Excellent B&B in the best location - right in Manitou Springs. Easy, very short walk to all the shops and restaurants in Manitou Springs. The Avenue Hotel B&B is an modernized boarding house - well appointed rooms, excellent ambience. When people ask where to stay in the local area, Avenue Hotel B&B is the first place that comes to mind!

This place was amazing! I wanted a romantic getaway with my husband, and this was it. I highly recommend the Osage room and add in the "Date Night" package for an unforgettable experience. My only regret is that we enjoyed the room so much we never made it downstairs for breakfast in the morning. I'm sure it would have been outstanding. We'll make it to breakfast next time for sure! My husband and I spent nearly a week at the Avenue Hotel to celebrate our 25th Anniversary. We had met in the Colorado Springs area and this was our first trip back since we moved away. Gwen and her staff made our stay feel like a dream vacation. They made us feel very welcome and at home. Every breakfast was outstanding and Gwen worked with us to provide special dietary choices. Our room was always kept clean and tidy. And they provided tips and advice about area attractions that helped to make our stay even better. We will never forget the awe inspiring view from the top of Pikes Peak but what made our trip a "Dream Vacation" was our stay at the Avenue Hotel.

Due to scheduling constraints, my daughter and son-in-law were forced to travel on their anniversary and sleep in separate beds. To make it up to them, I arranged for their final night to be an anniversary retreat at the Avenue B&B. Both of them are very, very picky about where they'll stay and what they'll eat...everything must be Eco-friendly. They gave this B&B the highest possible compliment..."Mom, you and dad have to schedule you're own retreat here. In fact, you may just see us every year so we can make this 'our anniversary spot.'" They live in Washington...that says everything!

My wife and I, along with our two young children, stayed in the Carriage House and were made to feel completely at home. The accommodations were quaint and elegant, yet family friendly. Gwen, Randy, and the staff went out of their way to ensure we had a comfortable, trouble-free stay. And oh by the way, the breakfasts were spectacular! We'll recommend the Avenue Hotel to all our friends and can't wait to make a return visit.

There are too many good things to say! We loved the location: it is literally off of the main street by the shops. The staff was so friendly and professional. My wife and I stayed here the first weekend in May as part of an anniversary get-away weekend. My goodness - what an incredible find! The proprietors purchased the building several years ago, and have invested a tremendous amount of elbow grease to turn the building into a delightful, homey, comfortable, and charming B&B. We were greeted upon our arrival with a warm welcome, coffee, and freshly baked cookies. After enjoying a meal at a great local restaurant within walking distance of the B&B, we slept on one of the most comfortable beds you can find, and woke up to a breakfast of fruit, fresh juice, a fancy sausage/egg dish, coffee, and great conversation. On top of all that, the price was unbeatable. If you want to stay in a great B&B with fantastic views of the mountains, and hosts that make you feel right at home - make your reservation with Avenue Hotel B&B.

We had a wonderful "girls" weekend April 5th to the 7th. We stayed in the Guest House behind the main house. So Cute!!! and the perfect size for 3 women. This was our second time staying with Gwen and Randy so we felt even more at home and comfortable. The location is great, you can park the car and walk to the shops, have dinner and not worry about driving. Breakfast never disappoints and the coffee pot is always full. Getting to meet the other guests at breakfast is an added bonus. The rooms are clean an charming. We will go back knowing it will be an enjoyable stay.

My sister and I had a wonderful two night girls time together at The Avenue Bed & Breakfast. The owners are delightful and rest of the staff we met were delightful as well!! We found our room(s) to be so pleasant and comfortable, and the public areas so friendly that we almost didn't want to leave and explore Manitou Springs!

I've stayed in numerous bed and breakfasts when traveling for work so decided to stay in one while on vacation. My fiance hadn't ever stayed in a B&B before so was a little reluctant. However, we both loved staying here. The staff was very helpful and friendly, the rooms were clean and the breakfasts were wonderful. Was so convenient to be right IN Manitou Springs and be able to walk most everywhere we wanted to go. Will definitely stay here again when in the area. Would highly recommend to family and friends too.

We originally (2011) found the Avenue Hotel B&B by searching the internet. We really didn't know what to expect, but we could not be more pleased. This was out second week long stay in the last 12 months. The first time was a year ago at new years, this time it is Sept (2012). Gwenn and Randy run a true first class B&B. Plus the proximity to downtown Manitou Springs is the very best. You can't get any better than this. We are very pleased again, and we will be back this December. This was my second time to stay at this B&B in the last two years. There is no place better for a Manitou Springs visit. Breakfast was wonderful as were the service and the rooms. I love parking the car and walking wherever I want to go in Manitou!

My wife and I stayed at the Avenue Hotel B&B for 3 nights the first week of August. We had previously stayed about 8 years ago. The B&B has not physically changed in those years but the new owners have made a difference in service. The breakfasts were wonderful. The weather allowed for them to be served on the front porch. Fun visiting with the others who were also staying. I'd recommend this establishment to my friends and family.

A childhood bestfriend and I had a relaxing reunion at Avenue Hotel B&B in early June 2012. Randy and Gwenn suggested the Manitou Suite for our stay. It was perfect with two rooms and a shared bath. The rooms were comfy and pretty. And we really enjoyed the house's lovely outdoor areas while sipping wine. It exceeded our expectations and being able to walk everywhere was a big plus. Terry

Avenue Hotel was the perfect place to spend several hectic graduation days in Colorado Springs. Location is great for long or short walks to many little shops and places to eat and the grounds settings were quiet and lovely. Early AM activity had Gwenn setting up travel coffee cups, bag breakfasts, including home made muffins, to take with us. The final morning we had breakfast and nothing describes how delicious and welcoming everyone there is. The Creme Brulee French Toast was perfect, as well as assorted fruits, muffins, juices and coffee. We can't wait to return.

We have stayed with Gwenn & Randy 4 times now and have enjoyed each stay. We tried looking at other B&B's in Manitou to "try something new" but there really isn't a better place. What we enjoy is trying different rooms at The Avenue Hotel, it's so fun! We just recently stayed in the Pawnee room and loved it. We particularly enjoyed the price break on this room compared to some of the others, and loved having the bedroom separate from the TV living room. The hall bath was great! They had robes to use, and we didn't even think it was strange at all to use the hall bath. There was usually no one in the hall, so it was like we were in our own house. We would recommend this room and definitely recommend The Avenue as THE place to stay, they are so nice, and the food is fantastic. You can't go wrong, especially since they are within a walking distance to all restaurants and shops. We love that! Hope you enjoy your stay!

We booked two nights in Feb as an after V-day getaway and other than 1 gentleman that checked out our first day we had the place to ourselves. Gwen was wonderful by providing dinner and lunch suggestions and offering directions to various destinations. She even told us of a few tourist destinations that were off the beaten path. I booked a weekend in December here for my wife's birthday. We had an excellent time and some tremendously good food. The baked French toast was outstanding. The best thing I found about this that I wouldn't have thought of before was the location. It is right in the downtown of Manitou, which makes it pleasant to walk everywhere, even during the cold of December. The decorations for Christmas were also beautiful. Plus, free wi-fi is a great boon.

Hard to find a bed and breakfast that will accommodate a child.....and understandably so. But Avenue has the lower level of a garden cottage out back where they will allow a child. We brought our 5 year old and this worked very nicely for us as it felt much more special than a motel and yet appropriate for our daughter. Gwenn serves breakfast directly to the cottage so as not to have a child hanging out in the main house. Yet she was definitely very warm to my daughter and we felt appreciated. The place is very nice but not stuffy or "museum" like. The house was decorated BEAUTIFULLY for the Christmas season. One more thing of note....all of the windows are large and above ground in the bottom part of the cottage so it feels like a regular cottage. We did not have anyone above us during the time of our visit.

My family recently stayed at the Avenue Hotel B&B for a weekend while we were in CO Springs to celebrate a wedding. Our stay was enhanced by the cozy accommodations at the Ave Hotel B&B. By cozy I don't mean small, tight fitting.. I mean warm, comfortable and home like. We all had our privacy as well as places to gather and visit. The morning breakfast was the best. Delicious food, dining with my family, feeling like we are at home....not rushed, dressed up or burdened by cooking or clean up. Thank you Ave Hotel B&B, we can't wait to return!

Staying in the Carriage House room at the Avenue B&B was the most private and quaint stay I have ever experienced at a B&B. It was immaculate, cozy and comfy, and quiet. Everything was just what we needed. The breakfast was not your run-of-the-mill muffin and coffee; but a full course morning delicacy served with a smile! The owners are a friendly couple with a warm welcome. Location was perfect for being in town and within walking distance of shops and restaurants. We want to go back again soon!

The most wonderful, relaxing B&B. Our second time staying at The Avenue Hotel. Gwenn is a wonderful hostess, cook and a wealth of information on local dining spots. The rooms are beautifully decorated, clean and a great value for the money. We love the B&B, the area and the ability to totally relax, plus the most delicious breakfasts. I stayed three nights and look forward to returning. The location is terrific - set back from the main street and close to downtown shopping and dining. I had the least expensive room but it was adequate for one person. (I saw the other rooms and they are much nicer.) Breakfast was good but 9 a.m. is too late for this early riser. The next door neighbors (and their dog) were in a partying mood when I was there, and their late-night noise was annoying. The other neighbors are very quiet at night: the public library and an elementary school! Parking is on the street, but I had no trouble finding a space close by. The innkeeper was pleasant and helpful, and the house is nicely furnished. If you want to stay in the heart of Manitou Springs, this is a great option.

We recently stayed at this wonderful B & B. It was a wonderful experience. My husband and I stayed in the main house which was relaxing and very clean and my son and his wife and 2 young sons stayed in the carriage house. It was perfect! The food was excellant, way beyond our expectations and staff was very friendly and accommodating. I have never been completely comfortable in B&B's but Avenue Hotel has changed that. Now all other B&B's will have to live up to their standards! Can't wait to go back.

We spent a delightful week at The Avenue Hotel in Manitou Springs, CO. The location could not have been more central. The breakfasts served by Gwen were the best ever yummiest gourmet offerings we've ever had in a B&B. No corners cut there. We also sampled their spa offerings - they have a phenomenal Massage Therapist. If you need to decompress - this is the place!

We had the romantic package which FAR exceeded our expectations! The rooms were perfectly restored to fit the era of the hotel, the food scrumptious, and the innkeepers delightful! I did not know what to expect as I was going completely by the website, and having cousins over from Sweden wanted to impress them with our idea of B & Bs. It was delightful! We stayed in the Manitou Room (2 rooms joined together). Beautiful! As we walked in, the lady of the house was setting out newly-made cookies. Delicious! And to the young folks' delight, they were available all day! We went adventuring around the hotel and discovered tiny little seating areas for 2-4, surrounded by flowers, etc. in all the outdoor nooks and crannies. In the morning we saw the front porch set with tables and seating for the guests. What could be better than breakfast outside on a gorgeous Colorado day? The breakfast was superb, and chit-chatting with the fellow travelers fantastic. I would definitely recommend this B & B to anyone traveling through Manitou Springs. Heck, my Swedish cousins said it was the highlight of the area!

My Google search for a bed and breakfast to hold my tiny, 4 guest wedding led me to the Avenue Hotel's website, where I fell in love with the photos of the Upper Carriage House and of the beautiful backyard garden patio. Gwenn, the innkeeper, was very informative over the phone and after seeing the location in person, we were sold. When we arrived on the big day, Gwenn and Randy were so friendly, helpful and hospitable to us and our guests. The wedding was perfect, and the house and garden played the perfect backdrop in all of our wedding photos. We spent our wedding night in the Upper Carriage House and loved the fact that it was a self-sufficient apartment. We took advantage of the couple's massage package (you must do this!!) and we returned to our room to find the beautiful glow of candle light (electric ones for safety!) surrounding our room and rose petals sprawled across the bed. So romantic! The next morning we were treated to breakfast in our room, and wow! Gwenn can really cook up quite the spread. It was the best breakfast either of us had had in a very long time, if ever. Everything had gone so wonderfully from the moment we first arrived at the Avenue Hotel, we hated to leave. As we were saying our thank you's and goodbye's to Gwenn, she surprised us even further by having us choose two coffee mugs with the Hotel emblem as wedding gifts. We left the Avenue Hotel Bed & Breakfast with smiles on our faces and nothing but good things to say....to everyone we talk to!

We stayed 5 nights at the Avenue Hotel and Bed and Breakfast in Manitou Springs, CO and were not disappointed once. We found very comfortable accomodations, excellent food and a terrific location! We had 5 breakfasts (on the porch overlooking the main street) and each morning received a different muffin and entree along with the glass of juice and delicious fruit cup. There is soap, shampoo, conditioner and lotion handmade from a local shop provided in each room. The owners had many suggestions for places to visit in the area and each recommendation proved valuable. There are many good places to eat dinner and many nice places to shop within easy walking distance of the Avenue Hotel. We would definitely, without hesitation, stay at the Avenue Hotel and Bed and Breakfast when back in Manitou Springs.

We stayed in the upstairs room in the carriage house, and it was WONDERFUL. Clean, spacious, airy, perfect. Kevin and Gwenn were fantastic. Very laid back, but very attentive as well. Breakfast on the front porch was terrific. We will DEFINITELY stay at the Avenue again!

Over from Europe for a week long stay in Manitou Springs, we opted for what we hoped would be a place of character and quality in the very heart of the town, and we were not disappointed! Gwenn and Randy have created a peaceful haven that lacks for nothing. Our room (Pike's Peak) was extremely comfortable, always impeccable, and decorated with the same good taste that is evident throughout the building. The charm and orientation (morning sunrise through the trees of the Manitou library) of our separate bathroom more than made up for the few steps across the thick carpeted landing. Everything is provided to make the guest feel at home. Gwenn and her staff were always available whenever the need for information, advice or help was required. The icing on the cake was, of course, the wonderful breakfasts served at the Avenue! Rarely have we experienced such a fine culinary fare as that concocted by Gwenn. It is easy to understand why she has obtained so many prizes for her creations, and why all of the other clients that we met there were unanimous in their compliments. We strongly recommend the Avenue Hotel, and will undoubtedly return on a future occasion.

My husband and I stayed a night at the Avenue Hotel to relax together for an evening. It turned out that we were the only guests that night so Gwen took the initiative to upgrade our room. My husband and I have become a fan of Bed and Breakfasts and so I was ecstatic when we were planning to go to one for our anniversary. As I was looking at a variety of choices this one just stood out...I think it was the charm of the place. I booked it and waited in anticipation. Let me tell you those expectations were met. Gwen and Randy are so friendly and very kind-hearted and took such great care of us on the get go. While checking in they even called and made dinner reservations for us. They did a wonderful job remodeling the B&B and it is just so cozy, I could relax in any of their rooms. They were very attentive to detail and it showed. We got the Sweetheart Special and got the most beautiful turn down service...candles everywhere. I was blown away. If that wasn't enough the breakfasts were incredible! They kept us full all day long! Gwen is such a great cook! If you can't stay there see if you can at least have breakfast....YUM! Overall, if you are looking for a special place in the heart of a cool little town the Avenue is the place to be. I really hated to leave, but can't wait to go back!

We had a wonderful stay with Gwenn & Roger over New Years Eve! They cooked a wonderful breakfast around the kitchen table with all of the other guests both mornings. They were very helpful with local directions, attractions, restaurants and knew what to do and where to go in the area. I would highly recommend this B&B to anyone headed to Colorado!

The Avenue Hotel Bed and Breakfast is not just unique, it is beautiful and the hospitality by far is the best we have experienced. You are not only surrounded by the beautiful atmosphere and landscaping but inside is absolutely gorgeous and comforting. My husband and our two boys, 12 & 16, stayed at the Avenue Hotel B&B for 2 nights. We were so glad we picked this B&B. We felt welcomed from the moment we arrived. Gwenn and Randy were awesome and Gwenn makes the best food! We stayed in the Carriage House and it was a perfect home-away-from-home for us. Even our picky teenagers loved it. This is the only place my husband and I will stay at if we're in the Pikes Peak area.

I just had the most wonderful experience at the Avenue Hotel B&B in Manitou Springs, Colorado. I had never stayed in a B&B so I wasn't quite sure what to expect. It definitely exceeded my expectations! Every room was very clean and well decorated and the food was wonderful. We had both rooms of the Manitou Suite - with such comfortable beds that I didn't want to leave. The Innkeeper, Gwenn was so friendly and accomodating that I felt like I was visiting a relative - but I was taken care of so much better. All the amenities that anyone could want were right at hand - from a great selection of DVD's and games to the never ending supply of freshly baked cookies. And I loved the lotion and soap from the local supplier. Being served breakfast on the beautiful china added an elegant touch to the already decadent breakfast. If Gwenn decided to open a restaurant, I'd be the first in line. The Avenue B&B is located in the perfect spot for wandering through Manitou Springs on foot. Parking would have been a huge hassle. I can't wait to go back - and next time I will have to try out the beautiful hot tub. Thank you Gwenn for making my first B&B experience so wonderful!

I went down to the Springs for a little getaway one weekend in February and fell in LOVE with Avenue Hotel! Gwenn and Randy are delightful and I had the most perfect time. Nestled right in the heart of Manitou Springs on their historic main street, it was just what I needed to relax and get away. The food was AMAZING and they even have a masseuse on hand to rub out all of your worries and stresses. A+++!!

Gwenn and Randy have an outstanding place for you to stay! Manitou Springs is a beautifully situated town with a terrific main street full of little shops, diners/cafes, galleries, etc. The Avenue Hotel has been wonderfully restored and provides better amenities than a regular hotel, with a much closer knit feel between your hosts and fellow guests. Gwenn's breakfast was amazing, especially the fried apple french toast. I highly recommend you Avenue Hotel.

My wife and I just went to the Avenue on our honeymoon...it was fantastic! Gwenn, the innkeeper, exceeded all of our expectations. In addition to the excellent food every morning, she provided great service above and beyond the norm. Gwenn helped us find all the little local spots that most travelers don't know about, as well as the main tourist attractions in Manitou. We felt loved and really almost a part of her family. The rooms are wonderful, very comfortable, with a cozy yet roomy feel to them, and they are very reasonably priced. My wife and I have agreed that when we go back to Colorado, we are going to be staying at the Avenue.

We enjoyed our two night stay at the Avenue Hotel Bed and Breakfast. Owners Gwenn and Randy were very friendly and helpful. The Victorian style house and rooms were very clean and they provided a number of amenities to make our stay even more comfortable. Breakfast outside on the large front porch with the other guests was relaxing and the food was delicious. The Bed and Breakfast was close to the many restaurants and shops downtown and the cogwheel train to Pike's Peak was only a 5 minute drive away. We would definitely stay here again! The Avenue is situated conveniently in downtown Manitou Springs. The inn has a welcoming atmosphere and the hosts are quite charming. Our room was comfortable with a cleverly designed "in suite" bathroom. Snacks are available. The food was outstanding and the company grand. We will return!

My girlfriend and I usually frequent Manitou Springs several times a year for the cool shops, the penny arcade and the Hungarian goulash served at the European Cafe. This time, we wanted to stay a couple of nights to get a few more attractions in and to be able to see everything we wanted without running out of time. I did a Google search and came up with a few different bed and breakfasts, but this particular site had some great photos of the rooms and was very reasonably priced. We met our host Gwenn on arrival and she was not only very accommodating, but was also an excellent cook. As the other reviews have stated, there were muffins, cookies, quiches, fruit with yogurt, etc. Everything was very delicious. I believe if you stayed in the B & B before last December, it's had a huge change in decor, according to the photos I've seen and it's a vast improvement. The location couldn't be better. You can find parking around the back and then downtown Manitou is literally right outside the front door. The Cog Railway to Pike's Peak is down a few blocks past several antique shops, art and photo galleries, eateries, and other cool shops like the RetroMoto toy store and Dulcimer music shop. Gwenn had plenty of brochures right outside of our room and we came across an ad for a wolf sanctuary that was only about half an hour away from our location. On a whim, we decided to visit and for a small donation of $10 per adult, we had an excellent time. Being able to come back to a clean, well decorated room made our visit one of the best times we've had in Manitou Springs. We love this area, so we'll definitely will be back and will definitely be staying here again.

We were very impressed with the Avenue Hotel. The atmosphere was comfortable and welcoming, we felt instantly at home. We agreed that it was like "visiting family with the luxury of being antisocial." We were the first to enjoy the "Romance Special," which was so much more than we expected. The massage therapist was wonderful and friendly, and the wine and appetizer plate was delicious. We will definitely stay again! Matt & Danie

We attended a meeting in town and the Avenue B&B was chosen as the lodging for the whole group. We couldn't have been happier. Gwen is a fabulous cook and a gracious hostess, remembering each morning her guests' preferences. Our room was really delightful, comfortable and cozy. Breakfast was fresh, all homemade and absolutely delicious!

I have been going to the Avenue Hotel since the mid 80's. I was saddened to hear that it had been sold but when I walked in the door I knew the changes that had been made were absolutely incredible. I could feel both the warmth of the home and innkeepers, Gwen and Randy, from the moment I walked in. The breakfasts are gourmet and delicious! I will return soon and highly recommend this wonderful BandB!! Caroline

I had never visited Manitou Springs, CO before this April 2009. I selected the Avenue Hotel based on its website's "transparency" and I was not disappointed; my stay was totally incredible. Gwen and Randy, the Innkeepers, were gracious, courteous, available and responsive. The Avenue Hotel is located on Manitou Avenue, providing an easy stroll through the heart of Manitou Springs, after a scrumptious breakfast. I will return to Manitou Springs, stay at the Avenue Hotel and live happily everafter.

My stay at the Avenue Hotel was wonderful. This was my first trip to Manitou, I'll now be going once a year. The Hotel is filled with a very inviting history, Gwen and Randy are very inviting and hospitable. I was leery of staying in a B&B, however, it seemed like a better option since I was traveling alone. The food was amazing, the atmosphere was beautiful and the Innkeepers were wonderful. I would recommend this B&B to anyone for any occasion, it was truly a great escape.

We went to Manitou Springs on a spur of a moment trip and found this bed and breakfast. It was nice and clean. It is of the main road so it its quiet. It is close enough to shops and resturants to walk.

Kevin was a great host. Room was comfortable and quiet. Breakfast was excellent. We highly recommend the Avenue Hotel.

We stayed in the Meadows Room, which was bright and spacious - lots of windows. This house has lots of character, the room was very comfortable, and the location is great for visiting shops and restaurants.
