    Our 1883 mansion is located in historic downtown Eureka Springs, Arkansas, the jewel of the Ozark Mountains. Recently renovated, the Peabody House flawlessly merges new conveniences with antique appeal. We are seconds away from shopping, fine dining and historic discovery.     This is the 8th or 9th time that my wife and I have stayed at The Peabody House, so it is obvious that we love the place. We have stayed in all of the suites and the cottage. The rooms are charming, the beds are comfortable, and the location is ideal, right in the middle of town, and within walking distance of shops and restaurants. The innkeeper is friendly and very helpful. We keep returning and have yet to be disappointed.

    Because it was a stormy day, I felt as though we were in a secret hideaway, high up above the rest of the world! We loved our room, but it was the spectacular view (including fall color) that made this stay so special.

    Reservation Policy

    • Check In: 2pm    Check Out: 11am

    • Minimum Stay: Weekends/Cottages - 2-night stay, some festivals and holidays - 3-night stay.

    • Deposit Amount Required: First nights stay taken as deposit, whole amount for single night stay taken at time of reservation. For groups reserving one or more suites/cottages, 1/2 of total stay taken at time of reservation.

    • Cancellations: Cancellation Policy We are a small, privately-owned business, and due to our small size, cancellations impact us significantly. A last minute cancellation gives us little chance of filling your room. For this reason we uphold a strict policy. Reservations must be cancelled 14 days prior to arrival. After that, no refund is possible regardless of reason.If we have luck filling your vacancy, you will receive a refund less a $30 processing fee. We do our best to fill the rooms in your stead. NO REFUND FOR EARLY DEPARTURES - If you leave before the date scheduled for departure or if you do not show for your reservation, you will be charged for the full amount of your reservation. Group Cancellation Policy exists for groups or individuals reserving two or more rooms/cottages for any given date. This policy extends the cancellation notification period from 14 days to 30 days. Non-refundable or cancelable holidays: Major Holidays, including Valentine’s weekend, and some major festivals, and not cancellable at any time after the reservation is made. You will be charged in full for cancelling these holidays and festivals: Valentine’s Weekend, as determined by the Innkeeper Memorial Weekend Blue Festival Weekend Fourth of July Weekend Labor Day Weekend War Eagle Weekend Thanksgving Weekend Christmas Weekend New Year’s Eve

    Do not pass up the opportunity to stay at this wonderful B&B! All the extra touches make you feel welcome and right at home. The next time we are in northeast Arkanasa, we will drive the extra miles to stay at the Peabody. It is perfect in every way!

    The location is perfect, it is walking distance to downtown Eureka Springs. The accommodations were outstanding. It was warm, comfortable, and very "homey". Faryl is a not only a wonderful hostess but just a wonderful person.

    A weekend at the Peabody

    The Peabody House truly exceeded our expectations. My husband and I were looking for a relaxing getaway and we definitely found it thanks to the Peabody House. From the location to the accommodations to the superb activity recommendations of Faryl, Innkeeper extraordinaire --- it was a fantastic trip. If you are looking for a charming Inn with excellent service, look no further. Thank you Faryl, we will be back!

      From the South Take Highway 23 North off of Hwy 62 at the main entrance to downtown. As you reach the bottom of the hill, you are almost in downtown Eureka. Turn right into the parking lot after you see "Office Supply." This parking lot is in front of the Cat House Lounge/Pied Piper Pub. Stay to your right, driving towards the 10mph sign and speedbumps, and the parking lot turns into Armstrong Street. Armstrong Street travels behind City Hall and The Auditorium. From the North Take Highway 23 (also Main Street) South into downtown. Watch for the Grand Central Hotel, a large brick hotel on the Left. Turn Left but stay to the right, along the side of the hotel, driving straight up a fairly steep hill – Douglas Street. Make a steep Right at Armstrong Street. The Peabody is at 7 Armstrong – the only 3 story Victorian on Armstrong. Park in the gravel lot on side of building. Approximate Driving Times: Tulsa, OK – 2.5 hours, Oklahoma City, OK – 4.5 hours, Springfield, MO - 2 hours, Kansas City, MO - 3 3/4 hours, Joplin, MO - 2 hours, St. Louis, MO - 5 hours, Memphis, TN - 5 hours, Dallas, TX - 6 hours, Branson, MO- 1 hour.
