The Inn at Onancock is an 1880’s Victorian completely refurbished in 2007 to reflect the best of the 21st century and decorated in a timeless sophisticated style. This 4600 sq. ft. “grand lady” boasts 5 spacious guest rooms, including ensuite spa bathrooms, tastefully decorated with antiques, oriental rugs and custom window treatments. The Inn is set on a professionally landscaped corner lot with a wrap-around porch and furnished courtyard with a water feature. In addition to the outdoor space, guests can relax in the library with books and games and a 50” television or in the living room in front of the fire on a chilly day. The Inn is permeated with a sense of laid-back luxury created for the comfort of guests. Off street, well-marked parking for seven cars is at the rear of the property.
The highlight of The Inn is the residential professional kitchen. Outfitted with a DCS 6-burner 36” gas range, DCS electric wall oven, TRUE commercial refrigerator and freezer, 2 Bosch dishwashers, warming drawer, microwave, wine fridge and under counter ice maker, this is a chef’s paradise. A large pot rack filled with an assortment of cookware including several copper pieces hangs over the 10’x4’ stainless steel island.
The Inn has built a reputation around great food and wine. The multi-course gourmet breakfast receives rave reviews and return guests (some as many as 18 times.) The signature WineDown Hour is legendary and encourages guests to ensure they arrive in time for the 6pm event. Sipping personally selected wines, nibbling handcrafted hors d’oeuvres and sharing the camaraderie of fellow guests has caused more than one guest to ask for a delayed dinner reservation and often commented that they hated to leave to go to dinner.
In addition to room rates, revenue includes gift certificates, packages, ensuite massages, an online shop and in-house retail space offering items enjoyed at The Inn. The opportunity exists for growing this area of the business with food products, linens, towels, etc., as many B&Bs do. In addition, a boat and captain’s license offers great charter potential for guests and other visitors to the area.
The Inn’s gross revenue is approximately $136,000 in 2013 reflecting a 125% increase over 2012. There is significant growth potential in that the current owners run the business, on average, 10 months a year, and a new hospital is opening 2014. The SBA loan is assumable.
