Staying at the inn was a wonderful experience. We enjoyed the historic ambiance very much- we enjoyed the detailed history of the town and the state of Texas presented by our knowledgeable hosts. The breakfast was divine. We will recommend to our friends and family!

It was a great way to spend a couple of days out of town for business. The room was cozy and the temperature was perfect. The food and was excellent. I even got a tour of the local theatre. I would definitely return!

Friendly Oaks is nestled among several large live oak trees, which gives an inviting message when entering the grounds. Our room was very nice with great hospitality by the hosts, Bill and CeeBee.

The room was comfortable but the room seemed cluttered/dusty and closet smelled like mothballs. The breakfasts were excellent. I've stayed at other B&Bs with owners on site but in this case I felt like I had to check in and explain my comings and goings. I had to request a key for the house and you are unable to lock the door to your room when you leave. The owners were very kind but a bit too chatty for my taste.

Lovely visit in a quaint period house. Hosts were very knowledgeable and friendly. Absolutely wonderful breakfast served on the porch and enjoyed visiting with other guests. House is full of wonderful items, many unique.

Hosts were very friendly and charming people;however, a bit too chatty for me. I wasn't aware they actually resided in the house and that was not comfortable. The room and food were good. Porch area, kitchen and other areas were too cluttered.

We (my wife and I) have stayed at Friendly Oaks on two occasions in the past two years while traveling to the south Texas area. The first was by chance and the second by reservation. Both visits have been completely enjoyable and relaxing. The hosts are friendly, helpful and sincerely interested in the comfort and enjoyment of their guests. They are kind and very interesting persons. Next time we go that way (we live in Houston) we will include a stop at Friendly Oaks in our travel plans even if it requires a little additional time.

I just returned from a lovely two night stay at Friendly Oaks. This B&B is located in the historic section of Victoria, within easy walking distance of interesting architecture. The hosts were friendly and knowledgeable of local restaurants and other points of interest. Absolutely fabulous homemade banger sausages Scottish royal pancakes. The accompanying citrus Drambuie syrup was a unique treat!!!

They truly mean gormet breakfast when they say gormet breakfast! The lodgings were much more than adequate. The hosts are full of personality and very helpful if you have never visited the area before.
