The Parrish Place is a successful bed and breakfast inn in one of Salt Lake City’s oldest neighborhoods, having been built in 1890 for a prominent businessman and his family. This Victorian jewel was fully restored in 1998 with a nod to the style of the Maxfield Parrish artworks after which the guest rooms are named. Original stained and beveled glass panels are throughout with period chandeliers accenting the original medallions found in most of the rooms. The tile work and carved living room fireplace remain in their original splendor.
There are five guest rooms, all with private bath. One on the main level has a private entrance, three are on the second floor, and the fifth is on the top floor. Guests have access to the living, dining, and sun rooms, as well as the outdoor patio and hot tub. The owner/innkeepers have a private main floor bedroom and bath, a full kitchen, and private covered patio. The adjacent “prep” kitchen fulfills the requirements for food service to guests.
Business and out-of-state travelers love the convenient location. Whether guests are coming through Utah on I-80, flying in and out of the airport, or wanting immediate access to the entire valley and ski resorts, the location is a major selling point.
Since being purchased just a few years ago, the current owners have increased business from a 20-25% occupancy to over 50%. The guest return rate has increased to 25%, and business continues to grow due to the aggressive efforts of the owners. The inn is the top-ranking B & B in the Salt Lake City area through TripAdvisor (a major industry tool based on guest reviews). Frequent listing as “Inn of the Month” on BedandBreakfast.com, and a well designed website with online reservation capabilities drive about 40% of the bookings for the inn.
And, yes, this inn IS the one featured on HGTV's House Hunters several years ago. And each time the program re-airs, the innkeepers experience a marked increase in bookings.
In an analysis of current marketing, the owners predict that occupancy (and, in turn, revenues) could easily be increased with just a few modifications to their current plan. Accepting “same-day” reservation, increasing rack room rates, and marketing more within state are several directions that might be considered by new owners.
