Our charming Queen Anne style Victorian home was built in 1879 by a German immigrant, Gus Straus, who was believed to be one of Hot Springs' first bankers and the builder of the first Arlington Hotel. We are located 4 blocks from downtown historic Hot Springs and bathhouse row. Our property is located at the foot of west mountain so our back yard is national forest and is very private surrounded by beautiful landscaping, a gazebo, and large koi pond. The front of the house has a huge wrap around porch with plenty of seating, and ceiling fans. Lots of flowers and landscaping and fountains in the front. The side yard has a smaller koi pond with a waterfall . Be sure and check our website periodically as we hold Murdery Mystery Weekends throughout the year.
This room includes a Queen bed, sitting area, walk in shower, a view of historical Prospect Avenue, and is decorated in Victorian décor with pastels and roses.

This is our largest room and has multiple beds. There is a full bed for double occupancy and then there is a twin trundle pull out with the full bed, another twin bed, and a twin sleeper sofa. There is a charge for each extra bed/guest The maximum guests for this room is 5. This room has the largest bathroom in the house and a view of West Mountain. The bathroom is outside the room and right next door . Both this room and bathroom are located in a private hall. The bathroom has a claw foot soaking tub and a shower, and has windows all across with a wonderful view of West Mountain.

My husband booked our room, he made a great choice for a night away! Prospect Place is very comfy, cozy & charming. Innkeeper Mike was a friendly host & took time to visit with us. The breakfast was delicious and sitting a spell on the front porch was relaxing. We will visit again :)

Thank goodness for Kelly, Michael, the pugs and other pups, and Prospect Place B&B. Clean and shiny, unfussy, friendly and welcoming, it's a lovely house with quiet, comfortable rooms and a genuine hospitality that seems to come from the heart. You can take it to the bank that if we're back in Hot Springs, we'll be staying here (if there's still room!)

We stay for six nights and seven days. Mike and Kelly were excellent host and they made us feel very welcome. Kelly cook a different breakfast every morning and it was delicious. I recommend this BB for anyone that want to stay in a warm and inviting atmosphere. Mike and Kelly said before we left that we made history because we were their longest staying guest.

I met two girlfriends for a weekend of baths, massages, food and fun. All three of us stayed in the Moonlight Room, which was plenty of space (with a trundle bed and two others). All the beds were comfy, the room was just fine to accommodate with a lovely bath just steps away - with plenty of counter space for all our stuff. Mike and Kelly, the innkeepers, were fantastic! We enjoyed the living room on a rainy Sunday morning; the spacious front porch was great for an evening cocktail and conversation. Easy walk to bathhouse row (well...easier going than coming home as the house is on top of a hill!) This is the first time I have not stayed at one of the hotels in town -- it was a GREAT choice. Highly recommend Prospect Place. You will not be disappointed.

The Prospect B&B is loaded with Charm. My daughters (ages 14 and 9) and I came for an overnight stay and I took them to Magic Springs Water/Theme Park. I was amazed at their age how they fell in love with the B&B. They kept saying even though it was so big it felt so cozy. They begged me to stay another night. We stayed in the Moonlight room which was perfect for us. My girls loved the clawfoot tub! I loved it so much that I brought my husband back the next weekend (without kids). Mike and Kelly are awesome hosts and very laid back. I highly recommend the Prospect Place. It's comfortable, very clean, a few blocks from downtown and I promise you won't go hungry. The breakfast is amazing!!! If you visit Hot Springs for the water/theme park, Oaklawn, or the charming bath houses...staying at the Prospect Place is a MUST!!! The Cascio's- Cabot, AR

We had a girlfriend weekend at prospect B&B and loved it! I have stayed at many B&B's and this is my fave. The innkeepers were inviting, friendly, informative and great hosts. We will be back!

The home was very beautiful and a very nice and convenient location to the downtown area/bath row. My boyfriend and I stayed in the Haven room. It was incredibly clean, spacious while still being cozy. Mike and Kelly are great hosts, very gracious, friendly and laid back. The breakfast we had was delicious; and apple dumpling/pastry, followed by a quiche. I can’t wait to come back in the spring when the weather is nice and sit on the porch or hang out in the backyard in the cute little gazebo. An added bonus is that it is very reasonably priced. If you’re looking for a place to stay in Hot Springs, definitely stay here!

I have experienced numerous hotels and several Bed & Breakfast accommodations. Prospect Place takes "first place" in my requirement for comfort, style and a feeling of being at home away from home. The beauty, the warmth and even the ubiquitous sweet aromas wafting throughout the large proud home gave me a feeling of peace, grace and well-being. I look forward to a return stay. This B&B is beautiful, conveniently located and very comfortable. I'm not one that typically likes to stay at a B&B but this one is definitely worth making an exception for: the owners demonstrate the perfect balance of customer service and privacy. You immediately feel welcome and at home.

This was a true find! The house is as beautiful as it is peaceful. Our room was very spacious and quiet. Breakfast was amazing. The location is close to all the "hot spots" of Hot Springs. I would recommend this Bed & Breakfast to everyone. The owners seem like old friends. It truly is an amazing place to stay.

Merge onto I-30 W via the exit on the left toward Hot Springs/Texarkana. and go 27.4 miles. Merge onto US-70 W via EXIT 111 toward Hot Springs and go 18.6 miles. US 70 W will become Grand when you get into town. Go for 6 miles and thru the light at Central and take a slight right onto Hawthorne St. immediately past the Howard Johnson Hotel. Keep driving on Hawthorne til you reach Prospect Ave. Cross over Prospect and it then becomes Hawthorne Ally. Come up beside Rosecliff apartments on the left and when you see a dead end sign at the top of the hill take a sharp right and come down ally. Hawthorne Ally will dead end at the Prospect Place Bed and Breakfast where you will find off street parking behind the house.
