In the heart of Dublin's Historic District, the Page House has been a landmark on "Millionaire's Row" since 1903, a Classic Greek Revival architecture that was described as one of the grandest homes south of Atlanta. It contains Tiffany-style stained glass windows, the only private home in this area with a ballroom, 12-foot ceilings and interior Ionic columns. One handicapped-accessible guest room is located on the first floor. A grand staircase leads to the second floor and the other 5 guest rooms. All bedrooms have a private bath, antique amenities and modern conveniences. A laundry room is located on the second floor to meet the B&B needs. We are located in the Magnolia Midlands tourism district, midway between Atlanta and Savannah at the crossroads of US 441 N/S and Interstate 16 E/W in central Georgia.
The Innkeeper's Quarters are located on the third floor. This 1,700 s/f area has 3 bedrooms, 3 full baths, a den with separate study nook, kitchen and dining room, laundry room and storage areas. What we call our den was once our daughter's bedroom and has a separate entrance from the hallway and a private bath, and therefore, could be converted to an additional (7th) guest room. A common staircase leads to the "Widow's Watch" rooftop, where guests can enjoy lounge chairs and a relaxing breeze and a view across the tree tops in the community.
The first floor ballroom area is rented out for special events, such as weddings and/or wedding receptions, rehearsal dinners, meetings, seminars, etc. The kitchen is caterer-ready. This rental space accounts for approximately 25% of total annual income.
The house has vinyl siding on three sides, which adds to the insulation factor and reduces the cost of exterior maintenance. The front view has to remain in original form to meet local historic preservation regulations. A new roof was put on in 2006. A 14X24 shop, with vinyl siding, was constructed in 2005, with an 8 ft. ridge in the attic for additional storage. The landscape has underground irrigation. The home has a crawl-space foundation, with a plastic ground-covering vapor barrier. The entire house is protected with a fire-supression sprinkler system, and meets or exceeds all local and state fire code regulations. A metal fire escape staircase is located on the back of the home; it was repainted in the 2009 summer. The first floor/ballroom meets handicap-accessible codes. The parking lots has 25 spaces, with additional street parking and neighboring properties available. The parking lot was sealcoated and re-striped in August, 2010.
A reduced price of $595,000.00 is now offered, with some room for negotiation. Serious buyers only, please! Although we are currently operating 6 guest rooms, keep in mind that it can accommodate a 7th guest room with minimal changes. Go to www.pagehousebb.com for more photos and information about the B&B and community. Contact us for a walk-thru tour CD of the Page House B&B or search the "Page House Bed and Breakfast" on www.youtube.com. (Note: Some changes have been made throughout the house since the making of the video tour, due to upgrades and personal needs.) This is our hometown and we are staying in this community, and are willing to work with the new owners to make a smooth transition of ownership. This will be a "turn-key" sale, as most furnishings will remain without interruption of business. If a buyer is interested in taking ownership immediately, we can discuss an agreement to manage the property until such new owner can take up residency. To best coordinate with our career plans, we would like to sell this property anytime between now and the end of summer.
