If owning a small inn or bed and breakfast has been your dream or if you are seeking a wonderful life style where award winning writers and artists, nationally known speakers and so many other delightful guests from all over the world come to breakfast, this turnkey opportunity is meant for you.
Potteiger House is located in the heart of the Susquehanna Valley, just 25 minutes from Interstate 80, in downtown Selinsgrove Pennsylvania, home to Susquehanna University, a nationally ranked 4-year liberal arts school. Bucknell University in Lewisburg is an easy 20-minute drive. Both Universities provide a rich and varied cultural life. Selinsgrove is within three hours or less of New York City, Philadelphia, Washington and Baltimore. The Inn is a popular destination for those who enjoy antiquing, biking and river kayaking and canoeing or a quiet stroll along the banks of the Susquehanna River at one of its widest and loveliest points. There are several art galleries, performance theaters, fine shopping and dining in downtown Selinsgrove and Lewisburg. The Susquehanna Heartland Wine Trail and fall foliage “leaf-peeper” paths draw guests as well.
Potteiger House was built in 1916 and was the family home of the Potteiger family for two generations. The Potteiger family history is part of local lore. Family patriarch and veterinarian, Dr. Potteiger is still fondly remembered by many as a kind and generous rural doctor who never turned away a patient for lack of ability to pay. Ann, the eldest daughter, was a painter whose work is prized throughout the Central Pennsylvania region and several original oil paintings are displayed in the room that bears her name all of which will remain with Potteiger House. Not to be outdone eldest son Jack danced with the New York City Ballet and often brought fellow dancers to Selinsgrove for the summer. Impromptu rehearsals were held throughout the house and gardens.
In 1992, it was purchased by the current innkeepers who took great care in restoring and preserving its unique features and bringing back the extensive gardens to their original splendor. The renovations and interior design were supervised by one of the innkeepers who is himself an architect. Over the years the innkeepers have added to the décor pieces from their international travels, many of which will also remain.
The home is 3900 square feet with many surprising features including the lovingly restored hardwood floors and a large downstairs office/studio. The porches are expansive and the downstairs common area is open and spacious. Guests often relax by the fireplace or in the sunroom. There are 5 elegantly appointed guest rooms all with private baths. Each room bears the name of an artist whose work is featured in the room. The owner’s quarters is a spacious New York style loft on the third floor providing the innkeepers with the privacy that is one of the keys to successful long-term innkeeping. The kitchen was completely renovated in 2003 with ample granite countertops, ceramic tile floors, stainless steel appliances including a chef’s favorite, a duel fuel Dacor stove. The renovations included a three-bowl stainless steel sink and other features that would allow the next owner to apply for a commercial license. Laundry facilities in the basement include washer and dryer, both extra large capacity and HE rated.
Perhaps the loveliest features of all are the professionally designed and carefully maintained gardens. The gardens provide year round pleasure and are a lovely setting for weddings and other small events and yet have lots of shaded nooks and crannies for quiet relaxing. The separate cutting and herb gardens provide fresh flowers for the house and fresh herbs for the breakfasts. The innkeepers have earned a fine reputation for the breakfasts. Returning guests often say “please make that again”. The Potteiger House recipes will be part of the sale.
Potteiger House is set up for continued success with ample opportunity for growth. The local businesses including the University host their visiting clients and consultants at Potteiger House and have given the Inn the highest marks not only for the fine accommodations but also for the generous spirit that guests are received. The business also includes a full access website and an online reservations system that the innkeepers can access remotely.
This turnkey opportunity includes the furnishings shown in the pictures with the exception of a few family pieces and much of the owner’s original photography the removal of which will not be detrimental to operations or décor. Window treatments, bed and dining linens, china, glassware and serving pieces are included as well as round banquet tables for outside gatherings. Truly the transfer would be seamless and the transition smooth as the owners have agreed to provide 30 to 60 days of consultation to the new innkeepers as well as to provide an operations manual.
