This was likely the nicest B&B we have ever visited. The innkeepers were gracious and helpful, the breakfasts were delicious, and the accommodations ample. The home itself is lovely and well-decorated. The attention to detail was obvious from the moment we arrived, and we appreciated the attention the innkeepers paid to our interests and small requests.
If you are an older traveler, there are a couple of things to keep in mind when booking: some of the suites are up two flights of stairs, and some of the suites have private restrooms adjacent to them (so you have to step into the hall outside your suite to use the facilities). Also, some of the suites have walk-in showers, while others have clawfoot tubs (which can be a challenge for some).
We had a wonderful time, and we greatly appreciated the innkeepers' hospitality and activity suggestions. Our only suggestion would be to provide a large sofa in all of the suites, to ensure guests can truly stretch out and relax at the end of a busy day. We thoroughly enjoyed our relaxing stay, as a couple, in Grace Manor, a beautifully furnished 3-story home in the Fan district. Our 3rd-story suite was a spotless, restful retreat. I HIGHLY recommend the Grace Manor Inn. We visited Richmond to investigate moving there from San Francisco, and the GM Inn gave us a "homey" perspective of the city in a wonderful neighborhood. The grounds (a lovely, private, fenced-in backyard area) were immaculate and cozy. We stayed in the modern "carriage house" (separate from the main house, and has a VERY different feel), which was comfortable, clean, and we really enjoyed the privacy it gave us. The 3-course breakfast is unbelievable!! I was thinking about it all day -- gourmet quality, but light enough that you don't need a nap afterward. Albert and Dawn are young and friendly but leave you to your privacy -- not to mention extremely helpful with "the Fan" neighborhood. For dog lovers, the yorkies are adorable and lovable -- and for non dog-lovers, kept appropriately out of the way if you're not interested. This inn boldly promises to "Let us Pamper You", and we were not let down. The Grace Manor is a spacious, circa 1910 house located in the heart of Richmond's Fan district, just a block from Monument Avenue, and within easy commuting distance to downtown, the museums, and local battlefield parks. My wife and I stayed 3 nights in the Fensterer-Davis suite, consisting of a large bedroom and an adjoining, equally large and very comfortable sitting room. Our private bath/shower was just down the hall. The public areas on the first floor are a wonder, beautifully apponted in late Victorian style. The innkeepers, Dawn and Albert, are professional chefs; their breakfasts are always different. of 5-star hotel quality, and presented with flair. I was in Richmond to attend my daughter-in-law's baby shower. It was a very busy weekend in Richmond because of the French Film Festival, yet Dawn and Albert, despite being completely booked, greeted us and attended to our needs as if we were their only guests. We stayed in the newly renovated Carriage House, behind the main house in which the decor is Victorian, as one can see from their pictures. The Carriage House is modern, with brightly painted walls and a contemporary feel. We were so impressed with the breakfasts that we asked if my son and daughter-in-law could join us on the last morning of our stay, and Dawn and Albert graciously accommodated them. I am a vegetarian and Dawn accommodated my diet seamlessly--I did not feel as if I was having a "lesser" or "special needs" meal. In fact, I don't think the other guests realized that my meal was any different from theirs. I am trying to stay within the guidelines set for us as reviewers, but I must say, if any B&B deserves hyperbole, this one does. View Reviewer Info

We were impressed with everything at the Grace Manor Inn! The house itself is amazing and well cared for: beautiful garden area, formal common areas that are comfortable and welcoming, immaculate and well-designed suites, second-floor porch (and porch swing!). The inn-keepers, Albert and Dawn, are ideal hosts. Dawn's gourmet 3-course breakfasts were stunning & delicious. Albert graciously introduced us to the house and provided us with maps and guides to Richmond, as well as a meticulously prepared list of recommended restaurants (that included menus and directions). My husband and I are thinking about moving to Richmond, and Dawn and Albert not only took time to talk with us about the city, but they also put us in touch with a great realtor! Grace Manor is where I stay whenever I am in Richmond overnight. They are always very hospitable with wine and cheese, and bottled and mineral water in your room on arriaval, plus coffee, port wine and home-made cookies on hand at all times. Help with bags up the stairs is greatly appreciated. The cozy beds, sitting rooms, gormet breakfasts, decor, Yorkies, directions to local restaurants, relaxed atmosphere, and more keep me coming back! View Reviewer Info
