We visited the Josiah Sampson House for the second time this year, having stayed there first in 2008. We visited Cape Cod this year in part to stay there. This is a fabulous B&B. The house is charming, the rooms are well appointed and airy, and there is a lovely deck and garden (where the delicious breakfasts are served in summer). Richard is a creative chef and Joe has wonderful advice on activities and dining. They are caring hosts who make their guests feel "at home". We have traveled widely in the US and Europe and this is our favorite B&B.

We did not expect the attention to detail (travel guides in the room, coffee at will, chilled drinks in the refrigerator) that make Richard & Joe the ideal hosts. Friendly and accommodating, the inn is graciously appointed. As a lesbian couple, we found a warm welcome and comfortable lodgings at Josiah Sampson. At all times we felt at ease and cared for. We chose this inn to celebrate our 11th anniversary because we wanted both a romantic and quiet environment (something you can't always find in P-town). The inn provided just that. Scrumptious breakfasts and elegant yet homey common rooms topped it off for us. We'll definitely be back!

What a wonderful place to stay. I happened upon the Inn while I was walking in Cotuit one day. Shortly after I had a need to use this picture perfect Inn. Upon arrival Joe showed us our bedroom which was clean and very adequate. Next morning we had a above average breakfast served on the patio with beautiful flowers. Richard would come out of his kitchen and want to serve us more of his tasty breakfasts. Joe and Richard could not do enough for us. What a pleasure to be at their Inn.

Our 3-night stay at JSH exceeded our expectations in every way, especially Richard's superb breakfasts. We chose this B&B because we felt it was a good location from which to explore Cape Cod, but we experienced so much more than we could have imagined. We stayed in Hannah's Room overlooking the front yard and gardens. Everything - the beautiful linens, soft towels, beautiful decor, abundant magazines and travel books, scrumptious breakfasts, wonderful gardens - added up to a most enjoyable three days. If we had more time we would gladly have stayed longer. I wonder what feasts would have awaited us on days four, five, six...!

Who would know that a superb Bed and Breakfast exists in the little village of Cotuit -- the rooms comfortable and spacious and beautifully furnished (with plenty of reading material!) and the food beyond belief. Every breakfast was original and scrupuous -- from fluffy omelets and pancakes to tasty pumpkin waffles. My only regret -- I had to leave. I can't wait to return, and return, and return.

Having chosen this B&B off the internet, my husband and I were pleasantly surprised to find everything about our stay at Josiah Sampson House to our liking. The B&B is situated in a quiet and lovely residential setting in Cotuit, an unspoiled and uncommercial town on the Cape. The B& B was tastefully furnished, extremely welcoming and spotlessly clean. The hosts, Joe and Richard, were particularly accommodating, yet non-intrusive. Richard served outstanding breakfasts, and creatively worked around my husbands need for a lactose free meal. We fully intend to return here in the future.

Fantastic stay with Richard and Joe. The breakfasts are exquisite, such wonderful flavours go hand in hand with thought into the first meal of the day. Overall the attention to detail is so refreshing. Chilled drinks in the fridge, help yourself Coffee and Tea, the hot tub, gazebo, local knowledge and restaurant tips from your hosts. Richard and Joe have created such a haven of relaxation here, they make you want to stay longer. Next time we will.

From beginning to end, our stay at the Josiah Sampson House was terrific. Not only are the rooms lovingly decorated and impeccably clean, but the service is unparalleled while unobtrusive, and the food is AMAZING. The breakfasts, skillfully prepared with the freshest ingredients, were meals one could expect from a four star restaurant. The inn is well located in cozy cotuit, and with bikes available for guests, riding around the town was pure joy. With just a short drive to the beach, restaurants, and mini golf, the Josiah Sampson House is the perfect choice for a great cape cod getaway!

This is a beautiful old house beautifully decorated and maintained. Richard and Joe, who run it, couldn't be friendlier or more helpful and Richard's breakfasts would rate five stars in any guide! Our stay at the Josiah Sampson House was a pure delight. We visit the area every summer and usually rent a house or stay with relatives, but had such a wonderful experience at the Inn that we're booking next year's reservation already. Richard and Joe are so warm and welcoming, you immediately feel at home. The breakfasts are gourmet and dining al fresco on the terrace is a treat. The rooms are well-appointed and our bathroom was spacious and the innkeepers provide every amenity you could think of. This is truly a weekend getaway find, winter, spring, summer or fall!

After experiencing a rather disappointing B&B in Nantucket last fall, my husband and I were reluctant to try again. But, after viewing the rooms on line and speaking with Richard, we were excited to try again. We were thrilled with the experience. The rooms are beautifully appointed and decorated appropriately. They were also very spacious, unusual for an older home. Richard and Joe made us feel as if we were their most special guests. No details were left undone. We were there for a wedding and were disappointed that the night of the wedding we were too late to relax in the gazebo before going to bed. Breakfasts were like no B&B we have ever experienced! Everything was prisitine clean...the towels, sheets and robes luxurious and spotless. We checked rates at a chain hotel nearby and the B&B was competitive and even a bargain and the hotel paled in comparison. Our only regret was that we had only two nights there. We hopefully will return again soon and hope too many others will not make that difficult...once the words gets out...there will be no stopping them. My stay at this inn was spectacular. It started with a warm welcome from Richard and his little dog. The rooms are beautifully appointed,each with a private bath. The amenities and accoutrements are plentiful from the well stocked butler's pantry to the hot tub, and an elegant breakfast served on the canopied the deck. Nothing was left out--wifi throughout, sherry or port to end the day in the period living room with a player piano. In short, bravo, Richard and Joe.

We had the most wonderful stay at the Josiah Sampson House. It exceeded our expectations! My husband and I decided to take some quiet time together after attending our youngest son's graduation from Dartmouth College. Graduation was delightful...hectic and full of social engagements...We were exhausted by the time we arrived ...but our hosts read us perfectly...they gave us tips about the best beaches and restaurants and gave us the space that we needed to regroup. We appreciated having bikes available and I loved soaking in the hot tub at night! Gourmet breakfasts overlooking the garden were spectacular...We plan to return soon.

as a business traveler i often stay at Cape Cod b&b's. i found the Josiah Sampson House through the internet and was intrigued by their reviews. i was not disappointed! Joe and Richard were friendly and welcoming and make me feel comfortable in their beautiful historic home. Joe is a physician and quite a lot of fun to talk to and Richard is a real foodie with a cookbook collection to die for. i loved the little touches like the wonderful sheets on the beds, night lights in bathrooms and little cards with the next day's weather and breakfast. i would rate this as one of the best Cape Cod b&b's

We recently spend the weekend at Josiah Sampson B&b and what a delight it was. The B&B was built in 1700's and is still an outstanding home. Our hosts Richard and Joe were very friendly and helpful. Our experience at this B&B was a very positive one from start to finish. Over the years my husband and I have stayed at countless inns in the northeast and the Josiah Sampson House certainly ranks highly in comparison. it´s not just the beautiful house, it´s the innkeepers that make this b&b unique. from the freshly cooked gourmet breakfast (everyday a different delicious dish) to the weather forecast every evening and the little things you might have forgotten on the trip (eg toothbrush, razor etc), these two more than friendly guys think of everything. overall, you dont feel like a guest, you feel like a always-welcomed-friend.

This was our first visit to the Josiah Sampson House but definitely will not be our last. We visited this beautiful B&B on Labor Day weekend 2007. Our hosts, Richard and Joe, leave no detail unattended. We enjoyed having the butler's pantry at our disposal for morning coffee and tea and afternoon bottled water, etc. We took advantage of all of the wonderful amenities including soaking in the hot tub, reading in the backyard hammock and relaxing in the gazebo. We borrowed the inn's bikes to explore the area on 2 wheels. They even had beach chairs and umbrella for us to use for the local beach. The breakfasts, however, are the reason to visit. If you enjoy food that is NOT the standard fare of a basket of breads, croissants and muffins, then this is the place for you. These savory dishes were served on the deck overlooking beautiful landscaping. I cannot wait to go back and enjoy Richard and Joe's unparalled hospitality again.

From such amenities as a guest refrigerator and coffee maker (with many tea and coffee options provided) to the fine linens on the comfy bed to the bookshelves packed with great books, Josiah Samson House is a wonderfully welcoming place. Hosts Richard and Joe (and their Cairne Terrior, Bandit) make guests feel instantly at home, offering suggestions for activities and restaurants that are extremely well tailored to each guest's interests. For the five days that we stayed in Cotuit, my husband and I went kayaking and antiquing, walked on local tidal flats, and ate several wonderful lobster roll lunches, all within a half hour of the B&B. (I also took a nap in the irresistible hammock in the backyard.) And while the house itself is appointed with lovely antique furnishings, we never felt that it was a problem if we tracked in a bit of sand at the end of the day! This is definitely the kind of place people will want to return to year after year.

My family had never been anywhere in the New England area nor had we ever stayed in a B&B. It was an oustanding first experience and we plan on doing it from now on. We were able to get the best recommendations for dining and activities to do in the area. The Innkeepers made reservations for us and we were able to experience so much without much effort at all. Each day a gourmet breakfast is prepared and is delicious. If you are looking for somehwere to relax and enjoy the charm of a B&B, Josiah Sampson is absolutely perfect for a family or couple.

This is a great bed and breakfast on the cape. I would bet the value for this place is outstanding as well. The innkeepers make you feel as if it is your home and make a fantastic gourmet breakfast each day. The service is excellent and they are very accomodating. First time to the Cape and found this area out of the busy zone but easy to get elsewhere. Good advice and help from our hosts on ferries, places to see, and restaurants. We have stayed at many BnB's and would rate this one near the top, and never experienced the gourmet breakfasts provided here.

We have stayed at one other B&B in MA. We love the charm of a B&B and Josiah Sampson certainly meet all of our expectations! Ours was a short stay (2 nights) and we only had the pleasure of meeting one of our hosts, Richard. Richard was a delighful host and fabulous chef! He prepares and presents his breakfast with personal touches and is extremely proud of his creations. The breakfasts were served out on the patio which overlooks a beautiful yard and gazebo. To sum it all up....beautiful, quiet and A+ Breakfast! We will definately be back.

My husband and I stayed at the Josiah Sampson House this Spring. We have stayed at numerous Bed and Breakfasts in the past and this one certainly ranks among the best. The Josiah is a place where one can relax in a warm, comfortable setting. The breakfasts were delicious and beautifully presented. Our hosts, Richard and Joe were friendly, without being overbearing and were very helpful. They provided us with maps and useful information about the cape, places of interest to visit and recommendations for restaurants. Id never been to a B&B and going to Josiah Sampson House turned into the most wonderful time I have ever had on Vacation. Joe and Richard treated my lady and I like true family during our stay. They helped us on where to go and what to see and where to dine. The house is so close to the beach and Cape sites yet private and peaceful. The food was great each morning and the rooms have a warm charm that you just cant get at hotels. I do recommend this place highly and I will be going back next year.
