My husband and I had booked this B&B only from pictures on the internet. On-line, it looks like a typical Southern home with expansive grounds, perhaps down a long shaded drive, perhaps with manicured lawns. What we found was a house with a lawn littered with campaign signs that were out of date, a geese-poop covered walkway and lawn and shoddy maintenance work. There was old lawn furtniture scattered around and lots of back and side yard clutter. We were unable to access the lovely grounds behind the house, including the pond, as we would have had to walk through a questionable enclosure containing a donkey, and brave a gaggle of geese as well. The house was right off a busy main road and was poorly marked. Breakfast was delicious and Sandy was very gracious and kind. The interior of the home was beautiful, and seemed to be well thought out. But the overall experience was definitely brought down a few notches as a result of the first views of the yard.

We stayed here for 4th of July 2007. It was just beautiful. We couldn't afford all the pricey Fredericksburg B&Bs, so we found this little place a few miles into the country. It was great! They had a nice pond with lots of land, and even a friendly donkey named Classy! The owner was very softspoken and made incredible breakfast. We'd love to come back!

Our suite far exceeded our expectation; very large with a comfortable bed. Having the fridge available was very handy. The fruit was delicious. Breakfast provided was excellent. Sandy's gracious hospitality was most welcome.

I was very pleased with the total experience. A very charming b&b and the innkeeper is very gracious, helpful, and friendly. It is a paradise for animal lovers with donkeys and geese. Definetly a five star b&b!

Country setting and away from traffic. I enjoyed my stay at this B&B. The rooms are spacious, cozy and very clean. It has a homey atmosphere, and it is ideal for people who are social like to interact with people. My room overlooked the pasture where the donkeys and geese were grazing. It is a paradise for animal lovers. The breakfast was delicious. I will definitely go back to this lovely B&B Massachusetts

This B & B is in a good location for attractions in Fredericksburg. The room was cozy (very comfortable bed) and the breakfasts were wonderful. Sandy, the innkeeper, is very attentive to your needs and helpful with directions to the attractions. She made us feel right at home.

We had a lovely time at this B&B. The hostess was gracious. She prepared a delicious breakfast. The rooms were very well appointed and a good value for the money. Loved her animals, including donkeys and geese!

The property was not maintained and rundown. The B&B is directly off a main road. There was no sign or house number which made it hard to find. The driveway and walks were covered with geese droppings. The inside of the home and rooms were not up to the price asked for a room. We could not stay in such an environment and did not stay one night at the sacrifice of our deposit.
