The Manor Inn $2,200,000

The Manor Inn has run continuously as an inn since 1980. Before that time and from its beginning, it had been at different times a summer private home, summer rooming house, a private home, a B & B and an inn.

Originally built as a summer cottage in 1895 and then re-designed to the current stone/shingle “cottage style,” the house has an occluded entrance under a porte cochere very close to a back parking area. From the road the Manor Inn has great presence without seeing cars and vehicles. Inside, the living room is welcoming with nice old molding and a beautiful fireplace, window box seats and a warm color scheme. Adjacent to the living room is the pub with 8 seats at the bar and tables that will seat up to 20 additional. There is a fireplace in the pub room as well as in the library which is next to it, which will also seat about 12 additional. Beyond the living room is a 100+ seat dining room. The lower part of the dining room was added in 2004 in order to capture an event/function/wedding market. Not other property in Castine had the possibility of this kind of expansion nor did anyone else have the property that could hold large tented events. So to further capture this market, the front lawn, which was slopping down to Battle Avenue, was leveled so large tented events would be possible. Until the down-turn of the economy, we would average 8 to 10 events per season. Our website (www.manor-inn.com) gives details of requirements for having a wedding reception here at the Manor.

Since our purchase of the inn in 1998, we have added a commercial kitchen, upgraded the rooms (new bathrooms, etc, better furniture, draperies, linens, etc) and added 2 rooms in an attic space. We have 14 rentable rooms; however, we house ourselves in a two room suite over the kitchen—making 13 rooms that are available for booking. Besides the renovation at the time of purchase, we have added the above mentioned dining room, the above mentioned additional guest rooms, upgraded several bathrooms, added an office close to the operation, built a house (to the west) for help (which may or may not convey with the property) and a barn for equipment storage (to the east) that can have an apartment finished for help or for owner/managers.

Castine is a beautiful town with a very active summer community and an active harbor filled with beautiful wooden boats. One can just watch the boat activity or take a kayak tour or a harbor excursion on a vintage sail boat. Our golf course/tennis courts, although private, is open to visitors and has summer golf and tennis programs from expert professionals. For history buffs, Castine has plenty! Located on the “backshore” is our beach which is a favorite place about the time of sunset and well as for summer days by the water.

Castine is the home of Maine Maritime Academy, a college for training engineering, management, science, and transportation. The inn benefits from the need of lodging for graduation, parents weekend, parents visiting the school, recruiters, homecoming weekend and a few functions that may be outsourced from the academy—not many however.
