The Fairfield Suite - This is our most luxurious. It's a one-bedroom suite, with its own very comfortable sitting room with original art, instant-on fireplace, ultra-suede sofa and swivel arm chair, leather hassocks. Dig your toes into the plush wool carpets over original warm oak and fir floors. Note the antique writing table, crisp silk draperies, enclosed TV / DVD armoire, and a convenient pantry with coffee maker, microwave, kettle, mini-fridge. Your soothingly elegant bedroom welcomes you through graceful French doors. And from there step into the modern ensuite bathroom with jetted tub / shower, heated tile floor, chic Italian porcelain/glass/chrome sink and adjustable halogen lighting.

Front Entryway - Delight in a touch of whimsy in the door's design at the front entry way, a hanging basket and potted plants (changing every season) to brighten your day and to welcome you. Welcome!

Cascadia Bedroom - the bedroom part of the Cascadia 1-bedroom suite is such a calm and relaxing place with 2 easy chairs and natural gas fireplace. There's even an in-room phone (free local calling). The queen size bed is equipped with our popular do-not-disturb mattress with high thread count all-cotton sheets, summer weight duvets, and gel-fill down-like pillows for your sleeping comfort ... extra blankets and pillows of course.

Cascadia Suite's Sitting Room - This is the sitting room of the Cascadia 1-bedroom suite. A serene and private place to curl up with a good book or watch a movie on the sitting room's 32" HDTV / DVD (DVD library on premises) There's also a desk where you can catch up on some paperwork or borrow the guest computer (no charge) or use your own with our free WiFi network to pick up email or browse the Internet.

The Balcony of the Harmony Room - a private for-two balcony where you can sit out and relax with a fave beverage or a magazine or just each other, and breathe in the fresh salt air.

The Harmony Room - A large studio suite with bed-sitting room and private pantry. It features our do-not-disturb queen size bed, instant-on fireplace, 2 comfy arm chairs with table and adjustable reading lamps. Snuggle down under your luxurious goose down duvet and designer high thread count bed linens, premium cable TV plus DVD player (library on premises) and personal CD player. Your private pantry boasts a mini fridge, microwave and coffeemaker and kettle. Breathe fresh sea air on the private balcony for two, with slatted teakwood chairs, and quiet treetop streetscape views. Delight in your ensuite private bathroom with glass enclosed jetted tub for 2, heated tile floor, glass block feature wall, adjustable halogen lighting, skylight.

The Dining Room - The bright, cheery dining room is so inviting, with its corner fireplace, French doors opening out onto the deck and back garden. Breakfast is served at this restored 1890's antique oak table, complemented by the mid-forties solid oak chairs and 1900's sideboard and the original warm fir floors. Enjoy your delicious, multi-course breakfasts, different each day, amid the sense-pleasing gathering of original art, eclectic whimsy, and unique indoor greenery, in the company of other interesting travelers. Share stories of yesterday's adventures and make today's plans, with input from your knowledgeable and helpful hosts.

The Front Garden - The small but pretty front garden is filled with a variety of lively blooms from February right through to December with Snowdrops appearing just before New Year. Do slow down to enjoy the garden's multi-colour display and joyous fragrances, as you approach along the front entry path.

58 Linden Avenue On a tranquil tree-lined street in a beautiful seaside residential area called Fairfield, you'll find our mid-forties but totally modernized, intimate 3-suite B&B with its compact yet colorful English garden.

Fairfield Suite's Bathroom - Beautiful to the nth degree with its imported Italian wash basin and faucets. Our bathrooms are designed for real people with real "things" to set out for their daily bathing rituals. And always a lovely touch of colour with something floral.

And OH! the breakfasts, different each day. Delicious both the eye and to the palate. Multi-course breakfasts with fruit of the day, our own home baking, and sumptuous and balanced entree of the day, plus yoghurts, juice, and premium teas and coffees.

The Moyra Turner Hospitality Award - Binners and Edward are awarded the BC Innkeepers Guild's highest honour, the Moyra Turner Hospitality Award.

The Ocean's Edge with Sooke Hills Beyond - Here's a surreal vista just a half block away, at the end of out street ... fabulous ocean and mountain vistas. This is a stunning place to take a great photo of sunsets or sunrises and occasionally marine life just off the shore.

Cascadia' Headboard - Here's a close-up of Cascadia's bedroom's walnut and leather headboard, custom night table and stylish lamp. Considerable thought went into the design of each of our 3 suites to provide maximum comfort and visual enjoyment.

Works of Art - Throughout the B&B you will see many original works of art, primarily by local artists and artisans. Need help finding your own treasures? Just ask us .. we know the galleries and their specialties. We have information on many nearby studios, as well.

Cascadia Suite's Bathroom - The jetted tub is definitely a place to pamper yourself. And there's also the height adjustable shower heads equipped with pressure balanced (no surprises) valves. All of our bathrooms are outfitted with wonderful Elemis amenities, a plethora of soft absorbent towels (many by well-known designers) and thick and fluffy robes by Nautica. Hair dryer too.

Edward provides the ultimate in concierge service - he always has great suggestions for dining and touring. He's aware of current activities. Also an excellent, gourmet cook! Our suite was just as described and ready for us when we arrived. Binners provides sumptuous bath linens with all the fine lotions, shampoos needed. This was our 3rd stay at Binners - and we stay again if we could return to Victoria tomorrow. Great location, rooms, and breakfasts from very gracious hosts. They kindly acknowledged our anniversary celebration trip with chocolates and beverages. Super stay!

Quiet, comfortable, and classy

You can't do better at a small B&B than Binner's. The service was excellent and the rooms were exceptional. Extremely comfortable, clean, and well renovated, the house and rooms are perfect for a few nights in Victoria. If you're planning a trip to BC's capitol, forget the hotels, as you're better off at Binner's where you get a healthy dose of hospitality and a load of value.

We stayed for our first time and could not have hoped for more. The place was fabulous. Everything from the comfy bed to the delicious food was impressive. We would definitely come back again. Thank you Edward and Binner for your great hospitality!
