This was our first time at a Bed & Breakfast and it exceeded our expectations. The location was perfect for walking to Bearskin Neck's shops and enjoying ocean views of Cape Ann. Our first few days were spent in the Beach Room with our son occupying the King Room. We were extremely comfortable and content. The linens, with a thread count over the top, were as luxurious as silk. Our view of Front Beach was spectacular. Our hosts, Tim and Laurie were professional and classy. They were discreet, yet, helpful and friendly. The breakfasts, with their signature yogurt parfaits, baked French Toast, hot apple crisp, assortment of cereals, hot croissants and 24/7 coffee&tea were just amazing.
The Coral Suite proved to be just as comfortable, but on a smaller scale and without views of the town or ocean. The parking is across the street and depending on mobility/age could be a problem for some individuals. Also, there are a number of steps involved from porch to rooms. Indeed a great place to stay in Rockport! The first night, we've requested for our wine to be chilled then we went out to have dinner. When we returned to our room, our wine was in an ice bucket, with wine glasses nicely prepared and ready to be enjoyed. For the succeeding couple of nights, our ice bucket and wine glasses would be ready when we returned to our room. Laurie and Tim anticipated our needs and it was greatly appreciated. Laurie prepares a variety of healthy and yummy breakfast, served in their lovely dining area. Coffee, tea, cocoa and water are available 24/7 as well as cookies and fruits. Tim is very helpful in recommending places to visit, dine in, shop, etc... He never tires in answering our numerous questions about Rockport and Cape Ann. The room we stayed in was beautiful, comfortable, cozy and had a beautiful view of the beach and the town. Definitely a place to recommend to family and friends. Can't wait to be back next year. Beach & king street inn was our first encounter with the American b&b, and I must say we fell in love with it.
We loved the hospitality, helpful and atentive throughout, but at no time not being intrusive.
The room was amazing, waking up to views of the beach and the sunrise, and the great attention to details in the furnishing.
The food surprised us, we were ready for a continental breakfast (as stated by the web site) usually meaning bread, jam and coffee in Europe, but instead got a fabulous, very tasty, and very filling array each morning. My complements to the chef.
I should also say some good words about the living room, very inviting place to sit and relax after a long day with a nice piece of home made cake and a good cup of tea.

Overall, we had a positive experience at this B&B and recommend it to others looking to stay in the area. The Beach & King are the consummate B&B. By that, I mean you will experience home-cooked meals, a cozy shared living room, lots of light and a cute cat wandering around the house. The only thing I can think to complain about was the 19" tv in the bedroom but honestly, who stays at a B&B and cares about the television? The bed was comfortable, the hosts were more than kind (and not at all overbearing, which can be a B&B curse), the accommodations were pleasant and importantly, the photos on this site are very representative of the place. None of the normal "hide the camera in the furthest corner to make the room look bigger." The food was great, and plentiful. We stayed over Valentine's Day, and we were pleasantly surprised to find small heart-shaped cookies for the taking in the living room late at night. A great place, fully recommended. My wife and I just checked out of the Beach & King Street Inn after a long weekend getaway. We've been to Rockport many times and stayed at a different B&B each time. This was our best experience so fat. The location is ideal, just a short walk from the shops and resaurants on the waterfront and across the street from a small cove and beach. Our room faced the water and from two large picture windows we had a fabulous view of the town and beach. The small touches made this inn exceptional. They thought of everything...complimentary water and juice, binoculars in the rooms, beach towels and chairs, a restaurant guide, afternoon snack, on-demand coffee and tea and a wonderful morning breakfast that went well beyond "continental." The inn is decorated with an eclectic mix of furnishings, paintings, pictures and other stuff. Our room was clean and comfortable. The down comforter, luxury sheets and quality pillows assures a good night's sleep, aided by the sound of the waves lapping against in the shoreline. One drawback...the lighting in our bathroom needed to be brighter. It was hard to shave, apply make-up, etc with the low level of lighting provided. Overall, a great stay and highly recommended. Just returned from a 2 night stay at the Beach and King Street Inn. What a find!!! Beautifully decorated (looks just like the pictures)...spotlessly clean, a home away from home in the great seaside town of Rockport. The location could not have been more perfect...directly across the street from Front Beach and a 1 minute walk to beautiful Back Beach. There were wonderful views of the water and the sound of the surf at night. We walked about 5 minutes into the town of Rockport to the shops and restaurants and Bear Skin Neck. In the evening it felt as if we were walking home to a peaceful neighborhood by the sea.
Our Innkeeper, Tim, was so helpful with suggesting things to do and places to go. There are wonderful walking paths that hug the harbor in town and a short ride to fabulous Halibut State Park which overlooks the ocean. When I spoke with Tim's wife, Laurie, to reserve the rooms we decided on the Coral Suite. It has 2 adjoining rooms each with its own queen size bed and each has its own bathroom. What a perfect way to travel with a friend!!! The rooms were thoughtfully and beautifully decorated with great furniture, colors, quilts on the beds. It was just perfect!!!
I always try to stay in B&B's or Country Inns...I was so impressed with the attention to detail here. There were beach towels and beach chairs for the guests, hairdryers and toiletries, beautiful music in the main living /dining room, and wonderful chocolate chip cookies each afternoon.
I am already planning another short getaway to the Beach and King Street Inn. Rockport is such a wonderful and picuresque seaside town. You do not have to travel far to feel like you are a million miles away and this Inn is truly the place to stay!!!! View Reviewer Info

The owners, Tim and Laurie were quite pleasant and made our stay very pleasant. The inn was cheery, peaceful and clean. The bed sheets and bath towels were luxurious. The view of the ocean each morning is outstanding.
I was surprised to learn that the "continental breakfast" consisted of oranges, apples and croissants. The innkeepers did provide "vouchers" to a small nearby restaurant where we ate breakfast. The vouchers did not cover the cost of a typical (eggs and coffee) breakfast. A breakfast, for two, consisting of 3 blueberry pancakes and coffee ran $20 +tip. The vouchers reduced to cost by $10. Though we certainly did not come for the "afternoon snacks", small chocolate nut clumps and chocolate covered pretzels, obviously store purchased, don't constitute "home made cookies".
We loved the location and easy access to the delightful town of Rockport and will certainly visit again and may even stay at this inn, which certainly is an apt name, but calling this a B&B is somewhat misleading. Other B&B's we have stayed at make it a point to impress their patrons with a tasteful, well appointed, breakfast.
As to the "Lunch is available by special request." nothing of this service was mentioned at check in. It didn't matter but it shouldn't be included on this website.
All of the above criticisms are minor but it would behoove the owners to take note. View Reviewer Info

In the past year I have stayed at the Beach & King Street Inn 3 times (Autumn, Winter and Spring)! Have traveled to many places and this is truly one of my favorites. Laurie and Tim (the owners) are so hospitable, they have excellent suggestions of what to check out in the area (they have lived in the area for many years and know all the nooks and crannies), amazing attention to detail including candlelit livingroom (fireplace in the winter/fall time) with comfy furniture to enjoy reading, hanging out and enjoying the time with friends/family, and incredible porch to view the ocean/beach and true beauty of Rockport on your rocking chair! Great location can walk to many places, beaches, shopping, restaurants, whale watching is a quick 5 minute drive, wonderful breakfast (including fresh fruit, homemade breads, muffins, desserts, lemonade and/or ice tea, coffee throughout the day), the inn has a wonderful history, ambiance/decor is so warm and inviting including beautiful pieces of art. Property is so well maintained, lovely flowers, no matter what season Laurie adds a special touch (in the winter there are beautiful holiday decorations). Rooms each have their own exquisite style - the beds are SO COMFORTABLE you feel like you are sleeping on a cloud, you can hear the ocean that rocks you to sleep. I always feel so rested and re-energized everytime! I discover new places and things to do in the area thanks to Tim and Laurie's suggestions and advice - am never disappointed! The view is so lovely - you get such a wonderful perspective of New England. Rockport is so easy to get to - you can even take the train from Boston and the inn is only about a 5 minute walk.
