstairs from us who asked us if our room was freezing too - so it seems it was a building wide issue. Still very much enjoyed my stay, but will probably wait until spring / summer / fall to stay again.

Adam's Inn was delightful - I initially thought we were the only guests, because it was so quiet! I was surprised at breakfast to find so many other guests were present. A nice area - convenient to the Metro and multiple dining spots. I stayed with 2 preteen boys - our room was perfect, everyone had their own bed, plenty of towels, warm despite size of house, and a very nice kitchen area where we could have a snack after a busy day of sightseeing. I would recommend this B&B - we had a wonderful stay!

We purchased a Groupon and got a great deal for a 2-night stay in Washington, DC. While the check-in was somewhat lacking (no description of facilities and our garage parking space was occupied by a staff member), we were extremely pleased with the entire experience. The inn is absolutely charming from front to back and in a great location. We had an easy walk to the National Zoo, the Metro and all of the interesting restaurants in Adams Morgan. We would definitely stay again.

This is one of the coziest B&B I ever stayed in. I loved the family like breakfast table in the wood paneled dining room. A comfortable B&B with great prices for DC. The location in the Adam's Morgan neighborhood is excellent with a variety of local, independent cafes and restaurants within close walking distance. The info describes a continental breakfast (instant oatmeal, cereal, breads, yogurt) and though the presentation was nicely done, it otherwise was not all that different than the standard fare of say a Motel 6. Even a basket of fruit would have been nice. Our room also did not include shampoo, or conditioner, only small bars of soap. The courtyard outside was cute, easy parking, nice people.

The facility was very clean and the location was excellent for us (within walking distance of local family member). The option to park the car was VERY important since street parking is limited. The amenities provided were sparse. The soap is tiny and there is no shampoo or lotion. The biggest disappointment was the breakfast which was minimal and tasteless: cold cereal, grocery store bagels and overripe bananas. Our frame of reference is a B&B in San Francisco which is priced about the same, nice neighborhood, well appointed, with a cooked, tasty breakfast served every morning.

Very nice house with very friendly staff and cosy rooms. Hot water for coffee and tea always available - that's great.

The staff were extremely helpful and super friendly. They went out of their way to help me make travel arrangements while in DC.

I stayed in 100A. It would have been better to have more living room space so I could set down my notebook on a coffeetable to read. If you combined two beds into one room then used the empty room to house the living room furniture that would have been better. Could put a small frig there also :-). Also, it was raining, and both my husband and I slipped when entering the door because the tiles are slippery. You might want to add a rug or two, would help decrease tracking in leaves. Otherwise, our stay was great, my dog also really enjoyed it.

Stayed here on an $89 Living Social voucher - very pleased with the help I got as a late-night check-in guest but I wish the hotel would include some printed information about local parking options, especially with the blocked streets and construction going on in the area. Other than that, the neighborhood is beautiful and the staff was very friendly. Thank you so much for a wonderful night's rest :)

I went to dc on a very quick, last minute, only to find that any of the name hotels were either booked or were $400 and up. That really didn't fit in my budget for a simple bed for the night. I am not sure Adams Inn actually exceeded my expectations, but it was plenty nice. Everyone was nice. Very clean. Just a good simple room. The internet connection was better than I get at the big hotels. It is what it is, nothing more than that really. Would stay there again in a heartbeat. Easy walk to subway... 10-15 minutes, and very short to a bus stop. Was able to flag a cab within a block or so in just a few minutes.

I love the Adams Inn, we were there once five years ago and just as I remember it. Nice distance to metro, charming rooms, and friendly folks. The only complaint I had was probably my fault, it was an unseasonably warm day, and because of the age of the building the heat is not controlled in each room. You have to lift the window sash and put the blocks (provided) in them to get a nice breeze going through. The breakfast was tasty and location was fabulous. Have stayed there before and will do so again. The price-point is also attractive.

I had a wonderful stay at the Adam's Inn. The room and bathroom were neat and clean and the house that I stayed in had a homey feeling to it. The breakfast was very nice with breads, bagels, toasts, yogurt, cereals, coffee, teas, etc... (and nutella!) I would definitely stay there again!

I was at the hotel at the end of October/2011, and I enjoyed an excellent stay at Adam's Inn: excellent room, excellent service, very helpful staff, good internet service (wireless), excellent breakfast, very well located (near the subway) and the neighborhood is very pleasant. I really enjoyed my stay at the Adam's Inn, and I recommend staying at the hotel to anyone wishing to spend a few days in DC.

The Adams Inn is in a nice location in Adams Morgan on a quiet street just off of 18th St, easy to reach dining destinations, bus routes and metro. Our room was comfortable and quiet, breakfast was well laid out with a nice variety (continental) and everything was delicious. We were very satisfied with our stay at the Adams Inn.

Enjoyable stay with reasonable rates. Location is close to the Zoo, but a good walk to the nearest Metro. Great room, and continental breakfast was nicely done. Not much interaction with staff. It would have been nice to have a secure place to store valuables (such as laptops) after checkout. Recommended.

This Inn is simply adorable.... definitely offers a feel of 'Old Washington DC' living. As far as being called a Bed and Breakfast, my friend and I were wondering why there wasn't a warm breakfast being offered for the guests. All B&B's I've stayed in ALWAYS had an egg , bacon, sausage, toast kind of breakfast offered. The dining room was adorable, and it would have been exciting to look forward to the smells of a traditional B&B breakfast.

I am a native Washingtonian and purchased a night's stay at the Adam's Inn for a friend that came in from New York for a party through a Living Social Deal. The staff was fantastic. Lindsey was very helpful when I booked the room and the staffer who greeted us upon arrival was pleasant and knowledgeable about the area. We stayed in the English basement which included a TV and a private bath. It was spacious, clean, and comfortable. The only complaint I had about the basement is that it is below the dining area and adjoining sitting room. So in the morning the folks over our head for the continential breakfast made a lot of noise on the hardwoods. Normally it would've been tolerable, but after a night celebrating our friend's birthday it was almost unbearable. Breakfast is served from 7am-9am. So if you are a light sleeper or like to sleep in the basement might not be the place for you. That being said, the place is quaint on a nice street but one block in either direction and you are right in the thick of it! I would definitely do this again for out of town guests...but just on one of the upper floors.

I very much enjoyed the room, the common spaces and especially the breakfasts. Lovely atmosphere. However, two minor complaints. My request for change to use for the on-site laundry facilities was met with 'we don't do that' without any explanation as to why not. I can understand its a pain constantly to be asked for change, but if you are providing facilities that require multiple quarters then having some at the front desk would seem to be a necessity. Secondly, upon leaving (during a thunderstorm), I asked the front desk if they could call a taxi. This was met with a similar 'we don't do that'. I was instead given the phone number of a local taxi firm and a reasonably long exposition of how friendly they (the taxi firm) were. Not so easy if you have a foreign cell phone and no quarters! Surely better to spend the time just calling the taxi? Nonetheless, a positive experience overall.

I can't begin to say what a terrific expereince I had at the Adam's Inn. The inn had been recommended to me by someone who had stayed a few years ago. The location is within a very easy walk to transportation and restaurants. It is located in a quiet neighborhood, full of beautiful buildings and people going about their daily lives. I was most impressed with the staff (professional and friendly!) and the fact that the common areas are large, airy and have lots of natural light. Having free Wifi was great, but there is also access to a computer and printer (for bording passes, in my case). I HIGHLY recommend staying at the Adam's Inn. I should also note that their extensive resource center for information on locations within bus, Metro or walking distance was a nice surprise, as was all the other info that could be accessed. In closing, I will say that you will not be disappointed with the service, rooms and location!

I stayed at the Adam's Inn for one night while visiting friends in the Adams Morgan neighborhood. I had a room on the third floor with a double bed and a shared bath. The room was very clean and cute. The bathroom down the hall was small but worked just fine. I never had to wait for it to be available. Breakfast in the morning was self-serve cereal, toast, English muffins, coffee, juice, etc. I would definitely stay here again based on my one night stay.

I really did not know what to expect, and the parking was the only thing that was a bit awkward. Thankfully, I was able to secure paid parking at the Inn, but my Town & Country van just barely fit in the garage. Otherwise, all was well. Keeping cigarette butts cleaned out of the outside containers would have been nice. Not a big deal but . . . .

We've stayed at Adams Inn twice now, and quite enjoyed both visits. The rooms are clean and comfortable; the company at breakfast has always been interesting. Our only complaint is that we'd like a bit more light for reading.

I was very happy to discover such a nice place to stay just 2 1/2 blocks from my daughter on Argonne Place. I felt very comfortable and the staff was great. It was an extra added bonus that my room opened directly onto the lovely courtyard in the back and I was able to sit out among the plants and birds. I definitely plan to return.

This is a charming reliable little garden B&B in an old house in a great neighborhood. Ive stayed there 3 times over the last few years and would recommend it to anyone. - Tim

On a busy week in DC hotel rooms near Woodley Park & Dupont Circle were either at an extreme premium or non-existent. The B&B is on quiet safe street. I was only able to get a 1BR with a shared bath but it did have sink. Some people (like my wife) would have to have a bathroom in the room but it worked for me. The bed was comfortable & the room was clean. I would stay again.

Great place but no service. I asked to book taxi at 9 a.m but no taxi at 9.30. We miss our bus to New York and as we have booked ticket bus, we need to repayed news tickets.

I have stayed at the Adams Inn at least six times over the last 10 years. The staff is always helpful and friendly. The Inn is very convenient to good restaurants on 18th Street and bus transportation.

Great "neighborhood" location, conveniently situated between two Metro train stations, and easy access to bus transportation. Area restaurants are never a disappointment. The innkeepers are delightful and helpful, and really want you to make yourselves feel at home. It's always interesting to meet up and chat with other guests over morning breakfast too.

My room at the Adams Inn was comfortable, clean, and nicely decorated. The inn is nice overall, including the common spaces and garden area. The breakfast was delicious, especially the good coffee and orange juice. Overall the stay was quiet and peaceful, which is a big achievement considering how noisy DC can be.

I had previously stayed at Adam's Inn in the early 1990s and had enjoyed the atmosphere and the welcome - so much more personal than at a hotel chain. So when planning a ten-days visit from England to show my wife and children the fantastic attractions of the capital it was natural to choose Adam's Inn. I was very glad I did so, as it's not just a friendly and very well-run guest-house - it is also a short walk from the subway station (and there are frequent buses to down-town as well) and with easy access to basic local shops, to many colorful, exotic local restaurants, to the zoo, and it's a short taxi ride to the National Cathedral. The breakfast was as advertised and very enjoyable, especially the excellent coffee, and the Times and the Post were provided for news-addicts to read before breakfast.

Good location, quiet despite the presence of a fire station nearby. Private garages available in the garden ($ 20 + VAT). Cozy and well decorated. May lack a little desk to write or to a laptop. The disappointment just for breakfast in a common dining room with very little choice in limited quantities and with strict timetables.

The B & B was a very nice historical building and the room was really pleasant; and the Inn was located in a nice tree-lined neighborhood. The only negatives were that the window air conditioner didn't cool very well (there was a wall unit that didn't seem to work at all). Also, the breakfast provided was pretty meager-- no hot items.

Travelling with 2 adults and 4 children is usually quite a challenge! But we had a wonderful time at the Adams Inn. We booked 2 rooms and they were both very nice and quiet. The eldest could play board games downstairs while we took care of the youngest. The athmosphere was very relaxed and I would definitely come back on another visit to DC!

Great location, clean comfy rooms with free wi fi. If you have heavy luggage suggest you ask for a room on the lower floors as there is no elevator and the stairs are steep and narrow. Otherwise the perfect stay with excellent breajfast.

Stayed a week for a conference and vacation. Easy walk to both the Woodley Park and Cleveland Heights metro. Room was clean and basic. Maids kept it nice. We stayed in room 15 and it was a bit like having our own place as the back room opened onto the back patio and the front to the kitchen and dining area. During a busy time this could be more nosy but it was quiet while we were there. In-room bath is really tiny but workable and its nice having it in the room. The breakfast really needs some changing at least every other or every third day. Seasonal fruit (most of the time the only fruit were apples and often there were no apples) could be a great addition in a fruit salad and a large plain yogurt would be nice. Also some pastries and some boiled eggs. The coffee wasn't good as well and is perked in a big pot. Buying a single serving machine would allow people to make coffee, hot tea, cocoa, etc and may save money overall. For a one day stay the breakfast is okay but Adam's Inn would really increase its review status with simple upgrades in their breakfast. Noticed many of the people look at the breakfast and then pass on it. Enjoyable to visit with people from all around America and the world. Sat at breakfast with people from Denmark and France to name a few. Staff very helpful. Felt safe even walking late in the evening coming back from Cleveland Heights metro. Overall I highly recommend Adam's Inn, one of the few B&B's who allow children of any age.

Wonderful home away from home ... we had a huge suite, and the common areas and backyard were very nice as well. Easy walking distance to the National Zoo and public transport. Recommend the purchasing a parking space so you don't have the headache of trying to find street parking.

Not too expensive --and worth the $20 extra you'd pay to keep out of a chain motel in a less dynamic neighborhood. Picturesque residential neighborhood, pleasant quarters, curious and friendly international clientele, access to interesting multicultural commercial street scene in one direction ("downtown" Adams-Morgan) and to more upscale and chic commercial district in the other (at Woodley) --with Rock Creek Park right there at the end of the street. My second time there --and my first choice next time too. I feel very comfortable there for some reason --not a corny b&b setting with the heart-shaped pillows, but spare and clean in a quietly stylish way.

I am not normally a bed and breakfast type of traveler but this stay was wonderful. I needed a short term place to stay until an apartment I was going to rent became available. The price was very reasonable at a time most of the city was full up at other hotels. The managers were very accomodating of ongoing changes in my plans. The breakfast was a step above the usual continental breakfast.

Always great staying at the Adams Inn. A convenient location for us. The garage is very helpful. While breakfast is nice, it would be great if more could be added to it. Some variety, maybe some additional protein.

We had a bedroom with a "queen-size" bed that was really more like a double and a little sunroom with a single bed. The beds were only just okay. The inn is two charming houses, on a nice quiet residential street near lots of restaurants and shops, a $1 bus and the metro. Everything is very clean. The breakfast is okay: lots of bread, cereal, juice, a couple of kinds of cheese, one kind of yogurt. Guests have a shared fridge and water dispensers. There's a handy coin-op washer and dryer and a beautiful back garden to sit in. I had been there before and would go back.

I didn't have much interaction with staff due to my in and out all the time. I did like the convenience of having access to towels and washclothes if needed. I had a private bath and really enjoyed it. It is a great place to have a group of people come together and feel at home. Everthing was clean.

Breakfast doesn't start until 7:30 a.m.. That's OK for vacations but too late for business travelers who must be at meetings downtown by 8 a.m.
