    • Minimum stay: 2 nights minimum on weekends, 3 nights minimum holidays and festivals

    • Deposit amount required: First nights rate for two or more night stay, whole amount for single night stays.

    • Cancellations: We are a small, privately-owned business, and due to our small size, cancellations impact us significantly. A last minute cancellation gives us little chance of filling your room. For this reason we uphold a strict policy. Reservations must be cancelled 14 days prior to arrival. After that, no refund is possible regardless of reason.If we have luck filling your vacancy, you will receive a refund less a $30 processing fee. We do our best to fill the rooms in your stead. If you leave before the date scheduled for departure or if you do not show for your reservation on the date scheduled for arrival, you will be charged for the full amount of your reservation. Group Cancellation Policy exists for groups or individuals reserving more than two rooms or cottages for any given date. This policy basically extends the cancellation notification period from 14 days to 30 days.

      Enter Eureka Springs on Hwy 62. Exit onto Hwy 23 North at the Community First Bank and come down the hill into the valley. Go 1.5 miles on Hwy N23 until you arrive at the Steam Train Station. At the station, make an extreme left on Hillside Avenue. The Inn at Rose Hall is a short block up Hillside Avenue on the right at 56 Hillside Avenue.

    We've been to Eureka many, many times and usually stay at a B&B, but this was our first time at Rose Hall. The hostesses were terrific, with good information about Eureka and where to eat. Our room was the Camelot and we had a small balcony, but we never actually had time to use it. The bed was quite comfortable and the room very clean. We had the opportunity to see 3 of the other 4 rooms, and all were more spacious than the Camelot. Nice touches like the mini-fridge with sodas, and cookies in the kitchen. Price is average for a nice B&B in Eureka.

    Very nice place with exceptional breakfasts. We have stayed in B&B's many times and the food here was simply top of the line. Both hostesses were also quite gracious and very helpful-- quite knowledgeable about the "goings-on" in Eureka Springs and what restaurants were currently good places to try. Room was quite clean and very comfortable. Had a jacuzzi tub for two-- which was relaxing-- but the only shower available was the hand held one in the jacuzzi-- a little more difficult to wash your hair, etc. Another observation would be that the area around the jacuzzi & the bathroom lacked places to hang wet & damp towels & we ended up having to simply pile them on the tub-- so they didn't dry out very well over night. All in all, tho., we would definitely go back and would certainly recommend this B&B to others.

    This was our 49th anniversary getaway. Zoie & Rita treated us like family. This is a great, quiet & peaceful place to stay.

    My wife and I recently stayed in the Camelot room at this B&B. The owner and her staff were extremely friendly and full of excellent local information and recommendations. The room was well decorated and furnished. My wife and I enjoyed the small balcony off the room where we could spy the hummingbirds in the garden area. I love breakfast and the two days we were there were did not disappoint! We especially liked the sunshine muffins (recipe on their website) and the french toast. Beyond breakfast there were the killer chocolate chip cookies (I need that recipe!!!) and brownies. I'm a self-professed chocoholic so there were perfect nighttime snacks. We enjoyed Eureka Springs and have vowed to return. I would not hesitate to stay at this B&B again but perhaps in a different room just for the variety.
